Aspen will charge you ridiculous fees for nearly everything to get every bit of money out of you, especially when you move out. I moved out twice, both from rooms which had longer term pervious occupants and regardless if the damages are really your fault or the previous people living in your room; Aspen will charge you fees, fees and more fees (1 broken blind in common area is $37.50 per person out of 4). Also a cheap rubber wristband for the pool is $10 if you don't return it... as if they reuse a cheap wristband. Before moving in with people I know I lived with random roommates which had lived in the 4 bedroom apartment awhile before me. Despite only being there for 6 months I was charged for the wear and tear they caused in the common areas including the ridiculous explosion of caramel which was not my fault. Ok... Once moving in with familiar faces and my brother I moved out after a year. My fees were $513 this time and again included more common area fees which I again did no contribute to. They don't seem to factor into the amount of time spent in the room into the fees and also charged me for bedroom painting damages which is ridiculous as I did not damage the paint on the walls in my short time there. Despite days of vigorous cleaning which you must do after you move out, they will charge you $80 cleaning fees even if the rooms are spotless. At building 7 there is also not nearly enough parking especially when people who don't even live there park to use the Basketball court. Negatives aside the location of Aspen is great, the Apartments are nice and staff is friendly. I'll put it like this: A good place to live if you're a UNCC student but a HORRIBLE place to move out of. Hello My daughter was scheduled to move into Aspen Height Yugo Charlotte 7/28/2024, based on the contract. Asen Height YUGO CHARLOTTE 1505 Monument Hill Road Charlotte NC delayed my daughter's move-in date as they stated they needed to make repairs, paint, and clean the unit. So she moved into the unit on August 3, 2024. Upon my arrival to move my daughter into the complex, we discovered the apartment she was moving into was vacant since March 2024. The "secure" gate was wide open providing access to whomever wanted to get in without proper access. This gave the complex ample time to clean, make needed repairs, and paint the unit. They did nothing to the unit except delay the move-in date hoping they could invoke the move-in early fee of $500.00 (in my opinion). The place was also infested with bugs. I spent the day cleaning and moving and Aspen Heights Yugo Charlotte Downs should be ashamed of themselves for taking advantage of college kids. I am sorry that I didn't use the delayed move-in date to cancel the contract. Do not be fooled by their "friendly we are here for you" attitude. DON'T believe the HYPE they tell you. Their actions or inactions speak volumes! I had to give them one star but they should not GET ANY STARS! Shame on you Aspen Height YUGO CHARLOTTE COLLEGE DOWN! The girls that live above me have a stripper pole installed to the floor and ceiling. I have tried going upstairs and talking to them about the banging at 2am and they slam the door in my face. They throw ragers on weekdays until 3am. I work an early morning job. I have contacted both Aspen, Yugo, & the emergency & non emergency police lines with countless evidence regarding several late night noise violations. Aspen/Yugo is in violation of its lease by refusing to address this problem legitimately. read more

Not the worse place to live, but I would not recommend it to others. When I moved in I had burn marks because my unit had caught on fire previously. The entire outline of Christmas tree lights surrounded my room in ash/burn marks. They charged me $45 when I moved out to say that my base boards weren't clean. My son lives at Aspen Charlotte. The apartments are new and nice enough. Cheap furniture and flooring but that's understandable being a residence for college students. My issue (and his) is parking. He works 2 jobs and comes home late to ZERO parking. The only parking available is near the office, literally on the other side of the complex. There is no assigned parking but he is required to have a parking sticker on his windshield. Any given night he has taken photos of 10 cars without a sticker taking up spots around his bldg. He parked on the curb one night so he didn't have to walk so far and his car was towed, not once but twice. They are enforcing towing but won't enforce cars parked there without stickers. Very frustrating to say the least. We would never renew a lease here or recommend it to someone. read more

