Writing this review for a friend who wants to stay Anonymous. They vacationed at Arrowhead Lakes earlier this year, and unfortunately they got a speeding ticket. They just went through the gate, from a complete stop, and apparently the security said they were going 40 mph within 5 seconds from a complete Stop? This is IMPOSSIBLE. So my friends tried to fight the ticket via zoom. First, the association put my friends on hold (taking up their allotted time). Then the association kept talking over my friends. Last but not least, they would NOT answer any questions. Their answer was "We're not answering that" to all questions that were asked. This Community treats their residents like crap... Treats their GUESTS like CRAP... etc. Apparently the HOA is ALWAYS right. NO MATTER WHAT. So Be ware about this Association. Going Skiing or Snowboarding this winter? STAY SOMEWHERE ELSE. read more

Arrowhead lake community is the worst place to live The people at the welcome center is nasty and racist they have all these untrained senior that work there and don't know anything I had to sell my house because they give me over $3000 in fine for my park truck with out a plate in my own yard that was covered with a tarp they trespass on people property they give me a fire for $150 for my neighbor yard when I don't have grass in my yard I had an air bnb when guests go to check in they turn them away when they were questions they told the guest that I don't pay my HOA fees no one cannot get away with that then they called their community a gold star it should be zero star will never encourage anyone to go to that community if you are colored shame on them read more

Unfortunately we had to cancel our trip In December as few people in our party got Covid. Airbnb was kind enough to help us cancel our trip and provide the full refund. But Arrowhead Lake Community have NO Covid policy in place and we are not eligible for amenity/vehicle fee refund for cancellation within 72 hours. At a time when exceptions are being made all around the world for the pandemic, ALCA has a no refund policy whatsoever. They are taking money from people for facilities that they didn't even come close to. That feels like daylight robbery. Add to that, the agent in the rental office was extremely rude and unhelpful. DO NOT RENT HERE !!! I REPEAT!!! DO NOT RENT HERE !!! The staff is HORRIBLE. I wish I would've came here for the reviews before I paid almost $700 for a rental that was advertised at $89 a night (which I rented for only 2 nights) . Fees add up quickly ! Security picks on you for no reason. Gave me a "citation" for voicing my opinion because a security guard kept going back and forth with me. Security told me my cars wasn't registered , then when they found out they were registered , I didn't receive an apology. They told me they'll give me a citation if I didn't drive back 20 minutes to the rental office to get an extra gate key. Drove the 20minutes to get the extra gate key (they wouldn't give my original back until I went to retrieve another one and bring it back to them to prove I had 2) then when I returned back with the extra one , they returned my gate key to me. A whole week later the owner calls me to tell me I have 2 citations (which at the time I contacted the owner to let them know they were threatening me with a citation if I didn't get the proof) . One citation was "failure to gain proper access to the community", which they threatened me with if I DIDNT, which I did and they still gave me a $500 citation (which they didn't give it to me in person nor told me it was a official citation) and ALSO a $100 citation for "disorderly conduct" because the securing kept arguing with me while I was talking to someone else. They think they can talk to you like a child and your not supposed to say anything back to them. DO NOT RENT HERE IF YOU'RE EXPECTING TO BE TREATED LIKE THE ADULT THAT YOU ARE!! read more

Oh, the poconos! The land is beautiful and the American Dream of freedom and opportunity are live and well...unless you come across arrowhead lakes security. Never in all the places I have lived or travelled have adults been treated like children as much as they are at arrowhead lakes. The security are very unprofessional at times and spent 45 minutes at the local pool vocalizing threats of tickets for parking in the grass, rather than just giving tickets for breaking parking rules. "The community members" who make the rules here really need to get out more. I think they would quickly realize that the grown people don't need to be regulated to the extent that they are here. However, some of that oversight could be redirected to pay a little extra attention to children riding golf carts on the same streets where people walk and vehicles drive. We have seen teens playing bumper cars on the street, and have actually been hit by a group of kids driving a golf cart. Adult or licensed driver supervision should be required for kids who want to drive golf carts! read more

