Our Hosts Veda and Wilfred were friendly and very attentive to all our needs. Beautiful well-appointed rooms. Incredibly comfy beds. Charming common areas with a lovely piano to play. All modern conveniences in a comfy welcoming setting. In the morning before breakfast, coffee and or tea is left outside your room. Just a few minutes from beautiful Southold, a short distance to many vineyards and just seven miles to Orient State Park. You will be treated to an excellent home cooked breakfast prepared with love by Veda. Each day Wilfred served us a big fresh fruit salad, OJ, salad with homemade dressing, followed by a yummy filling breakfast entre. The first day the entre was the best cheese omelet I ever had and sausage with home fries. The second day the entre was corned beef hash, biscuits, plantains, both days muffins, OJ and very fresh coffee. Veda is very accommodating to dietary concerns. When we were done eating Veda came out and we enjoyed wonderful conversations with both Wilfred and Vida. They are warm, interesting, knowledgeable helpful and welcoming hosts. Great location, excellent service, and the food is from another world! Veda made special Vegan Food for us, and made special efforts to meet our taste and diet. The Rose' room was small but clean and in best order. Wilfred is the most knowledgeable and curious person. The long talks over breakfast were refreshing and interesting. Disappointing to say the least. The hosts Wilfred and his wife were extremely unprofessional. Kept us up until 11pm with loud talking/yelling/cussing that could be heard clearly throughout the whole house. The beds were so uncomfortable I woke up in pain. We decided we could not complete our stay that we had booked and when we told Wilfred that we were extremely dissatisfied with the experience he began berating my partner and I, resulting in an hour and a half argument to try to get our money back. Wilfred accused my partner and I of lying about why we were disappointed with the experience and was using language like "oh grow up" and so forth. All while I am 7 months pregnant, exhausted from no sleep and terrible beds. He eventually gave us some money back, but did not handle the situation appropriately. He stated he gives refunds based on how much he likes the guests. He kept reminding us that he was not obligated at all to give us a refund and told us that he would not give us our money back many times. His wife screamed at us telling us to get out and Wilfred held her back from us like she was about to get violent. It was a very hostile situation. The only reason I gave 2 stars was because he did give us back some of our money, but it was a nightmare otherwise. He really did not want us to write a bad review and tried to bribe us with our money back if we did not write a bad review. He does not want people to know how unprofessional and corrupt his business is, but unfortunately, if you conduct business in such a manner you will get bad reviews. It was a complete scam. There are no massages as advertised on their Booking.com page, the beds are hard as rocks, and we ended up losing 500$ to this abusive man and his wife. Absolute worst bed and breakfast experience I've ever encountered. read more

Wilfred and Veda are phenomenal hosts! The room we were in was extremely comfortable, the fireplace made it even more cozy. Veda's breakfast is amazing. Makes you want to move in! Thanks to groupon Armin L. and I ended up spending here for three days and two nights during our spring break this year. This was the first time that I have ever been to a bed and breakfast so I wasn't sure what to expect. This place is on the same route as a lot of vineyards so the purpose of this trip was to get our wine tasting on. The house was very large and had a gravel driveway where we parked both nights. We were so fabulously awkward when we got there that we just circled the entire house like predators before finally ringing the bell (by the back door) We were greeted by Wilfred who (as we were several hours early), gave us maps and lists of wineries that we should go to and places we should go for lunch (the health food store/restaurant Market has a great chicken salad sandwich). When we made it back he had set out tea for us and very professional looking chocolate cake made by his wife Veda. After we went upstairs to our room which had a nice view of the back yard, hotel level towels, robes, free wifi, an electronic fireplace (holla!) and wine glasses for continued drinking in our room (seeing this made me feel better because knowing that you're staying in someones house, I never know if I'm allowed to eat in my room because I'm sure not allowed at my moms house). They had a maid who cleaned our room the next day and refreshed the towels. The bed was