They raised condo dues on me without ever telling me and since I had a Chase auto check sent to mail every month, my account balance slowly went negative over about a year. Just please change your name to Non-Responsive Associa already!!!!!!!!!!! A Micro Burst hit our complex on Friday 7/21/2017. 64 units of the 473 units were affected by this Micro Burst. 18 of which flooded. This review is for a unit that was flooded. Here we are 6 weeks later and those of us who flooded who need simple drywall replacement are being told..... well...... NOTHING! After several inquiries(weekly)... there is no timeline for replacement of our drywall.(When we were told an insurance adjuster would be out to inspect our unit between the hours of 9-5 on a Tuesday, many of us stayed home from work and no one came to our door for inspection.) When we inquired last, we were advised that they are concentrating on those who suffered roof collapse. IT'S BEEN SIX WEEKS!!!!!!!!!! ROOF COLLAPSES SHOULD BE UNDER CONTROL BY NOW!!!!!!!! When we asked if we could contract the drywall replacement out and be reimbursed, we were told, NO! So... this is is how we are living. On concrete floors and holes in our walls. With no timeline in sight. So, you are a nationwide company that is not versed on how to handle incidents such as these. Way to go on how to treat your customers. WAY TO GO! Think twice Associations! Think twice before hiring these heartless people. This is how they leave you hanging! 9/8/2017................... So... you respond with a generic response......... As of today.... the update is... we have no update. Why does it take 7 weeks to call out remediation for the units who's roofs were collapsed? Why have we not been informed of a timeline in which to expect repairs? Why are we not able to be reimbursed for repairs? Please answer these questions. A generic response is not acceptable from a nationwide company who should be well versed in handling situations such as these. Where is the concern for the homeowners and their well being? 9/24/2017.................. So here's an update.... I'll let your own words to the talking: In the meantime, where does that leave the 18 plus unit owners who were not effected by roof damage but by flood damage that are waiting for drywall repair which is your responsibility? How do you live with yourselves operating a business that leaves homeowners in such despair? 10/27/2017.................So now we are running are furnaces. Mind you, gas is included in our monthly assessments(which are now increasing 7% due to Associa's mismanagement of our property - worried about cosmetic improvements vs capital improvements). So, we are now heating outside. Without drywall replacement, the furnace is constantly running to keep up with the heating between the walls including the building. Does this make sense to you? Nope! It doesn't. But once again, they don't care about your money. As long as they and their contractors get paid...... Think twice associations before taking on this property management company. I am extremely pleased the Associa Chicagoland response to the ticket I opened to have several large tree branches removed due to our recent snow/ice storm. Kimberly Schultz handled my request promptly and with excellent follow-up to my ticket -- excellent customer service! This is the most inefficient and non responsive management company. I have tried emails, phone calls and still cannot get my issues resolved. They have absolutely no concern and blame it on the board. Aren't you supposed to work with the board to "manage" the property? One of my neighbors cannot open her back door and nobody cares. Until she can't escape in an emergency situation, then who will be responsible? The violations are extreme and there is no follow through. read more

Still having the same issues as last month. I have been calling Associa Chicagoland at 847-490-3833 and emailing them at helpmechicagoland@associa.us daily since Monday 8/12 (5 days so far). I have not received any return call or email from them. I am trying to get them to remove an animal from under my porch. My association fees are $250 per month, will be attending our next board meeting to share my concerns about Associa. read more

Absolutely the worst. I do not know how they can legally stay in business. My foundation has leaked and been fixed four times. The window well separated from the foundations and they glued it to the Unit last year. It is coming apart again and they are telling me this is limited common element and is my expense. This is part of the structural integrity of the unit. If my unit floods the other unit we can flood. It has happened before when water came into my basement from my neighbors unit. I called a plumber and he told me it was coming from the neighbor. All this is caused by the poor grading and draining problems that I have been telling the association about for years with no response. read more

