    From the moment you arrive there's tranquility. When the door is opened to you, you will feel like family!There's nothing pretentious in this vintage home! Its filled with warmth & compassion of the Innkeepers. "Uncle" Wilfred guides you through an enchanting experience & "Aunty" Veda fills you with the most delicious food! Its filled with comfort & attention to details. I looked forward to my next visit & hope to bring my family for the holidays!

    The most delicious breakfast! You can tell how much pride and love is put into each meal!

    Had the most wonderful stay! You feel like you're visiting friends when you stay at Arbor View! We love enjoying the most gracious hospitality and delicious breakfast, made with love. We look forward to this special trip every year! We Cannot wait to come back!

    My husband and I just returned from a weekend escape to the North Fork to celebrate his 40th birthday. I chose Arbor View B&B for our stay mainly because it was a last minute decision to travel out east and on such short notice, they happened to have had one room available (there are 4 rooms to select from in the house) where most places were booked. I was comforted by the positive reviews I found online and the fact that it was a b&b. Since having kids, we haven't been able to enjoy this kind of lodging. Everyone looks at things differently so what appeals to one doesn't necessarily appeal to another. The house and host met and/or exceeded our needs. We had a clean room, fresh towels, a/c and ceiling fan, comfortable bed and a huge breakfast! Coffee was served at 8am in the living room and breakfast came closer to the 9:30 timeframe. We ate outside on the patio with all other house guests and the innkeepers themselves; Wilfred and Veda. Some find this odd, I find it charming. If you want to be unknown, stay in a motel or hotel. This is one of the nice quirks about staying in a b&b. In the late afternoon, tea or water and a sweet treat (day 1: tea biscuits and brownies, day 2: brownies) as well as a savory snack (day 1: turkey meatballs and spanakopita, day 2: pigs in a blanket) are served. If you stop back at the house, these treats will await you. All food is lovingly prepared by Veda. If you are looking for a memorable stay by Greenport and all the vineyards, be sure to visit Arbor View.

    Staying at the Arbor View really made my boyfriend's and I anniversary extra special! The grounds and rooms are amazing, plus the fresh baked cookies upon arrival did not hurt! The hosts Wilfred and Veda are phenomenal!! Wilfred will keep you entertained with his stories and knowledge of the area. Come with an appetite, because Veda is an exceptional cook and her breakfasts are the best I ever had at any B&B! They both provided us with excellent recommendations for dinner, wineries (including vouchers for complimentary tastings!!) and the beach. Really enjoyed my stay, it was like a home away from home.

    stayed at Arbor View 8/23-8/26. What a pleasant experience. Innkeepers Wilfred and Veda are great hosts. Very warm and welcoming. Each day starts with coffee at 8am but the highlight is the breakfast which usually gets going around 9:30am. This is not your bagel and cream cheese breakfast. I'm talking scrambled eggs, mushroom and spinach omelets, turkey sausage, freshly baked biscuits, french toast casserole, fried plantain, avocado, tomato and cucumber salad, etc. The innkeepers sit down with you and the other guests and we all eat together and have great conversation. This is something very special that I have not experienced before at other B&Bs. The grounds are beautiful. Plenty of space to relax and read a book or meditate etc. Arbor View is in East Marion but it's just a 5 minute drive to downtown Greenport and about 20 minutes from Orient State Park and Beach making this a prime location. Innkeepers are very knowledgeable about the local vineyards and the restaurant scene. The rooms are quaint, with a warm feel. This is the place to be. Will definitely be returning!!!

    I stayed at Arbor View House Bed & Breakfast 9/3 and it was the perfect rest and relaxation I needed. Proprietors, Wilfred and Veda, provide a warm welcome. They are well connected and knowledgable about the North Fork community, wineries, and restaurants. Whatever you tell them you are interested in doing, they are quick with recommendations and directions how to get there. Hopefully the photos I share will adequately illustrate the warmth and beauty you will be surrounded by at Arbor View B & B.

Forget that the breakfasts are better than anything else you will eat for the rest of the year -- though it should be noted that the food is both original and familiar and you will not be able to stop eating what you're served, even if you're not hungry. (And as an aside, for those of you who come here and need many hours of recovery from eating and wine tasting and other gluttinous pursuits, Donna is not strict about the time breakfast is served. Hey, this is a B&B, not a weekend in army boot camp, okay? And while Donna is the most generous soul, you had better respect her and the time and effort she puts in to making you happy! Or else you'll hear from me! ;) ) I CANNOT STRESS THIS ENOUGH: the greatest thing about this beautifully stunning old Victorian home is its keeper, Donna. The second you meet her, you'll think you ran into one if your best friends from way back! Her sweetness and generosity and ebullience and tremendous sense of humor are all showered upon you and the only thing you'll regret is that you have to leave. But you will tell everyone you know about this place and right after you leave, you'll be thinking about coming back. Anyway, I'm writing this on the last night of our three-night Labor Day stay and while I am looking forward to eating nothing salads and celery sticks for the next week, I am sad to leave this house, which already feels like a second home. Everything around here is small, personable and locally run -- adding to the charm of being out on the east end. Your options are a smattering of bank breaking bed and breakfasts, hard to acquire airbnb rentals, cottages by the golf course and a motel with one of the best views you've ever seen. The blue inn falls somewhere in the middle of those choices. Our room reminded me of a cozy ski lodge rental. Small kitchenette, exposed wood beams and a pleasing country decor. Rates were extremely reasonable (about $150 midweek off season). Everything was very clean and they even left us a surprisingly nice toiletry package with toothpastes, floss, makeup wipes, Q-tips etc. It's the little things like this, which I wasn't really expecting that really added a nice touch. Our stay was pleasant, however the noise level deserves a mention. There were folks staying on both sides of the room and at night I could hear bits of conversations about who knows what and both of their TVs blaring incoherently. Thankfully our neighbors weren't night owls or I would have not gotten any sleep. As for sleeping - the king size bed was cozy and mushy. I liked it but its probably to soft for most. Unfortunately, the restaurant and pool were not open but I wouldn't have minded checking both out had I been here during the summer!

The grounds and buildings are well-maintained. We had a second-floor room with steep stairs; no elevator. Breakfast is all carbs, only on weekends when we were there in mid- May; the restaurant was otherwise closed. The room has a small table with two kitchen chairs. There is no desk or comfy chair. The bathroom sink has no space to put anything by it. In our room, the toilet valve had to be manually reseated after every flush, and they couldn't fix it for the four days we were there. We might have changed rooms, but that seemed like a bigger pain.

I spent a lot of time searching online and kept narrowing it down between this and others, her website is also the best, very clear photos, online reservation.