I love everything about this community. I read a lot about how the staff is tough to deal with, but the truth is for a few minutes of getting a gate card and registering your car you get an entire stay with piece of mind that you are in the safest community in the Poconos. They even patrol security around and are strict with guests. You will not find a better community as this place as three pool complexes, two big lakes with a half dozen beach areas. They have a teen center, lodge and various other activities. What a great mountain experience in such a safe setting. We stayed at 396 Arrow which renter and the house was spectacular. Brand new and right on the lake. The feel inside the house was amazing with so many little aspects that made it so welcoming. The bar room is something off of Pinterest. The security guard at the gate was rude and ignorant. The roads within the community have more potholes than road. The homes are too overpriced, many sit so long without anyone living in them that they're rotting with mold and mildew . The place is a colossal joke. We had an absolutely horrible experience that brought me to tears. Long story short. We arrived to check in, they didn't have our reservation due to a computer error from the owners. The owners knew we were coming and the error was certainly not intentional, however there was absolutely no willingness to rectify the issue. The basic response we got was "it wasn't registered with us 3 days prior to arrival so you can't come in" Even though it was completely paid and the owners were advocating for us. When asked why we couldn't just get the registration taken care of now, we were told "it's our policy" by some young blond with a bun and a stoic face. We were like " please there has to be something that can be done. We drove 2 hours with kids and a dog" we were pretty much told "too bad". Are you serious?? They refused to call a manager. The owners were phenomenal. They even showed up and advocated, and asked if they could just let us stay as their guest, to which they replied " no because we already know it was rented". I refuse to believe there was nothing that could have been done. The area is beautiful but Arrowhead makes it clear they do not give a crap and have no interest in trying to accommodate a guest due to a technical error that was not our fault. read more

check in takes forever and a day. Place was crowded and noisy . You could here the rap music from three blocks away at night. Head out to the pools by the time you find a square inch to lay your towel down they are closing it. Either due to a labor issue. To clean the area whatever that means or someone heard thunder in a neighboring state. so you grab the kids because the pools are closed and say let's take a ride and see the sights. Well let me tell ya these roads make the cross Bronx expressway look smooth. Pothole , bump or depression ever three feet. sometime they have events like bonfires with a DJ. sounds nice till you get there. By night fall everyone is either drunk or smoking weed. Lots of kids though so they enjoy it. have a problem with the people next door being loud or smoking massive amounts of drugs and screaming at 2 am. don't even bother calling security. They will very politely take a message but they won't send anyone out to address the issue. we finally had to call the cops. Pocono regional responded right away and took care of the issue . read more

The houses are individually rented by the owner if they choose, but the community helps facilitate. You need to register all cars and they give you a gate code for each car. Everyone was friendly! read more

We strongly suggest anyone considering renting here DON'T. Read all of the reviews and you will see common statements. We observed another renter having the same rude treatement by the people at the community center and then it was our turn for the rude treatment. The person ahead of us was having trouble with their car card not working. They were accused of giving their card to another vehicle and that's why their card was not working. NOT that the card was simply not working and issuing another one, but accused of doing something wrong. The fees are ridiculous! The roads are horrible with potholes and not paved. We feel sorry for the property owners who are also screwed by this association. Watch our for the speed limits! You don't know where it is 25mph or 15mph. This is a perfect setup to be cited. Read the reviews! If it wasn't for the owner of our rental being available for questions and concerns and that their home was beautiful, we would have never gone, but would have lost all of our payment. Arrowhead Lakes is a wonderful community full of thoughtful and helpful people. I'm not sure why there are so many adults crying about the rules on here - every HOA has rules and regulations. In Arrowhead, the rules are all about safety - for the people and the wildlife. I lived there for years and, even after moving to a neighboring school district, still spend a lot of time in Arrowhead with friends and family. If you are interested in this community, don't let the fury of those who probably broke the rules and got citations for it ruin your expectations of the place. Apparently the best entertainment for arrowhead lake management is to make rules, to make the visitors life complicated. Instead of improving their customer service they are improving restrictions about everything and anything The famous expression they use in all cases "We can not do anything, we are only following the rules" My daughter visited for one day and it took me two hours for me to get a pass for her only because she was not on the visitor list to allow her inside. While we are paying 30 dollars per person for only one week. They do not have staff to rent boats so I do wonder why they do not follow their own rules and regulations This place is beautiful and lovely but their attitude towards the customers and service makes it not worth it read more

