This company absolutely sucks. The staff (mainly Tania) are very condescending and rude. If you are military don't even look in their direction. They seem to have a personal vendetta against them and it shows. When it comes to work orders be prepared to be left hanging until they find some barely competent people to bandaid the issue. I will say the only nice person who seems to get things in order is Sergio who I assume is the manager in maintenance. We had an issue where the ac went out after David (a handyman they contracted) broke a piece that goes to ac unit during a maintenance call. He didn't come back to fix it and I had to keep calling the office to send someone out. The house reached 90 degrees and I had a newborn baby in house. After the third day, I called a ac company to fix the ac unit. It cost me almost $500 and when I tried to get reimbursed by ARP, they said they wouldn't based off me not asking for permission to have someone fix the unit even though they were aware of the issue. I had to go back and forth with them for almost two weeks just to get a response and reimbursement. The lack of urgency and concern for their tenants was nowhere to be found. They are quick to take your money and take their sweet time to give your deposit back even then they will find some reason not give you the full amount back. Thinking of renting from arp?! Don't just walk away RUN!! We moved into a dirty house with obvious damage. We requested at walk through before renting that these be fixed. They weren't. We have asked many times for them to be fixed and no one ever shows. FINALLY we get someone to come out and fix it, and then ARP charges US!!! What the actual Hell?! I'm not paying for damages that were so clearly documented prior to move in. They've been impossible, but we're done now. Turning in 30 days and RUNNING. Unprofessional & complete waste of time. Last week, I scheduled a walk through that was set to take place via FaceTime. I get a call half an hour before the set time and I'm told that the tenants have just moved out of the house. Gilbert, mentioned that he didn't have the keys to the house and that the house was dirty. He said he would reach out when the house would be ready. You also never get your full security deposit back ! Military watch out. I got the house in alright condition.. was dusty , the AC filters were SO OLD! no batteries in fire alarms. Light bulbs were out showers were SUPER dirty, carpet was improperly installed. +a whole bunch of other stuff. I obviously fixed it so I can be comfortable.. BUT THIS AGENCY are thefts for real... saying I left the house in dirty condition. When i moved into the property it was obviously not cleaned before my move in like ARP said it would be. Carpets were not cleaned nor was any part of inside the home. It was obvious that no one inspected the property like they are supposed to. I mentioned this to ARP and the staff just "shrugged" it off. The Carbon monoxide and smoke detectors were not functional upon move in as well as many other issues. Upon terminating my lease ARP told me that I had to have the property professionally cleaned even though they failed to make sure it was before my move in. They are telling me that I have to leave the property in a better state than what I recieved it in. ARP is not a reputable company to rent a property from. The staff is hard to deal with and certainly don't have much of a "customer care" mentality. I would say that the supervisor needs to get more involved with the clients if ARP wants to be successful. Whoever is in charge of the work order department does a horrible job. There were 12 gas line notifications that Texas Gas company that had been put in place to notify ARP that the gas lines were out of date, or had some sort of gas leak. It took me more than 6 month to get ARPs maintenance to fix these issues. I was never late nor did I miss a deadline for rental payment or any type of payment. However, only certain cheap repairs were selected to be completed, and the major ones were either deleted off of my work order list or only half worked. Unless the issue was threatening to health it didn't get completed. The repair department will put a temporary fix on it, but never come back and finish the job properly. I think the heads of ARP need to get involved and straighten things out. Whoever is telling them everything is "A OK" is not telling the truth. I really dont think ARP really cares about anything, but the money. FYSA it is illegal to post fake reviews about your company. ARP Rental Homes is a TERRIBLE property management company to work with!! All they (Belinda- manager) cares about is selling your property instead of taking care of it like a property manager should. We gave them 9 years of business since we were located out of the EP area and over the years, we dealt with numerous conversations asking to be updated on our property. The home was left in terrible condition. And to top it off.. Belinda's only concern when we wanted to withdraw our listing was to sell our property. After numerous conversations explaining to her that we wanted to renovate, she was insistent on being our realtor. All this while my son was going thru cancer treatment! Her only concern was money in the midst of everything we had going on. To top it off, they did what they could to make sure we wouldn't get our tenants security deposit.. Absolute worst property manager I have ever had. Never bothered telling me my previous tenants had decided not to sign a new lease. Then the tenant leaves in November, and two and a half months later property is still sitting empty. Charged me for maintenance that was never done. Then when I tried to get a new property manager, they said I needed to gibe 30 day notice while they sit around and continue to do nothing. They have cost me thousands of dollars. read more

