Only to find out that they significantly dropped the price a couple months before school began and did not even attempt to address or come up with a resolution for how the current residents felt about this. The community is super outdated compared to other student housing. My building and unit look especially outdated compared to other buildings on the property that pay the same or even less than I do. On numerous occasions they have shown me that they do not care about current residents or their needs when it comes to safety and comfortability. I have experienced people entering in and out of my apartment with no notice prior to or after. I also recently found out someone would be moving into my unit 2 HOURS before they moved in. All they had to say was, "we have the right to do things at any time". Extremely unprofessional and complete lack of regard for loyal/ current residents. They know they are DEAD wrong and don't even care. Most people that I know who have or currently live here, do not like their experience. I often get asked why I even still live here and all I can do is sigh. I have been counting down the days until I move out!

By the main office is the swimming pool that opened during the summer season. There's a mini-playground for families and a tennis court that mandate tenants to play tennis in their only (but there's a basketball hoop inside the tennis court). Oh, and there's charcoal grills outside the court.

The first impression we got of the apartment was like this is dirty and smells moldy . I went to the main desk to complain and Caitlyn not only came to the apartment with us to observe the damages , she called maintenance and housekeeping to come and correct all of the issues . She did a wonderful job of keeping us calm and basically getting us almost a brand new apartment by getting everything fixed . She is truly a very good manager for the Villas and she made us feel better after all they came to do while we waited. My son Winston now can feel comfortable staying here . Recently, I was here twice once for a celebration of milestone. One of the university areas reached, which was held in an outside space that was really quite lovely. The food serve was good. The space was easy to navigate was all nice. The acoustic system left a little bit to be desired but other than that they did a great job. Unless you're coming at night, parking here can be very challenging. Be sure to read the signs or you will get a ticket of some sort.

Most 300 level were in small classrooms. The north campus building are very odd looking. I was told by a UB staff that this was done purposely. I have visited a handful of other SUNY colleges and UB is by far the biggest and nicest. D1 football here. HORNS UP. Besides the university, Buffalo is a great city to live in. It is considered a large city but is small for being a large city. There are a ton of things to do year round. Amazing food options. Bills and Sabres. If you are interested in the SUNY system, would prefer a large campus and has the major you are wanting I would highly recommend applying to UB.

Then I sent them again and never heard from them for another month. After we waited time for someone to answer if we could rent the place. After lots a voicemails finally one called and said he was going to rush us in since we been treated like we don't count. We were told there is nothing going to work for us since I'm in a wheelchair sometimes so I won't be able to get upstairs. Now there was a downstairs apt and we asked for that. The guy wrote back and said he told us before there is nothing that could accommodate us. It is a 3 bedroom place and we have 6 people. The rule is 2 people per bedroom. I find this place not worth trying to rent from.
