I'm giving this spot three stars for the three years I lived here. Like any apartment, of course there will be problems throughout the years. Roaches, AC not working, mold... but what matters is how quickly it's taken care of and how management keeps tenants informed. We had roaches for about a year here. It sucked and yes, my roommate and I were traumatized. Exterminators came in pretty regularly. For two summers, our AC (and many of the other people living there) was broken. It was brutal! But there was a pool upstairs so you could go in and cool off. For a while, the water wasn't working... which was inconvenient. But again, we would get a notice from the building in advance. For the most part, maintenance was actually pretty efficient and would deal with situations quickly! A few times they did kinda miserably... like when our freezer flooded. But for the most part, they were always really kind and quick. I love the grills on the roof. That was awesome. And having a parking garage is so convenient especially in the city! Either way, it was only a 10 minute walk to campus which is super nice. And it was in a safe area! Honestly, it is really expensive and probably not worth the price. Especially when my rent jumped from $3100 to $3500 to $3900 in three years. But if you're able to spend the money, it is a good place to live if you want to be super close to campus. Would I live anywhere else during college? Probably not. But there could be massive improvements overall. And yes, I did change my review after management FINALLY helped my situation. This building is a nightmare. Ongoing leaks and recurring mold, maintenance entering my unit without notice MANY TIMES (including at 11:30pm), and constant smoking and drug odors in the hallways. I repeatedly witnessed open drug use and behavior that appeared to be criminal, including strangers roaming the halls, aggressive behavior, and people knocking on doors clearly looking for drugs. It felt unsafe daily. Management is nonexistent. Emails are ignored, complaints go nowhere, and building rules are never enforced. Problems are "patched" and immediately come back. For a property that markets itself as premium, the reality is neglect, chaos, and zero accountability. I would never recommend living here. Save your health, your privacy, and your safety. I lived in this building for two years and my experience only got worse over time. Although the leasing office can be friendly, from my perspective the management is quite poor. In the middle of the winter I was without warm water for about two weeks with no solution even in sight. A/C/ heating stopped working at least once a month for several days. And the post move out fees are kind of ridiculous! The only positive is its proximity to AU for students. read more

AU students or parents of AU students moving off campus: do NOT live here. In 2024 I signed a one year lease with my roommate. Everything was fine until June of 2025, when I started to see mouse droppings all over my apartment. Unfortunately, my roommate and I had already renewed our lease for another two years without knowing what was in store for us. I stayed in the apartment throughout the summer, and I was constantly catching mice in traps and discovering droppings all over my apartment. Maintenance was called countless times and nothing was done to eliminate the issue. I kept all food sealed in airtight containers and vacuumed everyday, but the mice persisted. After months of begging for help, they relocated us four floors up in the building. Ultimately, we got away from the mice but they are still residing in this building and nothing has been done by management to control this issue. In our new apartment, we realized pretty quickly that we did not have air conditioning. In DC during August it gets extremely hot, and the lack of AC resulted in discomfort and health issues. Despite countless maintenance requests being resolved, our AC has never worked properly. Unfortunately, it is going to be 90 degrees this week and I am not excited to sleep in a bedroom that is over 80 degrees. My roommate and I are looking to break our lease, as this unit is uninhabitable. Do not live here or sign any document pertaining to this building. read more

Lovely building with a large variety of floor plan options. Looking for a place in this area isn't very easy especially when looking for something within walking distance to AU. So far the leasing office was extremely helpful, direct and friendly. I was extremely surprised to see they offer apartment with fireplaces and front and back balconies. A/C isn't working in the entire building during the extreme summer heat wave. It's 98 degrees outside and the temperatures inside the apartments are dangerously hot. There is no communication on the A/C problem from the management whatsoever. The heat wave will peak this weekend with triple-digit temps, and there is no ETA of when A/C will be fixed. This isn't the first time it happened. A/C wasn't working in spring when it was already very hot, they temporarily fixed it and now it happened again. HVAC and plumbing have been a persistent problem at Avalon for years, but this year the outages happen on a regular basis. This building isn't habitable currently. Tenants have a right to a livable, safe apartment and deserve a right to cooling!!! read more