Totally unreliable! After traveling from Dallas for a viewing appointment I received a call from Gilbert 5 minutes before the scheduled time to cancel. After explaining hat I was only in town for a few days, I was told that hey would call me later that day in order to reschedule the appointment. Since they never called or replied to my messages I called a few days later to find out what was going on and again they told me that they'd call me right back. This led me to look them up online and read some reviews. I'm very glad that they never reached out. Stay away from them, especially if you are in the military. read more

If I could give less than one star, I would.. Renter and homeowner, beware! This company took my home, that was is in excellent condition, and rented it out to people who destroyed it. When I would call to get an update on why the rent had not been received or if certain repairs had been made, no one would ever call me back. Ever. Belinda is a joke. When we finally got decent renters in, action real property would not fix anything that the renter said was wrong with the house without a fight The repairs that they did were done very poorly and look horrible. Instead of fixing the swamp cooler, they simply put another swamp cooler on the roof (next to the broken one) and then proceeded to close off the ducting to the heat for upstairs. When the renter said there was no heat upstairs, they were told that the house has never been plumbed for heat upstairs. Really???? When we went to visit El Paso, we found out from our old neighbors that there had been an illegal bakery run out of our garage, not to mention that apparently there were more than a dozen people living in our house. Only two were on the lease. The rent was continually ten to fifteen days late. When Belinda showed our house after these horrible tenants moved out, she was having problems renting it. Finally she found somebody to rent it but they offer a reduced price in the rent. We thought it was because the market was saturated with rentals but we found out that it was because our home was being shown in such a disarray, the renter did not feel that it was worth the price that we had originally been able to rent it for. Our house was shown with dirty filthy walls and floors, torn and broken blinds (which were not your cheap, run of the mill window coverings), water logged baseboards in the bathrooms, etc. (Apparently the previous tenant took out the blinds upstairs and put up paper blinds.) From what we can tell, Action Real Property did not charge the tenant for any of the damages that they did to our house. Instead we were left with the bill. And get this....they did absolutely no repairs until the new tenants moved in. Down came the expensive wood blinds and cheap aluminum blinds were put up. The laminate counter top was destroyed and the tenant had to live with it for months. When it was finally "repaired", a different style of counter top was used and looks rediculous! In addition, they damaged the walls, gouging them out, to install the mismatched counter tops! The newer tenant in the house contacted me directly when they were getting no response from Action Real Property. When this would happen, I would contact Action Real Property and ask them to get things fixed. Apparently the tenants were continually told the "homeowners were not approving the repairs". What I received in return was a nasty call from Belinda saying that we were breaching our contract by speaking directly with the tenant. But really? I think they were in breach of contract for letting our house fall into the disrepair it did. It's funny how quickly she could call back in this case but any other time, she would not return our calls or emails. If it was worth it, I would sue Action Real Property and try to recoup some of the cost that we have incurred trying to fix our house from the damages that happened under their management. But since it is not worth the hassle and I simply don't have the time, I will try to inform other renters and homeowners not to use Action Real Property. In addition, I will be filing a complaint with the Better Business Bureau. If you are associated with the military , I would suggest that you contact the housing office on Fort Bliss for assistance in dealing with them. read more

