Bill presented us with a detailed market analysis and recommended a sale price. The price was within our ballpark estimate. The price per square foot was a bit higher than other homes in our neighborhood, but Bill was confident that given the excellent condition of our home that the house would sell fast. Once listed, the third couple presented an offer just 7 days after the listing. The offer was only 1.5% below our asking price. We accepted the offer without a counter. Bill kept us thoroughly informed during the time from offer to closing. He was always responsive to both parties and our attorney. We also recommended him to our friends who were also selling their home in Niskayuna. In summary, Bill is very knowledgeable about real estate in the Capital District. His manner is very comforting and helped to take the stress out of leaving our home of 47 years. He accommodated our needs throughout the entire process. We certainly recommend him as an outstanding real estate agent.

Property: 48 South Lake apartments in Troy, NY Pros: Property Manager Amy Is and Was amazing and was the only positive we had. Amy tried to go above any beyond while we were renting with Property Pro, but unfortunately too much was bad... Amy we trust, property pro we do not. (Amy if you see this. We're very sorry, but these conditions aren't okay for renters. We appreciate all you did for Us and all you tried to do) Cons: terrible management, unresponsive (outside of Amy), maintenence, Property upkeep, landscaping, slums & so much more. Long story review; My significant other and I started renting from the South Lake apartments in April 2021 where it was managed via a different property company. The grounds were very well kept, maintenance request got handled properly, response time was quick, landscaping and cleaning around the property was done basically daily. Shortly after (Around July 2021) the building was taken over via Property Pro and it went Majorly downhill. While under Property Pro the landscaping was basically never taken care of (see photos for overgrown landscaping, trash everywhere, cement blocks out for Months, old stone wall thrown out behind the complex, trees down since August). The recycling and garbage Rarely got taken care of; in the summer months the smell was Unbearable, we could barely even be outside it smelt so badly. There is little to no sound proofing between the upstairs and downstairs units or really even the walls. We made at least 20 complaints about the upstairs neighbors. Amy Did try her hardest with trying to help with the noise, but it got to the point where we just stopped the complaints and tried to bare living without peace / quiet. (Screaming, yelling, kids & adults stomping sometimes until 2am, throwing things. Etc) Two units abandoned their apartments the one year we were there, and several others tenants told us they're trying to move out, too because of this company. When property pro took over the building we were told several improvements were going to be made. The grounds would be fixed, the parking lot would be redone, the door locks would be updated, etc. The only thing that got "fixed" was a Tiny retaining wall, which the company who did the wall threw the old stone back behind the complex and left all their trash. They painted one building, that was All that was done between July 2021 and March 2022. We moved out a month Early just to get away from this complex (we did pay out the lease to receive security deposit). It took 25 days to receive our security deposit back, after tons of e-mails and getting a lot of run arounds. If we didn't email, we probably wouldn't of received it back. It took Amy a lot of hard work to get it to us, so we highly appreciate her. Our original property manager, Madelynn rarely got back to us and when she did it was after several emails requesting an update. We were then told at the end she was no longer even a property manager. The woman who gave us our end of lease walk through inspection (she had been there 1 week) told us basically how unorganized the entire company is (didn't have proper inspection forms, didn't have proper people to do walk through inspections, etc) only to find out she left very shortly after we met her. Snow removal never happened. They would send e-mails from "donotreply" email adresses basically starting it's unsafe for staff to go plow or shovel and will do snow removal when more safe, only to Never show up. The walkways were extremely dangerous with no snow removal, ice removal, plowing or etc. Unless you want to overpay for a slum under a bad company, I would never rent here. Our rent was $1,075/month for an around 800sq ft apartment, listed now for $1,200. Extremely over charged rent, with loud upstairs neighbors and very bad management. Photos of property.

One other tenant has major issues who thinks she owns the place and she was given access to the basement when no one else was. They refuse to pay the guy who came in and did some work, real nice company. They will not replace an oven unless you go through their website and request one, not sure that would even matter as they asked for a list of issues when they took over and only one has been addressed because the city came in and did a inspection and it failed. After the inspection the place goes up for sale, not sure if it still is or if the management company bought it, if they did buy it then wow, they never told me about it. They are useless and quite frankly unprofessional and have no clue what they are doing.

