As you can see from the other one star reviews, ARG is not an ethical business. They don't keep promises, they take advantage of college kids, their properties are not kept up, and the list goes on. I unfortunately did not read my son's lease before he signed it. I tried to allow my son to learn to become a responsible adult while at the same time trusting a real estate group would not take advantage of him. I was wrong. Blake Underwood is a crook. They have a "No Proration" clause in their lease. This means if you live there for one day of any month, you will pay the full month's rent. As an adult who has signed many leases, this is the first time I have ever seen such a clause. Again, ARG is taking advantage of a specific demographic, college kids. In summary: AVOID RENTING FROM AREG. I cannot stress this enough. They do not reliably answer maintenance issues and will nickel and dime you at every possible opportunity. I'm a level headed person who has only made one or two other Yelp posts as favors to local businesses that I support - I'm not some mean internet troll. People deserve to be warned about AREG! Background context: I'm a 35 year old graduate student at UGA who rented a townhome from this property management group from 2022-2024. Upon move in, the house was filthy. It was abundantly clear that no one had been in to clean the home prior to our move in date, as bathroom cabinets and drawers were full of other people's hair, the kitchen cabinets and pantry had sticky goo stains from other people's food, walls were stained, sinks were dirty, etc. I took it upon myself to throughly clean the home since I had the time - even went as far as steam cleaning the rugs which had to be done twice since they were so dirty. (Please note AREG says they steam clean the rugs prior to move in - this absolutely could not have happened in my case since the rinse water from the rug cleaning machine was actually BLACK). We did have a couple maintenance repairs needed by management (caulking a sink, installing/replacing a broken set of blinds) - this was done within 6 weeks of move in, as I remember it. I was totally fine with the time it took to get repairs, since those weren't emergencies on our end. Then, during our first winter in the home, squirrels decided to move into the attic walls of our home. We could hear them chewing on the wood of the walls starting at 4am most mornings, which, as you can imagine, was awful. We immediately put a maintenance ticket and after 4 weeks going unanswered, the ticket was deleted without being resolved. I immediately filed another (since I was in school and getting no sleep), and after a phone call to the office, received a pest management man out to the house. He patched up some holes and said it would be fixed. The next night, more chewing and scampering noises. We put in another ticket, no response for several weeks, more phone calls, finally a vendor comes out & says the problem is resolved... next night, more chewing and scampering noises. The moral of this story is that AREG doesn't care about you as a tenant. Upon our move out date, we STILL had squirrels living in the walls. FOR ALMOST TWO YEARS. Unreal. I thought that's where it would end, but of course, the bad news never ends with AREG. We moved out 9 days early and were still charged for living those days in the house. We thought moving out 9 days early would give AREG more time to come in and actually paint the house for the next renters... but instead, after our move out inspection, we were charged for every possible issue in the house, even items that weren't listed as tenant responsibilities. I left that house significantly cleaner than how I found it. That favor was returned with $385 in fees that we apparently need to pay for damages and cleaning. The fight goes on with AREG. Utterly miserable company & people to rent from. AVOID! read more

Genuinely probably the worst lease I've ever signed. They send out BS charges regularly, they don't keep their properties in good condition (didn't repair our HVAC and still charged us $75 anyways), and they're constantly trying to squeeze out as much money as humanly possible. These guys are in it for a quick buck, period. My daughter lived in 421 West Hancock. Yeah, it had marble in the bathroom, but that doesn't matter so much when the dumpster right outside is Rat City, the apartment floods regularly, and the roach infestation is persistent. Yeah, I know: college students. But they were very slow to respond to maintenance requests and the rent was $950 a month. For basically a room 30 feet away from a rat-infested dumpster. Believe me, start early and you can do better. read more