I wish I could give Associa a negative number for a review. After years of paying our dues on time, I had one simple request. I need a letter confirming that our dues have been paid as I am selling our house. After leaving seval messages, I am told to go online and order the document. Oh, by the way, it costs $185! After 3 weeks the only response I get is a document with 2 more invoices. One for $100 and another for $75...but no simple letter saying my dues has been paid. Moving and selling a house is stressful. A HOA that rips people off in the process is disgusting. They wonder why people hate HOAs...here's the poster child. read more

I had to have repairs done to the exterior during the winter time around a window as the wind blew some trim around the window off and the association's contractor took 4 weeks to get around to it. meanwhile that created cold air leaking in for the 4 weeks inside that bedroom increasing are heating cost read more

I moved into a property in Palatine less than a month ago. I've had nothing but great experience so far. Debbie Schulte from Associa has been amazing in helping me getting settled in, from the moving in arrangements, to questions about the cable, to setting up my intercom code. She responds right away and always adds in her response to let her know if anything else is needed. I also met Dave the maintenance guy when I had the movers moving me in. He was very nice and professional, and offered suggestions to make the move smoother. The property I moved in has always been clean and well kept. Love the building and the area. Fortunately, our HOA got rid of this dreadful company but not before we experienced one difficulty after another, particularly when we first purchased the unit. Terrible customer service, sloppy book keeping, and no insight concerning the physical plant. The company is owned by John Carone, a former Texas state legislature, who also is the director of Pacific Premier Bancorp where our reserve funds were deposited. If Associa is managing our funds as poorly as they managed our building, we might have had a problem. We have sold the unit. However, we ended up paying Associa $700.00 in order to close. According to the professionals involved, the fees were excessive. Associa reviews in all regions in which they operate are consistently negative. Beware of this management company! read more

Worst association ever. I totally agree with the rest of the reviewers. They do not pick up the phone during business hours and take forever to get back to you. Even when I moved out they charged $100 to reserve the elevator, but they didn't lock the elevator for me and said that my elevator was not capable of locking down, when I can clearly see the "stop" and "run" access in the elevator. I've been living at the 21 Kristin place in Schaumburg for about 5 years now and loved it up until Associa took over. They have already gone through 2 managers and we are on our second one, both being extremely shady. Not only has my family been harassed by Brandon Grosz, the building manager; and he has had the nerve to treat my family and I unfairly by not giving us full access to the town square app so we can get announcements for water shut offs, what goes on in the building, etc. I will complain to whom ever I have to until this manager is replaced and I can finally feel at home again. Because of these employees that Associa has put in to my building, I do not feel comfortable in my own residence so I am trying to sell my what used to be dream condo that has now turned to a disgusting, poorly managed, and shady environment. I will not stop until I feel happy in my own home again. I DO NOT consider using Associa or even moving to 21 Kristin place in Schaumburg while it is under their management. read more

I have lived in the current property for over 20 years and have never had such a horrible experience with a management company like I have with Associa. I have tried for the last 3 weeks to get a dumpster full of garbage picked up. I have been informed that the dumpster is damaged and therefore needs to be picked up differently. I have contacted customer service over the past 3 weeks and the garbage is still sitting in our common area!! The "management," Associa provides has been terrible and almost non-existent!! read more

If your condo association is "shopping" for a management company, do NOT hire this company. I've had nothing but trouble with their accounting department! My condo had a special assessment and they sent a bill for the wrong amount AND added a late fee on the very first bill they sent out. I'm still waiting for a refund for the check I sent. They cashed my check in a few days, but they're taking their time in sending my refund. This is not the first time I've had an issue with the accounting dept. A few years ago they "lost" a check for repairs. They assessed late fees inspite of their error. Good thing I had documentation from my bank proving I had sent a check long before the due date. read more

This company took over our condo association on 5/1/16 and have yet to get our Condo Dues correct. First one came on the 1st of the month and they want payment by the first. If you use a credit card or wire transfer you get nailed the fees. This current statement is lacking the gas bill and they say it is because of the way we are billed so next month we will be hit with 2 gas charges and won't know if correct or not. Making promises and nothing has been kept. More than half of this complex is owned by 1 person as the condo sales did not materialize back in 2007 and it appears that Associa is only concerned about this individual (who is under Federal Indictment). I would say avoid Associa and the complex they manage in Palatine as you will regret it. read more

