Around January a…read morewater pipe started leaking causing permanent damage to our ceiling, the maintenance crew then cut 3 separate holes the kitchen, one in the closet, one in the bathroom, and one in the laundry room. It took maintenance a while month to get to finishing the ones in the kitchen. And when the did the one in the bathroom they had left a whole NAIL in my cat box, I'm incredibly happy I found it before they were hurt, my cat also got pancritis because of the horrible "clean up" they did. Mind you, the hole in the laundry room is still there and hasn't been filled. Speaking of laundry room, because they hadn't fixed the hole a squirrel got in, we called for help, for someone to catch it. This guy took almost an hour and by the time they got here my husband already dealt with it. They blocked off the squirrels entrance from outside but still didn't fix the hole in the ceiling. Also when we put our notice in for leaving, our ac some how magically stopped working? It's stuck at 75 no matter how low we put it and it's draining, it's summer yall. Don't come to this place if you want issue after issue

Would like to say that I'm 26 and am pretty easy going. I've stayed in south side Chicago ghetto and would easily pick that over this place. - Within the first week my countertop cracked off. Maintenance super glued it back together and the glue leaked onto my pots and pans and ruined them. -Also within the first week my kitchen sink and dishwasher started leaking water. It leaked down the wood siding and under the carpet. The wood began rotting/molding. Mold under the carpet too. -Whenever it rains the master bedroom wall gets a big damp spot the size of my entire forearm. -Came home one day to my front walkway soaking wet and my ceiling ON THE FLOOR. Something was leaking and eventually caused my drywall ceiling to cave in. -Had an ant infestation so bad it took termex coming out THREE SEPARATE TIMES to finally kill them all. -Was charged a non-compliance fee twice because my renters insurance policy renewed and they didn't have a copy. They never let me know and I found out after double/checking my charges after my regular auto pay didn't cover my rent fully. -Gave my notice to vacate 60 days in advance. I had to ask 4 times over the span of a month and a half to find out how much my last months prorated rent would be. When she finally gave me an answer it turned out it wasn't even correct. -Got a $350 water bill due to a leak. Maintenance came by but when they did my pup was out of her crate so they left. They then closed the work order. I asked multiple times prior to/after my move out for updates and I was assured they would get it fixed and I would get a bill adjustment letter. 3 weeks after move out and 7 phone calls later, Lee told me there was nothing she could do since they already fixed whatever it was and didn't document it since there was no open work order. Management sucks dick. Maintenance isn't bad but they're not great. The only good thing about that place is Ebone Oliver. Sweetest leasing lady ever; diligent, willing to help, understanding and can actually separate work life and personal life unlike some of the others. Stay far away!!!!!!!

    We've been dealing with a severe cockroach infestation at The Arbors in Jacksonville, NC since…read moreFebruary 2025. Despite multiple service requests, a pest clean-out, and ongoing treatments, the issue persisted. We were killing at least 10 roaches a day, even after deep cleaning. Roaches were found in our laundry, outlets, and under furniture -- it was disgusting and made our home feel unlivable. The on-site staff (Nakayah and the on-site manager) were kind and genuinely tried to help -- they even admitted there was "no reason" we should be dealing with this because of how clean we keep our home. They were visibly shocked when five roaches ran from behind the fridge during treatment. Unfortunately, the real issue came when I tried to contact Southwood Realty's corporate office. The woman I spoke with, Leah, hung up on me mid-sentence, then denied it and told me there was "no one else to speak to." She showed zero empathy and offered no resolution, other than letting us move out early -- which isn't compensation, it's the bare minimum when your unit is infested. We've since filed formal complaints with the BBB and Jacksonville Code Enforcement. We've also found multiple reviews from other tenants reporting similar roach problems, so this clearly isn't just our experience. We're still seeking fair compensation, like a waiver of our final month's rent. Just a heads up to future renters -- please look carefully into reviews and ask the office hard questions before signing. This has been an exhausting and disappointing experience.

I PCS'd from California…read morehere, confirmed the apartment site unseen, and everything in the photos was exactly how it was in person. I took a huge risk doing that and because of Erin I'm so glad I did. She made locking in my apartment easy and comfortable, even though I was on the other side of the nation. This is one of the best apartment complexes you could choose to live at here in this small town of Jacksonville, NC. If you can read a lease and comprehend basics statements/rules - you'll have no problem living here. I've seen, heard, and witnessed my fair share of good, and bad tenants; let me say this now: Erin is not the problem. She has had a few assistants that were less than stellar (some more than others - if you know you know) and doing a lot of under the radar type stuff. She is always doing what she can to mitigate their slack that they leave behind, and didn't really keep up with, in the first place. Forgoing her own personal life at times since she is the one on call 24/7. Any time police or emergency services are called, she's there immediately and checking up on the tenants in the days to follow to ensure they're okay. When my car was broken into, she stayed outside with me until the police showed up and checked on me days after to make sure I was okay. I've learned and met some of the elder tenants because Erin walks to their doors to make sure they're okay and aren't struggling with anything. That's the kind of care you don't see often. Now, I have had the same unit all three years - anytime I submitted a maintenance request - the gentlemen that have been maintenance servicers were timely and giving my full explanations on what was done and how to avoid certain things in the future. If outside maintenance was being performed, the leasing office would always notify you ahead of time so that you would be aware of any additional personnel around the complex. I've had issues with tenants in my building (specifically noise complaints and pet waste not being properly disposed of) I've sent emails and have gone in person to make complaints when necessary, and it was handled accordingly. If there was an issue with any of the amenities, you could send an email or send in a maintenance request, and it would be serviced within that week. If I had questions about decorations or things I could do in my apartment unit that I wasn't sure would be a violation or not - I simply asked before doing it. It's called being an adult and being respectful. I didn't disrespect the property, leave any damages, or disrespect the statements on the lease. I've noticed a lot of people do shady things during their time there, and just straight up ignore what's on the signed contract. It is very clearly stated on the lease with what you can and can't do. It's all black and white, no grey area. No room for interpretation. If there's anything that she's not clear on, she will ask the management company what their say is on it. Simple as that. If the previous tenants who've had issues and left these degrading comments before would've done just that - follow the rules. She wouldn't have to address the violations of the leases that they did. All in all, I didn't want to move - at all. Due to personal reasons regarding my unit - I decided it was time for a change of scenery and a fresh beginning. Whenever Erin decides to move on to better things - that complex is going to hurt drastically. Erin, thank you truly for all that you do, and have done, for me during my time at Carolina Place Apartments. You truly have a thankless job, and I hope that management company truly realizes and appreciates what a gem you are.