This community is very fun and has a lot to offer. But it comes with a cost! They are raising their home owner dues to 1250 per year next year. If you don't live there all the time then I would suggest you buy elsewhere. We have lived there part time for 5 years. We are trying to sell our home currently to be free it all. I will never stay here again. It was mandatory to buy wrist bands for our entire stay. It was a waste of $233. They charged $8 per day per person. We never used the facilities. You should be able to buy them as needed. We stayed in saw creek at Bushkill last year and that's where we will go every year. So much better than this place. Horribly organized and overly expensive. We are only renting a home for a week so I cannot say anything about homeowners problems but the way things work here are horrible. One wristband is $10. And you have to buy at least two if you're staying for a week. Turns out, the only thing that's good for is swimming. That's it. Any activities other than swimming have additional costs. Not only that, they don't tell you that. We read through the events on the website and got excited for things like water aerobics and yoga. NOWHERE on the website did it say we have to go to the Lodge a day away of time and pay for vouchers. Very unorganized and a waste of time for us to show up and get told we aren't allowed to join in. (Let alone how rude the worker and other people were about it, making fun of us) I am so disappointed in Arrowhead Lake. We thought it would be fun and a nice getaway but we have experienced nothing but rudeness and confusion. I will never recommend this place to anyone I know. I seriously considered buying a house in Arrowhead until I found out about the HOA and all of the associated fees. Plan on spending money for just about everything; vehicle passes, wrist bands, HOA fees, fines for everything one can think of, and just about anything else you can be charged for. The home we stayed in was beautiful and the owner was warm, friendly and went out of her way to make everything perfect! Arrowhead Lake Community Assoc was another story. I spent hours planning our trip. There were 17 of us coming from different areas of PA, so I needed everything ready to go upon arrival day. TWO WEEKS ahead of time I purchased all the membership amenity bracelets and vehicle passes to the tune of $520. Registration required all names, ages, cars, make, model, year, licenses, registrations, and license plate numbers It POSTED on my Master Card and I received a RECEIPT from ALCA. The first 2 of us arrived and SURPRISE we were pulled aside to pay the $520 DUE! After some words were exchanged basically stating they had no record of payment, amazingly I had my receipt from ALCA. We received amenity bracelets and vehicle passes. One vehicle card had a sticker with the wrong name on it. We told the woman and she said it makes no difference. Well, yes it does. That evening our last person arrived and couldn't get in because his card had been issued and further more there wasn't even another in our folder. After multiple phone calls, taking time out of our vacation, security issued a temporary card and said come back in am. Both my son and I had to battle it out the next morning where we were told it absolutely does matter. Exactly what we figured the day before when we pointed out it was the wrong card! Not a good start. The staff are of little help to answer questions. We inquired about where there are concession areas. One person said all beaches and pools. The other said no there is not. The second was correct. Not any of our adults could understand the explanation of where kids games, billiards, and other activities were located. "In the lodge" can mean downstairs of welcome center, upstairs at the lodge down the street a ways or upstairs at the lodge! They have little patience explaining. It seems it is set up for the locals, not visitors. The area is huge and everything is SPREAD OUT. You don't just walk to these amenities. There are random signs but not enough to find your way.We were totally lost and fumbled around the entire first day trying to get find our way around. We would ask for directions and get a lot of finger pointing in different directions. After many of us reached the level of total frustration we asked if there was any type of map. We received a beautiful map of Arrowhead Lake! For $520 you would think each car would receive a map on arrival, or at least place them where you can get one instead of hidden behind the counter. After paying that much money, you would not expect to pay for activities. They are pricey. I would have thought that an amenity fee would get you into the activities. Bingo cost $22 for 2 people to have single sheet! Most activities charge a fee. Even little bag of popcorn for movie costs MONEY. FYI the lake water is VERY cloudy dark red-brown. Very few of our people went in the water up to waste deep. The pools listed as heated are VERY cold. Even the kids didn't stay in and this is August. There are no garbage bins at the homes. You have to hall your leaking garbage in your vehicle each day down to the centralized trash area 10 min away. It was a beautiful home to have annual summer family gathering. We had fun as we always do. We went to outside activities that are generally 35-40 min drive. The cost of the amenities and car registration is phenomenal for what you receive. read more