Called again finally got a hold of the property manager to find out not only did they send me false information on who to contact but also told me they can't answer why for over two months that I tried to get a hold of them to stop this they never called back. Not even a sincere sorry that we are now gonna cost you money that you shouldn't have to pay because you don't owe anything and that they listened to a defunct board meaning there is only 2 board members the 3 others are no longer board members since there hasn't been an election. So no legal board who voted to send this to collections than? Be careful with this company if they say you owe money because they won't call back or answer you on what is owed but will go ahead mislead you who to contact and then will make their portion I assume for suing for the monies not owed. I really hope it doesn't come to this dinner I have a court agreement this can't happen and associa and the lawyer for the association will be responsible for what it cost me. I have had some extremely frustrating and challenging experiences with this management company until I connected with Darla Najarian. She has been an incredible representative in helping me navigate the rules, regulations and paperwork as I rent out my condo. She ALWAYS replies promptly to my emails and never ever passes the buck. Instead of answering my initial request, she goes one step further and will note and then forward my file to appropriate departments so we are all on the same page in terms of the status of my file/ paperwork . This is a brand new experience for me with this company. She has become my "go to" person at Associa because I know if I put in a request to Darla it will be handled or answered appropriately, promptly and very respectfully. THE 3 Stars are for the company . Darla tho is definitely a 5 STAR employee. Thank you again Darla for your patience and quick response every time I email . Absolutely someone youcan count on . Once again I must comment on my experience with Associachicagoland as some time has passed since my first review. As an out of state landlord, I frequently have to conduct business regarding rules and regulations associated with my tenants . In the past I had some frustrating moments trying to get answers so that I'd be in compliance with my HOA. But just the other day I had the pleasure of relaying my questions/concerns to Darla, and once again my queries were addressed, advised and resolved. Darla ALWAYS works toward resolution and there is never any " passing the buck" as I experienced years ago. She is very prompt , polite and so professional ! I recently moved In to an Associa managed property. As we all know, the employees are the face and voice of any company. It is no secret that a move of any kind is very often stressful. I did a complete remodel of my unit which took well up to 6 weeks. There was a constant stream of workers in and out of my condo. Debbie Schulte was a beacon of hope and information with all of my questions and concerns. I turned to her often in regards to condo rules and regulations and staying compliant. Nadeya is wonderful she deserves 5+ stars. Associa in general Id give 3 at this point - average. Nadeya helped me when Associa could not find the rent checks I had mailed. She managed to find both checks and fixed my late fees. She actually cared about the situation and followed through. Believe me, this is rare nowadays. She also helped me with parking stickers to at least let me know we don't need them anymore. If I have any other issues I am calling her. Nice job Nadeya! read more

I am only giving this a 3 star review because of the help I received from Marjorie C. I received a violation from the association because a neighbor complained I had a propane grill and not a natural gas grill.. So I removed my grill. Then I received a second violation notice and my landlord received a fine from the Association for the grill from the manager, Kim W.. after it was already removed. (6/21/2017) All protests must be submitted in writing (fax or snail mail) for the Board to review. So I wrote the protest letter explaining the grill was removed and faxed it to the association. I then immediately called them and confirmed they received my fax. (7/21/2017) After a month without any word, I call them back and I talk to Marjorie. I am told they never received my protest letter. They also have no notes in their system saying that I called or that they received anything from me.. Marjorie is taking this issue to the Manager. (7/26/2017) Marjorie leaves a voicemail and sends an email. She requested I email her the Protest letter (why couldn't I just email to being with??!?) and told me that she is going to speak with her manager and send me an update. Not only did they update my contact information the first time I called to confirm, but I also have my phone records to prove that I had an extended conversation with someone from their customer support team. I shared this information with Marjorie and she understood my frustration. (8/01/2017) Marjorie called and emailed. My Protest letter was finally sent to the Board for Review. (8/16/2017) Marjorie calls and sends a follow up email. She finally hears from her Manager and the Board. The Board agrees to waive the fine and second notice! This was a 2 month process to resolve a fine that I should have never received. I removed the grill immediately and followed the steps to comply with the rules of the association. No one wanted to help me. They made me feel like I was a liar, as if I never sent in the protest letter. They fined my landlord, which made it appear like I didn't remove the grill after the first notice. If it wasn't for the help I received from Marjorie, I would have been lost. She apologized continuously, even though it wasn't her fault. She communicated every step of the process and made sure to follow up with me when she said she would. She did everything she was supposed to. I just wish the rest of the organization would have shown me the same consideration. I don't know if I will continue to stay at this place next year. All I know is they should definitely keep Marjorie around... read more

