Pros : location, neighbours, friendly staff, fancy lobby, cool view if you are on fourth floor, relatively cheaper than other condominiums in the area - including discounts. Cons: construction quality, cheap glitchy appliances, broken ac for the whole summer (although we were compensated for this). We have been living in these apartments since June 2014. The staff is really friendly, and they are always helpful whenever we need them. I cannot say the same for dolben though, l don't find the company professional. They make false advertisement on their website; we don't have a rooftop, our courtyard is under construction since a while. The gym equipment is new and nice but was ready a few months later than we moved. Overall, the apartments are better in looks than they are in quality. To compare prices, the apartments are slightly bigger than the ones in Union Wharf (we have seen 1bedrooms) but the facilities are poorer. Also, they were open before things were ready (back garage door didn't have a lock for a few months (on our first week l got my brand new bike's seat stolen, recently they broke into some peoples cars etc.), our trash chute is broken since we moved and we are paying $25 monthly for trash, some courtyard flats were flooded after heavy rain ect.). I have had to live in many apartment complexes in the last 5 years and I must say living at Marketplace was hands down the best experience of all. What really made it easy living there was the very convenient location, tons of restaurants and proximity to the harbor. The apartment complex has a roof top lounge and the city view from there is a treat at night! The apartment was spacious for one person, although I would say the bedroom was somewhat smaller compared to my previous apartments. The appliances worked great and I was genuinely impressed by how cold the air-conditioning would get. I do wish they had a swimming pool though! Even though the complex is in the middle of Fells Point, I was definitely lucky to get an apartment from where I heard no noise at all on the weekends. I would say the walls are thin and one can hear the neighbors very clearly. However, I would also blame it on some neighbors who did not understand the etiquettes of living in an apartment complex. The staff (I mostly corresponded with Kelsey Hare) was extremely polite, quick to reply to emails and very helpful. She far exceeded my expectations with regard to her professionalism and a very pleasant disposition. The maintenance staff was quick to help. I also liked that they offer deals/discount from time to time and I did end up saving a lot of money as a result. The Amazon Hub was such a luxury too! I really cannot praise this apartment complex enough and I would definitely recommend it without any hesitation. It's safe, secure and you definitely feel at home at Marketplace. read more

