Arbor Lakes and the staff are phenomenal!! This community has such gorgeous landscaping, great apartment layouts, and a convenient location. We moved up from Florida so imagine the transition and everything we had to get accustomed to! Victoria, is one of the leasing agents in the office. In all sincerity, she is part of the reason we picked Arbor Lakes. She was very helpful and overly detailed as I am, so I felt at ease. I remember when we first came by to look at apartments, we literally had her running around to 5 different ones and providing feedback to help make our decision. She's super peppy, sweet and patient! I know we drove her nuts but it never showed. I had an excel spreadsheet of about 10 apartments and we almost settled for 1 prior to viewing Arbor Lakes. However, we were also sold on the ambiance. They have such beautiful landscaping, great water views, and geese that roam around every so often. It's really nice. There's a lot of character to the buildings as well. We don't have kids but the park area for children is really fun, heck we've been on the swings! They also have a patio area with an outside grill, pool and a BARK PARK! They're so pet friendly, I love it! We have a service animal so it's really nice that he has a place to enjoy as well. TLC is the property management company that took over late 2016. They are very particular about customer service and it shows. They genuinely care and want people to stay long and enjoy themselves. They clearly take very good care of the community as well. They got lucky with the team they have at Arbor Lakes in Arlington Heights. When Victoria was out one day, Sara (property manager) stepped in to assist us and when neither were available, Lannae jumped in. It's wonderful to see such consistency across the board. It's not like, "oh that's your customer." They are all willing and able to go above and beyond. They're such a great trio. And maintenance is great too! So far, we've dealt with Guillermo twice and for really dumb things! I'm not used to gas stoves as I come from FL and we use electric so i wasn't sure if I turned it on and it was working. When I called, Victoria sent him over just in case but, it turned out everything was just fine. Guillermo did mind at all. The first time was when we moved in, he had to turn on the water heater, again a pleasurable experience. Coming from FL, I consider rental rates to be decent here. When shopping around Arlington Heights, I found 2 bedrooms to range from 1300-1600 and that's in a very nice area. Back at home (in those comparable nice areas) you're looking at 1500+++. Arbor Lakes is pretty competitive and within range of the surrounding communities according to the market. We did pay just a few dollars more to live here vs the one we first picked. We do not regret it at all. We gave up more sq ft for a better ambiance and trustworthy staff. What I really enjoyed is that they don't have two different prices for renovated and non-renovated apartments. Why? All of their apartments are renovated. As it should be! Every apartment has granite countertops, stainless steel appliances, carpet and tile. About 80% of the apartments have a water view which is a plus! Although, TLC just began managing Arbor Lakes as they used to have another property management company, they're doing such a great job. They're already starting to have events for the residents. Of course, things take time and approval but we were already invited to an event in October which is nice! Location, location, location. What's most important to ME is Walmart, Ross and good schools and we got it all and then some. There are so many retailers and restaurants nearby, it's very convenient. The train station is nearby as well which is great. You take that straight to downtown and you'll be there in 50 minutes. We have yet to experience the snowy months here BUT from reading reviews and talking to neighbors, it seems that they're pretty quick about clearing out the area. Arbor lakes made for one of the worst experiences I've ever had. I was trying to tour a two bedroom apartment and arrived 5 minutes early. The door was closed to the leasing office so I called. A woman answered the phone and told me I had to wait until exactly 10am to enter. You could clearly see her through the window and she was just playing on her phone for 5 minutes rather than attending to the possible renter. Then, right after she tells me I'm required to facially scan myself on a third party website in order to tour any apartments. They LITERALLY STEAL YOUR BIOMETRIC DATA IN ORDER TO JUST SEE THE APARTMENTS. The building didn't look well maintained and I can understand reading these other reviews why people don't like this place. Unless you want to be fingerprinted just to take a tour...avoid this place at all costs. Staff is rude and I can't image the process it takes when something actually goes wrong with one of the units. read more

