Since May 12, my realtor, my buyer's lender and I have done nothing but chase our property manager to send simple documents - right now we're waiting on a condo evaluation and master insurance plan - VERY standard documentation and the lender is BEGGING my property management company to send these so we can move forward with closing the sale. They are nearly impossible to get a hold of, and their lack of urgency and competency has put us behind. My closing is in actual jeopardy from this. This property management team has been incredibly difficult to work with. I've been consistently paying HOA fees on three different properties. However, when their system was recently updated, two of those properties were inexplicably removed from my auto-draft setup. At no point was I notified--by mail or email--that payments were not being processed or that I was accruing late fees. I only discovered the issue when I proactively reached out. When I brought this matter to the attention of the neighborhood president and property managers, I was told that "the board declined your request to waive the fees," despite having a five-year history of on-time payments and no prior issues. After many emails, they eventually stopped responding altogether. It wasn't until I sent a third follow-up and CC'd other members of their organization that I finally received a reply, essentially placing the blame on me. This experience has been extremely disappointing. I was employed with Artemis Lifestyles in January 2023. Denise Shreaves, CAM at the time, at the Southshore Falls at Apollo Beach which Artemis took began a new contract and new staff. Long story short, I resigned after Ms. Shreaves conspired with some of staff to commit libel and slander, including a lie that threatened to kill a co-worker. I was informed of this via a written reprimand feom Denise (Perez) Shreaves. Ms. Shreaves was a bully and in just a few days of starting her new job, she managed to insult members of the Board, homeowners, and staff. My meeting with upper management, Dianne Skinner quit so I could collect unemployment. Her boss informed her that it would be more difficult to collect unemployment benefits when you quit. We decided that I would resign so I could be rehired at one of the many sites they had in the works. That was March 2023 -- Never heard back from them. It was quite traumatizing tonwork for auch a company who allows such behavior from their employees. They competent, knowledgeable, able people ended up leaving while the incompetent stay. Three weeks before our monthly HOA payment was due I updated the autopay account with our new bank account number. Yesterday the payment was returned due to insufficient funds. Artemis did not update the information and the old account was used. The bank charged a $25 fee and Artemis charged a $35 fee. I sent a screen shot of my account page which showed that I updated the account with the correct bank account number to management but they would not admit their error. Unsuccessfully, I spent the entire day and evening attempting to clear the problem. Artemis management only passed the buck. The head of the accounting department would not return my numerous phone calls. Artemis will not drop their fee or reimburse the bank for their error despite the proof provided. Never before have we encountered management problems during our twelve plus years at Southshore Falls. I strongly encourage our residents to immediately take steps to replace Artemis with a responsible and efficient management team. I'm a manager at the hard rock casino and I work in table games. Ive grown accustomed to stressful situations and dealing with unruly guest is second nature to me. You learn to not blink when the most famous people began to act like 5 year olds. Watching someone loose half a million in less than thirty minutes. Don't blink or you may miss the card counter to your right. Wash, rinse and repeat. So, not much can get under my skin (so I thought) until Artemis. I joined the ARC committee at my Community and I interact with homeowners submitting applications through our portal. We make the necessary adjustments and POOF we have a happy homeowner. We understand most home estimates tends to void after 30 days so we push Artemis to have those letters out within a timely manner. Before our committee we had homeowners waiting two months for approval letters.Now the turnaround is 3 weeks. Biggest issue we have is Artemis losing applications! Of course they always blame it on the portal. Since I hold a secretarial position on the committee when the homeowner have an issue they would just text me and I would finish up the application and submit the documents onto the portal. One time I wasn't available because I caught Covid and the homeowner was so frustrated with Artemis claiming they didn't get any paperwork that he drove 90 minutes to the home office to physically hand it in. If you're still with me now I'm now going to explain the shady part of Artemis. Being on the committee you would think we have access to the actual board members however that's not so. We have no way to communicate with them. Can't call, email or even send smoke signals. We are officially two weeks away from our turnover and Lennar is leaving and turning over the keys to the kingdom but not allowing us to vote for anyone