The unit I moved in had just been newly renovated, and it had a modern look with dark gray carpet, faux granite countertops, and stainless steel appliances. The cost of rent/water/sewage/trash was $720 total for a 670 sq ft 1bed/1bath apartment so all you need to pay for is electricity and internet since renter's insurance is not required. The apartment complex is also wired with Google Fiber, for fast internet speeds, and they allow you to hang personal items on the walls. You don't even need to fill in the holes when you move out! However, I ultimately ended up moving to a new apartment complex because I wanted more space, an apartment with in unit washer and dryer, and a larger kitchen. The complex was also a long drive to work for me, and the office hours made it difficult to pick up items the get delivered to the leasing office since they're only open from 9am-5pm and closed weekends. If those things are non issues for you, then I would definitely recommend moving in here. I also didn't have any issues with move out, and was able to receive all of my security deposit back. They do 12/13 month leases, but I'd suggest going with the 12 month lease. Especially if you don't move in on the first of the month because they don't count prorated months as part of the lease term.

Moving to The Grand KC was seriously one of the best decisions we've ever made. From the first…read moreemail we sent to them, Alicia and the team have been extremely quick to respond and very transparent. They made the moving in process as smooth as the bottle of Rieger they gave us as a welcome gift. Once we got moved in we really got to experience the team at work. They are constantly adding "Grand Perks" which connect us to the community and local businesses. They also have been doing raffles to keep the community engaged (even more so now because I'm writing this in a pandemic :) and ultimately, they treat the people here like they would want to be treated which shows in a ton of little ways. The building is always clean thanks to their full time housekeeper Melissa, and Chris, the maintenance supervisor, is probably one of the nicest people we know. As for the amenities, they are even better than they look on their social media. In this department they excell past any other property in KC, easily. The dog part is not just a convenient place to take your dogs out but it's a place where people can get to know each other. Our dogs have never been happier and healthier as they can socialize with other dogs in the community every time they go out. We've noticed a big change in their personalities and it's why so many people have pups in this building! Other buildings you have to walk across the street or (in our past experience) into a small rock-pit which can be miserable at times for both owner and pups. And they've got a professional grade Dog Wash area and people that can help you out in a pinch if you can't get home or you just have to be gone for a day(s) and need someone to watch over them. We also work from home so having so many different and unique options to work in the building is AMAZING. Our family and friends love it when we host parties because it's a unique experience when they come over. Overall, the people who live here are also just friendly which is a big difference from other communities we've lived in where people don't even talk to each other or acknowledge their presence. Oh yeah, and our apartment is freaking awesome. The apartments have great views, new appliances and wonderful finishes. We never hear neighbors through the walls or hallways. From top to bottom, everything here has been well thought out throughout the building, the people who own and operate it are truly amazing at what they do and we've never felt more happier and carefree about where we live than we do now. If you're considering living here, you're making a good choice! Now good luck leaving here! :)

I neglected to take a photo of the initial bill that was mailed to us after move out, but it was over $2400. Attached is my fight with them and the final bill after fighting, with inconsistent follow up after a month. Kim Monroe could not care less about the residents. Additionally, the letter says "please See enclosed documentation" but nothing else was provided to us. Also, Frank the maintenance man aggressively pursued our upstairs neighbor while we were living there. According to her (and she called us during this exchange) , he stopped her while walking her dog. She denied the advances. When she got back to her apartment, Frank was there waiting at her door. She reported this incident to management, who let her out of her lease. They did not fire Frank. We previously liked this guy, but after her interaction knew he was dangerous. He was still working there when we moved out (2024). Beware of this complex, they do not care about you, your vehicles being stolen/broken into, or their own integrity

Tldr: this is not a luxury apartment community…read more I can hear every single step (stomp) my upstairs neighbors make, their conversations, toilet flush, and even their snoring. The management is not proactive and is slow to be reactive (for example they will walk by burnt out lights for months), and this trickles down to the poor quality of residents. There seem to be bad pet owners here who do not clean up after their pets, even on sidewalks; the hallways are turning brown with new stains weekly and the front door mat of my building was covered in fresh urine every morning, smelling terrible all day long. Unfortunately, the buildings are hardly ever cleaned and when the cleaners do come maybe once a month, they must stand in one spot with the vacuum, the floors are covered in hair and dirt. Valet trash which is an extra mandated charge seemed to just now show up, and tenants leave their trash cans in the hallways despite requirements to bring indoors. Communication with management was inconsistent, sometimes they will email you, leave a note on your door, or only post a sign on their office window. They give very little notice of things which I guess they do not care if people are out of town. I quickly learned to do all my communication with management via their community platform/app so I at least had record, as when I called or stopped by the office my requests would not be completed. There was a big problem with smokers in the apartment and once I contacted management via the app (which goes to 5 employees at once) to report a specific unit smoking and they did not respond until multiple days later. Also, with lack of communication, there was no notification of when the pool would close despite multiple people asking on the community app. The package room is a joke, with your items being dumped on the floor or even left piled in garbage bags for you to sort through. The business center is also worthless as the computers are old and not functioning properly.

I love the location as it's near numerous highways, bus lines, and the streetcar will be only a few blocks away soon. Want to walk? I walked to work for years and it's a short walk to the River Market, Power & Light, West Side, and the Cross Roads (for First Friday). Amenities abound: The Penthouse-level pool is barely used and has a great view of the city and is a wonderful place to host a party; it also has a sauna and a spa. There's a large patio with two grills, which also has a great view of the area and great to have your friends over. There is gated parking available above and below ground. Garbage chutes are on every floor for your convenience and recycling is available as well. Got packages being delivered while you're at work? No problem as the front desk will sign and hold it for you. FREE Google Fiber Internet is available in every unit and wi-fi in the lobby. The lobby level contains a party / study / TV room and a gym (with an exercise room with mats). Got to photocopy items or borrow a computer? They have a free business office! Units are furnished differently and come in many shapes and sizes. All of them were renovated or constructed recently and are updated. Many contain granite counter-tops, high end stove-tops and ovens, dishwashers, washers, dryers, and hardwood floors. All units have great views of the city and will WOW your friends. Worried about security? Not only is parking gated, but the front door is buzz-able and you can even watch who is in the lobby on television channel #5 to make sure you are letting in whom you want to. Some units also have large storage units in the basement. Most units have plenty of closet space as well. Units are available to rent or to purchase. The neighborhood has improved dramatically in the last ten years and continued to improve. FYI, it may be hard to find a vacancy in this building right away as there is a wait list for downtown (95% occupied). The population of the building varies: Many young professionals and couples, retirees, UMKC students, medical students, and divorcees mostly. People are very friendly and neighborly, but tend to be quiet. The units are well soundproofed so you rarely hear neighbors. This building is pet-friendly, but they must be approved by the board. Criminal & financial background checks are done, so the building has a really good community.