Keep in mind during the time of the application we were currently living in a tlc property a combined total of 5 yrs! This was the first apartment I lived in with my then-boyfriend (now-husband). He also proposed to me here. So, I'm somewhat attached to it. We also had several friends who lived here (including some that we met while living here), enjoyed late nights in the clubhouse, had fun at the pool, braved the huge blizzard that hit Chicago a couple years ago,and learned to love the area (especially nearby Long Grove). The apartment itself was beautiful. We had a [fake] fireplace, spacious living room, upgraded kitchen, good-sized bedroom, and an updated bathroom. We also had a patio overlooking the pond, which was lovely to sit on during a warm summer evening. The only issue we had were the countless mosquitoes that kept finding its way into the apartment every time we opened the patio doors. Arbor Lakes place can be a bit pricey, but it was worth it to us at the time. Our apartment (and all the amenities) were located on the east side of Bloomington Avenue, which seemed to be the 'nicer' side. The other side was nice, but the neighboring apartment community is a bit shady, so I'd recommend getting a place between Wilke and Bloomington if you're looking here. Although we had a couple wacky neighbors (what place doesn't have them?), the people here were generally very nice and friendly. We had a great community here and were really sad to move (we moved because I quit my job for an internship and could no longer afford the rent). They told my husband and I that we could not have it Now even though we qualified they will not give me the apartment and will not return my $150. I was charged. It's a shady business. I invited my family over for Thanksgiving and my newly married wife forgot to put up a parking pass. The car was towed and when I called the office, they told me there was nothing they could do to help me because they had no idea if the towing company was open on Thanksgiving, nor could they even confirm which company towed our car. They could not provide a number for the towing office and they hung up on me. That's all you need to know about this management company. TLC Management has taken over this complex that I have lived in for almost 4 years, Arbor Lakes in Arlington Heights. Since they have taken over they have made several changes that negatively impact many of the residents of this community, especially me. We no longer have a community leadership program. This program brought neighbors together a few nights a week to gather in the clubhouse. We would have bingo nights, painting parties, wine night, beer exchange, chili cook-offs, etc... at least 3 nights a month these events would take place. They no longer occur, the program was cut and tenants have not been informed. Remember this was a selling feature when we signed our lease with Arbor Lakes. We were informed that they are putting in a dog park but now we see that it will be were the tennis courts are currently located. So they will be taking away this feature as well. Many of my neighbor friends and I gather on these courts daily during the spring, fall and some summer days to play. No notice that this is coming down but the website shows that the dog park will be where the tennis courts currently are located. Who knows what other changes will occur besides the almost $200 rent increase from what we are currently paying to what they are currently looking to charge new residents. It's a rip off in my opinion. They advertise stainless steel appliances, however they are not! The windows in our units are not sealed very well so cool air comes in easily. In fact there will be ice on the inside of my window at times. The quality of these apartments are good, don't get me wrong but don't let their false advertising fool you. Make sure you walk through the unit that you may rent before anything. There is no area that I could find to submit a complaint, otherwise I would have submitted it in there. The worst part of all of this is the disrespect that comes from the office. Not sure where to start but I'll just rattle off a few issues I have experienced since the takeover 2 months ago: Package delivery slip received states package 2... I'm handed a package that says 1 of 2 and told that there is not another package. Yet there was.... I went back and it was there. Washer machine is broken.... I put the service call in through the company that is responsible for it. Because this is about the 4th time it has broken in the past few months I call the office to inform them. The woman was rude, interrupted me several times and then eventually hung up on me. The purpose of my call to them is to let them know that the company they outsourced to is not handling the issue and I would like the office to please find out what is going on and handle it to ensure it is taken care of. Again... she hung up on me! I'm gone for over a week traveling for business and come home to find that the washer is broken again. My neighbor informs me that she is not sure when this will be fixed, therefore we decide to walk to the office and see if they have any updates. We are told that the part has been ordered and we can use another unit to do laundry in... as I try to ask questions she ignored me and continued to speak over me. I asked her to please let me speak... asked if they would move our unit up in the order to get a new washer/dryer since we are experiencing issues and before I could continue to say anything more she interrupted me again. The new staff has no care or concern for their current tenants.... I can't wait until my lease is up and move out. I rather pay a few hundred dollars more and live in a place that has a sense of community from the staff to the tenants than here! I'm friends with many of the neighbors because of the community program that the previous owners had in place and we all can't wait! Google TLC management and you will see that they have horrible reviews online as well as from the Better Business Bureau (BBB). read more

