It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent. Jerry has helped many other families buy their homes and I don't expect their experiences to be anything other than very pleasant. He is a nice and trusted person to work with. She dismissed it outright -- "we aren't having any difficulties with our website" -- and gave me instructions on how to work the Web page. [?] I responded with thanks, as I know that many people online can need assistance working websites -- although they shouldn't, if it's user-friendly. I also shared that I actually BUILD websites, so know how to work them (so that'd she'd understand that I'm an advanced Web user). I also shared the browser that I'm using (to help them troubleshoot the problem), and described exactly what happens when I tried several times to view the page. The rep responded yet AGAIN that everything was fine with the website, she'd "just visited" their website and "was able to access it just fine...and have had no other complaints." Um. I guess they don't know much about user experience, and that website problems can be BROWSER-DEPENDENT. It seems that they also don't realize (or care to) that "not receiving complaints" is NEVER indicative of user satisfaction. In fact, it's the opposite. Statistics show that the vast majority of people who experience problems with a website (or a company) simply LEAVE SILENTLY. (In this day and age, some of those users also go online to post reviews -- which is obviously not what you want.) Instead of taking this back to their webmaster -- even after I described the exact problem and reported my browser type -- she was adamant that it was just "user error" on my part. Oh well. If this is the aloofness displayed toward potential renters, I won't stay around to see if they actually care for tenants... or simply offload responsibility and imply that it's their own problem.

They are very in contact and work hand in hand with the tenant and the owner of the house to make sure that communication is very clear and upfront. I would suggest using their team to anybody! I had wasted a lot of time, application fees, last minute cancelations on viewings, and experienced the other employees had a lack of knowledge on thier own systems that they use through third party approvals. I did not have this problem with key renter. Keyrenter has a lot of nice listings and fair pricing. recommend!!

Now the assistant manager doesn't even take my calls and when I talked on the phone with the manager Jana she was rude and was the least helpful from KeyRenter.. To this day the gas stove is still not working and the technician just found out that there's not enough gas pressure passing to the stove. This is not a new issue and should've been addressed before they rented the property. I'm so disappointed with this situation.

My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

This feels like a scam as they saw it was deposited. I've never dealt with a more unprofessional and inconsiderate team than MoveZen. But I referred him to several friends, who have happily bought homes from him. My parents bought a home with him, sold a home with him, and now my mom is buying another. David has years of experience, and knows a ton about what to look for in a home. He'll steer you clear of homes if he notices major fixes in the near future. He'll drive you toward homes that really fit who you are. He's responsive, knowledgeable, delightful, and extremely helpful. He takes 'above and beyond' to another level. As other reviews have stated, David has a good understanding of how to prepare a house for market, he responds quickly to emails, takes good home pictures, and is knowledgeable about NC Real Estate Laws and processes. We also had some negative experiences. David felt that our house needed some sheetrock and painting work done prior to listing. The painters that he recommended and hired were horrible to the point that we almost fired them. They never arrived on time and were consistently one to almost three hours late with no explanation given. The quality of their work was not good; they did a poor job fixing interior sheetrock cracks. They were also hired to re-tape, mud, and paint our garage ceiling. They left our garage in such a messy condition that it took us two days to clean-up. They also ruined some of our possessions. Pertaining to determining the listing price, I felt that I had a better understanding of the current real estate market. After doing some research I felt that we could ask for $20K over David's recommended list price, so we agreed to increase the price. David was not as up on current home valuations as he should have been in this rapidly changing market. You need to stay on top of these changes to get top dollar. David seemed to be more fixated on the number of offers a home would get rather than pricing the house to attract fewer but higher quality offers. With the current red hot market you are bound to get homebuyers who lost out on several bids. These and cash sales are the people who are driving offers up. In the end, we did get over the listing price with our house selling right away. I do feel that David did not stick up for us in a way that I had wanted and swept behavior problems that we had with the buyer under the rug. For example we had multiple instances of the buyer sending their packages to our house prior to taking possession at closing. He had an unwillingness to ask them to stop or to tell them what they were doing was inappropriate. There was plenty of time for their package to be delivered to their own address or they could have picked-up their order themselves. Our move required two moving trucks, one for boxes going to an apartment and another to storage. We did not need the hassle and aggravation of keeping track of someone else's possessions. It was hard enough to keep up with our own. Lastly, we received confusing emails from David which tip-toed around whether we should leave the house for the buyer's termite inspection during the week of closing. "You do not need to leave the house for the termite inspection, but you could step out if you would like to and it is usually a good idea for the sellers to leave. They will find out tomorrow morning when they might be able to get a termite inspector in there." Later, he tells us that we didn't need to leave. So, I did not understand why he didn't say this in the first place! For the above reasons our experience should have been better, and I would be reluctant to use David again or recommend him to others.

I will say they were fantastic right up to the point i moved in. with in weeks i had a water leak from the master bathroom requiring the master bath shower and tub to be removed and replace, (a three month process). (they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

When my AC went out in the middle of summer and my thermostat was reading 84 degrees, I practically had to beg them to send someone to fix it. On top of that, my rent increases every year, and there are random additional fees that are never clearly explained. While I truly love the townhouse itself, I am choosing to leave solely because dealing with this company has been such a nightmare. On the rare occasion you do get someone to return your calls or follow up they are rude and completely unhelpful.I strongly recommend avoiding this company at all costs.