Terrible customer service. Do not rent from this place. You will not get your deposit back regardless of the condition of the property when you move out. We moved into a filthy house and notated everything on our move in checklist,when we moved out we were charged $200. They returned the deposit beyond the 30 days and provided no itemization of charges. We are having to take them to small claims court. Wish we would have researched them earlier. Worse service I ever delt with while renting, I will never rent from these people again, I rented out a house with them that had water damage, it took them over a month to get to me because i wasnt priority, ARP sent workers that hate their job and bitch the whole time they were fixing it, bout 2 weeks later the pipes broke again and the water damage was back still pending their arrival again. The house has so many problems water damage, false advertising saying the house had ac but really just a air vent that brought in outside air, breaker box kept buring out switches kitchen was without power for a little over a month i kept calling just kept getting a rude lady that would say she'd send someone but once again i wasnt priority. Rented from this company for 10 months and was the worst experience for my family. The whole winter months we went without the heat working upstairs. When the owners contractor came to take a look at the heater we were informed that there was water damage and the rust had damaged the central unit upstairs. In January of the new year we had a bad storm that caused damage to the roof. The ceiling in our kitchen started to leak and flood our kitchen. When we placed the work order in they said they were going to notify the owner and go from there. It is now August and nothing had been fixed. I would not recommend any tenant to rent from this company very unprofessional and disorganized. read more

Went with ARP after reading all their amazing reviews online, which I'm starting to think they are fake. It has been a nightmare having them rent out two homes for us. I am constantly getting told my old neighbors of things breaking in the house and ARP not doing anything about it for weeks. I am so embarrassed for my tenants!! This company is a JOKE! Belinda and as well as her staff are very unprofessional and unproductive. They pass the ball around when an issue arises and no one admits fault for it or fixes the issue! Also, they cannot write invoices, there were so many errors, I saw it on my first invoice resulting in almost $200 they denied it and said everything was fine and would only refund me $1! You write Belinda, the owner, an email and they all respond from her email account with her signature and another employee signature above that so you never know with whom your speaking to. Very disappointed in choosing them to represent us in maintaining our home and collecting the rent because we moved across country, at the time I was nearly 8 months pregnant. We wanted a stress free experience and we have unfortunately that has not been the case. If I would have known I would have not signed with them, not be loosing 9% of my rent on both my homes, and not be having any of these issues. I should have rented the place out myself and had my family check on it for me, that way I could at least know the names and number of my tenants, because that's a big secret too. They also lie about no marketing fee yet charge you $70 and I only received a marketing fee on one home. My daughter in grade school can probably write a better invoice with less errors. read more

They managed a property of mine well I was Stationed in Germany. They paid me late and made many different excuses. I also found that they had a handy man that they paid to "repair" the house on a regular basis but found out they weren't doing anything but coating their pockets. Belinda McKay is aggrogant and talked in circles when confronted about her and the staff that work under her. Warning If you use this service after reading the review then its at your own risk. If you value your home or money, don't put either in the hands of ARP! My property sat vacant for 6 months after I signed the lease and then Belinda McKay Mena put her ex husband in it. I unknowingly thought great! I have income! But then the next month no rent. I had to call and ask what was happening in all matters! Next tenant didn't last because they had terrible screening and after I instructed them to evict said tenant after trying to work with them and tenant, I was on the s**t list and they put tenants in that had 1 boxer dog and 2 pups. After I had said no pets all along! Bottom line, they cost me dearly. The dogs ate the blinds, the screens, the carpet, the door sills window sills you name it - they ate it! 3 years with ARP and 3 renters but only 25 months of income and a loss of $6,000.00 just to get it in shape to rent again! After I fired ARP I filed complaints with the Texas Association of Realtors and the Texas Real Estate Commission because I saw how Belinda Mena handled the Better Business Bureau complaints and any YELP reviews that were negative (by the way all the fake positive reviews are gone