Our story with Ackley Florida Property Management would make a great movie for those who enjoy comedy and drama. Its been a bitter sweet roller coaster to say the least. First our application was denied for valid reasons then approved due to a discrepancy that AFPM were able to accept--Thank You. With very few houses to choose from we found a home that needed a great deal TLC. And to avoid waiting we offered to make the repairs ourselves. The owner originally agreed for us to make the repairs and then later advised he would do the repairs himself including changing rugs where a former dog was obviously the king of that castle. When we moved in, we learned a valuable lesson "always ask to view a home after all repairs are done." Lets just say that we were unhappy with this home that we felt was not in the best move in condition. After several maintenance request, multiple contractors, many emails and pointless conversations, it was clear that the only solution, due to health reasons, was to move out. And just when we were about to give up Jorge Oviedo, Broker Associate and Business Development, actually called me back. He was the only staff member who treated us with respect, showed companion, expressed concerned without blaming us and diligently work towards a solution. We had gone back and forth for weeks with receptionist, property manger, accountant and maintenance manager with little to no success. Whats great about Jorge Oviedo, is that when we reached the point of no return and tried to contact the owner of the company, Jorge called me back and asked how he could make the situation right and that was the beginning of bad situation turning right. He made no excuses and resolved the situation by getting us into a different home. He went above and beyond what anyone else would not have done. He personally met us after we moved out to do a walked through and made the transition into our new home pleasant and exciting. Although our new home's a/c unit needed to be completely replaced, leaving our family without a/c for the first 18 days of hot and cold days, we appreciate the company/Evelyn crediting a portion of that time. Once again the company made an unforeseen and out of anyone's control situation, pleasant. Jorge's focus was to get us into a house that we would be comfortable in and be happy with and that we are. Its been almost 2 months and our family is more than happy in our new home. unfortunately, I didn't get to read any reviews before we applied for a rental property. And after reading a few negative reviews I am glad that I did not because I would not have applied for residency. No rental management company is perfect. And we have had a great deal of disappointment with this company. But our story proves that it only takes one or two people to make a difference-- for us it was Randy our realtor who never gave up to find us a home and to Jorge who never gave up to keep us happy in a home. Hello and welcome to my most sincere and truthful experience with Ackley Management. I have to say that after reading some reviews about Ackley Management I would like to share my experience about them. I moved from Alaska to Kissimmee in 2018 and was desperate looking for a house for my family and no luck, plus all these other realtors would be charging us $60 x 3 for the applications and not getting us approved losing our money (scammers). We kept searching because we needed a home ASAP!!! So we heard about Ackley and gave it another try thinking here we go again and loose more money, but this time it was different because they quickly realized how bad we needed a home and Mr. Jose showed me a house that had some maintenance and repairs to be done and would take time before renting it, but then he spoked to the owner Ms. Rajia Ackley ( bless her) and made the house get everything repaired and completed in a very short time. The handyman Mr. Mauricio was really awesome and did his best quickly without hesitation. So finally we got the house and we have been living at the same property for almost 3 years now. I have no complaint or negative things to say because I would be lying. Ms. Rajia is a very nice woman, friendly and a sweetheart!! She takes care of your issues at your rental and doesn't question you, also remember that things deteriorate by time nothing is ment to last 100 years. The house is in very good conditions so far taking in consideration the "normal tear and wear"damage that naturally is inevitably as a result of normal wear and aging. Thankfully the house issues have been repaired or replaced in a timely manner. The second year I told Ms. Rajia that the house needed painting on the outside and the following week the house was painted completely "very impressed" with the speed (lol), also the house had a Bee hive issue around and attic area in the outside and she send right away a exterminator. So we would strongly recommend 100% Ackley Management and if things would change in a future I would definitely update this review. Unfortunately I can't speak about other people's experience. Also they have a great portal app to pay your rent and address your issues and request for any maintenance. My wife and I are both professionals. We work in fields where communication and common courtesy are an absolute MUST. We are absolutely FANTASTIC renters and treated the home we rented like our own. Unfortunately, the owner lives in Georgia and chose to use Ackley as his property manager. We were unable to get in touch with anyone most of the time. When we finally did get in touch with people, they wouldn't have answers, would direct us to someone else and we rarely got any helpful information. It was extremely difficult to get any assistance with anything. When we first moved in, the home was so filthy that we had to clean it (scrub on our hands and knees) from top to bottom. The carpets were not cleaned prior to us moving in and we had to put off moving in for them to be done by their specific company. We actually had a faucet fall apart with a literal geyser in our bathroom and the people they sent to fix it were clueless. In fact, every time we needed something done it took forever to get someone out and then when they did come, things were not fixed correctly. They implemented an emergency maintenance number. Great! So when we called because we could not get our cars out of the garage to go to work (the SECOND time the garage door broke) I waited on hold. After 30 minutes, I left my number for a call back. I'm still waiting for that call back 3 months later. My wife also attempted to call and left a voicemail with maintenance as well as a maintenance request. They NEVER acknowledged it or responded. I'm assuming the garage door got fixed since the house is now on the market. We of course had some of our security deposit used for them to repaint the walls a completely different color. It wasn't worth arguing with them over only receiving a partial return of our deposit. We are so grateful to be out of that home and are now renting from an amazing man that responds when needed and respects the fact that we truly take care of the home where we live. In hindsight, we would never, ever, ever rent (or consider buying) anything that Ackley is involved with. In fact, that made our hunt more difficult when looking for a new rental, but we are determined to never do business with them again. I would advise others to steer clear as well. read more

I have been a tenant in one of Ackley Florida Property Management's property's for going on 4 years now and as property managers go I would rate the service I have gotten as outstanding. Over the course of my tenancy I have had the usual number of issues one might expect and every time that I contacted AFPM they were quick to resolve each and every issue. I know property management is a tough job and often we as tenants feel that property managers tend to only represent the landlord's interests however, with AFPM I have always felt that they care just as much about me as they do about my landlord. We've been a tenant for a few years off of Ironwood, I'm not a fan of writing reviews but when the service is good this is the least I could do.
