I lived in these apartments for a couple of years. The location is really convenient, especially if you work in Baltimore. The East side apartments are really nice esthetically, and they have a good number of community events throughout the year. The gym is also nice. There were a good number of tire thefts when I lived there. There is a gate, but it was broken the whole time I lived there, so it's completely open. Also, for as expensive as the apartments are, you wouldn't expect to have to deal with marijuana/weed smoking, people not cleaning up after their pets, people not obeying leash laws, people speeding and blasting music out of their cars, etc. It's not the type of professional residents that you would expect, given the price. And the biggest negative is the NOISE. If you live under or next to someone who blasts loud music at nights, your life will be miserable because the walls and floors are so thin. Again, this is not the professional/family oriented group of residents that you would expect, given the prices of the apartment. And you won't get any help from management. Their standard reply to noise complaints is, "we'll reach out to the residents" and the noise continues because they know that there are no consequences and management won't enforce the rules. These would be really nice apartments if the apartment management enforced the rules to deter a lot of the bad behavior I witnessed during my time here. read more

My review is a maybe because of my experience here. It is very expensive for the value that is recieve. They are nice apartments, very beautiful inside. But that's all you get -- no giving back to the residences, no community events, nothing. Everything they post on the community calendar in the elevator (which they haven't posted since December 2024), is a food truck coming (which we have to pay for) or highlighting the pet of the month. I like that they have two gyms that's great. But I hate the package system, how we're basically utilizing the loyalty system for peoples packages in hopes it doesn't get stolen by another resident. They do have Amazon hub lockers, so if you're lucky then your packages will be delivered there but most of the time they'll be delivered to that crazy package room. For the price of these apartments, they should have someone in the package room there 24/7 to sign our packages to ensure validity and no packages are taken. There's no security on site neither, nothings happened to my belongings but for the price I'd expect that or it to be gated or something. It really just looks nice. That's about it, and it's dog poop everywhere literally. People don't clean up after their animals much here so it's in the grass, on the side walks, even in the lobby's and hallways. Just moved in not to long ago and I can say that the experience and professionalism of the staff is amazing. For example I was picking up very heavy packages from the mail room and Vilson driving by on his cart offered to help. He packed all my heavy packages into the cart, drove it over and him and other staffer helped me take it to my apt. Very rare anyone is kind enough to do this. Also the leasing office is very nice and does not complain when I ask questions or request help with anything! They handle themselves very well! read more