The front desk is always very helpful with adressing my concerns. One time, I had a last minute deliverable and I needed documents printed and Bensen was happy to assist me. He gave me no trouble and it was such an easy process! I appreciate the extra things the staff at Avalon do to make living here more convenient. read more

This review is for the maintenance crew. The maintenance crew at the Avalon at Foxhall is really great. I summited a ticket about my dryer not working at 11:00 PM on a Friday night. 10:00 AM Tarance shows up and fixed my dryer in less than an hour. 10/10 would recommend. read more

My previous review was removed so I'm reposting with more details. We had an Avalon at Foxhall employee tell us during the showing for the apartment that the carpets were replaced between tenants for all pet owners and that was the justification for the non-refundable pet deposit (I believe this amount was $400 when we rented). We clarified this multiple times before signing because it seemed like a lot for a non-refundable deposit. At the end of the lease management was dissatisfied with the state of the carpet and charged us ~$1000k to replace the carpet. It turned out that the policy was NOT to replace the carpet between every pet owner and that the employee who had told us that was no longer with the company. Besides that, I have to echo other complaints that it felt almost like a dorm for AU in terms of noise and attitude of the other tenants. Also the transportation options are not very good in this area and you are banned from getting a valid parking decal so you are forced to pay for Avalon's parking if you have a car (i.e. they can charge whatever they want). I can't recommend this to anyone. read more

It is easy to get sticker shocked by the Avalon at Foxhall, however it was a wonderful living situation. The only reason I am leaving is due to moving out of town. The staff is friendly, and efficient: putting the tenants needs first, and make this a very welcoming, friendly, and safe environment. You feel welcomed and at home from the moment you scan you key fob at the front door. Yes, key fob: this is a VERY SAFE apartment complex, in a very safe neighborhood. The department of homeland security is right across the street. Additionally, there is security at night, to keep things quiet. What compliments a safe environment? Anyone? Butler? Butler? CLEAN! Spotless, and NO cockroaches, nor rodents. This is amazing! For a city apartment building, and I am beyond impressed with the attention to tenants being happy and satisfied. I can tell you that I have been so happy here, and recommend anyone live here if you are considering it. read more

It's a good option if you want to live by walking distance from au. It's not the cheapest option but you will get a clean, comfortable apartment with all the amenities you need. It's close to an university so there are a lot of students living there so I recommend this place for younger people. Pros: -balconies usually have nice views - staff is friendly - maintenance crew is prompt to assist with any issues in the apt Cons: -It can get loud on weekends, especially if you live on the odd ending number apts - water shutdowns have been a constant issue. read more

Management at Avalon at Foxhall refuses to acknowledge that they are running an overpriced dorm with poor plumbing. They have never been upfront about the extent of the plumbing issues in the building. I've lived here for over two years now and the water is shut off almost once a month for some sort of water issue, which apparently is unfixable. The majority of the residents are AU students who have zero respect for their neighbors. They throw trash off their balcony, run down the hallway at 3:00am, and speed through the parking lot. Unless you're a college student, this place is not for you. Oh and to top it off, on the bottom of their maintenance forms they leave behind they say to review the community on Yelp. Apparently, they think its best to have people review their business when they are having issues with it. read more

Avalon At Foxhall - 1 month and the hole is still not repaired. - Apartments Near Me - Washington, DC, District of Columbia

I lived in the Avalon for a year and a half. I had a terrible experience. After living there for 6 months, one of my roommates decided to move out, and my second roommate and I needed a cheaper apartment. Although the Avalon would not change the rate for my current 1 bedroom, there was another same sized 1 bedroom apartment for $350 cheaper a month, 2 floors down. My roommate and I, then, were told we could "transfer the lease." So we did this. However, they still double charged us for having two apartments even though I offered to hand over the other apartment keys right away. We had to repay all the down payments and security deposits, even though the woman had told me she transferred the lease. When I questioned her and the manager about this, the manager belittled me instead of trying to help me understand where the miscommunication was. They are extremely unhelpful and know that they can take advantage of all of the college students that live there. Also, when I moved out, they tried to charge me all of these cleaning fees that would be deducted from my security deposit. When I asked them about how to lessen the fees, they provided me with very easy options, confirming that they literally tried to scam me and take more money out of the security deposit than necessary. Also, during my last six months there, there was INSANELY loud construction happening. While I understand it is necessary to improve the garage and perform construction, the volume of the construction starting promptly at 9 AM was unlivable. I know a woman who had a night shift job living in the Avalon so she needed to sleep during the day but could not. This unlivable situation was not remotely met with understanding from the Avalon and nor was there any compensation even though I could not be in my apartment during the day due to the volume of the construction. Do not live here. The Berkshire apartments across the street are much more affordable and a much better option, and they have recently undergone nice renovations. read more

