Maintenance Technician Danny Zepeda has been helping us with maintenance and repair requests since around 2019-2020. During all these years, every service visit has been excellent. Danny is kind, friendly, professional, and extremely patient. He always takes the time to answer my questions, explains everything clearly, and makes sure every repair is completed correctly. His technical knowledge, experience, and attention to detail are truly impressive. It is not easy to find such a dedicated and skilled maintenance technician these days. Danny consistently provides outstanding customer service and represents Irvine Company in the best possible way. While it may appear…read morewell-maintained in photos or during a tour, the reality of living here has been consistently disappointing, frustrating, and at times deeply concerning. There are a few positives regarding this property such as location, the option for gated parking, and neighborhood safety, but the negatives unfortunately outweighted my willingness to keep my lease with this complex or recommend it to potential tenants. The shared facilities are unclean and poorly maintained. I have personally seen cockroaches in the pool, the jacuzzi is never actually hot, the pool showers are dirty, and unidentified stains and liquids are often left unattended in common areas. Hallways and shared spaces are rarely swept, trash bins frequently overflow, dog poop and pee are left in common areas, and several doors do not close properly, raising safety and hygiene concerns. Our unit has been riddled with ongoing issues since move-in. The ice maker has never worked, bathroom fixtures fall out of the walls during normal use, closet rods have collapsed multiple times, blinds break constantly, and the sinks regularly clog. To make matters worse, the water is often shut off due to maintenance--with little or no notice--and when available, it frequently runs cold due to ongoing plumbing issues. Maintenance response is slow and inconsistent. It often takes multiple service requests across several weeks to get anything resolved, with the excuse that "the office and maintenance are closed over the weekend." This leaves tenants living with broken or unusable fixtures for extended periods of time which again raises concerns over the hygene of the units and property. The leasing office has been equally unhelpful. I had several packages stolen, which the leasing agents ignored until I threatened to involve law enforcement--at which point the packages mysteriously reappeared, some of them having been already opened. This experience alone speaks volumes about the integrity and professionalism of the staff. To make matters worse, they have failed to respond to emails regarding my notice to vacate, and are now attempting to charge a fee due to what they claim was "late notice"--despite my documented attempts to communicate within the required timeline. This is not a safe, clean, or professionally managed community. If you are looking for peace of mind, responsive management, and a basic standard of living, I highly encourage you to stay away from this property.

I had a deeply disappointing experience with the Irvine Company and their Woodbury Court property,…read moreenough to withdraw my application before even signing the lease. From the start, I informed leasing agent Steve that I qualified for their corporate discount through the Passport program. I even emailed him my discount code before any screenings were conducted. This program essentially waives two application fees and a zero security deposit. About five years ago, when I leased a different property with Irvine Company, they always handled the fee before we submitted any applications. However, he informed me that things had changed, and we trusted him since he is the AGENT. He assured me that the application fee would be refunded, but unfortunately, that never happened . In total, I was charged $335 for application fees. Later, I was told I hadn't submitted a paystub in time to confirm the discount, something Steve never mentioned was required upfront. I only found out I needed to submit proof after being charged, when another agent brought it up. Had I been properly informed, I would've sent it right away. On top of that, the unit was dirty when I visited it. Here are some pictures taken during our tour. By the way, the leasing center verified that this unit was move-in ready. For a company that markets itself as luxury and charges premium prices, the condition of the unit was completely unacceptable. The floors looked like they hadn't been cleaned, and there were visible signs of neglect. It gave me serious doubts about how well the property is maintained for current residents. Throughout the process, I was met with inconsistent communication, no real accountability, and minimal effort to resolve anything. Every interaction felt dismissive. The leasing team was not helpful at all, and I was left to chase down basic answers about fees and policies. I still haven't received one reply from them confirming the status of the fees and the refund they were supposed to give. I kept asking them if these issues would be addressed by our moving date, which was quickly approaching, and recieved no confirmation. In the end, I withdrew my application, and I'm relieved I did. If this is how they treat someone before move-in, I can't imagine what the actual tenant experience is like. For a company with Irvine's resources and reputation, the lack of professionalism, transparency, and cleanliness is honestly shocking.

Our past complex and those we visited before choosing Reata either had AI handle all their calls or didn't have anyone in their leasing office, which took away from the amenities we were paying for (a clubhouse we couldn't use because no one staffed the leasing office where it was located). I have only positive things to say about the local management team and maintenance team. Living alone and with a dog, sometimes you worry about your safety. NOT AT VISTA BELLA. The maintenance team are visible always. The landscaping is impeccable, and the noise level is maintained at a more than reasonable level. I have found that they abide by their rules and uphold the integrity of the complex. The cleanliness and peace in such a large complex works both ways. Management does everything they can with response time, apartment issues and any safety issues quickly & swiftly. I receive communique at least once per week via text message. I can't ask for much more in a full team. Thank you, Jenny (Manager) for being open with my questions and ways to work with me. My renewal for a 3rd year was simple and stress free.
