My sister has been trying to find a new house in Georgia (newly engaged, and first time home buyer) she found a house and knew it needed work, and asked simple questions. She smelt an odor like kitty little through the house and assumed they had a cat... long story short, she made an offer (bc the housing market is crazy and needs somthing ASAP) and hired an inspector and had a closing date for 6/25... the inspector came and did inspection, from the minute he walked in he said, that smell isn't right going right to the crawlspace... as he went down he found the reason why the cat litter was there was to help cover the smell of live and dead RATS! not only did this house have hundreds of rats underneath it, walls, flooring etc, they shredded all the insulation, inside the burner etc. Had the realtor/homeowner had disclosed that the house had any of this my sister probably would've never even entered the home, or even bothered with a home inspection. What's a shame is, there are people so desperate to buy a house today, there's bidding wars And so much greed that some poor soul is going to buy a house and have no idea what they are getting into... to the owners and Real estate agency for 1950 Summerset dr. There are questionable stains all over the walls, carpet is extremely worn and stained, window blinds are barely hanging on, old grease is still on the hood over the stove, kitchen and bathroom floors are dirt, mildew on sliding glass doo in bathroom, and the stench in the apartment is terrible! Mike (property mgr in Brunswick, GA @ 2318 Reynolds St. Apt C) told my frien that the owners don't clean or tidy up the apartments before turning them over to the next tenant! If that's true that is not the right thing to do. Especially, with decreasing the risk of someone getting sick from the previous person's germs.

They never follow through on anything they say they are going to do, and they don't really keep up on anything, like whose lease is even current and whose is expired. They just collect our rent, as the property remains trashed out, overgrown, with shutters flapping in the wind. Avoid renting with them at all costs, as they do nothing to actually "manage" the property they now unfortunately own.

I found that this woman was flexible with my needs as a rental owner. She has a full time service team with about everything except a plumber but she does have a plumber she uses on hand. She also provides the service of checking out the property before hand and fixing it up if it needs repairs prior to being rented. Great customer service and I can appreciate a business person who places customer needs above short term gains.

Every single 3rd party contractor that came to the house stated that the leasing company "Invitation Homes," are cheap and my repairs are just that. The front bathroom is filled with mold. They take your money and the repairs are subpar at best. I have chosen to leave the home due to improper treatment as well as the decline of the home. They will just go in and paint and make it look pretty, only to scam another family to move into a home that has mold and foundation issues. They knew that the home has foundation issues and neglected the home as you can see where the walls are breaking apart with the mesh behind the paint. Again just proof of the subpar repairs. I would give this company no stars if I could as I feel like they are just a money hungry company and don't truly care about the tennants and the conditions they provide to live in. My story is just one of thousands of similar experiences: add-on fees, bogus charges levied against security deposits, poor living conditions, and no real recourse for renters. Even after losing a recent FTC class action lawsuit, this company continues its fraudulent practices, relying on renters being too busy or powerless to challenge them. Other residents are equally having this problem. We have ZERO weeds and I spray proactively weekly. I have pictures to prove this, yet they are still insisting we pay fines. We will not be renewing our lease in this community nor would I purchase in this community because of the poorly provided management company. I have called NUMEROUS times and left numerous messages (the homeowner has as well) and have not received any return calls. This is unacceptable. They are thieves in my opinion. They are making up non-compliances in order to charge residents. This is unlawful.