now). She lies! LIES! LIES! She lied to the Texas Real Estate Commission, and she lied to the Texas Association of Realtors. She told them I instructed her to allow destructive animals on the property among other things. She blames the property owner, the renter, anyone so she is not accountable or responsible for anything. If you are in the military stay clear from this place - she is targeting you! Very questionable practices! I lost the complaints because Belinda can lie, lie, lie but I can still warn others to stay away or at least be forewarned! Husband and I are both in the military and got stationed here. Looking to rent a house, found one and sent them an email. Never got a reply. Called them and discussed the pet situation since they said no pit bulls but my husband's service dog is a pit. They said they would have to contact the owner and that they'd get back to us. They didn't. Called them again a few days later, they had no idea who we were or what we were talking about. Told them all over again. They said again, they'd have to contact the owner and find out. About a week later, I got an email saying we could have her. Sweet. During all of the chasing we've had to do to contact these people, new pictures of the house came up that looked almost completely different and the rent went down quite a bit. We finally arrive in El Paso and we try to set up an appointment and asked for available times and they gave me one for 12:30 and told me to confirm. Well that sucks because some other realtor that actually worked with us already got that time. So I asked for a later time. They said that was all they had and basically "too bad, so sad." We're done chasing these people. Dont you work on commission?? Don't you WANT to get people to look at the house? No wonder the price went down, you don't get people in to even look at it. If I could give less than 1 star I would. This property management company is HORRIFIC. We have only been in our rental house for 4 months and our air conditioning unit broke twice, both times it took COUNTLESS phone calls to even get us on the radar of this company to assign a work order and begin steps to get this repaired. Every time we call the property manager is "in a meeting." This was in 100 + degree heat in El Paso, unacceptable. Now we are dealing with a leak in the roof which has caused water damage to the inside of the house, coming through our walls on the same wall where all of our electronics are plugged in. We called ARP 2 MONTHS AGO and it STILL has not been fixed. In 2 months, one contractor came out to our house for 5 minutes to take pictures, now after this last rainstorm, water is literally running down our walls. They constantly respond with "someone will call you back" and shockingly no one ever does. If we were here for longer, we would 100% move out of an ARP managed home. In the past five months I have given this company more to manage my property than they have given me for rental payments, and that is absolutly backwards. I will say Belinda is a very nice person, especially when she wants your business, after that youll be lucky if you can get an email or return call within a two week period. This is my experience, first it took three months to rent my incredibly resonable house, the reason was because she placed such a high price on it no one even bothered to look I let this go because I assumed she was doing it to get a quality tenant, now I feel she placed such a high price on it so she could not only get more per month but also so she could send her so called maintnance team over and do uneeded work because the house had been sitting, second once it was rented i recieved four to five calls a day from her staff trying to force me to take a lower deposit, which i did not want to do; they did it anyway. The tenant had issues with small things like the blinds and a door, instead of contacting me whatsoever they sent there maintnance team over again over at a price of 75 dollars for 1 set of blinds and 50 dollars to set a closet in its track, on top of that they did other maintnance to the air conditioner which is covered under my warranty program which they did not use and charged my over 500 bucks. When I called to ask why my payment was so small they said they couldnt tell me because the work ticket was written in spanish, but they apparently understood it well enough to pay it and charge me for it without my knowledge. I have been in contact with belinda once since this happened, she said she would be back in touch on a specific day which she did not do, all I really wanted was communication and an explination of why she was spending my money without my permission but instead I got nothing, i also havent got a return email. PLEASE THINK TWICE BEFORE USING THIS COMAPNY, NO HOMEOWNER SHOULD NOT KNOW WHETHER THEY ARE GETTING THEIR MONEY FOR THE MONTH OR NOT. also if you think I am being unfair about her maintnance comapany go ahead and ask her which one she uses, I cant remember the name at this time but I checked the reviews on them when this occured and there is nothing but negative comments.
