I received a lease renewal of over 18%, which I found absolutely insane not only due to the length of my tenancy, but to the fact that this increase was not, in any way, justifiable by current market trends. However, thanks to the help of Samantha, she was able to present me with a much lower renewal that was more realistic. I was ecstatic because Samantha was able to keep me in my budget so I can continue living in my home where so many beautiful memories and accomplishments have been made. Since I've been here for so long, I've seen MANY managers come and go, and Samantha has by far been the most helpful, most genuine, and most caring. However, Lordis MUST be held accountable for her consistent malicious actions and disgusting commentary. I had to write this review anonymously due to Lordis's proven track record of making any resident's living experience so miserable to the point where they are forced to move out if that resident speaks up on her behavior, and I refuse to allow her to do the same to me and my family. As I was waiting for the elevator after leaving the office to discuss my renewal (the elevator is right next to the office, by the way), I overheard Lordis say "Sam! Did they renew?" Samantha responded "yeah, I got them a better renewal offer." Lordis then responded (and I remember word for word because I was in such disbelief), "those kind of people are always looking for discounts but want to walk around thinking they're royalty like they don't stink up the whole hallway!" (For reference, I am from India and my husband is from Pakistan). There was a brief moment of silence, assuming everyone else in the office was in the same disbelief, then she continued while laughing and said "it's true! Right, Patrick? Tell me when you walk past any of those Indian apartments it doesn't stink!? Nobody wants to smell that curry all day. We could've let them give notice, sorry Sam." I pulled my phone out to begin recording, but the statements ended there since it was clear that Samantha and Patrick was not entertaining her foolishness. This was extremely hurtful and heartbreaking because I was so excited to go upstairs and let my husband know that we can renew our lease for our home that we loved SO much. But, within just 10-15 seconds, that excitement was shattered. My husband and I have given our notice to move out. How could we possibly continue to live in a place where with such a disgusting, evil, and malicious manager? 9 years. We're letting go of our home for the past 9 years. It would've been a MUCH better staffing decision by Windsor if Samantha was hired as the main manager, but instead, they decided to hire a monster. Going through previous reviews, I see there is someone from Windsor that responds. So I would like to state, since this will clearly be seen by someone higher, that my husband and I do not wish to rectify, speak about, or meet with ANYONE regarding this review as we would like to enjoy our last two months living here without being exposed to Lordis malicious and retaliatory behavior. However, just a word of advice, get rid of that monster before she causes this property to lose more residents and before she runs your business through the mud. As a resident, we always only see Samantha and/or Patrick running around and doing all of the work anyway, so there is clearly not a need for her. To anyone looking to potentially live here, it's a great property in a beautiful neighborhood. Samantha is a wonderful resident manager and Patrick is a sweet kid. But, if you come tour, ask of Lordis is still the manager. If the answer is yes....RUN!!! Do not move here until this monster is replaced.

I have rented in the NYC area for 10 years and have never experienced a worse property management…read moreteam or company. Steer clear of Windsor Communities at any cost. Do not rent here if you have even one other option. The building management company at Windsor at Liberty house is unresponsive, impossible to reach, and deeply apathetic towards the people who live in the building. When there is an issue, they are not present, available, or helpful, regardless of the severity of the situation. For emergencies, they will route you to the maintenance team, the leasing office, or a call center. There is no direct email address or phone number to contact Windsor Communities or the management team for 100 Dudley Street. In the event you do make contact with them, they will not help, or assist you in addressing whatever issue may have arisen. The "management" provided by Windsor Communities is either (A) non-existent, or (B) actively harmful. A short list of issues we encountered in our 1 year tenure in this building: (1) the fire alarms are repeatedly faulty (usually going off late at night); (2) the parking garage in the south building does not reliably shut/lock, and is constantly breaking down, risking vehicle theft and damage; (3) several of the key elevators used by residents are regularly broken/out of use for maintenance; (4) there is no secure package system. Packages are routinely left outside the building, inside the front entrance, in the common area at the 100 Dudley entrance, or otherwise unsecured; (5) the management team has routinely completely disregarded communications regarding ordinary course payment disputes; (6) we were charged amenity fees for a gym that was largely unavailable; (7) we were also routine double-charged and erroneously charged for parking; and (8) even though we were only here for one year, we had multiple significant appliances break and need whole-sale replacing (fridge/freezer and dishwasher). To be clear: some of the apartments themselves are nice, and the building maintenance staff are fast and responsive for true maintenance issues. Even the leasing office personnel try to be helpful (though candidly, they are rarely ever physically present or available by phone). However, none of that even slightly compensates for the complete failures of Windsor Communities to properly manage this building and attend to the welfare of its residents. Do. Not. Rent. Here.

