First,…read moreand no disrespect to anyone, giving a rating of [5] on any type of review requires, is incumbent on the author to provide the written dialogue to support such a high level of opinion. Nice appliances and a friendly staff do not make [5] stars and really reads as a cant when it is critically analyzed. The facts are/include when a person/s show up to rent and actually have the ability to pay {or their parents...} the management company has done their due diligence, so students cannot be discriminated against of course. We now know D.C tenant law/processes a little better after this. My advice to anyone who takes the time to read this is document the behaviors/issues so to "memorialize" them, this in fact was critical in the cases of the [two] neighbors who were finally evicted prior to the federal marshals throwing their ***** out! The on-site and district management was very supportive and worked with us throughout these "dark" times to give us updates on the legal processes and also reimbursed us for rent and property damaged in the flood. Yes, most of the management and staff are very professional and actually follow-through on requests and are responsive to both verbal and written requests/concerns. Life on the 5th floor is now back to "normal" we are GLAD to report! This is a great location for us with all the "amenities close as well as work. Most everyone who lives here seems respectful and aware that they live in tight quarters and management/concierge staff are usually quick to resolve those small issues like people parking illegally and the wipes being empty in the fitness room. That all being said, and considering the "nature" of an apartment/condo living arrangements, this is a solid [4] stars.     I'm giving this spot three stars for the three years I lived here…read more Like any apartment, of course there will be problems throughout the years. Roaches, AC not working, mold... but what matters is how quickly it's taken care of and how management keeps tenants informed. We had roaches for about a year here. It sucked and yes, my roommate and I were traumatized. Exterminators came in pretty regularly. For two summers, our AC (and many of the other people living there) was broken. It was brutal! But there was a pool upstairs so you could go in and cool off. For a while, the water wasn't working... which was inconvenient. But again, we would get a notice from the building in advance. For the most part, maintenance was actually pretty efficient and would deal with situations quickly! A few times they did kinda miserably... like when our freezer flooded. But for the most part, they were always really kind and quick. I love the grills on the roof. That was awesome. And having a parking garage is so convenient especially in the city! Either way, it was only a 10 minute walk to campus which is super nice. And it was in a safe area! Honestly, it is really expensive and probably not worth the price. Especially when my rent jumped from $3100 to $3500 to $3900 in three years. But if you're able to spend the money, it is a good place to live if you want to be super close to campus. Would I live anywhere else during college? Probably not. But there could be massive improvements overall. And yes, I did change my review after management FINALLY helped my situation. I guess they needed a push.

    This building is a nightmare. Ongoing leaks and recurring mold, maintenance entering my unit…read morewithout notice MANY TIMES (including at 11:30pm), and constant smoking and drug odors in the hallways. I repeatedly witnessed open drug use and behavior that appeared to be criminal, including strangers roaming the halls, aggressive behavior, and people knocking on doors clearly looking for drugs. It felt unsafe daily. Management is nonexistent. Emails are ignored, complaints go nowhere, and building rules are never enforced. Problems are "patched" and immediately come back. For a property that markets itself as premium, the reality is neglect, chaos, and zero accountability. I would never recommend living here. Save your health, your privacy, and your safety.     The location and neighborhood…read more.. Convenient, half-way - only an eight-minute walk, either way - between Woodley Park and Cleveland Park Metro stops. Before moving to DC, I sold my car. DC's Metro system covers a lot of territory. Besides, most of what I'm drawn to is in the NW Quadrant, including a rich diversity of ethnic restaurants in our neighborhood. Cathedral Mansions frames a tree-lined, grassy courtyard, is across the street from the Smithsonian Zoo and right around the corner from an entrance to 2,000-acre Rock Creek Park. Looking out on so many trees, I often forget that I'm living in the thick of a major metropolitan city, much less our nation's capital. As a single, older woman whose teenage daughter visits by herself, this deserves its own paragraph: I have always felt safe walking alone in this neighborhood, any time of the day or night. The building... I like buildings with character, steeped in history. Constructed 1922-1925, in the Classical Revival style, Cathedral Mansions is listed on the National Register of Historic Places. A few years ago management discovered that beneath the hallway carpets were the original black and white tile floors, now showcased. They're among my favorite details. My one-bedroom apartment is wall-to-wall wood floors (except the vinyl kitchen and bathroom floors), outlined by the original baseboards. The clincher was the formal entryway and generous walk-in closet (one of two closets). The walls are cinderblock, a challenge when hanging pictures; as they buffer the sounds of my neighbors, worth the trade-off. Here's the only reason I didn't give Cathedral Mansions five stars (wish I could give a 4.5): the heating/cooling system. Winter: Before I learned that Maintenance could turn off my radiator - well, almost (it can't be turned off completely) - the temperature in my apartment reached 84 degrees! (It's now 72, lower if I open windows.) At the same time, I'm told, tenants on the back side of the building are cool. Summer: the air-conditioner quickly dried out my wood furniture, plants, skin - until I bought a humidifier. While a bit of a hassle to lug home 1-gallon jugs of purified water, it's become my 2-3X/week routine. I use the humidifier in the winter, too. The people... Staff: Emily, in the office, is a gem. She was consistently responsive to my queries when I was scouting for an apartment and has been just as dedicated since I moved in. The maintenance crew responds to issues as they arise and keeps the building in tip-top shape. And the ever-smiling housekeeping crew keeps all of the communal areas sparkling clean. The fact that there has been, as far as I can tell, no turnover tells me the staff enjoys their work and a spirit of camaraderie. Other tenants: At least around my apartment, I can hear only muffled sounds/voices, occasionally. For the most part, folks keep to themselves while smiling and saying hello in passing. A bit of a reclusive, who values peace and quiet, this atmosphere suits me just fine. Bottom line... I feel lucky to have found Cathedral Mansions. Wasn't sure how I'd feel, living in an apartment after being a homeowner for four decades. But my cat and I quickly settled in and already feel at home.

    Tyranny of the Board…read more I would not recommend anyone rent an apartment in the Greenbriar unless they enjoy being unduly fined $500 for unreasonable purposes without any repeal process. During my two years spent living in the Greenbriar my roommates and I were fined a twice for the smell of marijuana. We informed management that it the smell was not coming from our apartment but were told that we were the only renters on that wing of the building and that they would not even consider the possibility that the smell was coming from a owner's residence. We told the decision to fine us was made by the Board of which only owners are allowed to be on, and we were told that there was no way for us to repeal the decision. Additionally when I attempted to scheduled a time to move out, I was told that residents are now allowed to move out during the weekends. Like most D.C. residents I work weekdays 9-5 so I asked for an exception to be made. I was once again told it was up to the Board and that they would make no exceptions to what I believe to be an incredibly unreasonable and unfair policy. Additionally was informed that moving out "illegally" would result in another $500 fine. These are just two of the many examples I can think of in which we, as renters, were treated as second class residents in the building and were subjected to unfair regulations and threatened will financial penalties. Living in the Greenbriar was a never ending headache.

They did have a…read moremanagement change recently and that is definitely good news, the previous manager was very difficult to work with. However the move-in times and scheduling an elevator or appropriate parking space seems to be on par for many buildings I'm aware of. Most board decisions of this this kind are made by surveying other buildings nearby. Compared to some other buildings it's definitely quieter and is well maintained, which I find is a plus.
