We viewed their 2 bedroom townhomes, but finally decided on leasing the 3 bed townhome to afford us more space. While we didn't get a chance to view the unit we would ultimately be leasing, we were assured it was almost identical to the 2 bed we toured. Because we lived 2 1/2 hours north at the time of reservation, we postponed signing the lease until we could do an in-person walk-through. Thank God we did. Lori was our leasing agent and the individual who gave us the tour of the units. She was also the one who took us to the unit we reserved to do our pre-move in inspection. She should've just told us to start looking elsewhere. Black mold in the bathroom, unknown mold in the kitchen cabinet, hornet's nests everywhere on the exterior walls and eaves, cobwebs throughout, broken blinds, cabinet shelves and doors? I was shocked that Lori would even bother to bring us to such a place! It explained why she kept rushing us to get back to the leasing office to sign the contract. The fact that she thought we would after seeing all of that was insane. I asked to speak with Sarah (the apartment manager) when I became infuriated at the realization that her employee expected our family to be okay with this s#!tshow of a townhome. That, coupled with the fact that all of our worldly goods were to be delivered to this location within 48 hours, enraged me. Sarah brought over the maintenance supervisor and attempted to mitigate all this drama, but it was spiraling out of her control as I peeled back the layers. We had nowhere to sleep that night, so I tried to find a hotel asap. Thankfully we did, but we were still left with not having a place to receive our home goods. Sarah offered us another unit, same situation: pests, cobwebs, dirty cabinets, hornet's nests, etc; in addition to the unit's being way too small. We agreed to let them clean up a unit for us to move into the following day. I left feeling dirty and pissed off. As I lay in our hotel bed that night I came to the conclusion that there was no way I was going to rent a place that was too small for our family for close to 2K a month, just because P@WA didn't have enough respect for potential (or current) residents to take pride in their property. The plan was to temporarily rent the smaller unit until one of the 3 bed units could be "brought up to standard", then have us move into that one. So, to recap: 4 moves in less than a year? We're a lifetime military family and we have never done that with the Army, let alone because a "luxury" property is too lazy or inept to maintain a unit. We called the property manager and told her we would not be returning and asked her to refund our complete deposit. She did so. It's been a week and a few days- we just received the refund check today. I wouldn't recommend P@WA to anyone, let alone military families. I think the property is a pig painted up with make-up. That's actually an insult to pigs. We were left scrambling to find a place to live with our two children and I'd be utterly disgusted if anyone involved in this debacle still has their jobs.

Overall, this place is in good location. And decent amenities such as gym with tower service. However, my truck got broke into and this is very common here. they don't even care about it. Really, It's been happening alot here not just me. When I saw the other truck was on bricks with no tires on, I thought they were replacing them. But it was actually some one stole their tires and left truck on bricks. I got all of my stuff from the truck stolen. The office told us to make a police report, and they can't do anything. Well ok. This can happen anywhere too I guess. They have a patrol for the club house to make sure to kick everyone out at 10pm, but not for security of tenants. Fine. Second, the trash valet is trash as it is. I don't know who the contractor are, but they simply throw your trash bin away after they pick it up. I put out trash bag and recycle bag separately and they don't even pick up the recycle bag. Instead, they just kick the regular trash bin (or throw it back to floor) your are lucky to find your trash bin out of your door after you put them out. I found mine front of the next door because there was 2 of them and one is like on picture. I really don"t see the point of paying $35 a month when I actually have to go dump out my recycles every day. Overall, this apartment looks great when you see it while you do a tour. But what you see is just sugar coated. It is not worth it to pay this much money for this place. I truly regret my contract here. Do more your homework before you move in here. Oh. I had to add up some more after I read the other reviews. Yes. There is a lots of dogs. I do love pets but there is alot of people don't clean up after their beloved one do their job. I stepped on the poop few times already. There are so many other things to mention too such as fixing dish washer like 5 times and still not working, gate clicker issue that happened many times and other stuff that other ppl mentioned. But can't point them all out because there is SO MANY!!! Updated on Sep 29. Wow. Trash vallet guy took the top of the tiny trash bag, then left the other bag. To be clear, the top of trash bag was very small amount bag that the bin lid was closed all the way. It's not like I put out two big trash bags that can't even be closed. I checked my neighbors to see if trash valet guy have been came through. Worthless. I can't even find this apartment on the better business breu. I researched whois for the parkatwestave and it only shows they are from Arizona. I'm going to find out and report them to BBB as well.

