Super clean pool, a free Amazon Hub at a decent price, and everything well kept My guide Jasmeen was knowledgeable, friendly, and supportive, and the residents were nice enough to greet me. I ended up going with another option that fit my needs a bit better, but Arbor Pointe was definitely top of my list for its lovely community and staff. Well worth a visit. read more

I have been here almost three years and cannot recommend this place enough. The grounds are kept clean, and as an older woman living alone with my cats I have always felt safe. Mr. Lippincott is the leasing manager and has never failed to solve any problem I have dropped in his lap, and his team are very courteous as well. I personally think they should be paying the tenants that live there not the other way around. This place feels like home. You can exist in a community of apartments but here it's a community of families that makes it a home. Before moving here my partner was a tenant for five years. When we decided to move in together we looked at all the existing complexes and homes that were for rent. We had agreed what was necessary in an apartment / house and Arbor Pointe was top of the list. What sealed the deal is their attentiveness from start to finish when signing the lease. Indiana was accommodating with my schedule since I was living in Richmond at that time. Finalizing the paperwork was painless and a breeze being the leasing team organization. An added touch, you can spin a wheel to win a welcome prize and we ended up coming home with a ring camera. Like that we moved in! Marissa, John & Indiana put together community events that bring the families together. Last night for instance they went above and beyond with a Halloween Trick or Treat bash, customed decorations for stopping stations along the treat trail, and more! What stands out are the little things. For me the little things this complex offers is a huge impact in feelings about living here. Jay, JP and maintenance staff are quick to response to any apartment or facility issues. I love using the Active Building app to keep up to date with our service requests or notifications the leasing team sends. Another plus is they allow pets. There are pet stations conveniently located in different corners; our neighborhood is respectful and we discard, keeping our lawns clean. We live in a gated community, security cameras, an Amazon package center, a small gym, pool, plenty of open parking, fireplaces, in home washer and dryers, one designated parking port, playground with bbq pits, and a clubhouse with WiFi and treats. Location is prime here too. Sits right off the 50, close to two grocery stores, gas stations, American River, Folsom Lake, bike trails and minutes away from plazas. Best yet we're but a few hours away from Tahoe or Yosemite. There's no place like home. read more

We lived in a 1 bed 1 bath apartment for a while, unfortunately we regretted signing the lease afterwards so we had no choice but to to ride it out and make the best of it. The manager and leasing agent are never on the same page and do not communicate with each other or the potential tenant they are working with. The apartments are gated, decent but not worth the high price. What we did not appreciate regarding our move in process: It takes a long time, the whole move in process, so please plan and save your rental application is only good for 1 MONTH, and you may have to pay again and redo everything if the process has not been completed within a month. They do not communicate this to you until last minute. So you have to be pushy to expedite your application process if you really want to move in. Oh and if your rental application expires; the amount is non refundable. So you waste money and have to re-pay they charge a holding non refundable amount regardless your move in process they claim its your responsibility to pay and get the carpets cleaned upon move out. If you dont get this done then you get charged they need 21- 40 days to mail you a check if you have any money refundable to you when you move out the only good experience was MAINTENANCE, they were very prompt, friendly and respectful if the managers happen to see you around the complex, they are rude and very unfriendly and most neighbors are as well make sure you request to get your filter for the AC changed about every 4 months. We never knew this was something we had to put in a work order for. they have a hub which you can sign up for, where your Amazon packages are delivered, this was nice and keeps your delivery safe, just dont wait too long to grab your packages lawn care is every Monday morning around 7am-8am, very loud if you're trying to sleep there is a annual inspection in a random middle of your lease where managers come in when they want; without respects to your personal home and space please be aware they do a so called pre inspection when you are getting ready to move out and another inspection after you move out ( which seems unreasonable and unnecessary) like you already moved out and cleaned everything, this was odd and we were not communicated about this ahead of time Happy apartment living! read more