Updating this review. The units are nice, management & parking are a HUGE issue. Management is extremely unprofessional and does not go about issues etc in the correct fashion. Great dog friendly Complex & apartment! Waterfalls, fountains, ducks (the geese not so much, lol) and the beautifully landscaped grounds. I am guessing these were originally designed as condos back when they were built, rooms are spacious, closets are plenty, large individual storage spaces, laundry in each building and the private patios really make these apartments perfect. Great cabinets, love the granite counters. One of the first changes TLC Management made was to remove the tennis courts (good call as very few residents made use of this space). We now have a nicely landscaped community area consisting of a small playground for children, a large patio area featuring both a grill and an outdoor fireplace, and a new mini-off leash fenced dog park. While I am a little disappointed in the size of the dog area, I am so happy to see this large space now a great multi-use area for many more residents. Certainly more of a community center now since it is next to the pool, another grilling/patio area, the workout room and the leasing office. I have just signed my third lease, and while they are a bit pricey, they are well maintained, in a perfect location with awesome amenities. SO while the former management company Marquette was very good, TLC is quickly getting up to speed out here in the burbs. Maintenance team is stellar! Expect snow removal, repairs same day or next day, always! Office staff good, mgr Sara is great, honest, solid, fair and does what she says she will do. Shes good at what she does, and seems to weigh whats best for everyone in her decisions. I am guessing Jessica is learning as she goes, would love to see her check for the correct answer, or say "I don't know, let me get back to you"" before issuing a quick yes or mis-information, not just me.... Overall a great place to live, many good people, lots of dogs, love all the water & landscaping. The only thing I find stressful here is the knowledge I will probably have to move at some point due to the rent... My income has not kept up at the same level as my rent increases. The bad reviews sound like sour grapes... Bottom line: If you are a CONSIDERATE and RESPONSIBLE neighbor, you will LOVE it here!!! If you think that your actions don't affect others (ie: stinky cooking, not picking up after your dog, letting your dog bark, late night loud music, or slamming doors) then move into a HOUSE! read more

I lived here from '98-'14. Recently I had some family concerns come up and had to move out rather suddenly. The Arbor Lakes management team was helpful and gracious in assisting me, which I was really appreciative of as I had a lot on my mind besides leaving the complex. I'll miss this place. During my time there, I typically had some pretty good neighbors. For the most part, the apartments are pretty soundproof, so there's plenty of peace and quiet to be had if you wish. The grounds are well maintained and refreshed often. Hallways and public areas are kept clean and modified as needed with paint, carpeting and the like. The apartments were all refurbished in 2010 - 2012, so the cabinets and appliances are relatively new. The maintenance team is prompt and responsive. One of the things I always appreciated was how early and often the snow was shoveled and plowed during the fiercest of winters. If you're looking for a great place to live with nice facilities and a responsive staff, this is the place for you. I would not have stayed there as long as I did had that not been the case. read more

I lived here for about a year and a half and have mixed feelings about this place. Although the rent was pricey, the apartment was beautiful and everything was in really good shape. The maintenance staff was awesome, I can't say enough good things about them. Snow was always removed promptly, grounds were very well maintained, etc. The pool and the gym were also nice. Never had an issue with parking and always got a spot in front of my place (on Bloomington\ Wilke road side). Always felt safe. My complaints would be about the office staff. The ladies that work in there were so stuck up. Granted, you rarely needed to interact with them, but even if you needed to do something as simple as pick up a UPS package, it felt as if they were so inconvenienced by it. We needed to drop off a document to them, my husband left his job early to be there by the time the office closed. We were specifically told that if he got there 1 minute past the time the office closed we would find a locked door. Not that I would expect them to hang around late, but I would think a 5 minute grace period wouldn't be asking too much. Especially since they were expecting us. After moving out, trying to deal with them to get a landlord verification was like pulling teeth. The only reason we moved out was because we had a baby and the place became too small. Otherwise we would probably still live there. I would also recommend it to a friend. Would be 5 stars if I didn't have such a miserable experience with the ladies in the office. read more