Absolutely horrible experience. My apartment complex switched hands from one management company (Landmark Athens) to Athens Real Estate Group halfway through my leasing period. It was extremely hard to get into contact with AREG on a regular basis and upon moving out they made up outrageous charges to hike up my bill. I was even charged $10 per lightbulb that needed to be replaced for my 15FT ceilings, which I couldn't even submit a maintenance request for. How am I supposed to reach those lights to replace them? My whole security deposit was taken from me and I had to pay extra money out of pocket for a completely unnecessary cleaning fee after I had scrubbed the apartment from top to bottom. These people suck so please rent from someone else. read more

DO NOT RENT from Athens Real Estate Group! We have rented apartments for our sons for 8 years in Athens. This year our youngest son rented his first apartment in Athens from College Town Properties. During his lease, Athens Real Estate Group bought the property he lived in. Nearing the end of the lease term, Athens Real Estate Group reached out to our son to ask if he would be interested in moving out early, allowing them to lease the apartment earlier to another tenant. He agreed to do so. After move out we received a security deposit summary containing excessive apartment TURN charges, electric reimbursement charges and an early utility disconnection fee from the company who approached the tenant about a potential early move out to help their company. When we contacted Athens Real Estate Group to object to the fees charged in the security deposit summary, they indicated some one would be back in touch. That never happened. Athens Real Estate Group is unprofessional and takes the short term "nickel and dime" charging approach to property management. When renting an apartment in Athens, avoid Athens Real Estate Group. We HAVE NOT receive any email response or a return phone call to date. Par for the course. They have a 2.5 Yelp rating for a reason. read more

This property management group used to be fine, but as of 2020, the turnover there and lack of concern over our issues of black mold is unfathomable. Our 3 families will be spending close to $2000 to get a mold remediation company in. Athens Real Estate Group promised to fix the AC, and to bring a dehumidifier, but have done neither. And the mold keeps growing. The lease says "mold is to be expected" and it's our responsibility. But, if the mold is caused by a lack of ventilation (because exhaust fans don't work) and lack of cooling (AC unit) which increases the humidity and makes mold grow), should it still be on us? Do yourself a favor and do not use this group. If they DO finally address our concerns, I will write an update, but it's been months and months and still nothing, so I'm not optimistic. read more

Russell Chamberlain and Becky Mount withheld information during a contract agreement for the purchase of 36851 Vales Mill Rd and 36580 Bowen Cemetery Rd during Nov-Dec 2019. Asking in e-mail, text, on the phone and in person if there was any easements, lease agreements, restrictions or utilities involved with this property, we were informed that there was not. Once the inspection process started, our team found what appeared to be an underground gas pipeline running across the property. When Becky Mount was asked if this was true, she denied it several more times before admitting there was indeed an underground gas line dating back to 1951 going across this property that was not in the 1996 Survey previously provided or the Deed information provided by the Real Estate Agency of Athens Real Estate Group. Mr. Chamberlain and Becky Mount intercepted the Home Inspection report done by Progressive Inspections & Mitigations LLC prior to our review. We paid for the inspection but Progressive Inspections gave this information freely to Becky Mount and Russell Chamberlain whom were representing the seller in this negotiation. These are just a few of the discrepancies we found working with Russell Chamberlain and Becky Mount. We will be reporting this information to the BBB as well. read more

I lived in their property for a year. The service requests could be quick but, other times, took a while to get things fixed. The windows on the street level would not lock until we forced them closed. The front door was ajar and did not seal properly. The dishwasher was terribly moldy upon move in and it took a while to get cleared up with management. Upon move out, the move in inspection sheet was lost so we were on the hook for any damages that we could not absolutely prove (With the photos we took) was not there during move in. Got some of the security deposit back which is more than I can say for rent Athens though. Not a good experience but could have been worse. read more

THEY SUCK. I don't take the time to review anything but they are extremely unresponsive and take advantage of college students. Our house was disgusting when we moved in and when we moved out it was in a lot better shape than it was before and they made up a bunch of charges to decrease our safety deposit with ridiculous things like unclog all the sinks for $60 each!!!! THAT WERENT CLOGGED IN THE FIRST PLACE. Horrible people to do business with. Please do not sign a lease with them. read more