Great community. Friendly and accommodating staff like Kennisha are always there to help. Maintenance staff is also great--they are super reliable and quick to fix issues. The hot water has been a bit of an issue here at times, but it seems they have been trying to repair that lately. It is definitely pricey, and I would not recommend living here if you are not willing to deal with an occasional party or loud noise on a Friday or Saturday, as many of the tenants are AU students. But I work full time and have had no major issues. It is worth it for the amenities and the proximity to the N buses, AU shuttle and AU campus. read more

HORRIBLE It's like a loud college dorm, with parties every day at all hours. The residents are all in their 20s and have zero respect for others. They wander the halls drunk and belligerent in the night, ringing people doorbells and leaving garbage strewn about. Its disgusting. The management does not do anything about it. (notice how they respond to the person who wrote a good review, but ignored the bad review below!) Stay away if you actually like your sleep. They're constantly shutting the water off too for "plumbing issues." The apartments are old and need to be renovated. There are pest concerns. The keyfob system is awful and tends to only work half the time. Not to mention for the price you can do much better elsewhere. read more

My roommate and I have been living here for over a year and despite there being a few hiccups, we have overall been pleased with the experience. The apartments are definitely expensive, but it runs about the same price as the other huge apartment complex in the area, the Berkshires. The Av is definitely a much better option than the Berks though (Berks is notorious for cockroaches). The built in washer and dryer are a godsend and the quality of the rooms overall are very nice. We were extremely lucky that our room was not destroyed by previous renters, as other friends who live here have much dirtier rooms due to this. The proximity to AU, N buses, and Giant are all super convenient as well. That being said, we have had may issues with the appliances in our apartment. We had to get a new washer put in after many attempts at fixing it. Our dryer had to be fixed twice, and our refrigerator has been looked at constantly for leaks. The maintenance staff is amazing (shout out to Terrance for being so helpful with our fridge) and do whatever they can to help us out. Our experiences with the maintenance crew have always been great!! The people at the front desk are also extremely nice and helpful! Be warned though, the Av is basically an American Universiy Dorm and there is always pot smoke outside on the balconies as well as loud parties most nights. The staff definitely tries to help out with this, but if you don't like noisy neighbors I would suggest moving further away from AU. read more

Do not rent an apartment here unless completely desperate. The service is ridiculous for what they force you to pay. Construction lasted the entirety of my lease that would start at 9 AM (even on weekends) til 4 in the afternoon and it was unbelievably noisy and would shake my room. They shut the power off for the entire building one day from 9am-5pm which then messed up the hot water heater of the entire building and left us all with frigid cold water when the very next day they already had plans to turn off the water for the entire building from 9am-5pm. Had to sleep in filth and go to work dirty, which is ABSURD for the rent they charge. Terrible staff who just reply to everything with "I don't know, talk to my supervisor in the morning." NOT. WORTH. YOUR. MONEY.!!!!!! read more

In response to the Customer Care C. of Avalon At Foxhall: I'm 100% aware of the community policies that exist and I have voiced my concerns to the management office with no avail. My criticism is that the management office fails to ensure that the policies and rules in place are enforced. For example, before the pool reopened this summer the management office listed all of the new policies (residents required to wear wristbands and sign in, no alcohol by the pool, etc.) but after a couple weeks the lifeguard on duty was already failing to enforce these rules. The sign in sheet was no longer being put out and a group of individuals showed up with a cooler full of beer. Policies are pointless if they are not enforced. read more