My daughter lived here for a year and a half. She was robbed, broke into, living in rooms covered in black mold without knowing it because they were painted over and stalked. The only thing they were half way responsive to was the stalking. Everything else they brushed off because "cameras weren't working for some reason". Cars get broken into left and right and the security gate rarely works before it breaks down again. There was a shooting on the property and they never addressed it to the residents. A maintenance man harassed her dog and was always inappropriate to all the girls in the unit and around. The people they have driving the shuttle from aspen to school are extremely rude and hateful. There are videos are them purposely leaving kids when they see them walking to the shuttle MINUTES before it's scheduled time to leave. They also drive recklessly and always are on the phones while driving our kids. Also the place is covered in dog feces. And the dog park is just a muddy mess that does not meet state requirements to be a dog park. Honestly is disgusting how much this property and management prey on young students just to steal their money. And no, management do not try to reach out to me to "fix this". read more

Aspen Heights does not care about their residents what so ever. They care more about their appearance to outsiders and your money. Your safety and happiness while living here is the least of their worries. I was threatened and harassed in my own apartment by my roommates and what did aspen do about it? They made ME pay a fee to move to a worst living condition where there is old food rotting on the counters, trash piled up all over the common areas and dog pee all over the floor. After complaining to Aspen about these horrid living conditions, their response was "it's not our place to judge." It IS their place to do their job but they can't do that. Management sucks. Lived here for 6 months, didn't even bother to decorate the wall of my bedroom, and was charged $200+ for move-out charges. One of the so-called "damages" was literally dust in my bathroom cabinets. Mind you, the apartment was inspected approximately 2 weeks after I moved out and turned in my key. Disputed the charges with management, was told the unnecessary charges would be taken care of, and come to find a year later that my measly $50 in "damages" was sent to debt collections. The staff is super friendly and always willing to help with any problems or questions I have. Dog park is awesome for those who have fur babies, and plenty of room for them to play. There is a parking scam at Aspen Heights! They have a contract with a towing company, Skyline Towing and Parking Service, that trolls around and tows cars that are stickered to park there. My son was towed because one tire was across the white line (barely) and it cost him $140. This was done at 1:30am. If you have a sticker, you should be able to park in a space without fear of being towed. His tire across the line did not prevent the next person from parking easily next to him. This is bad business by Aspen Heights. They should protect their residents by towing people without stickers. The management would not help at all with this situation and our only vote is to move him out as soon as possible. Do not live here! You will pay more than your rent. read more

This development overlooks my house. In particular, the volleyball court and recreation center are essentially in my back yard. There appears to be no time-limit on when people are allowed to play, and no supervision provided or noise-limits enforced either. Last Thursday night (4/2), there was a large loud group of what sounded suspiciously like drunken adolescent males playing there until after 3:00 am. I called the police at that time. The disingenuous comments by "Ryan H" about Aspen being a company that "truly cares for the human experience" are, I presume, bought and paid for. This is our first experience with student housing for our daughter. With all rentals there will be some issues. How they are handled is the true test. I must say that we were very pleased with how management resolved the issues during move in week. Amanda Evans is the new general manager. She went beyond what was expected with customer service. After reading many of the past reviews, I have to wonder if most are related to new construction problems, since this is a fairly new complex and maybe poor management in the past. It will be interesting to see how Aspen/Charlotte is transformed with new management. Leadership is the key to any successful business! read more

The employees are very nice and they organize neat functions. BUT the original contract that was signed was not held up on their end(and because of that WE had to pay $500). Basically, we had the option to pay $1,200 or $483 a month which was both above what was stated on the contract. I had to rewrite this because the employees called and were butthurt. Sorry, I said something nice this time, and I gave you two stars instead of one. Basically don't rent here if you're a couple or a poor college kid trying to make it on your own. read more

