I have been renting from APM for 8 months - and should have ran when I saw the initial red flags. I had to request numerous cleanings prior to moving in, a removal of a rusty, broken BBQ, yard tools, and documented evidence of pests. However, because of the market - I had to settle and move in. Since, I have discovered and documented silverfish, carpet beetles, carpenter ants, buprestid beetles, and accompanying larvae. These bugs are literally crawling out of cracks in the floors and molding - and I have found them in recently washed clothes, my sons toys, etc. I have woken up to these pests crawling on my bedspread. Needless to say - I am no longer able to sleep comfortably at the home. It has been 20 days since I requested a remedy - it took 5 days to get an exterminator out, and after two visits, I am still finding pests. I have found a place to move in order to escape the infestation, but APM will not let me out of my lease - even though this place is uninhabitable and my personal belongings are being ruined. Not to mention - it is simply unclean and unsafe for a toddler. Additionally, the added time and expense of sanitizing every article of clothing, bedding, and personal affects and packing in plastic totes (I have had to purchase at least 20 of them) is unbelievably laborious. I began packing my things in traditional cardboard boxes and would find pests INSIDE the freshly packed boxes within a day. After repeated emails, the manager literally said "I guess I'm confused on the timeline" and didn't understand why I was upset. I realize that by writing this review, they will likely withhold all of my security deposit when I turn in my keys (as evident by other reviews) but I am willing to take that financial hit to communicate what an awful and disturbing experience this is. Elizabeth Carranza is the most unprofessional woman I have ever dealt with. Placing deadlines on holidays making it impossible to get the information we needed because the business' were closed, essentially calling me a liar when I mentioned that none of my previous landlords had any record of her trying to contact them, and making me do pretty much everything but run my own credit report for my application. She couldn't even read my paystub properly and said my roommate and I didn't meet income requirements when I alone make 2X rent for the property we applied for. Their process was so horrible I had to contact my lawyers before I finally decided her attitude and lack of competence wasn't worth the stress. DO NOT APPLY FOR THEIR PROPERTIES! read more

We've lived under APM for over 3 years and recently moved out into a house, and when we moved out we thoroughly spent a day cleaning the house all throughout, cleaning the walls, kitchen, floors, everything. We left the house almost exactly in the condition it was given to us, but when we got our deposit refund they took over $1200 out of our $3300 deposit. They took $700+ out for "paint" and "flooring damage" which I think is fraud and way too much, especially since we never noticed ANY flooring damage when we moved out. I wouldn't rent from APM, they are expensive and will rob you of your deposits. read more

If you're thinking of moving into one of their properties, DONT DO IT. they are extremely rude, inconsiderate and disrespectful. When trying to move into one of their properties, they took my deposit money and denied me because I had a three month gap when moving home from college after having 4 years of rental history. They were unwilling to listen to me and asked me to pay a security deposit of 4x the rent. They made it nearly impossible for me to meet their "qualifications" after explaining to them that I am a single mother. Absolutely disgusting, do not do any kind of business with this company. read more

I rented a nice house for a little over a year. The house was great and the rent wasn't too steep, but Associated was not that great of a company. They never followed through with returning calls. Seemed like all Associated cared about was making money. I didn't feel like they cared if I was a happy tenant. Had an ant problem in the summer which I ended up paying a lot out of pocket on pesticides. And they were no help. They raised my rent immediately after the lease expired. And when I call about anything they seem very bothered. Not that great of a company but I suppose not the worst either. read more

Landlord here. I did a lot of business with A. P. M.. They are a small operation. I often had to remind them to not take short cuts, they seemed like they always put a minimum amount of energy into what ever they did, managing things always seemed like a task they did not want to take on. At one point I got information that they were talking up contractor prices (on work that I was having done) and not working in the properties interest in other ways. So I had to let them go. I would not recommend doing business with them for these reasons. read more

Associated Property Management had no problem taking $500 of my friends money and the denying their application because they are two couples instead of one family. They fought over the phone about their policy's and when we went to get a refund they denied us even though they were fully aware of their policies and the fact that there were two couples applying when they paid the application fees. I called around to find out if their policy was legal and was not surprised to find out that they had discriminated against my friends. I would absolutely never do business with this company and hope that no one else has to endure the same discrimination that we had to. read more