Really great homes! I have lived here for almost 3 years and I love it! Im on the second floor don't really hear anything, no water leaks, no bugs at all maybe one or two spiders I've seen. Love how open and homey it feels. Maintenance for the most part is good but they can be a pain when they think they are right but they are not on certain things. Office is really nice, only one main lady to stay away from who has been there for a while and always has an attitude. Buildings are clean, the main property could be better with landscaping. Maybe more colorful flowers etc . Pool is really nice! But they definitely need to have longer hours. Most people work until 6 and then by the time you get home the pool is closing it should at least be open until 9-10pm like other apartment complexs I have lived in. They have some resident parties but that's nothing to ride home about. Overall good experience they just need to make some of those things better and it would be great! read more

Yes.. this is where I have called home since June 2006... Awesome Maintenance staff... which of course means stuff breaks.... Nice Lake in the back yard, if you are lucky enough to have one.. or stupid enough to pay more like me :) Lots of exercise... cause you will never find a close parking spot... and if you do once you pull in, you will realize that the nice person with an 02 Saturn with a "hug a tree" sticker took up 2 spots.... Not to mention 1 washer/dryer for 8 units... Nothing included with the rent... except water and trash. Dont get me started with the ghetto next door with a ricketty fence put up to "block" the view of the people there... Oh, and the neighbors that like to cook cat, its always smelly. Yes this is the place we called home until about 2 weeks ago. The apartment itself is great!! the amenities are wonderful, and the staff is awesome. Needless to say our neighbor was held at gun point about 2 weeks ago. The guys came out of the Glenn Oaks apartment complex (go figure) We moved here thinking it was very safe (it's Arlington Heights!!!) I have felt safer in a pretty shady part of the city where we moved from. The police actually let us know that the Glenn Oaks complex is the Cabrini Green of the suburbs. If we knew that Glenn Oaks was that bad, we would have never moved here. The only thing I can say is don't live on the Glenn Oaks side of the apartment complex. There are always older kids hanging around the parking lot and it's very dark at night. We suggested a few improvement to the Arbor Lakes Management, but have not seen anything yet and it's been over 2 weeks. They obviously don't care what happens to there tenants and are way too cheep to make any improvements to the parking lot regarding extra lighting!! read more

I've lived here for a little over a week and I have a few things to comment on. When my furniture was delivered, the company was only able to deliver it to the front door. I had to pay $250 more for them to set it up in my apartment. It's not large furniture (so I thought), so I thought I'd be able to do it myself. So once it showed up, I realied that it was MUCH bigger than I remembered. They got it as far as the sidewalk and I wondered how the heck I was going to get it in my apartment. I called the leasing office and talked to Michelle, asking if it was possible that a maintenance man come and help me. Before I was able to hang up the phone, a man was walking towards me with 3 others behind him. Mike and his crew were there so fast I couldn't believe it. They were extremely helpful, careful to not break anything and they even took away the plastic wrap and crate the furniture was on. They made sure to let me know that if I needed any pictures or tv's hung, to call them if I needed help. A+++ Today I had put in a maintenance request at 4p. It wasn't on the high priority list. I got home from work tonight and IT WAS DONE ALREADY!! I thought it would be at least a 24 hour turn around. I was so happy when I got home, I had to write this review. Granted it's only been a week that I've lived here, but I'm really happy so far. My apartment was immaculate when I moved in, it's very cute, the people here are really nice, I like it a lot. The location of the property is good, which is probably why most people live here. The rents are expensive, and they do not pay any utilities. The complex has rules in their lease about the dog breeds that are not allowed and they do not abide by them. There are a lot of small, very loud dogs, and I know of a few people who were bitten by them. They do not take much action against anyone who has noisy dogs or a tenant who doesn't care properly for their pet. In the Summer time, there are issues with bug/fly infestations. Maintenance will caulk a few of the open areas, but the insects still make their way in, and as a tenant, you will need to figure out a way to seal the cracks. There have been unauthorized people entering into some of the buildings, thus creating an unsafe environment. There are much better places to live and I wouldn't recommend this complex. read more

