Apple Realty is a company without ethics. They have recently raised the rent for a dingy apartment over 20% without changing anything about the property or service they provide. The amount they charge for the quality of housing that they provide should be criminal. They have 'cancelled' or marked maintenance requests 'complete' without ever having attended to the issues. No one at the company is on the same page--one person will tell you one thing and someone else will tell you the opposite answer. Apple Realty has been a nightmare to work with when it comes to communication. My finance and I scheduled a tour of one of their homes. Stephen was 30 mins late to the showing. He was unable to answer simple questions concerning the property and had to ask the actual property manager Phillip. Phillip refused to take a phone call answer these simple questions about trash pick up, propane and the fireplace. Honestly if I can't get simple phone call for simple questions to be answered I would be extremely concerned if I moved in and something major happened. We spent a week trying to get ahold of Phillip and get these questions answered. Apple Realty is quick to take an application fee, approve you and then demand the security deposit by the very next day via email not even a phone call. Yet again they can't pick up a phone and spend 5 minutes answering questions. All this company cares about is collecting application fees and deposits. They do not care about tenants. After having to pay two months of rent as penalty fee for early termination and giving them more than a month notice, they started scheduling showings right away while we are still in the house and not moved yet. The leasing contract says that they can do showings during reasonable hours and they think that includes in the middle of the work day. These people are extremely disrespectful and have no regards for your privacy and work from home situation. We have two dogs and had to figure out where to put them in the house while these people come into our house currently full of boxes. I do not recommend this company at all. i rate this lousy realty company 1 star because i get no mail or packages delivered to my current address all because of the lousy property manager removed the mailbox from the street to the carport and ever since then the postsal service stopped delivering all the mail and it's been constant arguing between me and the stupid realty agency of apple realty plus they charge me $2.00 per each large load of laundry and also gave me a small dryer also $2.00 which is rediculous plus raising my rent over $2,200 for a run down old apartment complex that's falling apart from the foundation of the building including the carports and everything inside the apartment units on south tyler street are outdated from rotting balconies and cracked walls near the ceiling throughoutth whole unit and the verticle blinds are falling apart including the kitchen appliances and all the plumbing and fridge and stove with oven is also outdated and could use new cabinatery and drawers the bedroom closet doesn't have 4 sliding doors in each bedroom and also the flooring across the whole apartment unit is garbage looking and can use a huge renovation with new appliances and new ceiling light fixtures and not to mention the deck boards could be updated to a maintnace free type of deck boards and the land lord is a cheapscate by not bringing the property up to code and also people's vehicles have been stolen and broken into so this tyler street apartment isn't even worth paying the $2,200.00 a month in january and also there are other rental apartments properties that offers free laundry with washer and dryer inside the unit where the utilities are included in the rent and also the properties of those apartment buildings are up to date with better higher efficient appliances including the UPDATE: Look how they still place blame on their tenants with their comment. Recently we received creepy pictures sent from the dashboard of a car saying the grass was long and it was barely long at all. So you guys can do random drivebys to check our lawn and can take pictures but you can't fix a light fixture quickly huh? Finally got to talk to our landlord. Real nice guy. It's a shame we never got to talk to him sooner because Apple refused to put us in touch. We would have had to opportunity to work together to make the living situation better. Landlord is dumping this company, and said his experience has been just as miserable. Apple- you lost a client cause of your service. Explain your policies and procedures all you want like they're ok. Look in the mirror and realize your service issues. You can go back and look all this up and say it's not your fault, or you can train your staff to give good service. Every time you try to say it's not your fault, you're showing how horrible of an experience you give. Take the blame, apologize, and tell your staff to do better. Whatever you do, do NOT use Apple Realty! This is a long review but it's worth reading the whole story. Christopher McKeel, the