Update: If I could give this place negative stars I would. Things got better after my first review but then all went downhill and Aspen showed how they truly do not care about their residents. In my apartment the Air Conditioning has now been broken TWICE within a matter of weeks for multiple days. Both times it has been 86 in the room (which I have picture proof of) and 90+ degrees outside (100+ the first time as we were in a heat wave). Currently it is going on 5 days without air and they have not compensated my roommates and I. They just keep saying it is under warranty by Charlotte Mechanical and that they can't touch it. It's understandable that it's under warranty but it is not right that they just expect us to stay in an overheated room. Especially since this time our compressor is broken so there's no hope of cold air and it was a holiday weekend so they know Charlotte Mechanical would not be fixing it anytime soon. They did nothing but suggest the clubhouse is open 24/7 when we complained how it is too hot to even sleep in the room at night despite all the doors and windows open and all of us having fans. I wanted to live here so badly next year and now I am so glad I did not sign a lease. Any UNCC students should AVOID aspen at all costs! They try to take advantage of their residents because we are students and they think we don't deserve respect. Having no A/C is an EMERGENCY and they did nothing but brush off my roommates and I when we tried to be as patient as understanding as possible. read more

Despite the appearance of the ideal community, Aspen Charlotte is full of lies and unkept promises. My Aspen experience started move in day, when my roommate and I was moved into the wrong apartment, full of uncompleted construction. Shortly after moving into the correct apartment, which was almost a month later, our new apartment was flooded due to a loose pipe from our washing machine. Almost all of our "new" appliances have had some issue the past year. Along with about everything else in the Aspen community such as the gates and fire pits having issues at some point during the week as well. I was really hoping the pool would be open in time for Memorial Day Weekend... My hopes were crushed, because the pool was not open due to countless failed "inspections" (which was expected because they lie all the time), even though they have had a year to do all these "inspections". I still find it amazing they passed the apartment inspections and let people move in when they were not complete, which shows from the floors falling in the rooms below. Now they are claiming they can't reimburse residents from the pool not opening even though we pay to maintain an unopened pool? Aspen could potentially be nice if they promised what they advertise, sadly that is not the case- they are just throwing away money that the residents pay. Oh and don't bother trying to figure out the answer to any of your problems, you won't get a clear response from anyone. As a student to say my rent is a little pricey is an understatement, however with the promised amenities I was happy to pay a little bit more. None of the amenities are available to use, so paying more is a complete waste. read more

NOT EVEN WORTH IT. First of all, it was not built in the time they said it would, half of the students were in hotel rooms the first week and a half so they rushed the building process, and put it together cheaply. I've been charged a ridicuous amount for going over my allowance for electricity. I live in a four person apartment and we are given $120 allowance for electricity, but during the winter months we (4 people in apartment) were all charged 5-40 dollars each for "going over our allowance" even though we had heat set to 67. Come December when many students go home we were somehow charged for going "over " our allowance even though all four of us weren't even here 3/4 of the month to use electricity. I've spoke to them since January and progress has not been made to investigate. One manger left halfway though, when I was getting this issue resolved. As an apartment we decided to turn all heat and AC completely off for WEEKS to see if we were making a difference, and we were still being charged for being "over our allowance", which does not make sense at all. We would have to be running a gigantic generator in the apartment to get the electricity bill this high. This is not the first time things like this has happened. Poor customer service, no return phone calls, and misleading and misguided information given out by the sales representatives. When I first came into the Aspen Heights Charlotte office as a potential customer, I had a few concerns I wanted addressed before I signed a lease. My primary concern was choosing a roommate. I was told by Raven that I would be able to view other tenants profiles and set up my own profile. I was told I could choose a compatible roommate. Also, I was not sure if I wanted a two bedroom or four bedroom. I was told when I walked in, this would not be an issue. As soon as I signed my lease, the portal that i used to set up my profile and look at roommates was de activated. I was very adamant about being consulted with my roommate assignment. I was told now that I signed a lease, I would not be allowed to chose my roommate, that Aspen Heights would chose my roommate. Before I knew it, here comes August first. Rent is due and I still haven't gotten my roommate assignment or my address needed to purchase renter's insurance. After dozens of unanswered phone calls and many unanswered emails over the course of two weeks, I finally went up to the sales office to find out why I had not heard anything. Once again, the sales representative spewed out misguided information and a shallow apology for the "inconvenience". I was basically told I had no choice in choosing my roommate, and If I did not like the roommate assigned, then I would have to pay to have my roommate reassigned. Right now, I'm trying to reach Aspen Heights Charlotte again by phone. Busy signal as usual. I have phoned and left a message with the Aspen Heights Corporate office to see if my concerns can be resolved. read more

