    Hole above furnace with obvious water dmage. Insulation hanging from cieling. ARP deleted this work order without speaking about the issue.

    When i moved into the property it was obviously not cleaned before my move in like ARP said it would be. Carpets were not cleaned nor was any part of inside the home. It was obvious that no one inspected the property like they are supposed to. I mentioned this to ARP and the staff just "shrugged" it off. The Carbon monoxide and smoke detectors were not functional upon move in as well as many other issues. Upon terminating my lease ARP told me that I had to have the property professionally cleaned even though they failed to make sure it was before my move in. They are telling me that I have to leave the property in a better state than what I recieved it in. ARP is not a reputable company to rent a property from. The staff is hard to deal with and certainly don't have much of a "customer care" mentality. I would say that the supervisor needs to get more involved with the clients if ARP wants to be successful. Whoever is in charge of the work order department does a horrible job. There were 12 gas line notifications that Texas Gas company that had been put in place to notify ARP that the gas lines were out of date, or had some sort of gas leak. It took me more than 6 month to get ARPs maintenance to fix these issues. I was never late nor did I miss a deadline for rental payment or any type of payment. However, only certain cheap repairs were selected to be completed, and the major ones were either deleted off of my work order list or only half worked. Unless the issue was threatening to health it didn't get completed. The repair department will put a temporary fix on it, but never come back and finish the job properly. I think the heads of ARP need to get involved and straighten things out. Whoever is telling them everything is "A OK" is not telling the truth. I really dont think ARP really cares about anything, but the money. FYSA it is illegal to post fake reviews about your company. The majority of the reviews dont line up with listings and are all " fluff ".

    Worse service I ever delt with while renting, I will never rent from these people again, I rented out a house with them that had water damage, it took them over a month to get to me because i wasnt priority, ARP sent workers that hate their job and bitch the whole time they were fixing it, bout 2 weeks later the pipes broke again and the water damage was back still pending their arrival again. The house has so many problems water damage, false advertising saying the house had ac but really just a air vent that brought in outside air, breaker box kept buring out switches kitchen was without power for a little over a month i kept calling just kept getting a rude lady that would say she'd send someone but once again i wasnt priority. This company is a DISGRACE will never rent from arp rentals again.

    They're reviews are all fake!!!! Compare them all over the web. Google has many 1 star ratings, what a JOkE.

    My experience with Panda Pal Property Management was extremely disappointing…read more Upon move-in, the water heater serving my apartment was red-tagged by Texas Gas Service due to safety and code violations. I retain a copy of the red-tag notice. One of the primary issues identified was that the water heater venting system was configured in a manner that exhausted combustion gases into the apartment rather than properly venting them outside. Additional code compliance concerns also existed within the water heater closet. These conditions existed prior to my tenancy. During my tenancy, I reported numerous maintenance and habitability issues. In my experience, many of these issues were not addressed until code enforcement complaints were filed and corrective action was ordered. I retain documentation regarding those complaints and the resulting actions. I maintained extensive records throughout my tenancy, including photographs, videos, emails, inspection records, and other written communications regarding the condition of the property and maintenance concerns. I also documented what I believed to be unauthorized use of utilities and services billed to my account, including water and trash services, and raised those concerns with management. Following my move-out, I disputed charges that were later assessed against me, including charges relating to issues that had previously been documented and reported during my tenancy. I made multiple attempts to resolve these matters directly and in writing before pursuing legal action. After I vacated the property in reliance on a negotiated settlement agreement, disputes arose regarding Defendants' performance under that agreement, resulting in additional court proceedings and court-ordered mediation. Prospective tenants should carefully document all move-in conditions, maintenance requests, inspections, utility concerns, communications, and move-out conditions, and retain copies of all records. This review reflects my personal experience as a tenant.

Our house also had no gas running to the house it was cut off by cps due to a gas leak that the property currently has. This property management company is completely negligent with MANAGING the property it seems like all they care about is the little fees they throw at you so their small El Paso business can stay a float so sad not surprised with an El Paso company like this.