Marissa is the best Property Manager I have ever worked with. Oversaw the property during the night hours for a while and she was always very receptive to my opinions, gave me feedback to improve and overall just a fun time working there as a Contractor. The tenants are treated really well. There aren't too many apartment complexes that have events for their tenants, this one does. Since I oversaw the night hours I can attest that the area is very safe; It is also very quiet (parties are not allowed) and the tenants all get along. The place is clean. I have been in management my entire adult life and I can not say enough about what an amazing job Marissa and John do at running this complex. Professional yet personable! We moved here in 2021 and since we arrived we have experienced nothing but THE BEST management and maintenance. The office staff, John & Marissa, are extremely personable, understanding, caring and responsive. Response to email is less than an hour usually and maintenance requests are often done within 24 hours unless major repair. We have had 3 maintenance emergencies happen on a weekend and every time someone from staff came to our apartment to assess the situation and let us know the game plan. They don't "bandaid" fix issues - they do whatever needed so it's a lasting solution. When security issues arose, they took immediate action to get a new security company and increase their presence. We are very lucky to have a home here. read more

Manager Marissa was harassing and questioning my guest and disclosed my personal Information to my guest, other apartment tenants and maintenence staff when I was not present. I called the office to address this and she became very hostile towards me and questioning personal information and made me feel uncomfortable with the living environment in this complex. read more

Been here about a year and like it. I have also referred family members that have led to them living here as well. Feels secure and is well lit at night. Maintenance has been responsive when needed and the pool seems to be kept pretty clean despite rumors of nonresidents coming in somehow and using it. Was happy to see security cameras recently installed due to vehicle tampering and theft activity in recent months as my vehicle was targeted as well. The gym is small and basic with good equipment and TVs just recently started working. My only ongoing suggestions would be to move the treadmills and elliptical back away from the wall at least 6' utilizing office floor cord protector strips so people aren't walking behind us when working out and moving the window locking screws back about 4" so we could have the ability to slightly open the windows for some air and some degree of fresh air circulation as an enclosed room gets very stuffy with several people working out at the same time, especially in a post Covid world. Im considering living here for another couple years as it's close to necessities and my job. read more

Roaches. Roaches, roaches, roaches. They will take great care to tell you that there are certain species that live mostly outdoors and there's nothing to be concerned about. No one told the roaches that they prefer it outside. If they have to be sure to let you know that you'll see roaches in the initial interview, that should tell you something. Your car *will* get broken into. It's a sizeable complex and security likes to relax in one spot. Maintenance people are great, no complaint there. It's a good thing that they are, because you'll be requiring their services a lot-in the years I've been here something requires their attention every few months. There's more, but I'd prefer not to post because the office is definitely petty enough to seek retribution. Get rid of the bugs and the office staff and it would easily be 4 stars. read more

I picked a great place to live for my first apartment living experience. It's nice and quiet and the community is kept up nicely. The office personnel are very friendly and helpful. Maintenance request has always been completed in a timely manner. One person for me stands out. Her name is Indiana. She is always smiling and very helpful and personable. Having lived here for 10 years now I can narrow down the 2 major aspects why I call this place home. First, location is fantastic. I won't go into the long l of everything half a block from my door but even more convenient highway 50 is just 3 stop lights away that connects me to everything else. Second is the management and staff. This is the 3rd or 4th and I honestly hope they never leave. The family and I moved here almost a year ago and we were so happy. Within 2 months these dark spots started coming through the walls and doors. The carpet was cut and put in quick that it's not fitted so little visitors come through the carpet. Our refrigerator works okay but the tracks on the door to hold condiments was glued in over and over so its built up glue so it's always coming off and I'm losing so many glass bottles. (I stopped using the door for things) Also the main room with the walk in closet gets either too hot or too cold. The windows ARE NOT double paned. Even in the cold rainy season so much cold air gets in and using the heater don't help only makes the bill really high. Also they let bigger dogs stay here which I dont mind because I love dogs it's just that I seen a bigger dog attack and hurt a smaller dog and called the rental office and was told they cant do nothing. Being a apartment complex owner/worker I'm sure there is things you can do. I just worry for my kids safety. Side note: remember to lock your car doors because my car was broken into just to find out security was "chillin" sitting in his car not doing nothing. read more