owner, is a terrible person to work with and a terrible person in general. I rent a house and have had a leak in my bedroom since November 2018 where I was daily emptying a bucket of water. To their credit, they continually sent roof repair men out who couldn't seem to solve the problem. I was extremely patient and pleasant during the entire time it was leaking because I did not blame Apple. They said wouldn't give me a rent credit even though it was a huge inconvenience for months but at that point I just wanted it fixed. When it finally seemed that the ceiling wasn't leaking (4.5 months into it), they sent a drywall repair man who found it was still leaking and there was serious mold and mildew. The mold affected my health (I became congested, lethargic, stomach aches and my roommate's eye became irritated) and I had to sleep on the couch for a week (which only helped a little bit) until they could bring someone back to temporarily encapsulate the mold. Chris told me (and I have it in writing) that my roommate and I could both move out and break the lease without penalty. He has now backtracked on this statement. Instead I have to "find a temporary place to stay" for myself and my dog for a week while construction takes place and they refuse to pay for it (I will have to pay to board my dog and stay at a friend's who lives far away, wake up early and commute into work). He says that if we move out, we will owe the rest of the money on the lease term - completely going back on his offer. This has caused a lot of unneeded stress and he has been a condescending jerk the entire time. A quote from the last email, "I hope this repair will end up just being an inconvenience and not the mini crisis it seems to have been built up as." If I had the choice to give it -1000 stars, I would have done so. Pease DO NOT...and I sincerely mean, DO NOT rent from this management. We had a really horrible experience and we felt that we were taken advantage of. They are NOT TENANT FRIENDLY!! Our house we rented was broken into total of THREE times in 2 and a half years and they did the bare minimum. Please read on for details...specifically no.4 related to the break-in. I just finished my contract with them and quite frankly it's still so frustrating. I don't even know where to begin...but here it goes. Rented 2608 Cedar Creek Drive, 27705 1) I had a year contract with them, I had moved from Los Angeles to Durham to go to Grad School. I have a great credit and never been late with any of my payment. Never caused trouble with any of my apartments etc. So I'm new in town and I had accidentally locked myself out. I called for a lock out but my roommate ended up coming before they can and yet they still charged me even though they did not unlock any doors. Instead of either giving me a break (being new and all) or cutting the charge in half, they said, nope we came there and you are getting charged. WOW. Okay fine. 2) Propane issues. This business and the owner had absolutely just tried to get money from 3 young professionals. They failed to refill the propane and tried charging us for the full tank even though two years prior to that a family was living there. That whole situation was a mess!! We had to pull records and research just so they couldn't take more money from us. Not to mention they only gave us 2 weeks to pay a bill for 500+. 3) My roommates had pet and in the contract it clearly stated it was okay. All of a sudden it's not okay and they were billed another 200.00. Ohh and the owner comes out and checks in at the house (That's how he got upset and saw there was "another pet")...honestly, I feel like he comes in there and looks inside..I wouldn't be surprised if he was behind all these break-ins. Yup privacy issues. 4) Speaking of Privacy issues. Our house was broken into TWICE!!! Actually three times now since the house was also broken into in 2012 before my roommates moved in. Of course they didn't mention that why would they? They're making a business and they don't give a crap if the tenants belongings are stolen, they work for the owner...which is pretty much their default answer when you ask them for something... they can't do anything, they work for the owner. This information came from neighbors and other public records and yet the company nor the owner did absolutely nothing to protect or keep the tenants safe! DO NOT ENDAGER YOURSELF!!!!! LEASE SOMEWHERE ELSE!!!!!! The broken doors which I will post in pictures stayed broken for almost a month...yeah... if the house was burning down, the only door available for exit was the front door, honestly if that was to happen their response would have probably been, "We work for the owner, we couldn't do anything." 