Hi! So I'll try to be objective here. The staff is super awesome. They're friendly and accommodating. Staff: The office staff are great! Kelcey has to be my favorite person. They're very accommodating and helpful. They do try to do anything possible to help you out. Overall Cleanliness of the Place: They do a good job keeping it clean. Though you do have the occasional dog owner who think they're so high and mighty that they don't pick up their dog's poop. Not the Markeplace's fault, but, better enforcement in this area would help. This dog poop problem has gotten better in recent months though! Amenities: For us, the amenities available suit us. I use the gym a lot, and now that the weather is nice, we're using the courtyards and rooftop more and more. The rooftop here is a nice spot to catch the 4th of July fireworks. I do wish that the 627 building had a roof top as well, though. Any way we could advocate for this? We haven't used the club rooms too often, only because...i'm too lazy to leave my apartment. One room has a pool table, which is nice. Apartments Themselves: So, they're pretty spacious and have a descent price point for the area. The onnnllyyyyyy thing I would say is, I wish the walls had been built better, because you can hear your neighbors pretty easily. So, I hope you don't have a neighbor that wakes you up at 3 a.m. Neighbors: I only had one bad experience with a neighbor...but other than that, people seem nice, overall. Area: Fells Point is pretty dope if you're on the social side. Lots of things to do and eat. But I would caution any newbies to be aware of your surroundings at times. I have enjoyed living here, and have made my #1 complaint known to management, who have been very accommodating (i.e. being able to hear your neighbors). Can't really complain too much else. I'm a 26 year-old accountant living in one of the one bedrooms. I moved into Marketplace in May of 2014. I've lived in downtown Baltimore (Little Italy and Canton) for 5 years now. I will note that always lived in row homes and have not previously experienced living in a luxury apartment building. Overall Living Experience: I absolutely love living here. Obviously the apartments are brand new so everything is clean and functioning. I love the interiors of both the lobby areas and my apartment. If you do a walk-through would probably agree that it really gives off a modern and contemporary luxury feel. When I have guests over for their first time, they are usually very impressed by the interior of the building and my apartment. I've had no major maintenance issues. The leasing agents are exemplary--they are incredibly friendly, knowledgeable, and professional. They've always been willing to drop whatever they are doing to help for whatever it may be. The community seems to consist generally of medical and other business professionals and I've had no problems with noise from neighbors. I also haven't had any problems with noise from the units I share walls with, but maybe I just got lucky with my neighbors. Pros * Awesome Location in terms of proximity to restaurants and bars * Very clean, nice interiors in the apartments and the buildings in general * I personally have had no major maintenance issues. * The maintenance guy is great. He's professional, courteous, and competent. * Online service that makes it easy to pay rent and submit maintenance claims. * Valet trash service (an additional $25 a month, though) * Friendly, helpful, and competent leasing agents * Pet friendly (this also costs extra) Cons * New building so there are generally on-going maintenance projects * Some of the amenities have been or were delayed * Noise from outside the building Specific Comments: Location - Speaks for itself--you're in downtown Fells Point. The proximity to restaurants and bars could not get any better. At the same time, because you are so close to the bars, you're going to hear the noise from drunk people leaving the bars at 1:30am on the weekends, especially if you're on the lower floors. This is something I knew before I moved in so I was prepared for it so I can't really complain. Pricing - I think the pricing of the apartments is completely appropriate for what you are getting as far as quality of the apartments and location goes. Apartment Interior/Construction - I've had no issues with the quality of appliances or the general construction of the apartment. Nothing has a "cheap" feel. The granite countertops are very nice and I love the contrasting dark-colored cabinents. The track lighting is pretty awesome too and I like how you can adjust the angles in the kitchen. I love the wood floors. Overall I think they did a great job with design. Amenities - There is a community lounge area with a big TV, coffee and the rest of the works. There is a game room with all the gaming consoles, pool table, etc. Both buildings have/will have a courtyard (west-side courtyard is still under construction). There is also a decent fitness center with the general cardio equipment and a few weight training machines. Parking - $150 a month for the covered garages and I believe $100 for some of the uncovered parking. $150 a month for parking sucks, yes, however I think you have to look at the situation objectively and realize that as a Marketplace resident, you will be parking your car in a really condensed, high-traffic (both foot and vehicle) area that already has a pre-existing shortage of parking. If you choose to pay for a parking spot, you are getting a dedicated spot essentially on the corner of Aliceanna and Broadway. I've seen $100 in other less-crowded and less-expensive areas so I've come to the realization that $150 does indeed reflect the market price for a dedicated parking spot in downtown Fells Point essentially on the corner of Aliceanna and Broadway. That being said, you can find parking on the street if you don't want to pay for the garages. I did this for the first 4 months of my lease. I was generally able to find parking on Aliceanna within two or three blocks of Broadway. During the weekends, you might have to go as far as Eastern. If you're willing to deal with the possibility of spending 10-15 minutes finding parking and walking a couple blocks to the building, then you can save yourself the $150 a month. Overall have really enjoyed my experience and I would highly recommend Marketplace to anyone looking for a high quality apartment in an amazing location. read more