very comfortable and we had two extremely good nights of sleep on it. Breakfast was always large with homemade biscuits and muffins and plantains. They check what your food preferences are in advance so that you aren't served something you wouldn't eat. We had a seafood stew one day and turkey sausages. We were served fresh fruit before each meal along with fresh squeezed OJ and water and coffee. So essentially what I'm trying to say is that we were extremely spoiled in comparison to staying at a hotel but at the same time they were hands-off in the sense that you don't feel obligated to spend every waking moment with them when you aren't out and about. Wilfred is the primary entertainer who tels lots of insightful and funny stories and isn't shy about sharing his opinion on various topics. Things that could have been better (although they didn't warrant removing a star) - the floorboards were a little creaky so I felt guilty about moving around too much when in the room although Wilfred made a comment that you can't really hear anything - we couldn't find the iron even though we had an ironing board but we never asked for the iron I would recommend trying to stay here on a Friday/Saturday of Saturday/Sunday two night versus the Thursday/Friday because many wineries are closed on Thursdays and there is also a bus that can pick you up and bring you to multiple wineries so you don't have to drive. Armin and I just had a really awesome time and it made us see the advantage of a B&B over a hotel and the area around this is a nice change from the city life. read more

My husband and I just returned from a weekend escape to the North Fork to celebrate his 40th birthday. I chose Arbor View B&B for our stay mainly because it was a last minute decision to travel out east and on such short notice, they happened to have had one room available (there are 4 rooms to select from in the house) where most places were booked. I was comforted by the positive reviews I found online and the fact that it was a b&b. Since having kids, we haven't been able to enjoy this kind of lodging. Everyone looks at things differently so what appeals to one doesn't necessarily appeal to another. The house and host met and/or exceeded our needs. We had a clean room, fresh towels, a/c and ceiling fan, comfortable bed and a huge breakfast! Coffee was served at 8am in the living room and breakfast came closer to the 9:30 timeframe. We ate outside on the patio with all other house guests and the innkeepers themselves; Wilfred and Veda. Some find this odd, I find it charming. If you want to be unknown, stay in a motel or hotel. This is one of the nice quirks about staying in a b&b. In the late afternoon, tea or water and a sweet treat (day 1: tea biscuits and brownies, day 2: brownies) as well as a savory snack (day 1: turkey meatballs and spanakopita, day 2: pigs in a blanket) are served. If you stop back at the house, these treats will await you. All food is lovingly prepared by Veda. If you are looking for a memorable stay by Greenport and all the vineyards, be sure to visit Arbor View. read more

My hubby surprised me with a trip away (sans kids) in the lovely NOFO wine country. I can honestly say that, while we loved, loved, the wineries, restaurants, shops and beaches, what we enjoyed the most, was our time at Arbor View House with Wilfred and Veda. From the moment we arrived, we felt at home. And what a home it is. The history, restoration, timeless furniture and oh the bed. So incredibly comfortable (and I'm hard to please when it comes to a bed). Our room was delightful. Large, well appointed, with gorgeous antique furniture and vibrant fresh flowers. The jacuzzi bath, with rose petals and bubbly, was seriously romantic and very relaxing. Waking to the aroma of some of the best coffee I've ever had mixed together with the fragrance of the amazing meal that was to come, will forever trigger the memories of this fantastic experience. But above it all, was the hospitality provided by Wilfred and Veda. We did not want to leave.. Not because we wanted more wine or cute shops. We wanted more Wilfred and Veda! So if you're reading this, wondering where to stay, how to ensure you'll have an amazing time, remember that living and sharing meals with the locals is one of the best ways to explore an area. And it doesn't get any better than Arbor View. My first BnB. I never thought having bfast in your good day jam jams with strangers can be so....delightful! The hosts of the house (Wilfred & Veda) were absolute dolls. They were friendly and entertaining, but also respected one's privacy. I am not a big talker and they knew that, but they didn't make me feel terrible for not participating in general conversation. Our room (Merlot) was decorated with deep red tones and the bed was super comfy. We had our own private bath which was nice. The TV is incredibly small, but I guess we're not here to watch TV right?! If you are used to hotels like I am, this intimate way of travelling is definitely something to get used to. But once you've accepted that this is NOT a hotel experience and you are here to have a more "homey" feel away from home and make the best of it, Arbor View is a great place to experience this. read more