This place, I called home for 4 years. It is a very nice complex, people in general are very nice. Management is nice and professional. Their maintenance crew simply rocks. The premises are very well maintained. Lots of vegetation. There are posts with doggie bags all around the complex, so no excuse people, clean after your pets! On the side were I lived (right on Bloomington) there was always parking. The pool is to die for. So nice and clean. They have an annual summer party were management and the maintenance crew cook for all the residents. They have games for the kids (and adults). They try really hard to have a sense of community. The gym is nice too, little but very convenient. If it wasn't because I purchased a home, I would probably still be there. For the person that wrote that they were stereotyping because they are Indian and management mentioned something about their cooking, no offense but it is very clear on the documentation they provide, for respect to others, regardless if you are from India or Mexico (which I am from and by the way our dishes can be pretty stinky too) or Poland, etc, if you are going to cook and use very strong spices, PLEASE! be respectful, open your windows, those spices are way too strong and they stay all over the place. If you cook with the vent off and windows closed, why should the rest of us have to stand the smell?? If you don't like it, buy a house, otherwise, be respectful, open your windows when you cook or heat up your food. That's all they ask for. Nothing to do with being racist and more with how bad certain foods (all foods that require strong spices) can stink up a place. read more

I don't normally review things - but I made an exception for Arbor Lakes. My wife and I moved here from California and have lived at Arbor Lakes for the past 3 years, and will be moving out very soon (much to our great dismay). To say that living here has ruined other apartments for us is a profound understatement. The apartments themselves are reasonably priced for the area (even more reasonably compared to places like downtown). Whenever we had friends visit for the first time they were always shocked at how nice our apartment was. From the kitchen to the bathroom everything felt like a freshly renovated apartment despite that not being the case. We had the 1 bedroom with the fireplace and the size was phenomenal especially with the open floor plan. We never had any appliances break down, or any issues with the apartment itself. When we did have small problems (e.g., wanting to install a bike rack in the storage unit, putting up floating shelves) all we had to do is put in a maintenance request and they would show up the next day to take care of it. And can I just say, the maintenance staff (and all the staff really) are incredibly friendly and considerate. Great group of people that always made me smile when interacting with them. The area is perfect. We absolutely love living right across the street from a forrest preserve and nestled in a residential neighborhood with plenty of young families and a wonderful park with a small lake. Super safe, super laid-back and wonderful suburb life. It's close to several other forrest preserves as well - so if you like walking or biking, this area is perfect for you. On top of all that you are super close to major highways as well as several major shopping areas and a wonderful selection of grocery stores (Trader Joes, Costco, Target, Mariano's, all within 10 minutes), and restaurants (with everything from Greek food to sushi). The amenities were exactly what we were looking for. The pool is great and a lot of fun, never over crowded, always clean with lots of patio space for lounging about in the summer. The gym is small, but in the height of our "lots go work out" phase (3 times per week) we never saw more than one or two other people, so there was no want for space or machines. Same goes for the tennis courts, great facility and we never had problems getting to use one. We never had to wait for a laundry machine (conveniently located right outside of our door), or see anyone claim or wait for one, due to some magic by which all the people in our building had different laundry schedules. The community is also fantastic! All our neighbors were from different walks of life (some retired, some young couples, some big families) and were wonderful people to have around. Despite many of them being large sources of noise (several dogs, screaming children) we never heard anything! The only times we ever heard any noise from anyone was when we were walking through the halls. In the apartments themselves it was always super quiet (although I do apologize for being "that guy" who plays guitar a tad loud). The community life planners also did a fantastic job of creating events that were fun and frequent, catering to all types of interests. So, rather than make this essay longer than it already is (sorry for that), let me just give you this: TLDR: If you choose to live at Arbor Lakes, for a short time or long, you will never regret your decision. They say cost too much for security or to do anything call the police, which has been done numerous times. Still taking place. Have tenants that steal from other tenants. Would not recomend. We can't even go out on the porch (yes we close the door behind us immediately) without having to hunt them down in our apartment later. I lived in this complex for about 4 years. The first 3.5 years were great. Management was absolutely awesome. Then that changed. The new property manager was a lady named Michelle Crowelle, who made my life a living Hell. I am of Indian origin and Ms. Crowelle got it into her head that I was causing "curry" smells to emanate from my unit and stink up the hallway. Oh no, she was not stereotyping at all. She just happened to smell "Curry" in my hallway, and I just happen to be Indian. Notwithstanding the fact that I am vegan and eat mostly salads and fruit. She also wrote me a nasty letter saying she visited my building at 11AM one day during the week and could smell "curry" in the hallway. I replied to her asking her how she could have smelled "curry" at 11AM, especially since I was at work downtown in the Loop during that time? I also offered to move out immediately if she was going to harass me with her ignorant prejudices. No response. I called and left a message. No response. She could not have picked a worse time to harass me, since my Dad had been diagnozed with terminal cancer and I was flying back and forth between India and Chicago. I decided enough was enough and moved to the City. Have been here almost 6 years and LOVE it. I own a condo in a high rise and the people and Management are fantastic. Most of the residents in my building are Indian or Asian since I am close to Northwestern. Noone has made any stupid comments about "curry" or other racially motivated stereotypical nonsense. Absolutely the worst management team around. Made an appointment for Sunday December 16th at 2pm to see a 2 bedroom rental and was highly disappointed when management decided that writing a small note inside the leasing office stating that the office had an emergency which is understandable had they communicated that with their call center as they've had this emergency since Friday afternoon and we had made this appointment on Saturday afternoon. What would the call center be used for if not to schedule appointments for the building and to notify residents of this issues. The call center had no clue that they had been closed since Friday and I'm guessing who's fault is that? Oh yeah the management team that decided to write a note INSIDE their office and didn't tell anyone about it. This just shows how the management team is unorganized and how they will be throughout your rental agreement. NO THANKS. I'll take my time and money elsewhere read more