I have been impressed with the quality of my apartment, both the aesthetics as well as functionality and reliability of in-home appliances. Also, anytime I had maintenance issues they were responded to and taken care of very quickly. I also really appreciated the amenities offered, particularly the gym. Things like the AmazonHub, a game room with a billiards table, and a common room with a TV and coffee station really made Marketplace stand out as an apartment complex. Throughout my stay, I communicated mostly with Teresina Palumbo who was always professional, timely, and helpful in addressing any concerns I had regarding my apartment, parking spaces, or in general. Although more expensive than other places in Baltimore, you have a luxury apartment with great amenities, staff that care, and a convenient location with plenty of great restaurants and activities that are literally one to several blocks away. I have been living at this location for the past few months and as a resident I must credit the staff for far exceeding my expectations. I have lived in a few cities over the past couple years and this residential community is without question my favorite. I have read some other reviews that complain about the noise and if anyone has lived in busy downtown environment and have their windows by the street their may be some noise but that should have been a factor in selecting the right apartment for them. One of my favorite aspects of this residence is the proximity to the bakery next door so when I open my window the apartment is filled with aromas of fresh bread throughout the day! When it comes to the apartment itself I am very pleased. The appliances all are in good shape and if anything breaks the maintenance staff is always swift to help! I never hear any noise my neighbors may be making in the next door apartments making it a nice getaway from the city right outside. Another one of my favorite features is the amazing view of the city skyline that I look at every night. The location of the building could not be any better. It is a safe location with good security measures to keep nonresidents outside the premise unless brought in. There are a great deal of bars and restaurants in the area with a grocery store a few minutes away. The rooftop is a great feature for get togethers as well. If I had to offer any criticism it would be the lack of a pool and improvements could to be made in the gym area which lacks any free weights. The staff has made me feel very welcome while I have lived here. I'm sure if you are looking for an apartment you will be very happy if you decide on this location. read more

I am so, so, so disappointed in this establishment. I am currently searching the area for a place to live as I will be moving to the area from Texas at the end of August/beginning of September. I reached out to management on Monday requesting more information and was sent a short, brief email of information I had already found from the website. I asked for more detailed information, including if certain floor plans were open/would be opening up and have not heard back... FOUR (business) DAYS LATER. I have also contacted the main company who leases out the property discussing my concerns and have yet gotten a response from them. I was so excited about potentially leasing with the Marketplace at Fells Point but am sad to say with such poor management and customer service I am about to cross them off of my list for potential places to live. I lived here for one year and had wonderful experience! I rented one bedroom apartment which is spacious and modern with large bathroom. Price was even slightly cheeper compared to other apartments in Fells Point. Building is just in front of the Broadway Market which is lovely place with fantastic food. So - you don't need to cook. Also Whole Foods is in a walking distance. I would especially like to thank all staff members who were very friendly and helpful with all my requests. There are VERY limited pros about living in Marketplace at Fells Point - location in Fells Point, Water Taxi convenience, and friendly/helpful staff. I completely agree with the first few reviews regarding noise and quality of construction. This place truly was built for looks, but if you're looking to get a get nights rest, or enjoy some quiet time, you better buy a sound machine - and even that will be hard to block out the noise. Poorest constructed building I have ever lived in (and thats after living in NYC for 3 years). You would think for the luxury prices they charge, you wouldn't be able to hear someone cough or sneeze in the apartment next door - think again! Also, if anyone lives above you, be prepared to have your lights shake when they walk around - not to mention how incredibly loud it is - Almost makes you thing someone will be stomping through your ceiling. Overall in my honest opinion, NOT WORTH THE PRICES THEY CHARGE; no to mention all the extra fees they like to tack on to your monthly bill - i.e. garbage removal, 'view' fees (although my view was of an unfinished courtyard which i never used once - just like the picture in the other review). This place has a great location. Fells point is fun. That has nothing to do with this building or its management. Too bad I can't credit it for that. The building is built as CHEAP as possible. The walls are paper thin. DO NOT MAKE THE SAME MISTAKE I DID. Plus I am looking at a "View fee" for $25. I am assuming that means I should be paying for the view of construction of the "courtyard." or maybe I am just being charged for having a window. I cant be sure. I am merely waiting out my time here. There are a lot of tenants leaving. The positive review was from someone who lives in Florida. I live here, now, and I am completely dissatisfied. Do not waste your money on this place. Oh yeah, and just last week someone broke into a bunch of cars in the garage. Look elsewhere. Not worth the $, I could go on and on. Trust me. Like the others... Great looking property, location is great, very safe complex. Staff is great, I haven't had the maintenance issues but the noise is awful. Like others stated, very noisy, you can't hear your neighbors talk very often but if you have someone living above you, you can hear every step they take. If the neighbor has a dog, good luck, you hear every time it drops a toy, chews a bone, very very annoying. I travel a lot for work and have never been in a hotel this loud. Typically you are excited to get home, but for me here, it's the opposite. The staff is great, but nothing they can do, poor construction and awful floors/ceilings. They offer deals for referrals, but I wouldn't refer anyone I know here. read more