My wife and I stayed here recently after taking advantage of a Groupon offer that included two nights at the B&B, a coupon for one of two local restaurants and some additional offers at a bunch of wineries local to the area. We both really enjoyed our stay. The room was large and comfortable, had a large flat screen TV and a fireplace (we didn't need the fire place as the weather was warm) The B&B also offered wireless internet access. stayed at Arbor View 8/23-8/26. What a pleasant experience. Innkeepers Wilfred and Veda are great hosts. Very warm and welcoming. Each day starts with coffee at 8am but the highlight is the breakfast which usually gets going around 9:30am. This is not your bagel and cream cheese breakfast. I'm talking scrambled eggs, mushroom and spinach omelets, turkey sausage, freshly baked biscuits, french toast casserole, fried plantain, avocado, tomato and cucumber salad, etc. The innkeepers sit down with you and the other guests and we all eat together and have great conversation. This is something very special that I have not experienced before at other B&Bs. The grounds are beautiful. Plenty of space to relax and read a book or meditate etc. Arbor View is in East Marion but it's just a 5 minute drive to downtown Greenport and about 20 minutes from Orient State Park and Beach making this a prime location. Innkeepers are very knowledgeable about the local vineyards and the restaurant scene. The rooms are quaint, with a warm feel. This is the place to be. Will definitely be returning!!! read more

Needing a weekend getaway and Groupon were the reasons I stayed at Arbor View House. This was my first B&B and I had Groupon buyers' regret, but I am thrilled to say that I had a wonderful time. What to expect: Friendly hosts, family style (with all guests and the hosts) breakfast with an island twist and otherwise a quiet household. Please tell the hosts any food allergies and if you prefer non-spicy food selections for breakfast. This is not a B&B for you if you are "not a morning person". Or if you want to be anonymous. Arbor View House is close to downtown Greenport, State Beaches, and various wineries. I went during the off season and all weekends were fully booked. Call at least 2 weeks ahead for reservations. Arbor View is a warm, welcoming B&B in a quaint picturesque town in East Marion. Veda and Wilfred's home is lovely, filled with vintage gems, clean, well appointed, and comfortable. My husband and I were celebrating our anniversary, and birthdays and decided to return to Arbor View to catch up with old friends. Boy, was it worth it! Gracious hosts, both Wilfred and Veda welcomed us at the door. Our room was beautifully decorated, spacious and the bed was perfect. The best sleep was interrupted by the aroma of Veda's cooking downstairs. We ate the most delicious breakfast consisting of an array of Veda's specialties: her home-made "Caribbean fused" dishes. They are to die-for. Smashed Fried Plantain, Chick-pea curry, Ratatouille, Ackee and Saltfish stew, Biscuits... yes, this was breakfast folks!!! The best part of the meal was sitting with our hosts and sharing LIFE anecdotes and learning the history of the area. Wilfred suggested many eateries including a winery. The Kontokosta Winery is a waterfront winery and tasting room five mins from Arbor View. From the sweeping bluffs overlooking the Long Island Sound we sampled wine and enjoyed a beautiful view. On the way back to Arbor View, we took a moment to savor what had to be the most incredible sunset I've ever seen. Amongst the many amazing restaurants, our fave was up the road, walking distance, The Hellenic. Sourcing fresh, often organic ingredients, we enjoyed a traditional Greek meal. The wine list was impressive; I chose a glass of the "David Finney" "E" red... a Spanish wine truly out of this world. We could go on. Thank you, Wilfred and Veda. I had a wonderful weekend at this B&B and would recommend it to those looking for comfortable, beautifully quaint accommodations with a very homey feel. This being my first trip to Long Island wine country I wasn't sure what to expect. The hosts were knowledgeable about the area and gave us good directions for getting around, as well as some history about the area and its grand old homes. The breakfast part of this B&B is absolutely delicious! A