Most often, I am not here when he completes a task, and when I return, I see the results of his magic. Today I was here to see Luis the Magician in person as he replaced a 30+ year washer/dryer in my unit. No small feat. Luis completed the job efficiently, thoroughly, quickly and safely, all with a smile and a positive attitude. And I have a second-floor unit! I have been living here since mid-Dec 2019, so I moved in while it was under Bell management and then 6 months later Greystar bought it. It took Greystar some time to get organized (e.g., phones, staff changes) but now the communication and service from the current local team - Luis & Mario - are great. What is really amazing to me and quite literally impressive is how fast the maintenance team is. I guess I wasn't used to this before. If any maintenance issues arise, they will usually get resolved the same day I submit the ticket. I don't remember Bell doing any preventative maintenance and it didn't seem like they had any interest in fixing maintenance-related problems (e.g., water temperature in shower/tub) towards the end, so the apartments were a little outdated. Now whenever a tenant moves out, I believe Greystar upgrades the apartments with vinyl flooring and a new white kitchen with energy-efficient appliances, which looks really nice. Over the last 3 years, I submitted a few maintenance requests to get things fixed and/or replaced such as the HVAC system, washer/dryer, window locks, and today it was the toilet. It was always an excellent experience. For example, this week I submitted a request for a clogged toilet on Tuesday afternoon at 3:10pm and then about 15 minutes later I heard Luis knocking on the door already. I was speechless and so relieved because we only have 1 bathroom (I am working from home PST and my mom is staying with me for the cataract surgery). Anyhow, he unclogged the toilet within minutes and also let me know that he would be coming by the next day to install a new toilet pump because it was not flushing properly. Luis kept his promise and showed up again with the new pump on Wednesday morning. At the end, he was still a little concerned about the water tank and ask me to let him know if I notice anything unusual. Well, everything was fine for a few hours but Luis was right and I ended up submitting another maintenance request this morning (Thursday) at 9:07am. He came by around 10:30am, and as of 11:10am, I got a new toilet that is working perfectly and also uses less water, so I will save some money on the water bill. I think it was the original toilet from 1990 when they built the apartments, so it was time for a replacement. In the past, maintenance issues used to make me nervous because it is time consuming dealing with the logistics especially if you work full-time and have a pet. However, now I can honestly say that I don't have to worry about that anymore. I know Luis will be knocking on my door and the problem will be fixed quickly. read more

My husband, dog, cat and I moved to Marlborough, MA from Minnesota. We were referred to Avana by someone in the Marlborough community Facebook Group and we were not disappointed. Working with PJ was great! She's upbeat, professional and very responsive if you have any questions. We scored an amazing two bedroom with a gorgeous view of the woods with updated kitchen, stainless steel appliances, granite counters and even brand new vinyl flooring on the main floor! We had a maintenance question on our new flooring and Louie (one of our awesome maintenance workers) was also very responsive, prompt and always kept us in the loop on our pending maintenance inquiry. He even went out of his way to chat and give my dog a treat on our walk! Hands down Avana is the place to live. We've been very pleased with Avana. PJ in the office has been great through the entire process of answering questions, arranging a site visit (with COVID precautions), and helping us find the right unit that met our needs. Even the little things are noted and she never acts like our requests are unreasonable. We've run into her a few times since we moved in, and she always takes time to chat and she always knows exactly who we are (masks and all). Darin was also responsive the few times we worked with him. Maintenance has been quick to respond, and the friendly workers always have a biscuit in the golf cart for dogs they encounter. It took our dog exactly 10 minutes to feel comfortable climbing in the cart on her own! Our location is so picturesque, with a view of the woods from our living room, dining room, patio and kitchen. In what other apartment would I see a deer just 60 feet away from my picture window? My husband is a runner, and he's enjoying jogging along the winding road and the side roads into various sections of the complex. We've walked some of the trails in the surrounding woods, and we look forward to exploring those more. The garage gives great storage as well as very safe access during COVID, and we love that the 4 units in our section are the only ones who use the hallways. We don't even share a wall with the apartment across the hall, so it's very quiet. I'm