We've been here a year and our lease is ending. We're kind of sad, even though we're moving to southern california. We'll miss the peaceful ambiance and the welcoming staff here ... We only lived here a year before renting a house but in that one year, I can say that this is the best apartment complex I have ever lived in over the years. 1) Maintenance requests are answered quickly and most of the time the same day. 2) The facilities are clean 3) Management is very approachable and helpful to any questions or concerns you have and will answer you right away. I swear I sent them many emails during the year and they answered each within a day and responded to all of my questions. 4) The apartment complex is quiet. Very quiet. I have lived in different complexes growing up and remember loud music and people hanging out in the parking lots. Here, people are respectful and you will have peace. 5) The complex is very secure. Never experienced an issue with theft or burglary while here. I guess the only cons really are: 1) The tennis/basketball court is very outdated and worn out. It looks like the originals from when the place was built. 2) The playground isn't really a playground and is just a slide. Most complexes have a swingset, slide, monkey bars, etc. but there is only a slide here. If you have kids, you will most likely be taking them to a nearby park like we did. read more

New management as of 2017. They will nickel and dime you in any way possible to keep as much deposit as possible, expect to lose at least 50%. They have been under construction for almost 2 years with minimal communication on how long it will take to finalize, originally set to finish April-May 2017, it is almost October and no end in sight. But don't worry, "they priced their units lower due to construction." They send notices about not having any decorations visible from outside your unit, which includes your balcony/patio. Their hot tub jets are non-functional, they say that the county inspector set their jets to a lower setting....conveniently after children broke the jets by putting bubble bath into it. Very little parking in most areas of complex, broken sprinklers flooding walkways at night, dog poop everywhere, no recycling dumpster at half of garbage areas. This place might be a decent complex in 2019, otherwise, STAY AWAY! read more

Just wanted to take time to review Arbor Pointe Apts where I have resided for the past 5 years. I know people are usually quick to write reviews when things are not right or when people are upset but we don't nearly take time to write reviews when things are great. I want to credit Arbor Pointe Management and staff for making my residence so peaceful and accommodating. It's one of the few places that I have resided where the entire team with the maintenance staff is on top of it. Whenever you walk around the apartments everything looks clean and tidy. Anytime I needed a service call to fix anything they are on it , usually within a couple of hours. Any time you email them they have a real quick response time. One thing I do appreciate is they do follow up emails for all service calls to make sure everything that I needed done was done. They really put their residents first. Yesterday when I was leaving the complex I saw the manager kicking intruders out herself. That shows me the care and safety the Arbor Pointe staff has for its residents. From the bottom of my heart I want to thank you guys in the front office, the management and maintenance for doing an incredible job and I look forward on resigning for another year come time. Alright y'all! We here to break the mold! We have been at Arbor Pointe going on 10 years and have had our share of good times and bad times like everyone else. However, one thing that stays consistent regardless of the situation is how bad ass the front office has been and what a machine Jay the maintenance man is. He is the most underappreciated guy on this premises when it comes to residents. People have these expectations that they should jump to the front of the line when an issue arises need to take a trip back to reality! I have never had an issue that hasn't been solved by Jay and he has always been super courteous and very attentive to the maintenance request. If I listed all of the things he has come out and handled for us in the 10 years we've been here this review would turn into a giant novel. We have been through 3 or 4 different property managers since moving into our unit but the most recent duo has been nothing but amazing. You have to give people the benefit of the doubt when they inherit all of the issues of an Apartment complex that has been neglected for quite some time. I really appreciate the drive to make the community a better place and the office staff showing a bit of pride in the community and wanting it to be an inviting place. Most people want to review when things go bad... but never take the time to give credit when credit is due. Well.. CREDIT is due. Thanks for providing a peaceful community to live in! read more