departure from your usual fare, it was perfectly spicy, the baked goods were sumptuous, and everything was freshly cooked with love. My one suggestion here would be to allow guest to have the option of a quicker, more flexible breakfast, perhaps some of those yummy scones, coffee and fruit "on the run." There's so much to enjoy in this part of the island that I plan to return. We went in April so there was still a chill in the air, but I think every season has something to offer. My boyfriend and I stayed at the Arbor View House for Labor Day Weekend 2015. I wouldn't have wanted to spend the end of summer any other way! This is a nice place to stay for couples any age. My boyfriend and I are in our late 20s. It was a nice relaxing, romantic weekend. Wilfred and his wife were very welcoming. They were so helpful with planning our daily and night activities with excellent recommendations. We also got a discount at some wineries for staying at the Arbor View. My wife Maria and I went to the Arbor View House Bed & Breakfast for our 1st wedding anniversary. We decided on staying here for multiple reasons: 1. The location is perfect as it is within a few driving minutes from all of the vineyards and farms. Also, just next to Green Port which is a cute little town with a lot of places to go to dine just a couple miles away. 2. After reading trip advisor and yelp reviews we knew we would not be upset. 3. Affiliated with the North Fork Bed & Breakfast Association We have never stayed at a bed and breakfast before so before we got there I figured it would be somewhat similar to a hotel. I knew that was not the case when I got a phone call from Wilfred at 3:07pm on Friday saying I was late for check-in (which is at 3pm). I apologized and said I would not be there until 7pm. This just showed me that they truly care about there guests because they prepare for your arrival. When we finally arrived Wilfred greeted us and sat us down and gave us many recommendations for dinner and wineries. He also asked us about what we like and don't like to eat so they can prepare breakfast towards our liking. My wife is extremely picky when it comes to food but they did not let her down because she loved breakfast both mornings. Our overall experience at the Arbor View House was amazing thanks to Wilfred and Veda. They were both extremely warming and can keep you talking for hours. Wilfred gave us great recommendations for which wineries to visit and we even received a coupon book that gave us free tastings at a few of the wineries we visited. Veda cooked us a delicious breakfast every morning. My husband and I are quite picky eaters but she was extremely accommodating and all of her food was absolutely amazing. We spent a summer weekend at Arbor View and had a great experience. The location is good, a short drive away from Greenport, a charming town with a lively city center/marina, great restaurants and shops. There are also two beaches very near, one of which (the pebbly one on the north) we instantly fell in love with. This B&B is very cozy and welcoming! My husband and I had never been to a bed and breakfast before and we chose the Arbor View House for a getaway to the wineries this Fall. It was wonderful! The bed was comfortable and the room & private bathroom were very clean. The backyard was an adorable place to sit for morning coffee. We stayed in the Rosé room at the Arbor View House this past weekend and really enjoyed ourselves. The proprietors are kind and lovely to chat with, and their local expertise is a treat. The breakfast was exotic and tasty with a West Indies flair (platanos, chick peas, yum!), the a/c was icy cool, the rooms, clean and elegant with a vintage-y Victorian feel and large pretty grounds. OMG! that's all :) perfect perfect perfect! my boyfriend brought me here for a surprise 30th birthday get away, which turned out to be a beautiful proposal perfectly executed by my fiance, wilfred and veda!!! Wilfred and Veda, the owners, helped my BF plan out get away. They lit candles when we reutned from dinner and had a rose pedal bath waiting for us and a bottle of champagne. The food was INCREDIBLE! There is an expectation on your end to hang around for conversation, and breakfast is a real social event. This can feel a bit like pressure if you're just looking for a beautiful place to stay in but don't want to feel "bothered." Personally, I found it to make the experience more special - especially looking back. Most people have become anti-social today, and avoid talking to new people unless they absolutely have to. I have a similar impulse, but trips are made richer by the people you meet - and this was no exception. Unlike most B&Bs I have no doubt I'll remember Wilfred and Vera (and the other guests) for years to come. read more