to be on the board. Virginia had a conversation with two committee members and she informed us " The only way someone can have a seat on multiple committees is due to lack of applications. " then she proceeded to reject new applications in favor of members that was on multiple Committees. Ensuring a monopoly. When confronted she stated applications were approved based on a first come bases however she would talk to the board members and they will give us a resolution. Of course she never got back to us and stop returning emails and phone calls. So, now we had two committees with the same members on them. Even the committee members acknowledge this is not a good look. They were willing to step aside but was just waiting on word from Lennar. Of course this caused some aggression with the homeowners and it showed up in our social media pages. However after a few weeks things started to die down. Homeowners started campaigning for a seat on the board filling out applications and sending in proxy's. My neighbors started to campaign! Homeowners going door to door to introduce themselves and explain why they would be an asset on the board. Cute little flyer from a kid saying how their mom have a vision of where we should be this time next year if we believe in her as much as she believe in this Community. The bio on this woman was so good I strongly considered dropping out of the race. However I already sent my application In through first class mail and I was just as committed. A couple weeks later we received a letter from Artemis stating they only received ONE application. So the elections was canceled and nobody will be able to run or vote. So the members that were on the first two committees will now be the Board of Directors. As always phone calls and emails to Virginia regarding us voting have gone unanswered. We have been asking if we can hold an election the day of the turnover but she refuses to answer. I've asked to speak to board members and I get no response. So the homeowners have decided to submit a report to the DPBR asking questions that Artemis refuse to answer and reporting what has transpired. One homeowner sent hers by certified mail and somebody signed off on it yet they're saying they didn't get that either. So, no fair impartial election for the homeowners of Liberty Ridge as long as Artemis is our management company. The most horrible HOA company. is a customer service and the prejudice is just amazingly surprising in this day and age. They're very quick to send you terrible emails, but takes their time to respond when they're in the wrong. While an HOA meeting today, I was told by the HOA president that is why my will get nothing from him in this community. This leads me to believe there's something else going on because the people that were sitting at this meeting was Beth Connor and the five board members not one homeowner was at this meeting. First of all, is there a no star option? Because that is what they are - 0 stars. My wife and I started an architectural request 3/15/2023 for a fence in the Orangebranch Bay subdivision since 3/15/2023. We have been very frustrated by this whole process and lack of actions of the part of the HOA. We have called numerous times without any movement happening. Again, we submitted everything requested in the ARB request correctly the first time back in March. Later we were told the HOA wanted a permit, which was not on the original ARB needed documents. But we submitted it. Then we were told to submit the contract, which was already submitted back in March under "2950 HOA." But we put it in again as a separate document to again make it easier to see. Now, the timeline was pushed back for us til 5/19, despite everything being submitted correctly again back in March. And now there has been no actions as of the "action date 5/19." It's been a ridiculously long time for something that really should not take this long. We have submitted a deposit for the fence (not the fencing company's fault due to the incompetence of Artemis lifestyles), back in March. We called the Artemis Lifestyles and reach a representative promising to give us a call back and never do - the last being today - 5/25/23: Adriana (Amata@artemislifestyles....). I like how every of their feedback to their poor service is to email their customer service. I have yet to do so, but all the direct contacts that they have given me are either unresponsive or unhelpful (tell you they will call you back but never do and when you call back you reach a different agent having to explain the same thing). At the end of the day, we are just trying to get a fence request. For God Sake, we are not asking them to do emergent surgery to save a life. We are not asking them to be in the battle lines in Ukraine against Russia. We are just asking them to either approve or deny a fence request that has been sitting there for months now. Now payment through the customer portal has gone blank so I get hit with $25 late fee and $10 extra. All the HOA rules are being broken, not enforced at all. Artemis is the worst! They had the landscape company do some work in my yard, never billed me and sent me to collections. It get's better - our homeowner's dues are set up on autopay. In August, they accepted our payment, then for some reason refunded it. Then the accepted September and