I have now lived in Aspen for three years and I am very in the middle about my feelings of the facility. I have lived in many places as a UNCC student, and Aspen undoubtedly is one of the more efficient living communities. The maintenance is always on top of their game, the spaces in the apartments are large, parking is reasonable, and its furnished. On the contrary, I have had a extremely hard time with Aspen. From terrible roommate matching, to zero compensation for the 20 + times my air condition has broken (and I am not exaggerating), water pressure is terrible, breezeways are disgusting and need to be power washed, wasps have entered into the apartment on many occasions (through the air vents perhaps) and the second summer starts (no matter what I do to prevent it) fruit flies show up. The leasing office agents are somewhat reasonable - however I have had a lot of trouble with one named Raven who myself and other friends have gotten a lot of grief from. When reporting an issue such as the wasps to her, she would write it off as my problem and not hers to handle. A roommate of mine that wouldn't lock the door, left it unlocked after I had already gone to sleep, come to find out the next day my bookbag was stolen from my apartment. Not only did Raven not care, but she pretended to go look at the video footage and told me she saw nothing, when I knew undoubtedly it was stolen. Some smaller complaints just would be the rates being so high, but the furnishings are very cheap - dishwasher is terrible, sink and faucet are not very nice or deep, unnecessarily strict on guest policy at pool, the gym is really underwhelming, and 2 the tanning bed bulbs have been out for 3 years. And as for the AC - they only would put band-aids on it and it would break days later every time. Never would they replace the unit even after many requests. So they have a lot of set backs, but for a first time student moving into an apartment, Aspen isn't the worst, but I can't say it's been smooth sailing either. read more

Signing a lease with Aspen has been the biggest headache. After move in we had to wait an entire month for a mailbox key. We moved in August and had to wait 4 months to use our 24/7 gym (which is below par compared to other complex gyms). No I'm sitting at 10 months into my lease and I'm still not able to use to pool. If Aspen is good at anything it's sucking you in with promises they are unwilling to keep. Our apartment was supposed to be a "gated community". The gates have been open for about a month straight and this isn't the first time. Aspen has problem after problem. One of the buildings had issues with a floor caving in, and I can hear every step by the people above me. I can hear the residents above me sneeze. I would not recommend getting sucked into Aspen, save some money and live elsewhere. If you sign at Aspen and plan on talking to management about not getting what was promised, good luck. The land lord is never on the property. I've lived at Aspen for 10 months now and I can count on one hand how many times I have seen her. The front desk staff is not any better, they don't know the answers to any of your questions. read more

This complex sucks. I've seen multiple comments in regards to the parking issues. They are all very accurate. This is a problem for MOST of the residence. I work all day just to come home to no available spaces. They allow people without stickers to park but then tow residence when there are no spaces available. When brought to the attention of the staff they advise you to park on the opposite side of the complex. Quite frankly I think they should advise people's guest to park there. I am a young woman and I wouldn't dare walk from the opposite side of the complex alone late at night. They try to reassure you that it's safe because it's gated. THE GATES NEVER WORK. The resident only gate has been broken for over a month now. The gates break open sometimes and they let it sit there broken for two weeks at a time. If you drive and would like to park anywhere near your apartment this is NOT the complex for you! read more