I have been renting from Associated Property Management for about 1.5 years. I would have to say, without a doubt, they are the easiest agency I have ever rented from. They are quick to respond to any concerns, their staff is friendly and knowledgeable. Their online portal makes it easy to pay rent and schedule a maintenance request. DO NOT RENT ANY PROPERTY FROM THIS "MANAGEMENT " COMPANY. You'll never get any of your security deposit returned when you move out. They supply copies of repair invoices with no repair company name on the invoices. And the repair costs are way over inflated. One invoice to repair a small hole from where I changed the bathroom towel bar was $220. Seems very fishy. We lived in the rental home for 5 years yet none of the repairs i.e.: shampoo carpets, tiny nicks in a wall, were considered normal wear and tear. One invoice was for a microwave repair when there was nothing wrong with it when we moved. They don't return calls when something needs repairing and when you finally reach someone, good luck in getting a repair man to your house. They keep your deposit and even lie about the damages. Even if you leave a clean house, they will still charge you for cleaning. Be very careful. They only care about their pocket book. If I could give this company 0 stars, I would without hesitation. By far the most unprofessional application process I have ever been through. Elizabeth contacted my roommate and I multiple times, with several different excuses as to why our application was being delayed. The first being that we didn't meet their income requirements, so we had to explain to her how to read our pay slips and prove we did in fact meet their income requirements, as my roommate alone makes over twice the rent every month. Then it was that our jobs are out of state (as we are moving from out of state and transferring), so we didn't have proof that we have jobs, even after our manager contacted her and told her we were transferring locations. Next it was that we didn't have verifiable rental history, and it was our responsibility to reach out to them and get the rental history. She then accused us of providing inaccurate information regarding our rental history, even though we were able to contact them with the same information we had given to her and they told us they hadn't heard from APM or Elizabeth. That being said, she told us we had until the end of Martin Luther King, Jr. Day, a federal holiday, to hear back from our previous landlords or our application would be passed over. We had to argue with her to move the deadline as a federal holiday is NOT a business day. After at least a dozen unprofessional emails from Elizabeth and contact with our lawyers, it was clear why the application before ours fell through and we decided it was no longer worth the hassle. After living in one of their properties for almost 4 years, I advise you to run as far and long as you can away. We had rotted out floor boards they took more than 6 months and the threat of legal action to fix, ant infestations that had them coming out of our light fixtures on the ceiling, mold problems you wouldn't believe, and ongoing issues with them just flat ignoring our maintenance requests. They also allowed the owners grandson to do work instead of hiring an outside contractor, including allowing him to do electrical work and put 3 wire plugs on a 2 wire system. The whole house was a fire trap and badly cared for. Run away. read more

I rented a place from Assoc Property Mgmt. There were some small things that I asked to be fixed when I first moved in. My requests were ignored. My advice to anyone is to first inspect the property thoroughly and demand that repairs be made before taking possession. read more

My husband I and recently sold our Hillsboro rental house which Associated had managed for almost two years. Elisabeth and her crew did a fantastic job for us! As a former realtor, I've worked with a number of property management companies around the state. Associated is by far the best I've encountered. They are responsive, attentive to details, and the tenant they installed in our property kept the place in spotless condition and paid on time every month. There were some time-consuming headaches for Elisabeth when we sold the property, but she handled it gracefully and professionally. The real estate industry needs more companies like this! read more

They took forever to get the house ready for us to move in, even though they had stated it would be ready Aug. 1st. It was ready the second week of Aug.Then when we finally moved in, the house was still dirty. They said we would get gardening services, we had to call three months later and ask when the gardener was coming because the weeds were so tall. We were infested with ants and the manager said that wasn't a big deal. She said she had ants too and that we need to get a pesticide ourselves. I finally argued with her and I told her pest control was her responsibility. She FINALLY had someone come, but it took a lot of asking. I am not happy with their service. Looking for a new place. Don't hire these people to manage your homes. They only care about collecting the check. That's it. read more

I've had a 20 year rental contract with Associated and never had any problem. They always seem quite ready to meet or talk.They are generally quite straight forward and fair. Indeed, ultimately the house conditions are the owners' responsibilities, not the management company. Some houses are kept to a much higher standard than others at the instructions of the owners. I rented with Associated Property Management for a little over a year and had a great experience. Despite our lack of rental history, the company was able to rent to us with a slightly higher deposit and the process went quickly and smoothly. All maintenance requests were addressed quickly and the contractor was friendly and willing to help in any way he could. We were refunded our entire deposit at move-out and it was an excellent experience. The office staff was even kind enough to provide a good rental reference to our next landlord. Horrible company. We rented for three years, always on time with rent and left the property in almost the same condition we received it. None of our deposit was returned and a bill for $150 was sent to us. We had honey bees in the walls and when we asked to have them removed safely and without chemicals, a guy showed up and just started tearing apart the outer wall and spraying chemicals. I see the only good review is from a property owner working with this company and all the negative reviews are from property renters. It's clear which group this company represents and favors.