If you are considering buying a home in Arrowhead Lake PA, DON'T. This is where over 90% of the home owners are vacationers, but the minority makes the rules. First let me tell you this: I have a new four bedroom home that is absolutely beautiful; my family and I love it. I have had other homes in the Poconos, but I made the mistake of building this one at Arrowhead. Most vacationers are weekend users, but arrowhead has decided to tell these users you may now only throw away your garbage at certain times and days at the dumpsters. So if you would like to leave early on Sunday you can't, you must wait till the dumpsters open at 10: am. When you get there expect a line. I was up there over New Years I had to wait twenty minutes to throw away my trash. I can't wait till Memorial Day should take at least an hour. This works if this is your primary home, not if it is a vacation home. By the way the garbage is closed Tuesday, Wednesday and Friday; hope you don't plan to leave those days. Now people will leave there trash in a garbage cans that will be knocked over by wild life and soon we will start to get rats. What a good idea; who thought of this? If you come to Arrowhead please be ready to be pulled over by a rent a cop. There is only one guy that does this, he makes believe he is a police officer and looks for vacationers that do not stop long enough at a stop sign. That's right LONG ENOUGH. The law states to come to a full stop but this guy always wanted to pretend he is important so on weekends he hides out and pulls over people that do not live there full time instead of Patrolling and making sure our homes are looked after. My brother n law has never ever been pulled over in his life, we call him the turtle, but he was there. What a joke. If you are considering to by a home ask them about their Club House now that's a whole new story. The arrowhead lake at poconos is beautiful. No problems there. We paid a lot for our rental during an off peak time and would have thought we would have been treated well by the association and not nickeled and dimed for everything to do. Want to play pool? Give us money. Want to fish the lake? Give us money. Want to park? Give us money per vehicle. When we went to the lodge to play pool, we entered with 3 other adults and my 12 year old son. We played one game, which we paid $10 for, and a teenager rudely entered to loudly tell us the rules, that my son wasn't welcome in the pool room unless he was 18. We all needed to get in our cars and drive to the children zone. Was my son bothering anyone? Nope. This is so disappointing as you pay through the nose for the rental and then get nickel and dimed for everything. Very disappointing and I wouldn't stay here again. read more

The location is beautiful and it a wonderful place to raise kids. The school district is also very good. The bad is the committee that make up the rules. You practically need permission to do anything on your house including paint color! They have security giving out tickets for driving over 15 MPH. If you are late with any payments, they deactivate your gate card to get in. The dues keep going up every year, but I don't see any improvements. They don't know how to use the money wisely. More renters are coming in than before and they are very rude, they crowd up all the pools during the summer. I have been here for over 10 years and it has changed. The real estates have intentionally kept the prices low for their own gain. If you are looking for an investment property, you will not make a significant profit on resale. Sorry to sound negative, but I am not the only one that feels this way. Avoid communities that are gated and charge high fees. Once you are in, you are committed. read more

We became home owners at Arrowhead Lake in July of 2015 and after extensive research in the Poconos area we found that our decision to buy here was the correct one. Since we are not rule breakers we don't have any issues with a community that has regulations, there are over 3,000 homeowners here and I'm glad that there is security and rules. If you speed you will get a ticket, if you don't want a ticket, don't speed and it will also be safer for everybody (no brainer) driving 40MPH in a 25MPH area is stupid and dangerous so we should all be thankful that the community imposes fines. btw - never had a problem disposing garbage nor the hours (they open at 8am and only close on Wednesdays). I got side tracked.... In summary the community is very well kept with fantastic amenities and there are constant updates via e-mail. We are very glad that we made our purchase here. So it works for us. Do your research and then you will find out what works for you or not. If you consider renting here you will not disappointed either just plan ahead and you will have a great time! Those are my 2 cents! read more