So I've been paying $30 a month for courtyard view fees which sounds like a great view. Except that the courtyard is basically an abandoned construction site and has been since 2018. They built a plywood shed to cover the entire fountain/fireplace and block the entire "courtyard view" . Then they covered the plywood shed with trash bags and duct tape. The winter destroyed that so there was shredded duct tape and trash bags all over the courtyard for months. I assumed that naturally dissolved because I know nobody from the apartment complex did anything about it. I've picked up 15+ nails off of the dog area turf. They are lucky that no dog or person stepped on one. Every time that I'm in the courtyard with my dog and they are giving a tour to a prospective resident, I hear the leasing staff tell them that the courtyard will be fixed and done in a few few weeks. The problem is that they have said the same thing to people since January 2019. On top of this, we are on our 5th property manager in my three years here. The walls are thinner than any building that I have previously lived in (6 apartments, 2 dorms, 4 rowhomes). They do not do anything to address complaints or issues. I guess their occupancy rate is solid because of the location so they don't have to worry about keeping their residents happy. One last note, it's dog friendly except that they allow violently aggressive pit bulls. There are supposedly banned but there are multiple "emotional support" pit bulls in the building. My dog has been attacked twice by them in the courtyard here. In short, try Eden or the nice places in Brewer's Hill. read more

I have moved from NYC to Charm City~ it was a big move. Many apartments I saw were not meeting my expectations. Marketplace has been great and I simply love my apartment. They made point to hear my requirements and showed me an apartment that met those requirements. The maintenance staff is wonderful and always so responsive. Christina was wonderful throughout the whole application process and offered me ideas of places to explore int he neighborhood to get comfortable with my move. The neighborhood is great. I truly feel the Marketplace specifically Ashley, Aaron & Christina cares about their tenants and does their best to make you feel at home right away. read more

We lived here for a year and really enjoyed our experience. The staff couldn't be more helpful and friendly and were incredibly responsive if we ever had a need or question. We got a great deal when we first moved in so we felt like the rent was adequate given the proximity to the water and within Fells Point. We never had any issues with appliances or water or gas. I can understand some other frustrations voiced by other reviewers including thin walls, thin floors, and the incomplete courtyard. The walls did indeed seem very thin as we could hear conversations from the room adjacent us. But overall, we didn't feel intruded or infringed upon and we didn't suffer any of the loudness that other reviewers shared. I think overall the staff made it very easy for us to feel like we were well taken care of. I can also say that whenever we had maintenance requests that they were taken care of within the day (which has not been the case with us in previous apartments). In the end, you can't beat the location. And with so many restaurants and activities around, it's easy to leave your building and enjoy Fells. We enjoyed our year here very much and highly recommend Marketplace at Fells Point! read more

This apartment complex is without a doubt the worst place I have ever lived. I don't recommend living here unless you are a fan of getting constantly charged for things that are completely out of your control. You will be treated as a bank account rather than a resident. That comment aside, the appliances are all made as cheaply made as possible, you'll never have any hot water, the garage will never be accessible because the door is always broken, and you can live somewhere 1000 times nicer for the same price right down the road. I recently moved into the Marketplace apartments, my co-workers have lived in the building for a while now and recommended it to me. So far everything is great. This is my first time moving into an apartment so I was a bit indecisive about which floor plan would be right for me. Throughout the whole process the staff in the leasing office was great! They answered all of my questions and made sure I was happy with the apartment that I ended up in. They also seem to be very good at communicating building maintenance updates and events for tenants via email. I am loving it so far! read more