5) So my year was finally up, and yes I stayed through to the end of the lease. (I pretty much slept with an eye open and all my belongs (what was left of them) moved to my brother's house...so my roommate and I cleaned the house, SHOCKER we didn't get our deposit returned. We were actually charged an additional $67 for a total sum of $1225, and I have included a copy of those "receipts" in here. At this point, I tried to argue the charges but to no avail. Apple realty said that the pet deposit that was put down initially was instead a fee. Instead of enduring additional stress and trauma from this place...I've just had it. Apple is a company that primarily manages properties on behalf of their owners. Reading these reviews it seems that some people had very bad experiences with Apple. I do not discount their experience, but I have positive things to say about renting from Apple in the the two houses I've lived at. I've been using them for a while now. I was at one property for two years and have been at a different property for about 7 months now. I've found them responsive, friendly and easy to work with. We had a couple maintenance issues at my last place and they always sent someone out pretty quickly. We had a fairly dramatic situation arise between two of my roommates and I was able to keep an open line of communication with them and they were supportive while it was resolved. When I moved out of that property after two years I got back most of my security deposit without any issues. The current property I have been at we had an issue with the heat not working and they sent someone out very quickly. My main complaint when I first started renting with them is there was no way to pay rent online, but they quickly added options to pay your rent and do maintenance requests online which made things simpler. I'm sorry that it seems that some people had a different experience, but I'm happy to report that for me Apple has been a perfectly nice place to rent through. read more

UPDATE: Apple never fixed any of the issues we asked them to, so we called the City of Durham Department of Neighborhood Improvement Services and they came out and did an inspection of the house. They found it was not up to code and they gave Apple Realty a two month deadline to fix all of the issues, of which there were many. If Apple is neglecting to rectify maintenance issues at your house, call Michael Vaughn at 919-560-1647, ext. 34225 and he will come have a look and hold Apple accountable so you don't have to pester them anymore. I am currently renting from Apple and it has been nothing but a headache! When we moved into our house the whole place reeked of cat piss, but the property manager tried to tell us it was 'musk from the carpets being cleaned,' which is the biggest load of BS a property manager has ever tried to sell me in all my years as a renter. The house has continued to give us problems - it has no functioning windows and two of the bedrooms don't have any heat, both of which are violations of Durham City Housing Code. While apple constantly assures us that they are going to fix these issues in a 'timely manner,' the fact is that we've been living here for five months and very little has been done. This house definitely isn't up to code, and while we've tried to cooperate with Apple, my patience is wearing thin, especially with the colder months of winter on the way. Honestly, these are just the some of the BIGGEST grievances that I have, but I could list more. My advice: do not rent from Apple under any circumstance. read more

Where to begin? Rude, condescending, terse, oblivious--all terms that describe Apple's staff. As renters, we had to interact with Apple on multiple occasions for repairs and bill disputes, none of which were ever resolved satisfactorily; which is to say, everything Apple did to fulfill their end of the contract, they did begrudgingly. Their customer rapport is nonexistent. They don't care and it shows. As an example, our neighbor in an adjoining unit had a leaking toilet, causing our water bill to exceed $600 in November-December 2020 (shared water meter). When we brought this to the attention of Apple, their response wasn't to hold off charging us until they could verify the problem, or even to apologize for the inconvenience. No, they decided to suggest that the bill could just be our fault and that we were obligated to pay them the amount due, in full, and that maybe we would receive a partial or full refund in the future, after they took their sweet time investigating the cause. I rented from Apple for several years, always paid my rent on time, kept the house clean and lawn mowed, etc. For a while, they're good. maybe great. And then they turn out to be the most threatening, negative, mean, disrespectful and uncaring slum lords I have ever encountered. I have rented through Apple Realty for over two years and highly recommend them. Having to satisfy property owners and renters is never easy because somebody will likely Not Be Satisfied. It takes good and professional staff to win-win by reasonably doing the best expected. That is why I like working with Apple management and staff. Besides being friendly and concerned, they try to get somebody out to take care of the problems asap and their maintenance staff really knows what they are doing. Likewise, they contract with companies that are just as friendly and efficient. Nobody is perfect, but Apple tries. Not their