Avoid at all costs. (literally and figuratively) The lease office only cares about the bottom line. Rent increases from year to year are substantial and there is little concern for the customer experience. The lease office does not communicate well with the tenants or with each other. Be forewarned: if you inquire about prices or anything regarding a lease get everything in writing because you will be told 5 different things from 3 different people. In short, it's overpriced, the service sucks, and there are 100 better places to live in the area. read more

Good: nice neighborhood, close bus stop, close to AU, 3 grocery stores near by, dry cleaning pick-up/drop-off at front desk, running trails. Bad: We've been here for 3+ years and noticed a significant increase in noise (outside at all hours and in hallways), trash in hallways & elevators, stale beer smell in the mornings, stolen equipment from the gym, tenants smoking cigarettes in apartments which makes the hallway smell which seeps into your apartment--we have to put something in front of the door its so bad....and management can do little about it. Water: when we turn on the water it smells bad, we have to run it for a minute before using....gross. Noise: so there's significant echoing problems if you have an apartment on the non-Mass Ave side. You can hear conversations outside in the parking lot as if they were standing outside your window (window open/closed). Increase that normal conversation volume by 10 and insert at all hours of the evening....that's what it's like living on that side of the apartment complex. Management advertises strict noise policies but they are rarely enforced. Just know what you're getting into. We are working professionals, up early, in bed by 11....for us it just was not working out so we're moving out. read more

Natalia at the front desk is the worst! Cant even handle an Uber-Eats delivery situation without running and tattling to her supervisor that some minor policy may or may not have been broke! She couldn't even understand someone was cooking on the stove and could not leave! Very weak and obnoxious and took a big chunk out of our day! Rest of the staff are great though! read more

Worst experience ever! I do NOT recommend Avalon at Foxhall,the treatment of the managment is terrible, they are overpriced, they always complain about everything. It is basically the doorms 2.0 exept you are paying more money for less commodities. Horrible. Horrible. HORRIBLE. From the day we arrived until the day we left, the Avalon has been a huge disappointment to my roommate and I's experience in D.C. First of all, they accused of misconduct when neither me and her were present in the apartment building. When presenting evidence on numerous occasions, they refused to accept it. My roommate also engaged in a screaming fight with one of the managers at the Avalon. I understand a lot of university students live at the Avalon, but that does not give them the right treat us as lesser equals. I will never rent an apartment at any Avalon complex again because of my ghastly experience at this location. read more

Yes, their are a lot of students but, they are all very polite. Yes, they have parties but, I have never heard noise coming into my apartment. I am amazed by how sound resistant the apartments are. There is a wide variety of floor plans and every apartment has a balcony or a patio,dishwasher, disposal and a washer and dryer. It is expensive but, that is a result of the property values of the neighborhood. I like that the hallways and the building as a whole are more residential looking not institutional. I am in the process of renewing my lease, I like it. read more

I have been there for one year. One of the receptionists has really bad attitude to their residents. Even if this is a relatively safe area in DC, this apartment has been broken in by non-residents so many times. The utilities are very old and we were even caught in the elevator one time. Our unit is full of bad smell from the carpet. At weekends, there are so much noise in this whole apartment due to the PARTIES! The complaint is useless because they will be noisy again. One scutiger appeared in our air conditioner vent, a creepy insect! The ventilators in our two bathrooms are all full of dust. The most important thing is that after we moved out, the resident recovery group wants to charge us a big amount of money to their "claimed" damaged in our unit. They only reply the emails to those who want to sign new leases. If you want to take back your deposit or argue for the disputable fees, they will not reply you. They say they are luxury apartments, luxury to the price, not to the experience. read more

Double-billing and withheld damage deposits? Our experience is that Avalon Foxhall will continue to charge rent after you have terminated your lease, moved out, AND another tenant has occupied the unit. Our experience also is that damage deposits are withheld to pay rent for months after new tenants have signed a lease and occupied your former unit. Resolving billing disputed is extremely difficult: very polite, but never a resolution - phone calls where they request emails, then emails where they request calls. read more