Man,someone really pissed in Waynie's (aka Whiney?) wheaties. We found Arrowhead Lakes to be a nice spot. Actually, about a quarter of the homes there are lived in year round. They used to offer curbside trash pick up, so I guess that's what he's is cheesed about. You now have to take it to a garbage center. It's absolutely horrible! This friendly guy comes to your car, you pop the trunk open and he takes it out of the trunk and puts it in the dumpster or recycling bin for you. We've never waited more than a car or two. It's closed on Wednesdays. I'm glad there's a "rent a cop" - I'm not sure how many there are, but it's great to have him driving through the area, making his presence known; cuts down on any possibility of shenanigans. We've yet to be pulled over, and trust me, we're not the Slowskis. There are a lot of amenities, the public areas are well maintained; the new lodge, the mailboxes are a neighborly meeting area where people seem to stop and chat, there are lots of things going on; bonfires, bingo, you name it. Everyone's been friendly and helpful since we moved there and there's a very diverse age group of people there, which makes it interesting. For those of you not real familiar with the area, it's close to Jack Frost and Big Boulder, as well as Pocono Raceway and the outlet malls aren't all that far. Plenty of antique shops and flea market type shops for spending an afternoon. Lots of little delis and pizzerias in nearby Blakeslee. Cable is available and I have a strong verizon signal for my cellphone; wifi's available in the lodge. I think Wayno must be selling lots in another development, since he wants you to message him. read more

We are home owners who vacation at Arrowhead. We love this community. The amenities are wonderful. I have never been pulled over and we have been there for 8 years. My only complaint is the rising HOA fees. If they get much higher we will need to move. Can't wait to spend Memorial Day weekend at the lake :-) read more

We purchased a home in Arrowhead Lake a year ago. The idea of a gated community was new to us, as well as the entire Pocono area. I am confused after reading some of these reviews as to why these people chose to purchase or stay at a home in a gated community. The thing that was most difficult to get used to was signing in guests. I am appreciative of this, as it makes us feel more secure. There is now an on-line form to fill out and staff responds within minutes. Not a problem. Yes, security is present. This is a positive for us as we were warned about some surrounding areas and the high crime rate. The 'security blotter' each month brings such relief, as no major crimes have been committed at Arrowhead since we have owned. If you are speeding-you will get cited. If you are disruptive or not respectful of the lifeguards and staff-you will get cited. This is no different than the police laws in any other area of the country. We have never waited behind more than 2 people at the trash disposal. These men are so pleasant. They open your car door, take your trash/recyclables and you're finished! I appreciate having such a system rather than having bear and other wildlife attacking my trash at my home. The amenities are wonderful for our visitors and family. Arrowhead recreation staff does an exceptional job planning events/activities. The staff at the Welcome Center are without a doubt extraordinary. They are constantly juggling issues from septic tank and sewer questions to questions about raccoons and wristbands. Every time I have stopped in, they are moving in 100 directions and have been able to handle all situations-including some very unpleasant customers. The lakes are constantly tested for safety and email notifications to community members are sent immediately if there is a problem. Sometimes, rules are a good thing. I would not like it if the house next to me was painted green and orange polka-dots. I would not like trash to be littered throughout my community. I would not like mischief from people who live outside the community looking for trouble. For those not interested in following any sort of guidelines, then perhaps a gated community is not for you. We have met wonderful neighbors and enjoyed many great nights at bonfires, bingo and bands. We are looking forward to many happy years at Arrowhead. read more

I've been a visitor of Arrowhead lake for almost 30 years and a homeowner for 6 years. I also purchased a rental property in the community last year, so I have a bit of personal experience with the community and the association. I did my research before buying and there's not another lake community in the Poconos that offers as much as value for your money as Arrowhead Lake. I've got three young children and we all just love visiting our Pocono house in the woods. Plus we have three pools to choose from and multiple beaches as well. Its close to lots of other activities in the area so works out to be a good 'home base' for us for various local day trips. Its a great escape and its a very quiet community most of the year. As for some of the other critiques - yes the number rules have increase over the years, but so has the number of houses and visitors, so the rules are important to keep some structure and order. All the people at the front desk have always been pleasant and helpful to me and I've never experienced any issues. The fact that there is a line out the door (on major holidays only) should tell you that many other people agree with me and want to visit this community. Don't let the reviews here stop you from visiting the community and trying it out - you might be surprised. read more