    My wife and I lived here for 9 years before finally purchasing our first house. We selected this…read morecomplex out of many in the Capitol District because they allowed "large" dogs. For us, that meant our Golden Retriever could come with us. Not many seem to allow them, but parent company Solomon Organization has many units that do. Our rent was reasonable at the time, and still was when we moved out. We had a 1-bedroom with den. They usually tried to raise our rent by a little every year but my wife successfully negotiated down or entirely canceled the amount of the increase. We noticed that their property manager seemed to change every couple of years. This was somewhat frustrating as we would try to build a relationship with them and instead we frequently had to re-explain things. This was especially problematic because they insist on a 60-day notice for renewals but sometimes wouldn't get you the renewal paperwork until there were only 30 days left on your lease. They once lost our paperwork (thank goodness I had a spare copy to show we signed it) and that led to a weird situation where our lease was extended to mid-month. They usually were prompt about maintenance issues, but not always. Some items had to be requested over and over because the fixes were never very good (flaking drywall on corners, etc.) They offered to repaint our unit at least once but we would have to empty it first... how does someone do that? They also offered to redo our outdated kitchen and replace our carpets but again we couldn't live there when they did that. Huh? We had good neighbors on one side and bad neighbors on the other. Management did nothing to stop the kid screaming and running after midnight above us or the tiny barking dogs next to us. People stay there a while, so hopefully your neighbors will be nice. The facilities (pond, pool, rec. facility) are okay but not great. We stopped using the rec. facility because it was small, and the pool is frequently filled with kids so we didn't go often (I guess that isn't the fault of the complex though). The ponds were lovely for taking walks. WARNING: you cannot break your lease under any conditions. You can get someone to assume the remainder of your lease but they then need to agree to renew for an additional year. This is very problematic if you are looking to buy a home. We frequently had to decide to either renew our lease for one year OR continue looking for homes. As a result, we ended up paying rent on an apartment for three months after we closed on our home. They will not budge on this issue. If that weren't the case I would have given them 4 stars. Overall, we liked it there and only moved because we wanted a home. I would recommend this place as a great place to live, but be proactive regarding your paperwork and maintenance concerns.

I am now in the process of suing them. Additionally Donald the property manager is exceedingly unprofessional claiming me complaining about issues was me in mental health crisis and stated to me out loud when I handed over the keys "I hope you get the help you deserve". Donald, I hope very nasty things for you. Termites also appeared in my second unit that I was moved into. Cracks in walls.. my electricity bills were about $500 for Jan and February. DO NOT RENT AT TWIN LAKES OR ANOTHER SOLOMON GROUP COMPLEX. THIRD UPDATE 6/10/25 - IVE BEEN HERE FOR TWO MONTHS AND AM NOW WITHOLDING MY RENT PAYMENTS. THERE IS MOLD EVERYWHERE. Nothing has been addressed. My water heater has now busted and flooded my kitchen and downstairs neighbor. The water heater is dated from 2008. If they had done a proper inspection ONE TIME in my apartment none of my issues would have come up. STILL DO NOT MOVE HERE. OUTSIDE VENDORS WERE GIVEN PERMISSION BY MGMT TO ENTER MY APARTMENT WITH 0 NOTICE. I WAS NOT DECENT AND HAD TO PUSH THE DOOR CLOSED. I SCREAMED DO NOT COME IN. THE MAN YELLED HE DID NOT CARE HE WAS COMING IN AND IM A CRAZY BI***. DO NOT MOVE HERE. You all need to rehome Shane. Awful employee. The experience I had looking at apartments vs my experience moving into an apartment has been so deceiving. This place is awful. I am here less than a month and so many things have wrong. I didn't have a deadbolt on my door, it took maintenance over two weeks to get my kitchen drawer to me and finish the first initial maintenance request they dated at complete 4/2... no. It took two weeks. The vent in my bathroom was broken, I am still missing trim around my apartment, the apartment REEKED of cigarettes after the weed smell dissipated from the cleaners who DID NOT CLEAN at all. It was absolutely DISGUSTING. The bathroom was an absolutely a biohazard (human waste on side of cabinet and floor) and now my bathroom sink leaked and everything under there, pack of toilet paper, all hair tools... RUINED. DO NOT MOVE HERE. Place deceives you purposely, I wish I never signed the lease.