Pros: The maintenance workers are very friendly. The place is nice and quiet. They have security to patrol the area. Nice pool area and basketball court. Lots of parking spots. Not so thin walls. Mail man is very Friendly. Club house is only $50 to rent out for the day Cons: The walls and fences on some of the apartments are outdated with paint chipping off. The inside of the apartment that I rented was also outdated. Management will do everything they can not to give your deposit back in full so EXPECT only HALF your money back. They will charge you for pity cleaning and painting once you moved out and even after you cleaned the place. The rooms are over price for how they look. You have to pay smud, pge, sewer, trash, and water which all adds up. A lot of the residents there love to speed in the parking lot. read more

I lived here several years ago. This was one of my favorite apartments! I had a 2 bed, 1 bath model upstairs, near the back of the complex (my bedroom window faced the street and National Guard). The layout was very efficient and spacious, I had a washer/dryer in the unit, the rent was great, and the staff were attentive. I never felt unsafe there, and I thought it was quiet (I'm a picky sleeper!). There's a lot of fast food nearby, but also some really great Asian places within a couple miles. I love the arbor pointe apartments!! We've lived here for about 2 years we would be staying longer but we're making a far move!! Our last apartments were a nightmare and these apartments and staff have been so nice !! The maintenance people always came to fix things when they said they would ! ( which nothing ever really broke ) they even gave us a cute plunger when we first moved in , it was cute and funny !! They also do Christmas events for the kids and Halloween stuff with bounce houses and to visit Santa !! One time they also did a food vendor day where they brought food trucks out and gave us a voucher for a free meal ! They are pet friendly and there's dog waste baskets and bags threw out the property , there's a pool which my kid loves and is always clean , the hot tub is nice too ! They've also updated all the park benches and looks like there new bbqs !! I wish I could stay longer arbor pointe has been so welcoming ! The inside apts also have granite in the kitchen and a nice pantry for a lot of food space , it also has storage on the porch which I thought was awesome !! Also the washer and dryer in the unit made it nice so I didn't have to lug my laundry around to a facility to do it!! Everything is always nice and green and beautiful on the outside !! It feels weird to review a place you've lived. If 3.5 score was possible, it'd get that. The staff in the office was always nice and the place had great landscaping and beautiful trees. The actual apartment was spacious and well maintained. The rent was completely reasonable. I think overall it's a great apartment complex! The downside: the location. It's crap. A mile down the road in either direction, you approach the ghetto. There were always fire trucks and ambulances racing by. There is a run down shopping center backing up to the complex and the only food around is fast-food. Thank god for the decent Starbucks otherwise I would have felt like I was in no man's land. Also there was this giant eyesore of a van that was there for the whole year in the same parking spot. It was completely graffitied and right in the middle of complex for everyone to see. I had to convince my mom every time she visited that I lived in a safe place. read more

At first I thought the apartment was a dream come true . My little family and I waited a whole year to be able to move in when an apartment was finally available. We were moved into an upstairs unit with a toddler and a very angry downstairs neighbor. The neighbir repetitively approached our door at late hours accusing and threatening. Management did nothing. We then found mold in our window which escalated super fast. Notified management and a month later they began to try and repair but by then the rain was out of control . Fast forward to them moving us to a beautiful apartment. Low and behold now their are roaches!!!!!!!!!!!!!!!! We just can't seem to catch a break here. Yes we are currently looking to move. Not trying to be a negative Nancy but I wish I would have seen a review like this before making my decision. read more