Unfortunately, I was not that impressed by the property in comparison to others that I have viewed in the area around the same price point and less. These are terrible apartments: people leave trash in hallways for collection, leading to maggots; walls are thin and constant noise from neighbors; constant weed smoke in buildings; cannot get ahold of management by phone and they are inattentive to complaints by email; Latch app for opening door to apartment and common spaces requires you to have cellphone at all times. I've lived in this community for nearly two years now. The first year; wonderful, some noise but nothing unanticipated given it is an apartment building and close to BWI. The second year; I moved units from a one bedroom to a two bedroom just down the hall. Immediately upon moving into this unit I was notified of noise complaints from my downstairs neighbor. I apologized, told the community management that I'd be more mindful. Fast forward to 9 months later and the complaints never ended. I live alone, I was pregnant when I moved to the two bedroom and now it is just my infant and I. I have decided to move out due to the community management's lack of support and help when the downstairs neighbor has continued banging on my floor/their ceiling, they've come up and knocked on my door, they play loud music all hours of the day, reek of marijuana so I can't open my windows, and they have a loud dog. The noise typically wouldn't bother me, given we live in an apartment, but the consistent harassment has made me so uncomfortable that I'm moving out. After a few of the initial complaints, I explained to the community management that I am not making any excessive noise nor am I really doing anything during the community quiet hours, certainly nothing to warrant them banging on my floor. A member of the community staff came to my apartment to conduct a "noise test" to which they stomped around my apartment while another member of their team stood in the apartment below to assess the amount of noise, they found nothing concerning. During the noise test, I was informed by that team member that the people who live below me were made to move to that basement unit because they previously had several noise complaints about them, this team member stated that she believed they were causing so many problems with me because they were spiteful. They later offered an opportunity to have a mediated conversation to which I declined because I did not feel safe with these neighbors knows my what I look like or any details of my living situation. It later came to my attention, when my husband (who does not live here due to his job) intervened and gave these neighbors his cell phone number, that the community management told these neighbors that I live alone and was pregnant, which I explicitly asked them not to do. So, my husband gave them his cell phone number and was immediately bombarded with rude messages about the noise, he eventually politely asked them to stop messaging him and resume complaining to the community management. A member of the community management team called me (while I was the hospital after giving birth, mind you) to discuss the issue further - 6 months after I moved into this unit. They offered me the option to move out of my unit, free of any transfer fees or other fees. This was frustrating for me because it seems that they understand that I am not causing problems but refuse to do anything about the harassment except advise me to call the police. Even today, despite already submitting a Notice to Vacate, I am still receiving complaints. Did I mention that the entire first year I lived here, I had zero complaints about me? Oh my goodness I don't even know where to start cause this place is barely deserves one star. Let's do a list of pros and cons to get the ball rolling Pros: - Proximity to 295, 695, 895 and 95 -A nearly nonexistent commute to Northrop Grumman and Bwi airport - The area is very quiet for now - The apartments are very nicely designed - The property offers paid reserved parking spots, private one car garages and stations dedicated to electric vehicles Cons: -The complex was constructed using cheap material that's falling apart inside and out. Mind you this place is about 3 years old. -The floors and walls are paper thin and do nothing to keep out noises from other apartments, the hallways and outside. I'm assuming a top floor apartment would the best option but they don't come available too often. -Parking is a major concern due to not having enough spaces to accommodate everyone, especially if one household has multiple cars and many do. They've set aside a few spots for visitors but you're responsible for printing them out and the spots are limited. -The way people park is also a huge issue, I've attached photos to show just how bad it is. -They have a dedicated package room that's monitored only by keyfob access and supposedly a camera or two but it's gotten messy and unorganized very quickly. Also, it's very easy for someone to walk away with your package, especially if it's small or if the delivery driver leaves your package outside of the room. So far, the package room is a terrible idea brought on my a rental management company too lazy and cheap to just hire more people. -The airport is less than 5 minutes away and you would only hear a jet or 2 go by each day but it was quick and not as loud at all. Now it seems like all flights have been directed to fly over the building and the noise is getting increasingly louder. -The office staff is a mixed bag of folks who just don't want to be here, the pasted on smiles faces aren't fooling anyone. It just looks like they're just tolerating one another until a better job comes along. -Back to the parking lot, all I have to say about the drivers is be careful because no one seems to care about how fast they drive. -Traffic leading around the complex is nonexistent right now but that's all about to chance in the next few months. Brand new apartments and retail spaces are being built so this quiet little area is about to be jam packed. Not to mention, there is only one entrance and exit to the main road and it's about be shared with tenants and employees at the new place. -People picking up after their pets is another issue that has no end in sight and there are always waste bags available so there's no excuse. -This community is smoke free meaning you're allowed to smoke within a certain amount feet from the buildings. So the choices are don't smoke, go for walk to smoke or just smoke in your building or balcony. Guess which one is chosen more than any of the others. There are other things wrong I just can't remember everything at once, it's such a shame because the apartments look beautiful before you get close enough to see what's lacking. Branding avalon Arundel as a luxury community and price gouging due to proximity to certain highways and employers doesn't help the company's image. They are better off knocking this down and rebuild because this place is being held together by popsicle sticks and paste. Overall had a good experience living here. The staff is helpful, the gym and pool are nice amenities and the apartments are new and modern looking. It's located right off 295 and is a good commuter spot and easy to get to. I hear a lot of complaints about noise and we could definitely hear people if they were loud in the hallway. I think we must have lucked out with good neighbors rights next to us because we didn't have many noise problems. There is also very little airport noise for how close it is to the airport so it must not be in a flight path. The parking policy is evolving so it may be different now but it was open parking when we moved in and shifted to requiring permits for guests which are capped per day. This was my biggest complaint, you couldn't last minute have someone come over without printing a pass for them (if there were any left). I preferred this place to many other apartments I'd lived in so it was positive overall. read more

