From the start, my interactions with Lisa at J. Johnson Property Management were disappointing and discouraging. I came in multiple times showing genuine interest in finding a home through their company, but each visit felt like I was being dismissed or overlooked. I provided all the documents requested, including proof of income and my Section 8 housing voucher, but every time I met one requirement, another one was added. At first, I was told my proof of income was acceptable. Then I was told I needed three months of consecutive income, even though my Section 8 voucher itself qualifies as a reliable source of rent payment. It seemed like no matter what I provided, there was always another reason to delay or deny assistance. Despite having my deposit ready and being a serious, qualified applicant, I was never given a fair chance. Lisa was often short with me, unhelpful, and made me feel like I was bothering her by simply following up. I went to the office multiple times and showed real interest in available units, but I was told those units were suddenly unavailable or that my paperwork "wasn't enough." I left feeling that I was not treated professionally or fairly, and possibly even discriminated against--whether because of my Section 8 status, my credit, or something else, I can't say for sure. But I know I met all reasonable requirements and showed responsibility and initiative. This experience was extremely disappointing and made me feel like my situation and efforts didn't matter. I hope this company takes the time to review how they handle applicants, especially those participating in government housing programs, because everyone deserves equal respect and opportunity when seeking housing.

Their process is smooth and efficient , even for those who are new to the industry. We were connected to Dora Valencia as our property manager. She is a POWERHOUSE! She is professional , warm and get's it ALL done . Dora truly is a force and I look forward to seeing where her career takes her. JJPM has these great extras as well. They send emails to alert us in current law changes, update their systems to stay up to date with the market and provide a personal customer experience that is VERY REFRESHING.     Poor Communication and a Very Disappointing Move-In Experience…read more Our experience with this property management company has been extremely disappointing. Before moving in, we were verbally assured twice that the home would be professionally deep cleaned. It was not. From what we could tell, the only cleaning completed was vacuuming. I spent approximately $45 on cleaning supplies and five hours cleaning the home myself before we could move in comfortably. When I raised the issue, management dismissed my concerns and insisted that the property had been cleaned. They then promised to send the housekeeper back during the first week of June. It is now the middle of July, and despite several follow-up messages, no one has returned to complete the cleaning or responded with an update. The backyard was also left badly overgrown and had not been properly weeded or trimmed before our move-in. Because we were not permitted to return to the property before our move-in date, we had no opportunity to see the actual condition of the home and yard beforehand. We were told to move in and report any problems afterward. However, when I did exactly that, I was rudely informed that these issues were now our responsibility. Since moving in, the home has also had a significant ant problem, along with numerous spiders. I attempted to address the infestation myself, but the problem continued. I contacted management three times requesting a one-time pest-control treatment. Nearly a month passed before I received a response, only to be told that we would have to handle and pay for it ourselves. As brand-new tenants dealing with a pest problem that began immediately after moving in, I believe management or the property owner should have taken responsibility for an initial treatment. The lack of communication has been one of the most frustrating parts of this experience. Messages and follow-ups are routinely ignored, and concerns are dismissed rather than addressed. My previous rental company responded to maintenance requests the same day or within 24 hours and treated tenants with kindness and consideration. The difference has been startling. Had I known the true condition of the property and how management would handle legitimate concerns, I would not have signed a one-year lease. I cannot recommend this company based on my experience.

Munish welcomed me with such warmth and humility that I felt at ease right away. He patiently explained the ins and outs of the rental market in Manteca and Lathrop, answering every question with clarity. When we toured properties, he and his son pointed out details I never would have noticed, breaking down why certain locations would be smart long-term investments. Just having that depth of knowledge at my side gave me complete confidence that I was making the right decision. But what truly sets Munish apart is his humility. For all his success, he treats everyone with genuine respect and dignity. He never once made me feel like just another client -- he made me feel like a valued partner. And then he backed that humility with real results. He stayed in constant touch with updates (often with quick voice notes, which I now love using myself!), got his team to deliver beautiful work on the backyard and fence, and most impressively, had renters lined up a month before my first mortgage payment was even due. That's going above and beyond in every sense. Working with Munish wasn't just a transaction -- it was a lesson in what professionalism combined with humility really looks like. I walked away knowing I had made the absolute best choice.
