    DO NOT LIVE HERE ESPECIALLY IF YOU ARE A BLACK OR BROWN YOUNG ADULT BECAUSE NOT ONLY IS MANAGEMENT RACIST BUT THEY WILL CALL THE COPS OR THREATEN TO CALL THE COPS. unhelpful. didn't inform of newly renovated apartments and therefore my roommate and i had to move into an old and junky apartment where everything broke and nothing worked. please save yourself the trouble. and of course if you are white then they will gladly take you in without any troubles. when i first moved in there were two hispanic maintenance guys and now they have switched to two white guys. we lived here for a year and never had any complaints and then two white people moved upstairs and started smoking & colonie decided to blame it on the black and brown people living in the same building. if we had been smoking then there already would've been a complaint then they never went through with the investigation. they are nothing but troubled and the supervisor laura is the worst. they aren't any help!!!! they also decided they weren't going to renew the lease and after asking why they said they weren't required by law to say so. i have been 100000% uncomfortable living here and we have been continuously harassed. management waited for the cops to be involved for them to let me know who the head of management is. they never directed me to somewhere when i can report their behavior until it benefited them. they can kiss my a$$. do NOT live here. traumatized as this was my first rental experience. They are very condescending and unhelpful. I called to have them checkout something and instead they decided to come at me because the blinds in the old apartment they gave me fell. I am uncomfortable with maintenance and don't feel safe with them in my apartment. PLEAse save urself the trouble

They are keen on deleting bad google reviews. Charged a late fee, was notified the ninth that my payment was late (leaving no time to dispute the charge) Ethics: hope you have good upstairs neighbors, as sweet home will not address it. all in all, this is the most expense projects out there.

Notice, most of the "good reviews" are from people who have been living here for less than a year because they STOP caring after you give them your money. Similar to others, I attempted to be a loyal resident and signed early. Only to find out that they significantly dropped the price a couple months before school began and did not even attempt to address or come up with a resolution for how the current residents felt about this. The community is super outdated compared to other student housing. My building and unit look especially outdated compared to other buildings on the property that pay the same or even less than I do. On numerous occasions they have shown me that they do not care about current residents or their needs when it comes to safety and comfortability. I have experienced people entering in and out of my apartment with no notice prior to or after. I also recently found out someone would be moving into my unit 2 HOURS before they moved in. All they had to say was, "we have the right to do things at any time". Extremely unprofessional and complete lack of regard for loyal/ current residents. They know they are DEAD wrong and don't even care. Most people that I know who have or currently live here, do not like their experience. I often get asked why I even still live here and all I can do is sigh. I have been counting down the days until I move out!

    DO NOT SIGN AT AUDEN BUFFALO BIOHAZARD CONDITIONS, UNSAFE,…read moreIRRESPONSIBLE MANAGEMENT i've been a resident at Auden Buffalo for 2 years and currently stuck in a renewal pros: 1. it WAS affordable cons 1. EXTREMELY UNSANITARY floors would go uncleaned for weeks at a time. when they are mopped, they are not efficiently dried leaving mold streaks down the halls. garbage rooms overflow, doors unable to shut with trash bags out in the hall, on all floors of the building. the stench would be nauseating passing the trash rooms, even airing out the front doors would not relieve the smell. it would reek of garbage in the parking lots. 2. NOT PET FRIENDLY "pet waste only" canisters are located on the furthest ends of the lot, each about a 3 minute walk away from the front entrance. these canisters are changed every 3-4+ weeks and people fill them with trash leaving BIOHAZARDOUS DEGRADING FECES BAGS on the sidewalk. - pet waste bags are not allowed in any of the other trash cans within the complex including within the gated patio area and they would charge a fee if pet bags are discarded anywhere else. although they told me used condoms, vomit, and dirty underwear are okay inside of the trash cans. 3. UNSAFE ENVIRONMENT UNSALTED PARKING LOTS AND SIDEWALKS considering the buffalo snow storms, parking lots DO get plowed eventually but never salted. only the front entrance was shoveled and salted, sidewalks into the building were made of icy footsteps, never shoveled which led to slips and falls. slips occurred frequently when driving in the narrow parking lot making it around corners or into the garage extremely unsafe NO HOT WATER for 2+ months this past winter there was NO hot water. showers were barely lukewarm and uncomfortable. Auden Buffalo had received a fine from the State of Health for this violation. - to this day, showers are hit or miss. some days i'll get a hot shower that is JUST satisfactory on the maximum heat setting, or i'll have a lukewarm shower again. POWER OUTAGE after a windstorm, power was cut from the apartment leaving residents with no hot water, heat, electricity or wifi for 24 hours when we were promised a generator. they did offer to shuttle us to air buffalo if we wanted pizza as a warm meal 4. IRRESPONSIBLE MANAGEMENT the management have no control over how many pets somebody can own or how behaved they are. I WAS ATTACKED BY 4 SMALL DOGS which left me limping to sit down and permanent scars on my legs. the dogs were in the patio off of their leashes and i wanted to go outside and the dogs immediately bolted towards me and started barking aggressively and jumping on me, tearing down my pants and leaving me bleeding and bruised. - they told me to contact animal control if i wanted something to be done but they could only tell the owners to behave the dogs 5. MANAGEMENT IS NOT THERE WHEN YOU NEED THEM. there used to be at least out of office hours for the phone and if you needed help someone could assist you. now, if the office is closed you need to leave a message. this is very dangerous because if there is an emergency out of office hours, there is nobody to contact. out of office, the main lobby is unkept with packages and trash laying out. 6. PATHETIC? the amount of complaints Auden Buffalo was receiving this winter had management sending an AUDEN TO AIR BUFFALO DEAL if you wanted out asap, just to trap you in another lease. grow up.

