There are 1200 lots currently and all but about 15 are built on. If you buy a lot or an existing home you are a shareholder of the community. Many retirement parks have shares that have a $ value and you can buy one and then pay a much lower amount in rent. Here there is no $ value to a share and they are not bought or sold independently, they go with the home or with the lot. Thus there are no residents who pay lower fees by owning a share. All residents are owners of one share and pay the same amount, regardless of lot. Home prices vary from the 20's to over 100,000 dollars. Lots can be priced more than others if they hold a desirable location. Yet everyone pays the same monthly maintenance fee and that is $268. It is set to reset every year due to the consumer price index change. In 2015 it will be $271, an additional $3. I would say that this is a run-of-the mill 55+ community, with one exception. I do a lot of work with HOAs of various such developments. Highland Lakes is different in one way, and that is that everyone waves. I mean pretty much everyone, even on my first trip here, everyone waved. What that's worth is up for debate, I suppose. In my mind's eye, I take it to mean that somehow people are friendlier here than at your usual 55+ community. That theory holds, in that my experience with both administration and residents was very positive all around. The facilities are tasteful and well-kept. It's also very new, with most buildings here no more than 10 years old. I suppose that's a good thing, and certainly I have experienced no signs of poor workmanship but it's hard to tell when everything's brand new. There is, of course, golf. That would put this place in competition with Isleworth. Highland Lakes is better than Isleworth. Isleworth is bad. Bad.

Suter did an amazing job installing a new complete HVAC System. They were not the cheapest, only…read moreslightly higher than the lowest quote , but offered a 10 year parts AND10 year labor warranty! Everyone else was 1 or 2 year labor. They were prompt , professional and respectful of the property. The technicians were friendly and answered any question I had. After it was installed and we were using it for several weeks they scheduled a post-installation inspection to assure everything was functioning as it should and to see if I had any further questions. The removal and replacement inside & outside units were completed in one day. We are extremely satisfied with the entire process from no pressure quote (3 options were offered) to post inspection!

I purchased two Quoizel garage light and a matching post light. The garage lights hang down from…read morethe lid. Gap big enough for a pencil. Besco offered to return for replacement or credit but would not return the post light. They refused to contact the manufacturer. The just quoted the warranty. I bought all three as a matching set. Unacceptable service. I contacted Quoizel myself. They sent me two more garage lights. Same problem. I'm going to repair them myself with some nylon bolts. Neither Quoizel nor Besco seemed to care that there was an issue.
