If you have the option to avoid moving into a neighborhood that is managed by them, do so at all costs. HOA fees have gone up year after year and yet we get decreased services. For example, even though I have paid more every year, I now have to salt my own driveway in the winter. The computer system is only programmed for condos. i do not live in a condo, therefore our financial reports are always incorrect. I'm beyond frustrated with my experience with this company. I have had two significant issues with my unit that required me to reach out to them for assistance. For the first issue, I left SIX messages with no return call. When I would speak to someone to leave a message (because I was not content to leave a message on the voice mail after I got no response from the first two messages I left), the people answering the phone were very rude and cut me off when I was speaking. It wasn't until I complained to a member of our Homeowner's Association that I got any response from Associa, and even that took another two weeks. All told, it took me almost TWO MONTHS to get a response from Associa. I am currently trying to get approval to have some work done to the exterior of my unit, and I'm right back in the loop of leaving daily messages for Associa with no return call. When I was calling there a few months ago, I was able to get a live person on the phone. Now you can't even do that. As a previous poster noted, they NEVER answer their phone anymore. read more

We have a property manager that DOES NOT want to be contacted by board members or homeowners. She only visits our property once a month and we are starting to look quite shabby because violations are going unnoticed by her. When we do contact her, we get reprimanded and she says we are to go through the point of contact - that is if we are a board member. So . . . my question is how is a "homeowner" to get in contact with her???? She complains to our board President that she is getting emailed and called by both board members and homeowners. Isn't that her job?????? We went from a property manager that was lax in follow-up but was very knowledgeable to a property manager that works from home and does not come to the property. And, when challenged regarding something her answer is "I don't know what happened before I was onboard". Also, as homeowners, we employ Keogh and Moody as our attorney. Yet, the attorney will only talk to the property manager or the "point of contact" on the board. Is this attorney not employed by the homeowners??? When there is a matter of severity that has been committed by a board member and a homeowner contacts the attorney regarding this they do not even get a courtesy response from her. Associa started out to be a good management company and in the years that I have lived here, they have gone downhill with their customer service. You have to constantly complain about something and then it is finally taken care of. Otherwise, the property manager passes it on to someone else and feels that it's done. Diana Vlad has been working with my wife to resolve this. If I could rate just Diana it would be 5stars. Turns out the board of our homeowners association is partly to blame. They ok'd the towing knowing that not all of the stickers were issued and there were issues due to the pandemic. Shame on them. Diana worked with the towing company to rebate half of the towing fees, however we still haven't seen a dime. The whole process needs to be revamped for parking stickers. How can someone with a deeded parking space be towed? It is my property, not common property. We still have other issues to address, but Diana has at least shown interest in working with us to resolve the problems. read more

It's laughable how many tickets, phone calls, work order requests and other means of communication are 100% completely ignored by this joke of a company. I will be pursuing legal action for their blatant negligence. Neighbors have lost sales of their units due to inspection issues that are ignored for 2+ years. Edited 10/26: Associa did contact me on 10/23 to let me know that they were issuing a check for the reimbursement of the HOA fee over payment. Associa Chicagoland is the management company for Castle Creek Condominiums in Bartlett, IL. We recently moved from Illinois to Texas and, to avoid a closing delay decided to pay for an extra month of HOA fees. We anticipated that it would be fairly straight forward to get reimbursement of the over payment post closing. That hasn't been the case. We hadn't received reimbursement a month after the closing, so submitted a request in writing (per Associa's instructions) with the required documentation. I followed up a month later (so it's now 2 months after closing), and received no response. I followed up a month after that (now it's 3 months) and no response. I called and requested an automated call back, which hasn't happened either. This mirrors their lack of response to questions on their site when we lived in IL, so I suppose I shouldn't be surprised. Edited to add: However, I do have to agree with other Yelp reviews in that the staff in the Schaumburg, IL office (special kudos to Sandy Schweikle) has been very helpful in facilitating problem resolution in the past. If I was rating the office staff, it would look a heck of a lot different. read more