I have recently moved out Arbor Pointe Apartments due to my husband and I being new home owners! We lived there for two years and was sad to leave. We, absolutely loved the one bedroom, second floor, large patio surround by trees that kept some privacy and shade for us! The unit has beautiful granite counter tops, great gas stove/oven and love the convenience of having W/D in unit. Oh! Plus a storage unit off our patio! Our time living there, we really enjoyed meeting our great neighbors and the very friendly maintenance workers! Maintenance issues were dealt with, generally the day of. Thank you Jay! Having Marissa come on as new property manager was a blessing for ALL of the wonderful upgrades she has put forth on the property! With so many dog owners, you don't have to look far for dog bags and drop spots for filled bags. I noticed she is giving new residents with dogs cute little doggy bag holders. As we were in process of moving I notice she has added all new patio furniture! We had spent many days enjoying the pool and evenings in the spa under the stars! read more

I have lived here for about 7 years. The managers have changed, and for the better this time. The manager and assistant and maintenance are all very nice and knowledgeable. We have new workout equipment and lots of dog waste stations throughout complex. Super easy access to grocery stores and dog park a short walk or drive away. I love where I live now, I was going to not renew lease this year if this change didn't happen. I highly recommend if you want a clean, no ruckus place. Recommend OFF LIMITS TO MILITARY. This apartment complex is a complete disaster!!! Recent construction was performed by unlicensed workers, resulting in crumbling stucco and broken railings. Rent prices are 30% higher than the value of the property. Staff discriminate and forget to do repairs unless you bribe them. All appliances are 20+ years old and require constant maintenance. There is 0% insulation so you can hear your neighbors conversations, and your electric bill goes through the roof ($300+ a month for heating/AC). Also, the AC stops working every couple months so you have to sleep in an 85°F apartment even when it is 70° outside (have to love how wood radiates heat well after the sun goes down). The apartment will be 60° or less in the winter despite running the heater. Countertops are made of cheap peeling laminate, which is not only ugly but horribly impossible to clean. Dont bother calling in for help when ants invade your dwelling. The staff will not resolve it. You will have to find your own way to fight them off. Wasps build nests in the rafters in front of the apartments, and the staff won't eliminate them. I have lived here for 5 years and know most of my neighbors. I have never met or heard of any of the other people who wrote reviews for this place. I'm pretty sure they are fake. read more

I lived here for 4 years. I recently was contacted by a few people who still live in the building I was in telling me about the Asbestos contamination. I called the front desk the who answered lied and said it was a big rumor until I told them that I had pictures of the contamination signs in 2503 then they came forward and said it was true but it "Wasn't a big deal, it was just a little bit of Asbestos". The sad part?? That even though 2475 and 2515 were built at the same time from the same materials that they won't be testing either building. In the fine print of the lease you waive your rights as it says that the building may be contaminated with Asbestos as the building was built in the 1970s. Pretty disgusting as my neighbor at Arbor who was a long time resident DIED of lung cancer. I hope someone sues this company for the negligence! read more

Can't really complain too much considering we are going on our 6th year of living here. Not too excited about the recent spike in the rent ($300/month), but so goes the market! The maintenance staff here is nothing short of friendly and prompt... We have had very few issues in our time here, but any time we have one Eric and Jay come to the rescue. Neighbors as of late have been quiet and courteous. I frequently have issues accessing my parking spot as people tend to think that the curb directly behind it with the "No Parking -- Tow Away Zone" sign makes the perfect spot to park since open parking is apparently too far of a walk for them. Be careful going out on to the main road, as people tend to treat it as a racetrack. There is a fire station nearby, so be prepared for that to frequently go by with the sirens blaring, especially if you are close to the main road. Lately, we have noticed that it's hard to pin down a good time to go into the office should we need to (noted when checking the mail at various times throughout the day), but if you come by while they are there they are nothing short of friendly and professional. We have seen quite a few people at the front desk over the years and have not had any issues with any of them. All in all, not a terrible place to live and it's somewhere to call home if it fits in your budget! read more
