The super at my building (221 w 15th) was so responsive and helpful. They never made me go through a cumbersome system to put in a maintenance request. Many people lived in this building for years and years and it was obvious why. If I hadn't moved in with my fiancé, I would absolutely still be here.

I…read morecan say without question, EBB Realty is the best property management, landlord I have ever dealt with.  It's not often that you write a positive review about a new york city landlord but EBB is of a different cut. Felix, the owner, is one of the most honest and committed landlords I've met.  He keeps his buildings super clean and is so easy to work with if there's anything his tenants ever need.  He used to be a super way back in the day, so he knows his buildings in and out.  Whenever there's a fix needed, the job gets done right and quickly.  Juan, is our current super and is fantastic as well.  He's friendly, super handy and does a great job keeping the building well maintained. Robert and Felix Jr. both work at the office and are also terrific.  They are friendly and also helpful to all their tenants.  I'll now be moving to Fort Greene for a bigger space but will certainly miss this place.  If you're looking for real estate to rent, look for an EBB property.  You won't regret it.

I lived in an apartment managed by this company for 2 years. Every year they raised the rent $100/month if you renewed the lease. The super Mark was always rude and condescending, in fact it was actually impossible to reach anyone else at that company. They tried to make me feel bad for having a mouse problem claiming it was my fault and should be expected since I lived on a low floor. Moving out of this management company was the best decision I've made and I'm glad to be in another building in the city who cares about residents. I had an overlap between apartments and moved the majority of my things out since I no longer wanted to be there. They kept asking when I was moving out even though I paid for the full month and they had someone moving in the 1st of the next giving no room for repairs or cleaning. I was nice enough to let them come in before my official move out date to paint etc. as long as they didn't touch my remaining belongings. They moved forward with throwing away everything that was left in my apartment even though I mentioned that I hadn't moved out yet and was still paying rent (poor planning on their part), they did not offer to replace any of the items they tossed however Mark did apologize. Finally, they have good initial rates for apartments...a neighbor of mine who had a one bedroom was raised $400/mo after their first year to raise up to "market value". This isn't meant to be rude, my apartment was lovely and well located and priced accordingly. I just had such a negative experience with management and/or anytime something malfunctioned or needed repairs or just working with Mark in general. I would recommend (and have) steering clear of this group when looking in the Upper West Side.

While there may still be some short term rentals, I think the change can be attributed to management being a bit more aggressive in identifying the trouble tenants and taking some action. Lastly, I can't believe I am saying this but the rent hikes have also helped. To summarize, I once rated the building 5 stars (3 years ago), which quickly dropped to 1 star in 2021 and now we are back to what I feel is a fair rating of 4. - Front desk and maintenance are wonderful and protect the building - The location is perfect - Only requests are that gym is monitored more closely as I suspect non-residents are using it and the back of the building is cleaned up

I've lived in multiple cities and in multiple apartment buildings in the past couple years and…read morenothing compares to how bad my experience was at 95 Wall St For starters, one of the doorman allowed someone to try to break into my apartment unit back in August 2025. I was abruptly woken up by a phone call from the lobby at 2AM which I initially ignored since I was sleeping and was not expecting visitors at 2AM (who is??). A couple minutes later, I heard my keypad being frantically messed with by a man I did not recognize outside who was trying to get in. I was extremely scared and luckily, he gave up after numerous attempts. 95 Wall St prides itself as a doorman building so if a 2AM phone call from the lobby to my unit went ignored, this man should have never been able to come up. Afterwards, I filed a report to the police and they came in for investigation. I also tried to follow up with management the following morning but they were extremely dismissive of my case and even said the problem was "my fault" since I did not speak to them in the "correct tone of voice". My bad for being upset that someone had tried to break into my unit and I was up all night panicked, I guess. I also tried swapping units or breaking my lease early as I didn't feel safe in my space but they threatened to charge me twice my rent and refused to let me move or break my lease otherwise I also lived near neighbors who would smoke and fight non-stop. The smoking led to me being unable to breathe in my own unit. The fighting would start around 7AM, where I had to hear a couple screaming and throwing things all day long. This led to it being nearly impossible to get any sleep in my own home. And what did management do when I complained? If you guessed "nothing", you would be correct! Elevators also never work properly so expect to wait 10-15 minutes just to get upstairs I had in-unit washer and dryer but the quality was so bad that the machines often destroyed my clothes. Else, they didn't work at all so there wasn't much point of having "in-unit" Hot water would also shut off abruptly without notice. I'm pretty sure this is an NYC building code violation but alas, nothing was done about this issue either despite complaints (what's new) On the topic of water, sometimes the water from my sinks would come out brown.
