I…read morehad to request numerous cleanings prior to moving in, a removal of a rusty, broken BBQ, yard tools, and documented evidence of pests. However, because of the market - I had to settle and move in. Since, I have discovered and documented silverfish, carpet beetles, carpenter ants, buprestid beetles, and accompanying larvae. These bugs are literally crawling out of cracks in the floors and molding - and I have found them in recently washed clothes, my sons toys, etc. I have woken up to these pests crawling on my bedspread. Needless to say - I am no longer able to sleep comfortably at the home. It has been 20 days since I requested a remedy - it took 5 days to get an exterminator out, and after two visits, I am still finding pests. I have found a place to move in order to escape the infestation, but APM will not let me out of my lease - even though this place is uninhabitable and my personal belongings are being ruined. Not to mention - it is simply unclean and unsafe for a toddler. Additionally, the added time and expense of sanitizing every article of clothing, bedding, and personal affects and packing in plastic totes (I have had to purchase at least 20 of them) is unbelievably laborious. I began packing my things in traditional cardboard boxes and would find pests INSIDE the freshly packed boxes within a day. After repeated emails, the manager literally said "I guess I'm confused on the timeline" and didn't understand why I was upset. I realize that by writing this review, they will likely withhold all of my security deposit when I turn in my keys (as evident by other reviews) but I am willing to take that financial hit to communicate what an awful and disturbing experience this is. Do NOT rent from this company.

David is highly experienced in the rental business, very responsive (always picks up calls or responds within minutes), takes care of your property including repairs as though it were his own, and is flexible to meet your particular needs. We had a unique situation with a short rental window and David turned the property quickly and found a great tenant. In addition, strong wind storms damaged the property and David coordinated the repair of damage to the outside of the house and oversaw the work directly to ensure it was done properly. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." This helped appease any second thoughts we had about buying our first home. He worked with us to understand what we were looking for and pointing us in the right direction. Dirk is first and foremost a true professional, handling issues that came up along the way quickly and making the whole process as easy and straightforward as it could have been for us. I can't think of a single thing I wish he'd done better; he was THAT good.