November but sent me to collections again for August. They were also pleased as punch to change a $60 late fee for the month I paid on time in the first place. Completely unethical business practices which speaks too their leadership. As you have read in every post about Artemis, the manager for our neighborhood (Reunion) has never returned my calls or emails. She simply ghosts anyone who try reach her. It's worth noting that two of the issues she brings up below are not even supported by the bylaws - parking in grass and uncleaned driveways have no associated bylaw in our community. She has no right to issue violations for these matters, yet she does so daily. I would typically reserve these sorts of complaints for higher ups at Artemis, but they ignore anything that's not posted publicly. --- Good Afternoon residents at Lakes At Laurel Highlands, I'm sure every resident received and signed the bylaws when purchasing their home, so we all know the rules and what needs to be done. If not, Please find attached for your records a copy of the Bylaws, a copy of the Committee guidelines and a copy of the Legal Declaration of Covenants, Conditions, Easement & Restrictions for Lakes At Laurel Highlands. There is no need to ask me to show you the bylaws every time I issue violations. Moving forward I will not be replying to any emails regarding bylaws. Also, listed below are the constant questions and concerns I received most when I issue violations, I will only address this once. Daily Violations: Every day Vehicles blocking sidewalk: NO VEHICLES AT ANY TIME FOR ANY REASON BLOCK THE SIDEWALKS, I will be issuing a violation and calling law enforcement to issue tickets to any and all vehicles blocking the sidewalks. This will be done DAILY. Vehicles parked on the grass: No vehicles should be park on the grass for any reason. Weekly Violations: Every Friday Visible trash cans: Trash pick up is on Tuesday, all trash cans should be in the garage or back of home, no less than 24 hours later. OUT OF SIGHT. This does not mean the back side of home. It means completely out of sight. The only exception for the trash cans to be on the side of home is if there is a landis (small fence around the trash cans) Uncleaned driveways: Maintaining your driveway means keeping it clean, free of debris, oil spills, personal items and pressure washing if needed. Monthly Violations: The first Friday of every month Grass/weed: It has come to my attention that a lot of residents have St. Augustine grass which requires a specific maintenance schedule. With that being said, the first Thursday or Friday of every month I will be issuing grass violations for unkept, untamed and unmowed grass. This does not mean that you can go a month without making sure your grass and yard looks up to par. Please still do your best to maintain your property. Atrocious service since coming to the community. They are always behind on their responsibilities and increase their fees each year but yet the service continues to get worse. As an example, I even received a HOA violation that my Townhouse sidewalks and driveway needed to be pressure washed. As part of the townhomes, my neighbors and I spend a great deal in additional HOA fees per month for exterior coverage and this is the responsibly of the HOA to address. The letter clearly indicated that they were not doing their job and it took a couple months to have addressed after fighting back on the letter. I also received a Claim of Lien letter almost a year after I originally set up my banking account with their partner at the time, Alliance Bank. Since then I have fighting with there group as their admin group/banking had offset my banking information behind so was being drilled with late fees and interest that I was unaware of until I receive the letter. After sometime they FINALLY discovered the admin error and waived the late fees and interest but would not remove the admin costs. I was told to bring it to the attention to the board during the next meeting, 9 months later(!). I attended this meeting and brought it to the attention to the board, at which point was asked me to take it offline for review. As other noted, they rarely answer the phone and take forever to get back to you. Since the board meeting, It took 5 months(!) and was required to follow up 8(!) times to get this response at which point the VP reached out and informed me they would not waive the admin fee...makes sense.. Updated: had to go back and add to this one since the maintenance continues to get worse by the day. If I could add countless negative stars I would. Since the last review, they have changed their payment info/links multiple times, likely trying to catch residents not paying attention and charge them late and admin fees. They continue to fail to follow their own HOA guidelines. Lawns dying/dead, overgrown, unattended, trash can overflowing, neighbors parking all over their lawns, and most concerning, safety hazards everywhere they don't even come address them even after notifying them of an injury. Wide open holes in the ground, sidewalks not level or even secured down, electrical wires on pathways, community decor fences covered in rust, lights burned out of pitch black walk ways, leaking houses into sidewalks, slippery sidewalks from algae from the lack of pressure washing (they are responsible for), and the list goes on. For a higher end community who pays a premium for HOA coverage, gets -10 value. Had to plea with the community developers just to get any sort of movement. read more

