Watersedge My name is Lindsay Sharps. My husband, Dominic Shaw and I had a move in date for 10/10/2025 for a 3 BR apartment. Simone decided to switch that to a 2BR upon or before arrival. I was not pleased with this decision. We were not able to move forward with the agreement and I was supposed to be issued a refund on 10/10/2025 when Ms. Yolanda printed out my receipt and also stated we would not be moving forward with the process. On 9/17/2025 I paid a fee of $250 and $1049 on 10/10/25. Still no refund. I have been patient and still respectful. I didn't pay them via check but Ms. Yolanda told me a check would be mailed out to Clark's Lane. It is 11/1/2025 there has still been no check in the mail. After taking away the space I paid for my family and myself, WatersEdge employees still proceed to play with my time, my money and my livelihood. I was told that the holding fee was no refundable yet my holding fee was for an amount of bedrooms I never received so I should be getting my money back. Instead Ms. Yolanda sent my husband a receipt of $799 and $250 refund of $1049. If the holding fee isn't refundable, why is it added as an amount for refund? It should just be $1049 because I paid it in whole . I have ask for management over her, trying to follow Chain of Command and I've asked for corporates contact information and she stated there was no corporate. I want a refund and I was this company held accountable for the lack of professionalism. The better business bureau has already been contacted along with the company that funds this establishment . This has made me very distraught and worried knowing these people have my personal information. They did not use it correctly and who's to say they won't repeat this act. Watersedge employees are unaware of how much of an unsafe environment they put themselves and everyone around them in. I don't feel like they should be able to represent this brand anymore because they are unsure of many things when it comes to doing what they're paid to do. I am a current resident in this nasty "place of dwelling" and I use the dwelling loosely. All the previous comments are true! I'm currently in a house with no central air and the temperature reads 89 degrees. I put in two weeks ago a maintenance request to fix it, when I called the emergency maintenance phone the man was rude, told me they don't fix air after 6pm then hung up on me. I have been complaining about mice infestation "rodents" along with roaches. These mice have eaten holes in the carpet and wall, for the most part I don't even stay home because of it. When I'm sitting in my living room I hear the mice in my ceiling like they're having a mice party. They put down sticky pads and these black boxes that have not corrected the problem. The leasing office staff is unprofessional, just as the upper management staff. Ghetto to say the least! Their letters of notification are unprofessional and appears a 2 year old wrote it, all grammatical errors. Your car will get towed without reason at the cost of the tenant, but there's no designated parking signs anywhere. The community is predominately section 8 persons, not that I'm bias; however, those in my court have no respect e.g. appreciation for the property and its visual appearance. People have dogs of all breeds walking without a leash and pooping all over the grounds. There has been multiple burglary attempts on my home. Maintenance has stolen property out of my home after asking for numerous keys to which they misplaced e.g. lost. There has been 2 murders in the past several months, and high drug activity along with domestic violence. This is not a community which I recommend anyone move to. I will be posting this review on yelp, apartments.com, rent.com, and apartment finders.com with picture's. DON'T MOVE HERE!!!! also spread the word...my hope is this feedback will negatively impact their business. With any luck it will force their business approach to be more consumer base and not so much on their revenue. DON'T MOVE TO "Highland village" is the crudest most disgusting place I've ever lived in my life!!! There are rats/mice and roaches running rancid, constantly in people's cars nesting and chewing threw wires(rats that is); the houses are infested with them too! Running around the house all hours of the night. I've caught 4 mice/rats in traps inside my home. Showed it to the leasing office and they pay it no mind! Have a leak in my ceiling maintenance just came in painted over and left, office claimed they did no such sorts and I have paint all over a few of my things! This place is a dump! The person running this is a slum lord and needs to be shot! Don't move here unless you want a world of problems. Maintenance does nothing and the management is worse. read more

I def wouldn't give a star if I could.. I lived there back in 2012 and the place was disgusting full of mice/rodents n roaches then..maintenance was useless then as they are now obviously.. A very close friend of mine was living there a year ago n was killed shot in the back of his head in his own bedroom while he was asleep. I def wouldn't recommend even for my worst enemy.. its dirty, extremely dangerous especially for family's with young children. Please do NOT attempt moving there!!! read more