I am new to the area and I have never seen property managers as crooked as the ones in the area. No wonder the affordable/homeless situation is out of control. I see the property management systems here use fear and intimidation to their renters. I have never experienced anything quite like this on the West coast. Military type management power trips and financial punishments is not conducive in managing people. They are part of big business here in the Wisconsin/Illinois area and are not looked at favorably in other states. Hopefully things will change here in the Midwest, but until then I hope the people eventually retaliate and defend what they call home. read more

Awful! Don't look for a phone number on your bill because it is nonexistent. And when you do find a number don't expect anyone to call you back. After messing up my direct deposit they tried to send me to collections for THEIR mistake and on top of it charge me a late fee and a demand letter fee. Email after email nobody can help me fully. My email that they said was going to my condo buildings board never made it to them. The contact person, Carol, for my building never contacts you back. I mean it is ridiculous the amount of time and effort you need to put forth in order to get ahold of someone who should be readily available. Regarding parking in the Associa communities, this is verbatim from their attorney: for guest parking (10 days free, $1.00 per day thereafter) This is per year. You can call in a overnight guest 10 days max, afterwards you have to start paying 1 dollar per guess per night when you call to advise you will be having an overnight guess. Feels like I am a child when I have to call to ask if someone can park in my driveway and I'm punished if I have reached my max of 10 overnights per year. I will be selling this home as soon as I possibly can. read more

If I could give them less that one star I would! Associa is the HOA for the townhouses in Bowes Creek in Elgin, IL. We may pay for part time work with our manager but we definitely get less that that! Everything is done through our TownSq App and they love to update everything but NOT give personal phone calls back. Their customer service department and our property manager is horrid! I have left multiple phone calls and updates on the TownSQ app and i am still waiting for a phone call back with an update. IF you finally get a call back, it's never a complete update. It's so they satisfy the call back and push you off and close out your ticket request. I wish our board would do away with Associa and find a property manager that cared about the homeowners that employ her. read more

Protocal for Calls to their front desk: Take your request/message, tell you they'll create a folder & your rep will get it in 2 days, then wait for the rep (voice mail:! is "in the field", out of the office until Xxxxxx, etc. WORST PART: ABSOLUTELY NO FOLLOWUP OF WORK WAS COMPLETED. If you don't call, Associa approves the bill for Board to pay the invoice. HIGHLY recommend getting a copy of the signed contract. Last 2 pages list their "preferred service providers", ironically nearly all names begin with ASSOCIA... Sweet. You're paying a management firm who will bill for sending their own staff. Update (4 stars): Okay, here's where I learned the value of having a large company managing your property, instead of a local mom-and-pop type operation. On March 4, our 50-unit building had a major fire. One person died, and fifty families were displaced. Associa's skill and ability and managing emergencies was extraordinary. They ran point coordinating the Red Cross's and Salvation Army's efforts. Their charity arm stepped in and helped residents out financially. In a matter of a couple days, they got a restoration and reconstruction team onsite to fence off the property, hired security guards to keep looters out, and coordinated between residents, their insurance providers, and numerous disaster recovery service companies. They immediately got electric generators and industrial dryers going and started hauling out waterlogged carpet drywall to head off mold growth. The last time a building in our complex had a fire, it was over eighteen months before the residents were able to move back into their units (they are under different management, by the way). If Associa's team gets us back into ours in a year or less, I will be upping this review to five start. Are there things we'd like to see improve? Sure. But Associa have so exceeded our expectations so far in their disaster mitigation efforts that I wouldn't trade them for the nicest independent property managers on the planet. Update (2 stars): I am provisionally updating this review & bumping my rating up a star because of Vanguard's central office's response to this review. They didn't just go into PR-damage-control mode, the president of the company reached out to me and they actually made changes, and she connected us with more responsive channels at our local office. After that we did get *some* paperwork forwarded to us very quickly, though it remains to be seen if this is the right legal document that the loan company is looking for. At any rate, our new local Vanguard contact has been diligent and communicative with us ever since that conversation, and it feels like this office is being managed a bit more competently. I'm not adding more stars yet because it shouldn't have had to come to this, but if the improvements are lasting, I will come back & do so in the future. Original review (1 star): Vanguard/Associa has been unprofessional in the extreme in our dealings. We own a condo in Rolling Meadows, and need some simple paperwork from them to finish closing on a mortgage refi. The manager (Melissa) has been blowing us off for going on three weeks. Getting answers from them takes an insane amount of effort and time; most of our calls are not returned, and even worse, when we had the loan company contact them directly, she told them she couldn't help them because she didn't know our address! In short, if you need something from these people, you should probably plan to take a full day off from work, go to their office in person, and refuse to leave until your issue is taken care of. Short of that, expect your important and time-sensitive issues to largely go ignored. read more