I recently moved to Baltimore from North Carolina and after looking at multiple different options around Baltimore City (various neighboroods, row homes, apartment complexes, etc), I chose to live at Marketplace at Fells Point and it was a great decision. Below are what I think are some pros and cons of this community, but in terms of value, convenience, safety, and location, Marketplace is unbeatable! Pros LOCATION!! Marketplace is right in the heart of Lower Fells Point (about 2 blocks from the water) so there are plenty of restaurants and bars literally right outside the front door. The walk to Harbor East which has good shopping is about 6 blocks or 10 minutes away. Canton is an easy 5 minute drive and Fed Hill is only about 10 minutes if you leave at the right time of day. Getting on I-95 only takes about 10 minutes and I-83 N is only about 4 minutes away. The panoramic view from the rooftop is incredible: you get a full view of the entire harbor as well as the city. Safety: I feel very safe living here. All entrances and the elevator (ground floor only) require fob access to enter and my car stays parked in the garage beneath the building. Although Fells Point is a safe neighborhood, I like the peace of mind of living in a safe community. Value: The size of the apartment, amenities, and location make the price a steal for the harbor area. The gym is small but never crowded, the "clubroom" is a nice space to hang out if you need a break from your apartment, the terrace is also a great outdoor space, and as stated above, the roof is incredible! Staff: The staff who work here are very friendly and accommodating. The front desk staff are usually around during the day to answer questions and handle package deliveries. They all know both my roommate and I by name which is really nice. The maintenance staff are also friendly and prompt to fix any reported problems. Apartment: The floorplan of my apartment is open with lots of space to decorate and design how you wish. You are allowed to paint the walls, but the standard cream looks just fine. Cons Noise: As others have stated, it can get loud at Marketplace BUT this is not because of any problem with the management or residents. There is lots of construction in this area which is exciting because it means more things are coming to Fells Point but also means it can get loud throughout the day. The trash trucks come around 7:00 am and are extremely loud but usually it's not a problem during the work week. You can occasionally hear people above and below you moving around, but I have never heard individual footsteps or voices. Utilities/Appliances: The hot water does not last longer than 10 minutes and it takes forever for it to come back. I live with a roommate so it can be very frustrating if we are both trying to get ready at the same time. The hardware and appliances in the kitchen could be nicer, but everything is new and I have not had any problems with mine yet. Overall, I would definitely recommend Marketplace at Fells Point as a great place to live. It's not perfect, but in the context of other places to live for this price point in Baltimore, it's the best option. read more

I move to a new location about once a year so I've lived in quite a few complexes. This place is really at the top of the list. Amenities are as nice as they appear online. I would give this "luxury" place minus stars if that was possible!!! You pay a lot of money to live in Fells Point, which I agreed with,...... But......For paper thin walls with obviously a lot of noise from the neighbors( this place is a dorm with a lot of students and you can imagine what comes with that....) Different things that are still not working after several months( they promised it would all be over in 4 weeks)... View of a courtyard that was supposed to be ready months ago and which is still a HUGE MESS!!!Water leaking into your building, someone peeing off of the roof, strangers wondering inside the building.... as you could see they were waiting for someone to leave the door open( which of course doesn't always close properly) I could keep going and going about Market Place!! If only I knew that this was as FAR from luxury as you can imagine...except for the price!! That is luxury price!! Which I wouldn't mind paying if everything was in order!! Just like another reviewer said... I am just waiting out my time here and if Market Place doesn't get their act together very soon, they are going to be the failure of Fells Point!! Perfect location, beautiful amenities, gracious staff, awesome view of the city! And the common areas and elevators always have a wonderful scent! The two clubrooms are warm and inviting, so you will not only have an apartment, but those rooms to use and in which to entertain as well. The maintenance staff is also gracious, and quick to respond to any requests, which I have found are few. The covered garage assigned parking, straight to the elevator, is so convenient in inclement weather and in the Fells Point area where it's difficult to find street parking. So you can return from work and, once parked, can venture to so many wonderful eating and drinking establishments and shops, including those also in Harbor East and Canton. The courtyard in the main building is so beautiful to look at, and the rooftop deck has amazing views. As is typical of all apartment living, neighbors can sometimes be heard, but I have not had any issues, and the neighbors that I've met have been friendly and courteous. I love the security features, and the creative way that the building was built behind the original street storefronts. The Marketplace at Fells Point is a wonderful oasis in the midst of city life. The best of both worlds! read more