fault, but my rent has gone up each year and I wonder if it is because in old houses stuff goes out (a lot) and the owners are pushing the costs on the renters. Apple is unbelievable. For the most part, we've only had to deal with them when problems arise. But this is the problem! Their response time is seriously lacking and their concern for the tenant is completely absent. Let me begin back in the fall. We had multiple incidents in September with a break-in to one of our cars and two thefts from the side porch and upstairs deck. In response, we requested an alarm system. We were denied this request several times and then instead in October the handy man installed motion sensor lights (he's wonderful- when he gets an order he shows up and does a great job, though sometimes he can get pretty backed up with work to do- I suspect, however, it's more on Apple's end than his; when he comes by he readily volunteers to come by to follow-up on various projects). One of them has already burned out. Around the time of the break-ins we were blessed with a flea infestation. This was an incredible ordeal. Back and forths over email about whether or not it was the landlord/rental company's job to pay for an extermination (it is) eventually led to a visit by the handyman, who decided that it was an isolated incident. We had ruled that out a month ago thanks to the techniques we had tried ourselves to get rid of them. The handyman did identify what looked like a rat or squirrel burrow in our wall, right around the spot where our bathroom sat; we had been concerned with scratching noises under our bath tub so this just about confirmed the fact that whatever it was had brought its fleas into our home and there was probably a nest under there. STILL we had to fight Apple over whether or not they were responsible for taking care of the issue. FINALLY the handyman just took our suggestion and caulked the bathroom so the fleas coming up from the baseboards were no longer an issue. I don't think the rat issue was ever pursued actually. This is just one example of the landlord and/or Apple, biting off its nose to spite its face. Now here's the real kicker of this story. Several weeks ago our apartment was broken into. I don't expect a rental company and the landlord to be overly concerned, but I do expect a little concern, if for no other reason than the fact that its their property being broken into, their property at risk of damage, and their property at risk of poor reputation/low rentability. We requested, again, that an alarm system be put in, and WEEKS after receiving verbal confirmation that the landlord would go forward with only the bottom-rung sort of system, Apple got back to us with request to arrange a time to install. Weeks living in a house and feeling totally insecure! The windows don't lock properly- the robber didn't even have to break glass to get in- yet the landlord/Apple won't agree to window sensors on the main-floor bedroom windows. I don't want to give an exact address but if you're ever considering renting a place from Apple near Duke's east campus, forget about it- they don't have their tenants' best interests at heart and it has put me and my roommates at risk of robbery or worse. When I'm out of here I will make sure that no one I know looks to this place for living in. read more

I am in my 2nd year of renting from Apple Realty. As the previous commenter stated, I only deal with Apple when a problem arise. AR has a new receptionist (no excuse), she must of stated working their a little over a year b/c when I initially moved in the previous receptionist was leaving. SHE IS HORRIBLE. I have been having a sewage smell in my house for over a month. I couldn't tell you what it was but it was coming in my daughter's room. I finally started smelling it through and the right corner of the house. I called AR. AR sent their only plumber out. Can you believe that they only have 1 plumber? So, he came out patched it up and in 3 weeks the smell returns. I called on a Monday to let AR know. On Tuesday, I followed up b/c last time the plumber just showed up and I wasn't home. Thursday after no response from plumber I called again. Here goes this receptionist who clearly doesn't like working with people. She says the plumber may have other jobs b/c he is a contractor and would get back with me. On Wednesday (yes, the following week), I called and I am feeling some kind of way b/c I have heard nothing from the plumber directly nor AR. I am just asking for customer service and courtesy. Follow up on your work and concerns of your tenant. I asked to speak with Chris (the owner) b/c the receptionist acted as if it was NOT a problem...maybe b/c she doesn't have to live with the smell. Chris diligently followed up with me and informed me that the plumber is busy and the following week will be out of town and he would see if he could get someone else. About Wednesday of the next week I get a call when I am at work from BB stating we are on our way in 5 minutes. My life doesn't work like that and she responds "oh we will just get a key." Uh, NO. I