Do not recommend Villas at the Rim. Amenities here are constantly broken and management shows…read morelittle urgency to fix anything. The sauna doesn't get nearly as hot as it should (used to get to 185 degrees now only 145), the pool volleyball net has been broken since the middle of summer, and the cabanas were a mess the whole summer (cabana work wasn't complete until after the summer). The fire pit has been out of service since around February. Why didn't they fix the fire pit over the summer and do the cabanas in the winter? That would have been logical. Instead we had little shade over the summer and now it's getting cold and still no fire pit. These attached pictures show the ongoing neglect. Instead of prioritizing resident security or meaningful improvements, management spends their time obsessing over repainting parking lots, buildings, and replacing a cheap keyboard, meanwhile, multiple cars have been broken into and they refuse to install cameras above level 1 in the parking garage. Residents have made it clear that safety matters more than paint, but management doesn't seem to care. Some residents have reported too much attitude when complaining to the office. Multiple residents have reported roaches, but nothing was done, so they moved. The contractors they brought in for painting and power washing are damaging patios and make a mess, which shows management obviously went with the cheapest option, at residents' expense. There's no communication in the office - one person will tell you one thing, and another will say the opposite. For the amount of money paid here, it's unreasonable how many amenities are broken and how little urgency staff have to resolve them. You'd be better off paying less elsewhere with fewer amenities and save around $500 per month. Management should care about keeping their current residents and attracting new ones, and less about money.

FYI if your 60 day notice is late (from my experience) prepare for at least a 90% rent increase for ever day it's late. Read your contract too, if you were unaware your 60days was up then they did not properly inform you and you do not owe them that money. This is my honest review. update after move out…read more.. reasons why my rating significantly dropped: 1) ROACHES!!!!!!! we got our apartment sprayed at LEAST 6 times with 1 supposed "bombing" and the roaches never left. our dishwasher was completely unusable due to the tons of roaches that made a home inside it. not to mention roaches in the STOVETOP and in kitchen appliances!!! no matter how much we cleaned and got sprayed they never went away. we actually weren't given our full deposit back due to the state of the dishwasher (which was never used by us) 2) lack of security!!! had my car broken into (like many others) and all they asked for was an apartment number at the front desk. filed a police claim and nothing happened. apparently this was an ongoing issue that had happened multiple times before. also the fact that we were told our entrance gate code would change every few months and remained the same for the entire time we lived there. 3) trash pickup. our trash can was constantly not being picked up, and we received letters saying it was too heavy (which it hardly was) or torn into (mice/cats would get into it when we would place it out). it was very annoying!!! overall, it was an okay living situation. i wouldn't live here just for the roaches alone. you decide!!!

Tony and the office staff are wonderfully kind and helpful; maintenance staff are quick and responsive. The property is nice, in an ideal location near downtown and southtown. The main problems lie with management and the owners of the property. They recently implemented huge changes to the parking structure and parking policies on site, without informing residents or giving any notice. This included sharing our vehicle information and contact information with a third-party company, without our consent or agreement. With the new parking set up, we are no longer guaranteed to have a parking spot where we live; our guests will have to pay for parking at times, and the public will be given access to our parking garage. When many of us became residents and signed leases, these were NOT conditions we agreed to. In fact, for many of us, the private parking garage was a huge selling point for the property. The security/safety of the apartment complex has already been an area of concern for residents - these changes have caused this concern to increase exponentially. There had been a number of vehicle break-ins before; it's dismal to think of how this number may increase in the near future. It's extremely unfortunate that the owners of Agave value the monetization of the parking garage, far more than they value the safety and care of residents. These apartments are not a cheap place to live; it's so ridiculous that you are not guaranteed at least a parking spot at home, and we now have to worry even more about our safety.