They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

Jasco is a small operation and runs like one. They have just about 5 employees in the Jersey City…read moreOffice and 1-2 agents that show apartments. They typically avoid maintaining apartments for existing tenants, so that disgruntled tenants leave. This allows them to renovate vacant apartments and ramp up the prices past market value. So, if you happen to find one of their cheap apartment listings, then beware because there is likely something very wrong with it for them not to renovate it. Be sure to ask why it is cheap, thoroughly examine the unit, ask the neighbors, and be prepared for disappointment. One of their tricks is to claim that an apartment is renovated, but if you examine the unit closely, you may find that they just threw a coat of paint over a patched-up wall. After living in one of Jasco's properties for over 3 years, there are 3 things I can attest to in order of my experience with them: 1. Their $125 - $200 application is a rip-off and illegal. Application fees should range between $30-50 at best. Legally, application fees are not supposed to be used as a form of revenue, but they do it anyway. 2. They are responsive and cordial until you sign the lease. Afterward, when you have concerns or requests for repairs, if they aren't something that your super can easily fix, then you will either end up waiting months for the repair or the request will be ignored. 3. They have an internal policy to reject all transfer requests. They are more concerned with moving in new tenants than they are with accommodating existing ones. This goes back to my first statement about them preferring to have tenants leave so they can jack up the rent. For example, I requested to transfer to a bigger unit numerous times and the one time I got a response they offered an apartment that was so overpriced they couldn't offload in the open market. As for the staff, none of them are on your side: Joanne Carr is harsh and unhelpful to leasees. In the past, she has added illegal fees to bills and feigned ignorance about them when asked, claiming that they are legit. So, if you ever see any miscellaneous fees be sure to verify their legality, then she will immediately remove them once you prove you're right. Lisa Alicea is only nice at first. Her job is to give you a false sense of security like Jasco is going to take care of you. But, after you sign the lease, she will never respond to you about anything ever again. Ceni Llaveshi is normally nonresponsive and reluctant to approve any repairs that cost money - he has absolutely no sympathy for tenants or their living conditions. He ignores most maintenance requests unless they impact the building, like electrical or fire hazards. So, be ready to file reports with the state, it's the only way to get him to approve the most necessary and reasonable repairs. The bottom line is that Jasco isn't big on customer service. They won't care if there is a leak in the apartment, a crack in the wall, hazardous peeling paint, or anything else that could be categorized as "sub-standard" housing conditions. If it's not a problem that impacts a majority of tenants or the building itself, then you are often on your own. Overall, it's not the worst management company that I've come across, but it is not the best or even close to good - it is almost barely decent. They do the bare minimum to avoid legal problems and nothing more. Jasco should be on the bottom of your list if you want a "good" property management company.

Seeking to be a first time homeowner with my fiance, we were lucky enough to have Ed referred to…read moreus.  From the start, he didn't want to send us just random listings in towns we wanted to live in, he wanted to understand exactly what we're looking for.  Multiple conversations about what was most important to us in looking for a home and that ended up simplifying the process as he clearly cared and wanted us to find the right home for us.   Fast forward 6 patient months, we happily just closed on a great home in Rutherford walking distance to the train and easy commute to the city.  As a first time homeowner, I had tons of questions and one of the best parts of working with Ed was his consistency and availability.  Whether it was asking about a certain listing, or understanding what the right offer price should be, or helping us know the home's worth after inspection, it was just a ton of expertise needed and he was always there. It could have been a text at 7am, phone call at 9pm, emails throughout the day, Ed was always available to answer questions and give guidance.  I was never ever chasing him for a response.  In fact if Ed didn't reply back in more than 5 minutes even with a simple "I will call you in 10 minutes" it was surprising.  He always made himself available.  That type of service gave us peace of mind from the start of the search until closing.  And Ed has an enormous network with people reaching out to him constantly but you'd never know it b/c the consistent personalized relationship he creates just goes such a long way and truly shows his character as a professional and person.   Another element that I liked working with Ed was his honesty.  He always put the ball back in our court because it's my decision at the end of the day but his advice was not trying to push us in any direction, it was just what he truly felt.  In a commission based industry, I imagine it would be easy to keep highlighting the positives in a home but he would also bring up negatives before we even saw them.  Or even during negotiations, telling us we shouldn't ask for this and here's why...That type of honesty was extremely valuable and always reminded me he is really in this for our best interest.   All in all, starting from scratch in buying a home is a process and some say it could be long and painful.  For my fiance and I, it was stress free. Now every purchase and house sale is different for everyone however I'd bet anyone working with Ed will always know where they stand and feel good about it. Having Ed in your corner is a great place to be and I look forward to sending my friends and family his way when they're ready.

I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely…read moredisappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. I hope this review helps future renters make an informed decision.