I feel like these guys take every possible step to accrue management fees, while doing as little as possible to support residents. No moves on holidays, and no moves outside of 9AM-5PM, Uh, what? How can I move and work at the same time? I can't move in or out of my apartment, even to move a single piece of furniture, without prior notice and a $500 deposit. I'm pretty sure the rep told me that $250 of that fee is nonrefundable. Uh, what? I'm moving a box spring, not a cargo truck full of goods. The box spring cost $50. I don't want to pay $250 to move it out of my apartment and into my storage unit. So yeah. This association is ludicrous and greedy. I'd avoid them if I could. read more

Awful people and awful management. There is not an ounce of kindness or empathy in any of the people I've encountered that work here. After dealing with a cracking concrete on my front porch for over a year, I contacted Debbie Schulte and she arranged for service to repair and it looks awesome. Job was completed in a timely manner and done with superior professionalism. Another job completed by Associa were several roof top issues causing leaks and that was done to almost perfection. This company is not very ethical, they send a letter ( thru a lawyer ) telling us homeowners that our sprinklers need to be changed sprinklers for some unknown reason, I assume they were " found unsafe" but No one ever came to inspect our sprinklers in our condo , but I assume they needed to give a contract to a "friend" and charge us 600$. I didn't know that there will be drywall damage and potentially I have to repaint the whole condo. The picture shows their quality of work with a defect around sprinkler head and so on, what else to say, this is a joke on us. read more

Let's face it, Property Management Firms are not favored no matter who they are. They have to be the "bad guys" at times and impose fines, collect over due assessment fees, etc. I have had my share of arguments with issues on a few occasions with past management companies. But then again, they can be a great asset to our community if we are lucky to find the right one that meets our needs and not out to "clean our financial clocks", as quite a few of them are, unfortunately. I have been involved, as a homeowner that has been located in a managed community for several years. I have also been involved on a Board of Directors in one location. I am now in a new managed community, I knew I was going to be dealing with another managed property so I looked them up on Yelp. Not good reviews! But, I was used to that so didn't get too concerned. I liked the community, the association reserves were impressive and a few neighbors I spoke with had no issues with the management company. Our community is managed by Associa Chicagoland. I have been very please with the communication, (which is all but absent with past management companies I have had), The response time to my phone or online requests is less than 24 hours, and assuming my requests are of a priority nature, the repairs are performed shortly thereafter. A few other requests have been more along the line of cosmetic, such as a small dead bush. Since this would not be considered a priority or emergency repair, my request would be passed to the board for approval. Associa has always forwarded my requests and have made great efforts to keep the homeowners informed as to when the board's budget will allow replacement. Knowing that the decision would be that of the board, I do appreciate the communication from Associa. Associa also has an impressive website for it's homeowners with lot's of information. They also have brief weekly email updates, which is very nice as well. Any request I have made via phone or email for a copy of meeting minutes, for example, that I have missed, would be sent immediately via PDF. All too often people only post when they are ticked off with someone. Rarely does anyone post when they have a minute with a positive review. I believe, after reading the negative posts about Associa, they deserve an honest review rather then negative reviews from people that are mad because they violated the rules and received a fine! Friday I received an e-mail reply from the property manager saying she would be out for 2 weeks - no notice, no back-up, no nothing. I e-mailed the division management and yes, they are out on vacation also. If you are considering this group - don't.