may have questions. I need to know what's going on. I am I at risk of any sickness, why does this keep happening ( oh, I forgot this happened 6 months when I moved in). I was going out of town. I see about 5 vm and one is from AR asking to follow up with them. I called today and the receptionist was rude again. When my lease is up. I am done with renting; at least from AR. Now, I could be spiteful and have every intent to walk next door to the owner (she has a business adjacent to the home) and let her know what is going on. I would ask to be release from my lease but school just began. I don't like dealing with messy people. So, I rated AR with 'Ok" b/c I don't know should I contribute my displeasure solely witih AR, the owner (needing a new plumbing system) or the janky receptionist who should have went to school or direct her displeasure with her job to herself. read more

In emails with an employee named Sarah, her tone and language have been curt to the point of rudeness. At times, the language of her emails was so convoluted that it became unintelligible. Having rented apartments all of my adult life, I was very nervous to switch over to a realty company. I found a townhome, however, that was perfect for my job and living situations. I have been living in this home now since August 2012, and have nothing but positive thoughts about Apple Realty. They have had very quick responses to any concerns I have expressed. They have been very positive and professional, and have helped me to communicate with the homeowner when necessary. And the maintenance guy is FANTASTIC--his response time is quicker than most apartment communities I have lived in. We move out February 28th and before they were barging in on us in the way early hour of the morning 7am trying to rent the place a month before we left. I had to tell a gentleman not to barge in on us without confirming a showing which i think was inappropriate seeing that we had a whole month left. He had a couple all up into my personal space..my bedroom and the kids room while sleeping so unprofessional. we paid a deposit of over $1000+ and base on the history of these people we cleaned up the entire house has best as possible before we left. We had to wait 45 days to receive a letter stating that we owe an additional $800 or our credit will be reported. So they took our entire deposit then added $800 more which is now $1800. We didnt broke and cause any major damage to this place has we were keen on not doing that. I even took picture before and after. I requested a breakdown of the charges. Just to name a few they were charging for Spots on a old dawn carpet they gave us, saying charges are for depreciation due to spots. receding caulking from cabinets, a single crack on blinds $275, stove top wear and tear(not damage..yes we actually cook!),our trash that was left in bin for the garbage truck to pickup was charge has personal items left. Apple has been amazing to me over the last two years. I've lived in two different houses they managed and they have always been super responsive about everything. I've broken the garbage disposal multiple times (my fault) and they've always come immediately to fix it. They were also super flexible about the move-out date when I wasn't sure where our next place was going to be. Lori is definitely on top of things and very focused on solving any issue you raise. Amazing property management company and I loved both of the homes I rented from them tremendously. You can't go wrong renting from them! read more

I rented from Apple for 2 years and the house was spotless when I moved in! Lori and Jessica are quick to answer back to my emails. I was having problems not knowing how to light my gas fireplace and Gary, the handyman, came over that same day to light it. The staff at Apple are wonderful and care about there renters. read more

DO NOT RENT, I repeat do not rent FORM APPLE REALTY! I RENTED A PROPERTY FOR A YEAR AND COULDN'T WAIT UNTIL MY LEASE WAS UP TO MOVE TO ANOTHER LOCATION. SIDE NOTE: I PAID my rent EVERY MONTH. I DID NOT FEEL SAFE at the property on Marne Ave. Not only is this townhouse in the hood (one of the most dangerous areas in Durham) but the inside was not up to par. It was very dirty, missing light bulbs, miscellaneous things were broken when I moved in. I only rented it because I was new to area and desperate for shelter. On top of all those malfunctions, my apartment got broken into and I can totally relate to the other post down below about them not showing any concern. I called to tell Apple Realty and they could care less about my issues. There was a random camera on my building. I thought that the camera would help with my recent break in but Apple had no idea of the camera. It made me a upset that they had no idea of what was going on with their own building. I felt a violated like someone was watching me on the camera. Apple showed no concern about the camera nor did they try to come take a look or install any other security knowing it's a bad neighborhood. Apple Realty has too many properties to manage, they tend