very pleased with the lack of traffic noise. In our house, we could hear traffic from the Mass Turnpike despite the distance, so this is a real treat. We've met some friendly neighbors while out walking our dog, but the layout still means we have lots of privacy. The best of both worlds. COVID restrictions meant that we haven't taken much advantage of the club house and gym, and it is fall now so we can't use the pool, but we're looking forward to getting into the gym soon. The complex is very pet-friendly, and I've been very happy to see how responsible the dog owners are about picking up after their pooches - the presence of numerous disposal cans and extra bags is a great feature. Despite the isolated setting, there are many stores within a half mile, including a supermarket, an office supply store, a AAA office, and the usual strip mall retailers. There are numerous restaurants with curbside, takeout and outdoor dining (including some with outdoor heaters). It's about a 5 minute drive to a mall and to the interstate. If I have a criticism, it's that there were glitches with the online electronic lease signing, but the staff was very apologetic and found a way to work around it. They were very kind to let us into the apartment to take some measurements even though our lease hadn't taken effect. There has been a lot of maintenance going on, but we have found the paving company and the painting company to be respectful and friendly. I was quite delighted to see that the painters passing by my windows avoiding looking in the apartment even though my dog was actively barking at them. I found that respect to be very encouraging, and something that must have been passed down by their management or the Avana management as an employee expectation. I think, if people call after hours, the call is routed to a call center, and those service reps can answer general questions only. They can't do too much other than refer the inquiry to the on-site office, so I think some people might not understand that and might get frustrated. We also understand that the office may be open, but the leasing agent is out giving a tour to a prospective tenant. That's slightly inconvenient perhaps but far from a deal breaker. Email has been our friend and we've never had an inquiry be neglected. There are numerous apartment complexes in our area, and we are really pleased with the choice we made. read more

We moved out after living here for three years because we were feeling the pain of the rent inflation. We expected the rent would go up so we decided to buy a house. We were happy with the place for all its worth, beautiful area with a wildlife conservatory in our backyard and although the apartment was small (846 sq ft.), it felt bigger because of the high ceilings. However, a new company, Greystar, took over and renamed the apartments Avana ( used to be Bell Marlborough) in July 2020 and the prices went up substantially. We had to extend three more months and they wanted to charge $4,000 a month. We had already gotten the price list from Bell before the company changed and Bell Marlborough offered $2,500 for three months. We had a hard time getting in contact with anybody in the office to negotiate the price. At the time, the office wasn't open to the public because of Covid-19 but they wouldn't call back when we would leave our contact info. with the call center or even answer their emails. We had to knock at the locked door and hope someone would answer before we finally got this taken care of. So we negotiated and stayed an extra three months. Then the noise came from all these renovations that was going on without notice. They sent me no notice. Mind you that they had my email in the system because they were good about notifying me that my lease was expiring or when they wanted to remind me of rent payments. Well, we finally moved out in end of November 2020. Then we got a bill to replace the carpet for the whole apartment when there was only a few spots on one section of the living room where we kept the garbage can. The bill was over $2,000. We lived there for 3 1/2 years. There would be expected to have spots on the carpet that could have been removed with professional cleaning. Besides, I have lived in apartments most of my life and I have never been charged this much upon leaving. I used to have a cat and she destroyed a good portion of the carpet in another apartment when she was a kitten and we didn't owe that much to replace a carpet. Avana just wants to replace a carpet that would have needed replacing anyways at our expense and if that is their business practice, they will do something despicable like this to YOU. Please consider that this is how you will be treated as a tenant there. If you have pets, you already have to pay an extra $250 a month per pet based on weight (more if heavier) so you will have to foot a large bill anyway upon moving out. People have left this place by the drones after Avana took over so you would probably leave after a year or so. The area in Marlborough is nice and quiet so I don't blame you if you want to live in this area. But there are other apartments that you can look into like Talia and Avalon is building new apartments that will be ready soon if not already available for tenants. Don't give your business to this company. read more