Signed a lease with this group last month. Stephanie was very helpful as we signed our lease- she was friendly and patient as I had a lot of questions with the lease and asked for receipts and a few things in writing even though it was approaching 5pm on a Friday. The master bedroom of our house had an original paint color that was eccentric but well maintained. We requested it be repainted to something neutral, and Stephanie made sure it was repainted. Not that big of a deal, but they technically did not have to repaint it so we appreciated the extra effort and the bedroom is much more comfortable now. I submitted a work order and it was fixed the next day, which is surprising given that it is approaching turn season. I appreciated the fast turn around time. Only time will tell how our overall experience goes, but so far things have been good. On just a final note, one review says something rather nasty about Stephanie and I haven't found that to be true in any capacity. I don't know her personally but she was easy and generally pleasant to work with. I'd recommend to anyone that if you attempt to be kind and easy going, you generally get the same response in turn. If you approach a situation flaring angry you likely won't get anywhere. Rating 4 stars due to a problem during the move in process with the removal of construction materials- but this isn't even worth getting into. The problem was handled after a few weeks and through a few firm emails on my part. I look forward to remaining a tenant with this group. read more

Currently leasing from Athens Real Estate Group and it truly has been a breeze! Any maintenance issue or request is taken care of in less than 48 hours every time. Communication is always smooth and easy with this company. We are always given advanced notice when maintenance is coming, so we can plan to have our dogs put up ahead of time. We have now signed a new roommate in, and look forward to enjoying our 4th year in this house!! read more

If I could give this company zero stars, I would. I have been renting a property for the past 9 months and my lease was not supposed to be up until 7/31/18. They were not able to find someone to rent the property for next year (probably because it is sinking into the ground and has no insulation) and decided to sell the property. Yesterday a group of workers showed up at my house UNANNOUNCED to tear off and rebuild my deck. Today they showed up again and I was unable to use my bathroom for HOURS while they made improvements to it. I also found out today that I am being kicked out of my property A MONTH EARLY because they found a buyer for the property. I have been a courteous tenant and have paid my rent on time every month. When my fiance and I broke up, I assumed responsibility for his half of the lease and paid the fee for changing the leasing arrangement. I have continued to pay on time every month and have kept the property in great condition. I do not deserve to be treated this way and have been making plans for next year based on the assumption that I would be in this property until 7/31. I WOULD NEVER LEASE FROM THIS COMPANY AGAIN. I CANNOT BELIEVE HOW TERRIBLY I AM BEING TREATED AND THEY HAVE OFFERED ME NO SUGGESTIONS FOR WHERE I AM SUPPOSED TO LIVE FOR A MONTH UNTIL MY NEW LEASE STARTS OR WHERE TO PUT ALL OF MY FURNITURE FOR THAT TIME. read more

I am currently renting a house from Athens Real Estate Group and I have been nothing but satisfied. Everyone I have encountered from the office has been helpful, polite, and respectful. The house is incredible and the rent is fair. I have had a few maintenance issues from a shower leak to a squirrel in the attic, but AREG was very communicative each time and all work orders were repaired and closed quickly. The leasing process was simple and so was move in (which included a thorough inspection). At the end of our lease we will have one roommate graduating, one moving, and one staying, and they made the process of resigning to the 2 future replacements very easy. AREG is definitely one of the better companies to rent from in Athens! read more

They did not clean our house as promised before we moved in. They DID NOT refinish our floors, they painted quickly and the paint is peeling off of our walls. If you can avoid renting from them, I HIGHLY suggest it. I have rented a house from them, and although I love the house, renting from them has been such a pain. My roommate and I have submitted multiple maintenance requests. How many have actually been completed? One. Some are marked complete without responding to us. Some are just completely ignored without a response at all. When we toured the house, we were told lawn maintenance was included. However, it was like pulling teeth trying to get them to commit to actually doing this. About two months in our lawn was finally mowed. Like I said before, I highly suggest finding someone else to rent from as they seem to go out of their way to make things very difficult and complicated for their tenants. read more