If I could give this place 0 stars I would... Absolutely NO professionalism whatsoever in the leasing office, higher management is even worse. Before I applied to this place, I specifically asked the girl in the office what would constitute a dis-approval, she stated that it had nothing to do with "past due hospital bills, library, etc.." I payed my $35 and went on with the application, only to get a moving truck, move out of my old apartment, just to get DENIED..... Anyway, the place is awful, there wasn't even a security bar on the back door, there were crack dealers sitting on the front porch.. Everyone that lives there looks like they either sell drugs or use them, just a bad place to live... Disgusting.. Not even worth $50 a month... I should have listened to myself from the jump about this place. I have only lived here for about a month and a half and there have been issues from the start! When I initially found that I got approved I kept getting the run around a about how much the security deposit and everything would be. Just from past experience I like to get everything in writing because word of mouth means nothing! So I kept getting a different amount than what I was told. So I was given an address that would be my place just to find out that place was not ready. So I was given a different address where the rent was significantly higher then the original price. Just to find out that place was not ready either so I guess 3rd time the charm right. Well I finally get my place just to find out there isn't any electricity there and the complex was negligent to get any power back on because the last tenants were evicted. So now I have to wait to move in. The office stated they will call BGE and give them the copy so that they can start the process to turn my power on. I didn't trust that so I also called BGE myself to find they never sent the copy of the lease. I signed my lease 11/30/18 ( Because the 1st fell on a Saturday and they don't do weekend move in so I was prorated more money because of this policy but ok) Do you know I did not move in until December 15th! Yes and no one ever said oh we can give you your money back for living here for half a month. Not to mention when I did move in you can tell there is a water issue here where they painted over water spot from leaking. There was a giant hole that lead straight to the ground under my kitchen sink. I need to have new bulbs put in because they were blown out the first day I moved in. There was a giant hole in the floor under the new cheap carpet they put down ( just fixed that last week and I put in a request 3 times before I had to walk in face to face and threaten an escrow account) good luck finding parking and oh yeah even though you give them your info in the office for your car and they know you purchased a parking pass and the same tow truck driver comes every night they still tow your car! Not to mention it's not stated in the lease that your parking pass has to be visible at all time to avoid tow. ( I'm really mad because I was towed twice in a month and a half of living here) Now tonight there is no running water and I call "emergency help" she cursed me out and hung up on me because the crappy cordless phone they have echos so everything I am saying to her is being repeated twice. If I could give it a 0 I would. I've lived all over the country and had many apartments. This is by far the worst one I have ever lived in. The cops are constantly here, it's riddled with crime. Kids as young as 3 run around without adult supervision. The office staff is unprofessional and unfriendly as well. They are in violation of many federal and state laws, but don't seem to care. Maintenance is a joke. They've turned my gas and water off without notifying me, then didn't turn it back on. IN THE MIDDLE OF WINTER. I can home from a 16 hour day of working and going to school to find my house 30 degrees with my poor dogs inside. THEN the maintenance boy (could not have even been 18) blamed me for my stuff being off...for BG&E to bring the buildings up to code...which should have been done more than 5 years ago! I called in a gas leak yesterday around 1:00 p.m. and I'm STILL waiting for it to come be checked out. read more

RUN FOR THE HILLS! This place is horrible! Matter of fact saying its horrible is giving it to much credit. If I could give this place a negative rating I would and it would be -5. The town homes are horribly built and maintained. If you like roommates then this is the place for you! Everything from rats to birds and roaches to water bugs will be living with you. Their trash storage/handling system is absolutely disgusting and unbelievably horrible! Never seen anything like it in my life! Trash dumps have better and more sanitary systems than this place! The rent is rediculusly over priced for the very unbelievable poor quality of the place. I would say that you're paying for the area but I can't even say that because the area's gone to hell. When it comes to the management, their the worst part about the place. You would think when you're knowingly raping people's pockets for a place that's worse than living in a whole in the wall, that you would at least be kind, respectful, and as helpful as possible to your residents.....but of course......their not......their arrogant, very unhelpful, and unsympathetic towards their residents. They have an online system you can use to pay rent and what not. But when you have issues and errors that occur with their system and your rent doesn't get processed or doesn't get paid because of it and you bring it to their attention. They act like some how it's not their problem or their fault and it was your fault and charge you a late fee. Honestly I've seen some pretty bad places before but never have I ever seen anything like this place! It needs to be shut down, condemned, quarantined or something.