She followed up and sent updates without me asking for a status on the work by the contractor.The detail and thoroughness of her work was most appreciated and afforded me the confidence that my concerns and issues were being addressed. This is by far the worst management company i have ever seen. I have been in real estate for 35 plus years. They manage our condo. Poor resources for snow and lawn, poor accounting capabilities affecting homeowners and assessments for "flood" insurance for certain units. If your board is up for review, do not consider these people or replace them if you agree with me. I have been here for 26 years and the years with this company the property looks down trodden and there's always a story. Terrible. This is coming out of fact, and not for any other reason. I live in a property in which Vanguard Manages. All they care about is collecting your money every month, when you call with a problem they do as little as possible. I had called about a major water leak on a Saturday morning. The property manager who normally handles my building was the guy on call. So i called at 10am and the guy finally called me back at 4pm, six hours later. It looked like we found the source of the leak, but it got worse early monday So i called again, this time it took him 2.5 hours to return my call and he said he was going to call maintenance again, but he didnt. I had to keep calling Vanguard and finally someone else in the office made the call to maintenance. I understand they manage a lot of properties, but returning phone calls on a severe emergency water leak should be a lot higher on this dude's priority. So in summary, if you can help it dont buy or rent a condo/townhouse which is managed by Vanguard, If you have a problem you are probably better off calling a professional right away than having the Vanguard maintenance help, they have a hard time tellling apart a philips from a regular screwdriver! If you own an apartment, pick anyone else than Vanguard to manage your property if you care about your place not getting run down. read more

Worse than bad... This company does NOT care about residents only money. They won't return phone calls promptly even if the person you are calling is in the office. After hours, forget about it about it. Absolutely terrible. We had a weekend flood due to a clogged common area pipe. Call was never returned & we had to have the pipe cleared. The backup ruined new counter tops, damaged cabinets & flooring and the gas range got wet. Found out from a contractor that at one time they were asking for kickbacks on any work provided by Vanguard. Also, they have a lot of complaints against them to the State of IL. license board. You could not find a worse property management company if you tried. read more

This is a terrible management company. To have to wait 24-48 hours for a callback is unacceptable. You can never reach anyone by phone. The canned responses from the company for every bad review is useless. It's the same response over and over again. Please don't respond to this bad review with the same canned response. For what we are paying in association fees we should be able to speak to someone and not have to wait 24-48 hours for callback. Hire more reps if you are that busy. I can't remember the name of the snow plow company and to not be able to speak to someone and get the name is useless. 24-48 hours is not helpful. I cannot get out of my driveway as the plow blocked it, and they should have also plowed the driveway. I need some medication delivered and how can they do that when they can't get to my door. What are my association fees paying for. read more

We've had adversarial relationships with an HOA before and after owning in a community with an HOA that had higher fees, hardly enforced bylaws, didn't have a web portal and never documented owner requests/workorders, it's refreshing to experience Associa's processes. They follow through/up in a timely manner and have a well organized office actually willing to help or answer questions. It's a hugely positive change for us. As new owners in our community we've been a bit of a squeaky wheel, but the management office has been terrific and definitely has us feeling like our new HOA is a positive resource rather than a big brick wall to run up against, as we've experienced HOAs in the past. So far we've had positive experiences with all in their Schaumburg, IL office, but Sandy has been particularly helpful to us. read more