A few problems here. Management goes by the book. Not willing to work with tenants whatsoever on any issues that arise during residency. I had a rat problem and they said that's what new construction causes. Ok, so call an exterminator. Very expensive rent prices for market area. Yeah they have fun nights at the clubhouse but those funds would be better spent on providing better value. I got screwed out of a lower rate because I applied before an email with lower rates for a studio was sent out - this was all before I signed the lease which meant they could've honored the lower rate. It's the little sketchiness like this that I've found troubling with the management. Next the entry to your apartment does NOT have an additional lock, just a Schlage electronic lock. Last place I lived at had the Schlage electronic lock + a deadbolt. The intercom system for building access still does not work. No ceiling fans. No lights in bedrooms which means you will need to bring lamps. Washer and dryer are basic models. You have to go to the clubhouse to get your mail which is a real pain. No reason the mailboxes couldn't be located in each building there is plenty of room. The construction of the complex is poor in terms of noise abatement between apartments. Someone moved above me and I don't know if they are stomping around deliberately or that's just the poor construction between apartments. It's bad. Whatever happened to putting concrete between floors and walls? All this place has is some plywood and drywall. You hear every step and noise. I mean everything. It amazes me how much a new construction has been built with zero noise abatement. All apartments are 100% electric so expect your electric bills to be in the $150-$200+ range. They cover absolutely ZERO utilities. Trash is $25.00. A bunch of random administrative fees. Water runs about $30.00+. I have a studio apartment and my BGE bill is running around $140.00 a month. Maintenance team is a joke. A brand new complex and they can't fix basic items ex: kitchen faucet keeps leaking, cabinets loose. All in all, for the price your paying you're better off just getting a mortgage! read more

the complex is nice on the outside, i relocated to md for a new job position. first place beautiful outside viewed it briefly, got approved signed the lease trusting the great reviews. moved in walls are paper thin, front doors are very high off the ground i didn't like the fact some one could just get down and view the whole inside of my apartment if they wanted too, got harassed with letters on my door about marijuana until i added a ring camera for extra security i live alone in a my first place hours away from home really no security police live there but they're off work minding they business them cars for show they have open parking lot very dark. they stop finally sending harassing emails about marijuana after i wrote a lengthy email about violating peoples civil rights in maryland especially if some of our neighbors hold medical marijuana cards that is against the law to tell someone how they can and cannot consume they're medicine prescribed legally by the doctor. very uncomfortable hearing my neighbors be intimate ! hearing every step every word no privacy the day before i moved out my vehicle was illegally towed for expired tags, i figured out that the towing company that is contracted is known for predatorily towing after i contacted the towing department of licensing and division and the tow company was found in violation of basically stealing my car and making me pay them to give it back to me. paladin towing llc called my car in as improperly parked and when i spoke with the leasing office the next day they gave me the towing company # i spoke with tom & the leasing office initially backed up his claims he could tow my vehicle off of they're property without any notice because of expired tags. i knew that was against the law and i let the leasing agent at the time know that. she than reached out to her manager he offered it credited back to my avalon account which i did not agree with i let my boyfriend decide because i was just so upset, regardless of what property my vehicle displayed expired tags at the time by law the towing company were to call my vehicle in as expired tags and place a sticker on it to display proper registration within 48hrs state and county law. the towing authority found the towing company guilty so beware of the towing company they will tell you they can tow your car for expired tag without warning on private property but private property doesn't escape federal law it abides to them as well thy must legally tow your vehicle no matter what. i did retrieve my vehicle back that night the dealership actually had my plates waiting for me and that was a mess catching lyft back and forth over someone basically stealing my car and making mwe prove it belongs to me like they are the police. it is currently 5/2/2023 and im in civil court now suing paladin towing llc they were in violation had 2 choices to refund me my money or be suspended for 2 days they decided to send the check to my old address i no longer reside at 21 days pass the point he was supposed to be suspended and or show proof which he did not show proof before the suspension and they did not suspend him or enforce him refunding me my money. 5/1/2023 i received a email with a new tracking number for a new check not counting on it so i filed a civil court motion for them to refund me money plus the interest it created since february 2023 to retrieve my money back he has suffered no consequences and im sure he is still out illegally towing vehicles at avalon and i will not let him get away with it nor avalon. they also allow move ins 24/7 all hours of the night which is against maryland law you don't know if they are moving or stealing so its a curfew for move ins but no worries avalon allows move ins 24/7 a day no freight elevator :) read more