The management does not care. They claim they are waiting on parts to fix the broken air conditioning system and it's been over a year. The only thing they are quick to do is add additional fees. I'm tired of this place and wish my child never moved in. Do not get sucked in by lower pricing and free months. It's just a ploy to rope you in to a year of poor management.

    I've been here for almost two years and for most of my stay I have experienced mystery medical…read moreissues that disappear only when I leave for extended periods and reappear when I return. My ceiling was caving in and growing mold because the roof was caving in, and some of the medical issues have resolved since this was fixed. I reported a broken window three times and it took eight months for it to actually get fixed (meanwhile outside air was leaking in and surely running up my ac/heat costs). There has been approximately 20+ things I have had to report to get fixed from the moment I moved in a year and seven months ago and they were only actually completely repaired two months ago (been reporting and reporting for months, they didn't take me seriously or "forgot" and my dad had to make reports and call and complain and argue to get it resolved. I also got my college involved and they sent over a notice about it because I was so sick from them not resolving the issue that I was failing my entire semester. They are good about housing you with someone from your own school/similar to you, but my initial apartment I had to switch because I registered for an esa cat and then they assigned me a roommate who was very allergic to cats and put "not okay with cats" on the questionnaire. A lot of the residents life staff can talk down to you like you're stupid and many of the maintenance workers are unprofessional; swearing, breaking things, walking in on you when you aren't decent because they practically knock and enter at the same time, throwing out their trash in YOUR trashcan, tracking snow and mud on your floors. Some of them are really personable though and have been very helpful, one even offered to take his shoes off and another offered to fix an additional issue they hadn't put in his report. I basically have resented renewing my lease all year while getting sick over and over (I was hospitalized multiple times), and struggling to get them to follow through on maintenance requests. I definitely don't recommend staying here if you have a compromised immune system as the upkeep in these apartments is almost non existent. When I tell you I have things lodged in my carpet and sealed in my flooring that I cannot even identify as real life substances- my god. As soon as my lease is up I'm getting tf out. The entrance to CV is often very dangerous with cars often not stopping at the stop signs or letting you turn in/out of CV so be aware of that risk as well. I haven't been hit but it's gotten pretty damn close. When I first moved in I also had an issue with one of the security guards at the gate not letting me through even with sticker permit, keycard, keys, and ID. This was resolved very quickly by one of the residence life members so I do appreciate their effort in that regard. Many of the employees at the front desk are very nice and timely as well, many recognizing residents by name. They do have a lot of ammentities and events although I haven't been well enough to go to any of them. Despite the good, CV has not been for me and I cannot say I recommend it.

The community has security personnel who are friendly to residents, giving an impression of safety. However, the security personnel rarely conduct thorough checks on incoming vehicles or register unfamiliar individuals, making it relatively easy for someone with ill intentions to enter the community. There were several thefts of items from vehicles in the community while I lived there and all CV did was email everyone to keep themselves safe, it was none of their business! Due to family circumstances, both of my parents underwent three surgeries within six months, leading to a financial crisis. My job couldn't cover the upcoming rent, so I provided the management with proof of my parents' surgeries, hoping for a compassionate early termination of my lease. Unfortunately, they showed no empathy, insisting that I either pay the remaining rent in full or find a subtenant meeting their stringent criteria. During my attempt to sublease, I noticed that CV's website listed 2B2B units at $915/month, indicating a rent decrease. This made it impossible for me to sublease at my current rate. THEY ARE ASKING FOR A ONE-YEAR LEASE FOR THE GUY WHO TAKE OVER THE LEASE. !ONE-YEAR! !SAME CONDITIONS AS YOU! ****What they're saying is that even if you want to sublet, which isn't possible, you still need to pay the whole thing, even if you don't live here, which presumably means we're outright robbing you, but legally.**** Additionally, the discounts offered to new tenants were more substantial than those for lease renewals, suggesting a decline in occupancy. So why? You need to think about it. During this process, I met several others who were also attempting to sublease their CV apartments. We all faced difficulties due to the rigid contract terms and unanimously agreed that we wouldn't recommend living at CV.