to neglect some. I also find it strange that Apple Realty has not one person of color working in the office. All Apple realty cares about is the rent money. They tend to change you ridiculous charges for little things. I also got charged an "open lock door" fee and I think it is unnecessary. They are always looking for a reason to overcharge you. When I moved out because I didn't give they original set of keys, they charged me 150.00. I know for a fact it doesn't cost 150.00 for new keys and locks. I haven't lived in the awful property for a while now but they still are sending me harassing emails. I don't understand why, they are still trying to let me know of future viewings of property after I moved out? I have nothing good to say about Apple Realty so if you have any common intelligence don't waste your time, energy, or money with this company. I do not recommend renting from Apple realty. Period. It was a terrible experience. The staff is nonchalant and unhelpful, their property maintenance is half-assed and they were very cheap about fixing issues in their rentals. Be prepared to call and nag them constantly about smallest possible fixes while they jack up rents very promptly once the lease ends.. read more

Easily the least value for my rental dollar ever. You pay a markup for a "property management" middleman, and then they basically just delay and deny your maintenance requests the same way it would happen if you rented directly from the cheap bastard who has hired them as an intermediary. You can check craigslist, zillow, or any number of rental finder sites and find a better deal than Apple will give you. We did. After renting a $1400/month house from Apple and suffering 3 heating outages, 2 AC outages, and 4 garage door breakdowns in the span of 2 years--none of which was repaired promptly or without my having to phone the office repeatedly--we requested some equipment upgrades prior to renewing the lease at $80/month increase. Apple delayed and delayed until after the contractual 30-day notice period, then told us to get out. As I said, we easily found a better place with lower rent on craigslist, but they even tried to withhold our security deposit for stuff like basic nail holes and satellite dishes that were installed by a previous tenant. Unfortunately, the next tenants are paying significantly more for the same sorry pad. One reviewer called them slumlords, and that may be a bit extreme, but they never fail to let you know just how little they think of you. And there are far too many rental options in RDU to tolerate that. read more

RUN AWAY FROM ANY PROPERTY THIS COMPANY REPRESENTS. I have been a tenant of Apple Realty for four years and they are HORRIBLE. They do not care about the tenant at all. For four years, I've had to beg for items to be fixed at the property I'm renting and am stalled time after time after time. There isn't a rating low enough for this company. My wife and I have rented several different places over the past 8 years and in doing so, we have established excellent rental history. We were told by Apple Realty that all occupants over the age of 18 are required to apply ($45 each), which is fine as we have done this before without a problem. My wife is head of household (only income) and she has great credit, although I do not, since I lost my job nearly a decade ago and faced several hardships at the time. I explained that I currently have no income and also a full time student (before applying), well they claimed they were only after a background check which is understandable. After waiting 2 full business days, we come to find out the application has been denied with their main focus being my bad credit. How contradictory! Not sure if this was their intentions all along, to deprive people and capitalize off of excessive application fees or simply discrimination! Regardless of the reason, this is a viable example of everything that stands against the fair housing act! We no longer have any interest in renting from them but you can count on us pursuing any legal action against them. Additional Note: Below, you can clearly read, a comment from a prior renter of Apple Realty, they admit they were approved and able to rent even without an income! This supports my accusation and speaks for itself! They will be challenged by the furthermost extent of the law. ***In regards to your response below: So essentially you admit, credibility is your only requirement for approval, and that income is not required but only a "guideline", however you denied my wife, whom acknowledged sole financial responsibility, based on my credit. Again to clarify, I was only listed as an occupant for the reason: full-time student and no income. I understand the methods you claim to abide by, in order to get an idea of how a tenant will conduct themselves and handle future obligations, although, references were provided giving you corroboration. With that being said, you've inaccurately affirmed any evidence to support your claim, therefore, it is evident that this is some form of discrimination.**** read more