Most of the staff was very courteous particularly, JeLani who was always very helpful and prompt when taking care of any of my requests. I've never had any issues with my apartment, and had Covid not hit, I would likely still be living there. The amenities were definitely appealing and one of the main attractions to living on the property. Apartment beautiful... but the walls the flooring paper thin I have a rude neighbor that wakes me up 5am almost every morning... with the noise level the only way to enjoy this place is if you are on the top floor corner unit... spending so much money in rent for constant noise and no peace upsets me every time worse part is I work from home and I can barley focus cuz of the Nonsense I deal with throughout the day... there is rules in place but unfortunately not everyone is considerate enough to be living in apartments... I want to start this review by saying the leasing staff , JeLani and Patrick, are great guys. Do not rent here or at any Avalon community period!!! This property and company are a bunch of crooks and will add charges after you've left the community. I've been gone for a month and a half and even though I've fulfilled my "final move out balance" , I'm still receiving charges. I cleaned my apartment and left it in emasculate condition, and was charged for "dents in a carpet"????? What type of place charges for dents in a carpet? I guess they assume you'll live in your apartment with no furniture, which is laughable. Professionals even have difficulty getting dents out of the carpet. I call the cooperate office and they say "your cleaning charges were waived, that's for your water bill". Now I'm really confused, because I've been paying my water bill the entire time I was in the apartment. So what it sounds like is that Avalon is moving my already paid money around to come up with new charges and late fees. They are crooks and I will never rent at another Avalon community. read more

We moved into unit 5311 in Bldg 833 in February 2023 (a 1293 square foot apartment on the West side which as of today is currently listed as available). I'm not even sure where to begin, but from our move-in day, things went down hill fast. First red flag: you cannot reach the leasing team directly by phone, meaning if there's an emergency, you'll have to either go to the office in person or hope and pray someone returns your call same day. This became evident when I realized I wasn't given all the information to secure a certified check from my bank in order to sign my lease. Second red flag: they walked me through the entire latch keyless access process while failing to inform me that my actual unit did not have this system installed. We were there 3 weeks without any updates on when the system will be installed on our door. Additionally, when I discovered this and informed the leasing team (who were clueless as to the status of my actual unit) it took an unreasonable amount of time to be given keys to my unit on my move-in day. Third red flag (now this is the dealbreaker): the presentation of my unit looked as it it had suffered major damaged and the maintenance crew did the bare minimum to make it look somewhat presentable. The floors had what felt/looked like dips and bubbles (which I'm still convinced is the result of water damage) and was generally unsightly and uncomfortable to walk on. The fridge looked like someone used it for batting practice with all the dings and scratches. The dishwasher was missing a part and had duck tape on the front. The stove and microwave had an unreasonable amount of scratches and some of the temperature guide panel was missing numbers so you wouldn't know what temperature you were using to cook. The washer had an awful (think sweaty underarms) smell whenever you used it and there was some mysterious black gunk in the dryer (maintenance was able to clean this out). The shower door never seemed to want to stay closed and would pop open in the middle of a shower if you accidentally touched it. The reviews about the quality of the materials used to build are true. The cabinets looked like they were peeling off and the panel underneath the kitchen sink looked like it sustained water damage. The leasing team and maintenance crew were aware of all our concerns and promised to resolve all issues within a set period of time. They assured us a new dishwasher and fridge doors were ordered. They also promised to do a water test on the floors to ensure no evidence of water damage or potential mold and said they would look into replacing the cabinet fronts. Spoiler Alert: this did NOT happen and there was minimum communication as to when it would actually happen when their initial timeline fell through. The writing was on the wall and we quickly took advantage of the 30 day guarantee and escaped! Unfortunately, there were more red flags but this post is already too long. read more

Can not say enough about how much I hate living in this place. Just don't. And who the hell is Bob G. responding to these? Never heard or seen him. Bob, if you truly are the business owner then you are about to get screwed by competition because of the shitty construction of these residences and the unpleasant nature of the leasing office. They are clearly unpleasant due to pressure on them from above but the residents are all annoyed. Also, the renting of the club house space is so excessive that you basically can't use these amenities. Tried to move a heater closer to chairs and the residents were chastised for "moving furniture" when we pay for the amenities. Insane. Clearly the are pressured and need the money so we will all likely be dinged when we move out for any and every little thing. But I already know lots of residents excited to relocate ASAP based on their experience. Also, not dog-friendly. There version of dog-friendly is a joke. read more

I would not recommend this place to anyone. We moved in and could hear everyone from top to bottom and side to side. Front and rear doors always broken so real lack of security. They promise a smoke free environment but someone was always smoking two doors down. ALSO, when you move out they will slam you with a huge bill. Be sure to scrub the unit from top to bottom. They will hit you with cleaning fees. If you walk on the carpet they are going to find one stain and charge you for cleaning or replacement. I was charged 466.00 for cleaning and carpet.
