    Just visited community to possibly become a resident. Grounds are beautiful. I love that fact there is 24 hr security and the 24hr gym.

    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.     They advertise homes in communities with amenities. But won't upkeep those amenities. Their website…read moreis basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.

    **Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

I moved out twice, both from rooms which had longer term pervious occupants and regardless if the damages are really your fault or the previous people living in your room; Aspen will charge you fees, fees and more fees (1 broken blind in common area is $37.50 per person out of 4). Also a cheap rubber wristband for the pool is $10 if you don't return it... as if they reuse a cheap wristband. Before moving in with people I know I lived with random roommates which had lived in the 4 bedroom apartment awhile before me. Despite only being there for 6 months I was charged for the wear and tear they caused in the common areas including the ridiculous explosion of caramel which was not my fault. Ok... Once moving in with familiar faces and my brother I moved out after a year. My fees were $513 this time and again included more common area fees which I again did no contribute to. They don't seem to factor into the amount of time spent in the room into the fees and also charged me for bedroom painting damages which is ridiculous as I did not damage the paint on the walls in my short time there. Despite days of vigorous cleaning which you must do after you move out, they will charge you $80 cleaning fees even if the rooms are spotless. At building 7 there is also not nearly enough parking especially when people who don't even live there park to use the Basketball court. Negatives aside the location of Aspen is great, the Apartments are nice and staff is friendly. I'll put it like this: A good place to live if you're a UNCC student but a HORRIBLE place to move out of. Edit: Nothing is a greater motivator for a negative Yelp review then stupid overpriced fees upon moving out! Stop being so greedy.

Asen Height YUGO CHARLOTTE 1505 Monument Hill Road Charlotte NC delayed my daughter's move-in date as they stated they needed to make repairs, paint, and clean the unit. So she moved into the unit on August 3, 2024. Upon my arrival to move my daughter into the complex, we discovered the apartment she was moving into was vacant since March 2024. The "secure" gate was wide open providing access to whomever wanted to get in without proper access. This gave the complex ample time to clean, make needed repairs, and paint the unit. They did nothing to the unit except delay the move-in date hoping they could invoke the move-in early fee of $500.00 (in my opinion). The place was also infested with bugs. I spent the day cleaning and moving and Aspen Heights Yugo Charlotte Downs should be ashamed of themselves for taking advantage of college kids. I am sorry that I didn't use the delayed move-in date to cancel the contract. Do not be fooled by their "friendly we are here for you" attitude. DON'T believe the HYPE they tell you. Their actions or inactions speak volumes! I had to give them one star but they should not GET ANY STARS! Shame on you Aspen Height YUGO CHARLOTTE COLLEGE DOWN! Below is the reply from the rental office at Aspen Yugo Charlotte college Down. If Name removed would like to cancel her lease, I will give her the next 24 hours (tomorrow by 12 noon), to notify me of that and I would gladly do so (with no penalty). She will have 48 hours after notifying us to turn in her keys to the office and move out. Since payment for August has already been made, we will unfortunately be unable to refund you. I hope that you enjoy the remainder of your Sunday. DON"T be fooled in renting from Asen Height YUGO CHARLOTTE 1505 Monument Hill Road Charlotte NC. They believe they can enforce a contract on the renter only without living up to their end of the contract. As you see they want to keep a thousand dollars for one day of rent for the Month of August and NOT MAKE THE REQUIRED MAINTENANCE OR REPAIRS.
