He visits and tours our community regularly, is on site when needed, and his communication is both timely and effective. He is pro-active, providing both guidance and follow through on our issues. SMI provides necessary information, choices and resources to meet our needs from simple everyday worries to complex concerns. They provide estimates, quotes, and guidance and knowledgeable advice in a timely manner in according to our needs and situations. SMI responds to requests from the Board and our community's residents on a timely basis. When we experience emergencies, Salisbury Management Inc. has been available and effective in resolving situations on site. The SMI workforce provide many basic site services and repairs in emergencies as necessary. They are polite and competent. At the direction of SMI management and Board requests, they respond to necessary work requests professionally and quickly. Weichert Realtors, Medfield MA - Review…read more My best advice is: do not use this realtor. My direct experience with them was absolutely atrocious. Over the years I have bought and sold about ten properties. When I sell a property I do not use a selling real estate agent, but I am more than happy to pay the standard commission to a buying agent. Never in my experience have I dealt with an agency as incompetent at Weichert Realtors. The office in question is in Medfield, MA, and Chris Summers introduced himself to me and stated that he was the owner of that particular office. Weichert brought a potential buyer to my house and claimed the buyer was qualified. We signed a P&S under the strict understanding that the sale was not contingent on the buyer selling his current residence first. Weichert also set up the buyer with a mortgage broker from Wells Fargo and an attorney. So with a signed P&S, I was required to take my house off the market for about 2 months waiting for the closing. Approximately a week before the scheduled closing I contacted Weichert and they told me the mortgage had been approved, and we would be closing in a week. I then moved out all my furniture. A day or two later I got an email directly from the buyer saying the mortgage was not approved. I also got a copy of the letter from Wells Fargo which said they could not make the loan to the buyer unless his current house was sold first. Weichert totally misrepresented the facts about the financing to me. They made no effort to get a copy of the mortgage approval. If they had simply looked at the bank's letter they would have known it was not approved. And all of this took place after the mortgage contingency date in the P&S had expired. So by not doing their job, Weichert also put the buyer at risk of losing their $40,000 deposit. When I spoke with the owner of Weichert, he tried to blame everything on the mortgage broker and the attorney. Amazingly, the two people he had recommended to the buyer. Bottom line was Weichert failed to manage anything. The owner of the Weichert office also totally misrepresented to me what it would take to clear all the contingencies on the bank's letter. Subsequently, the buyer and I agreed to talk directly and not let Weichert get involved in any further discussions. The buyer asked me if I could recommend a new mortgage broker to him, which I did. The buyer also got rid of the attorney recommended by Weichert. After many meetings and a great amount of work and a fantastic effort by the new mortgage broker, the buyer and I were able to work out a new deal. Beware of this Weichert office.

I have had the privilege of working with him for the last two years in a row. One instance being the most exciting time in ones life, and the second, probably the lowest. I was a first time home buyer the first go-around and I didn't really have a solid education in real estate. After reaching out to a few realtors, with no return call, Chris was the one agent who returned my call immediately when inquiring about a property. He was genuinely interested in my and my goals and what criteria I was interested in. I being overwhelmed, didn't know where to begin. He invited me to his office to get acquainted and to go over the basics of what I would need to know. I was so touched by his kindness and patience and his time to sit with me and go over the whole process and what it entailed and a great packet of information to take with me to reflect back on. I was hesitant about purchasing because of fear and some other circumstances at the time but at no time did I feel that I wasted Chris's time as he truly wanted to be a partner and guide me through this journey. We kept in touch over a few months until I was ready to pull the trigger. Then the search began! It was as if Chris could read my mind and was so intuitive. He would send me things he thought I would like, and If I saw something I liked he was RIGHT ON IT and immediately set up an appointments. He was always knowledgeable about all the areas I was looking at and every single pro and con of each property. I knew I could completely trust him as his actions matched his words. We looked at dozens and dozens of places and he'd meet me anywhere anytime his schedule permitted, some places with just a moments notice.. I thought how did I get so lucky? Does everyone have this experience? He was so patient through what can be a roller coaster of emotions. He deserves some sort of medal after dealing with my neuroses day after day, weekend after weekend, house after house.. He always had a funny joke to lighten the mood to my self-induced stress. He was a mentor, a therapist, a teacher and a friend! He went above and beyond anything I could have ever imagined. Finally we had found the house! He walked me through everything step of the process ahead and was there at any time day or night to answer a text or an email. He knew what little things mattered in the house I picked and that speaks volumes. He's given me so many wonderful referrals for anything I needed i.e. plumber, landscaper, electrician, All who have been godsends! I was so happy I had finally found a home to start my new life with my new fiancé.. I cant praise him enough to everyone I meet needing a realtor. So, time passed and life changed and I found myself in the same spot a year later looking for a place to purchase. In my darkest hour, I found light by knowing I had Chris to call to help me again with this next chapter. I called him and immediately he offered to meet me whenever and wherever was convenient for me. He was first and foremost a friend to me. I really needed advice on what my next steps were and what made most sense at this stage of my life. Again, he was a mentor to me and a teacher and agreed to get on the roller coaster with me again. If I could provide a zero star I would. Michael fails to communicate on even the most basic level…read moreon a daily basis. My new tenants in September had garbage all over the yard. I simply asked them to pick it up. They didn't so then I asked Michael to help. Over a month and a half later when they finally picked up all of the garbage my lawn had died underneath all of it, so I told Michael that I would be charging them to repair the areas that the garbage caused to the lawn. Michael said that he didn't think that that tenants caused the damage. Wow. These tenants also put an inflatable hot tub on my brand sodded lawn as well. There is a paver patio that is 18 x 18 left corner of the yard so I asked him to please move the hot tub from lawn on to patio. I followed up with Michael to see if the tenants moved the hot tub from the lawn to the patio Michael's response was they don't wanna move the hot tub onto the deck because it's uneven. Having to explain the difference between a deck and patio to your our property manager is a little bit frustrating. The hot tub is still on the lawn by the way folks. These tenants put it in a place blocking the side yard entrance to the back of the house where I have a lovely vine garden, air conditioning unit and where I need access to service the air conditioning (if need be) and also to weed. I asked the tenants to move it to the patio. They still won't move it. So with all of this trivial drama my landlord Spidey senses started to trigger so I asked Michael did you ever get a signed statement of condition? His answer was no, and he assured me that I didn't need that one. That everything was gonna be fine. After being a landlord for over 20 years and simply trying to simplify my life a little bit by hiring a property manager boy oh boy was I wrong!!! I'm going back to managing this one myself. Round room is not worth a dollar, all the aggravation and just lack of communication terrible terrible terrible landlords beware!
