ACS managed our condo association for years. However, once they were gone (it was like getting gum off the sole of ones sneaker), the expenses went down and the quality of the vendors increased. They have been the management company for our neighborhood for decades. While we appreciate their collaboration and support a few times we've needed it, there are some issues. They really need to modernize their systems and statements, which are misleading. And beware of credit card processing fees if it's your preferred payment method. They certainly don't want to hear about areas of improvement. read more

My problem with them is in this neighborhood they don't want you to call them or email them. They want you to have all communications with them through their website. They even limit you to the number of words you can email them about a problem or an answer to their question. No personal interaction at all. read more

Beware beware..... this is a worst management company I have live in..... charge $300 HOA fee but can't even do their job!!! I'm talking about street parking !!! I'm so angry people keep park infront of my house instead in their driveway or in front of their house... not just 1 or 2 car but I'm talking about at least 20 on the same street I live in ...peoples have a hard time getting through and those cars blocking the views when kids at play...so I call the HOA but they can't solve the problem for a year already... read more

How bout a -1. I wouldn't even buy from Fischer Homes knowing this is the management company they chose to use especially when they have a 1 star rating on almost every review site. All they do is send harassing letters; two, three sometimes four at a time in a week! All the while most everything in this community which is not much that they have to maintain (pool, pool house, front entrance) is falling apart. Broken pool umbrellas, broken fans at the pool house, lights, showers don't work. It's a joke. They demand your HOA fees from you but all I have ever seen that they produce is barely half way decent looking entranceway (that hasn't had new pine straw in over a year) Lastly, The man they have as our liaison, Joshua Brown, is the most condescending, disrespectful, rudest Individual I have ever dealt with especially when he is supposed to be our liaison for the neighborhood. I wouldn't allow someone to talk to my dog the way he talks to people. Appalachee woods the Park and Glenn I believe they are better services out there for the same budget. Also they send friendly letters unjustified reasons, perhaps targeting minority owners base on last names, pay close attention. I have work with Ronda Moles she makes a difference for better. however we have deputise inspector and their judgement calls are the issue as they take pictures of your properties for any reason while others that need CPR are still in a deplorable shape all year long. read more

Overcharges for basic service. Do NOT recommend. Our closing attorney even called their fees a "rip-off" and he's seen a lot of transactions. I'm closing on a new home. ACS charges $100 for a HOA Closing Letter (okay, already overpriced to tell us the prorated amount of HOA due and initiation fee). Well, they also charge an additional $130 to rush the HOA Closing Letter, otherwise they take 10 business days to send a few numbers that they should already have readily available from their system and could email. What a scam. The owners of this business should be ashamed to make money how they do. They know most people don't look at every line of a closing statement and will just defer to the closing agent on the charge. This is the behavior or leeches, taking value that they have not created for customers. Please reform your behavior. read more

Unlike the others on here, I really haven't had any issues with ACS. We have ACS helping us out with the financial aspect of our HOA, and we get really detailed reports out of them, scans of statements and bills, etc. Rhonda is very professional and always available via email or phone to answer questions. CMAs (community management associations) get a bad rap with homeowners because they are the face of the community association to many people. In an active association, a board should be the face of the association and the CMA supports them. Unfortunately, some boards let the CMA do all the work, removing the humanity aspect from the residents. I'm betting that's what a lot of the one star reviews here are about. This company has completely lowered the entire morale of the neighborhood. Excess letters, bogus fines, they send you to collections when they don't keep there word on removing fees. I am mostly disappointed in FISCHER HOMES for seeing the reviews on this company and still hiring them to manage our HAO while they are building. I would not buy a house in this neighborhood until they changed companies! trust me your life will be miserable. We had a violation for a small blue cooler in our driveway we leave there when we get home from the pool in the summer! yep true story. Emphasis on SMALL. Let me touch on dealing with Joshua. This man shouldn't even be allowed to communicate with the public non-the-less HOMEOWNERS in his managed community. He will speak over you, he is sarcastic and smug with they way he speaks to you and his demeanor is ridiculing and disrespectful. as an example he said he would take away a late fee off my bill. I waited a week or so and it wasn't done. When I called him and talk to him, he said VERY SNIDE, do you have it in writing? then I guess you'll be paying it. My review is based on my interactions with Tonya who is the new property manager for my HOA. She just started with the company on July 6th and immediately picked up where Jessica (previous property manager, who was also very helpful) left off. Tonya responded to my emails and concerns. TERRIBLE - Professional hit men have more credibility than this group. Everyone one of my neighbors have been sent a fix-it letter threatening to fine the home owners for everything from thin lawns to dirty driveways. One of my neighbors asked replace the front door, but he was threatened with fines if he didn't fix it, BEFORE ANY REPLACEMENT! Where is the logic? I've been a homeowner for several decades and these guys came in last year and suddenly I am told I have to submit to their approval for any changes to my property. I'm trimming my bushes, planting flowers, pruning trees but, if I follow their letter, I'll have to get approval for each of these. read more

This is the most crooked community management service out there. Not only do they encourage Board Members to break the bylaws they also encourage them to steal land from home owners. Look up Crabapple vs Circeo and you will see how this manager wasted the Homeowners money trying to steal our land and lost on appeal. The Georgia Supreme Court wouldn't even hear the case. They wasted over $50,000 of Homeowner funds to bring a losing case to court. Also, they are selective in who they harass because the Board Members have been on the Board for over 15 years. If they don't like you they will come up with all kinds of reasons to send letters to you while leaving their friends alone. Do not buy in Crabapple Lake! This company is grossly incompetent. I cannot understand why any homeowners association would waste their budget for such terrible service. Every one of my interactions with this company over the many years they have serviced our community has required me to make multiple follow up calls and emails for clarification of their random inspection reports about a very few, trivial issues with my property. They never answer the telephone when called, about half of their reported violations were based on inaccurate observations by their employees and they are regularly unprofessional in their interactions with homeowners. Dealing with them on issues with the common property of the neighborhood doesn't work any better. I am not in the Real Estate business but there must be some honest, local establishment providing these services. If your neighborhood needs help, pass these folks up and move on. read more

Just to add to the plethora of one-star reviews online for ACS, here's my two cents. Shelia and Darren are so incredibly difficult to deal with. If they need action on my part, they force my hand with threats and fines. If I need action from them, forget it. I may as well talk to a door knob. They delay replying to requests in the hopes that eventually I will give up and incur the expenses myself, so that they can say "Um, that wasn't board-approved, so we can't reimburse you for it". Yeah, it wasn't board-approved because ACS sat on it. These guys are unethical, rude and WE pay their salary. Go figure. VERY interested in other options. read more