I have lived in here for a year. I didn't have much time when looking around for apartments and I was relocating from Ohio. The staff at Arbor Lakes was exceptionally helpful! The space is amazing, perfect layout in my one bedroom with vaulted ceilings. I never hear my neighbors unless they are coming or going in the hall. Even with living in a building close to Lake-Cook road, it is very quiet. I like that only 8 apartments have access to each building, I feel completely safe living here alone. The ground are always well kept, I even have a little steam outside my balcony that runs peacefully in the summer. The pool is wonderful; not huge but I have never noticed it being too packed. I love that bags are provided all over the property for when I take my dog on a walk, all the pet owners are very responsible. My neighbors are kind and many actually came to introduce themselves when I moved in. The nature preserve across the street provides amazing running, walking and biking paths. It is very easy to get to nearby shopping but it doesn't feel like I am in the middle of everything. The maintenance team is stellar. They come in a very timely manner and are kind. The community organizers are just getting started back up but have held a very yummy free breakfast and a fun trivia night. Having laundry in the building is such a blessing and the additional storage space is quite helpful. I really love living here, it is a perfect first home for me. read more

DO NOT LIVE HERE. This place is Pathetic. I moved here from Zion because I love the area and happened to see Arbor Lakes. It looked decent and back than the prices were Alright. Now that its been almost a year, this place sucks. Management is Rude and very forgetful. If you have an issue with something, you better forget it because they tend to forget and slack on everything. But make sure your on your toes, because they will Bite You in the butt for everything that they can think of. Nothing but dog poop everywhere and potholes that I think they will never fix. I thought the area was decent until people told me of the mystery people who are wondering our parking lots at night and checking our door handles, or waking up one sunday morning to find beer bottles all over your car, Odd isn't it? Not a great place to live and every time you renew your lease, they'll probably jack it up another 100 bucks. For the price you pay here, you can pay a Real mortgage and have a nicer home. Way too pricy and you REALLY do not get what you pay for here. Not at all. Can't wait for the lease to be up, thats for sure....the clock is still ticking. (sadly) read more