I moved into this complex when it was managed by Bell Partners inc. Under Bell's management this was a wonderful complex. Their entire staff was Friendly, Courteous, Knowledgeable, and Responsive. I knew both maintenance staff and office staff by name, and they knew mine. When I was out walking my dog and they would ride past on their golf cart en route to whatever their task was, they would take the time to stop and say hello, see how things were going, and offer a milk bone for my dog. Having been a home owner for the last 8 years, the folks at Bell made my return to renting property pleasant and enjoyable. That all changed on June 19th, 2020 when Greystar Management took over the property. On June 22nd, 4 maintenance men entered my building with intent to observe the condition of the unit above me, which had been recently vacated and re-conditioned for a new tenant. I happened to be near my front door as they entered, and looked through the peep-hole in my door to see who was in front of my door. I watched as a maintenance person stuck a key into my door, turning the tumbler, before another one stated "isn't it unit '#'?" Realizing the error the four men proceeded up to the appropriate unit, without taking the time to re-lock my front door. Had I not been present, My front door could have been left open for anyone to gain access. On June 30th I logged in to the payment portal to pay my July rent. Upon logging in I was greeted with not only my July rent, but a prorated back charge along with a late fee. This fee was easily calculable to be a pro-ration of my rent from 6/19 to 6/30 (which would have been due from Bell to Greystar upon transfer of property) I immediately called the front office where I spoke to a person who could not understand what I meant by a prorated charge and informed my that they would get me to a different leasing specialist. That person did not return my call until July 6th. When they called, they simply stated "I got a message that you called about something". No information from my 1st call was past onto this person. I re-explained my situation, to which I was told "I don't know why you would have that, I'll have to get you to another leasing specialist". Having heard nothing by July 13th, I began calling daily, Monday through Friday, repeatedly being told that my calls were being answered by an off-site answering service and that [the off-site service] would forward the message to the on-site staff. It was not until the 27th of July that I was able to get a hold of someone in the office. This person informed me that they had sent me an email the week prior. I informed them I had not received any emails and asked them to verify my email address, which, when verified, was not my email address. The resolution was solved, simply, as it should have been, but it is inexcusable for such a simple clerical error to take 3+ weeks to resolve, never mind the abhorrent lack of customer service. In early August, having been given no prior notice of work to be completed, at 7:30 am, a painting crew arrived and began covering bedroom windows with plastic sheeting. Maintenance personnel began knocking on doors to have vehicles removed from driveways so that the building could be painted. I, nor any of my neighbors, had been given any prior notice of such work to be completed. Aside from the gross potential of invasion of privacy of having unknown workers on ladders at residents bedroom windows at 7:30 am, this is also a blatant violation of Massachusetts covenant of quiet enjoyment. On August 21st, the painting crew returned, again, residents having been given no prior notice of work to be completed. At 8am, an unknown person on a ladder was yelling for me to close my window so they could mask it off to paint. They continued to set up equipment in the front of the building, blocking off peoples garages and entryways, preventing residents from being able to access their vehicles, should they have needed to leave. Yet again, another violation of Massachusetts covenant of quiet enjoyment. In early March, the microwave of my unit malfunctioned rendering it unusable. I put in a work order with then Bell Properties, who informed me that due to restrictions in place from COVID-19, they could not enter any units for any non-emergency work (understandable). Once restrictions were lifted in early June, they began clearing the back log of work orders. When Greystar took over, my work order had not yet been completed. When I logged into their portal for the first time on June 30th, I noticed my work order was gone. By one of their own employees admittance, they assumed it to be an old work order and as such, deleted it. A new ticket was open, wherein I explained exactly what the issue with the microwave was. It would be a month before a maintenance person arrived, unannounced, at my door, because "I got a request you needed something with your microwave". Upon explaining what was wrong with read more