A neighbor has had a broken sprinkler for 3 months. The water company confirmed that they've released over 250,000 gallons of water. It drains into my yard, destroying my grass and has turned the sidewalk into a swamp. I've talked to the homeowner, and they are uncooperative. Do you think the HOA would be interested? Apparently not. Instead they sent a letter to ME telling me to clean up "my sidewalk". Hard to do when it's under 4 inches of standing green water! 3 months with the problem and still counting. No call back in regards to any issues with the community Gates we're inoperable for over 3 weeks Grass is not getting maintained landscaping ignored, by laws in the contract being ignored. Failure to meet dates of contract Turnover is very common. 4 property managers since I purchased the home 6 months ago. Not only ignoring the safety of the home owners, It ruined by new home buying experience, and continues... And it gets worse Call from property manager without any answers, or timeframe or resolutions. Community has been completed and 100% sold for over 4 mos and still no communication with homeowners for a vote in for representation of the homeowners. Construction had been completed for months and Artemis has not provided the postal service with a key for the community gates. Solution for USPS not being able to deliver mail is to have the security gates open, and the neighborhood unsecured. Still no turnover letter after 5 mos of the community being %100 sold. No communication from Artemis, landscaping still looks horrible, lighting in the front of the community still inoperable. We were promised a meeting with the community manager, and she was a no show. Very unhappy with this community management company. Artemis Lifestyles handles the accounting for Arden Park North HOA and they are horrible!!!!! Sent HOA Pmt early via my banks bill pay service Feb 28th and it would be considered late March 10th. I provided proof from bank of date pmt sent and estimated arrival date. Due to their antequated processing system, they do not go off of the post marked stamp on the envelope only the day their office staff get around to processing. They claim my payment was received on the 15th and processed the 16th so I was charged 25.00 late fee and 10.00 fee to mail me the late fee letter!!!!! In addition I paid two pmts ny mistake in Dec and asked for a refund. I was told that they could not refund but just leave it to pay Januarys hoa fee. Dec 29th they had a meeting and increased the fee so they stated in January I didnt pay enough despite being told they already had my January pmt. So they sent me an assessment letter and applied a late fee!!! The HOA Manager knew my husband passed Dec 27th and I was unaware of any notification Dec 29th. I even called to advise family was coming from out of state and was yold overnight parkimg syands, no exceptiom. i was blown away as there was no empathy. read more

Worst customer service ever! I was unaware of a missed payment until I got a certified letter that came with a $150 charge plus late fees. You won't see any this info on their website because it doesn't show any transactions, only amount due. I tried calling to get information. It's been 1 1/2 years later, still trying to contact them, literally not one person has called me back, I only get through to customer service if they feel like picking up. If I get someone in customer service, they say you must submit in email first. I've been given eight different names that I am somehow supposed to talk to. They only communicate using letters, who doesn't use email these days?? Im sure so they can avoid having to actually communicate with anyone. Over last years budget on holiday decorations by 8 THOUSAND DOLLARS... some of them weren't even working and only lit up the roundabout, gates and a small handful of trees in the front. RUDE people who work the front office, Linda to be specific. Called after my friend had her vehicle towed on her birthday. She told me it was my problem, loudly spoke over me and told me she was going into a meeting and hung up on me. I showed up mere minutes later and she was sitting at her desk clearly not in any meeting. My friend is a registered permanent guest who has visited me more times than I can count and has ALWAYS received a 2 week pass. For some reason they gave her a one day pass out of the blue and towed her vehicle in the middle of the night. Told me it was my issue and very dismissive. Their parking policy is to tow without notice. Yes. No warnings whatsoever. Ramco is the company they use for their gate guards and they are rude and incompetent. Made a post of the neighborhood HOA Facebook page calling out their deceptive and inconsistent parking pass policy, lack of accountability of their front gate security and reminding people to check their permanent guests parking passes and they removed it, and suspended me from making posts or commenting. One of the most unreliable HOA's out there. Promises are never kept with outrageous amount of fees. I hate that our community is stuck in this HOA it is the absolute worst. Stay far away! read more
