My tenancy ended with unjustified charges and the improper withholding of my security deposit. After moving out, I was charged for items I am not responsible for--including full painting and bathroom reglazing, even though the bathtub was in that condition from day one and this was documented with the leasing office. I lived in the unit for 15 months, yet they attempted to charge me for full repainting, which clearly exceeds normal wear and tear. On top of that, they tried to charge rent receivable after I vacated the apartment early, which is unreasonable and unacceptable. One important note for anyone reading the reviews: The large number of 5-star reviews is misleading. Most of those reviews are for the maintenance team, who actively encourage tenants to leave positive ratings. These reviews do not reflect the quality, accountability, or conduct of the leasing and management team, which is where the real issues occur--especially during move-out. This does not appear to be an isolated incident. It reflects a pattern of overcharging tenants at the end of their lease, assuming most will not challenge it. I did, and the facts were on my side. I scheduled a showing and when we showed up, it turned into a ridiculous scavenger hunt just to figure out how to get into the building and find the leasing office. And guess what? When you finally get there--no one's even there. We called the office and they casually told us there's nothing available--after THEY were the ones who booked the appointment the day before. Updating my review as there is a mold issue within that building and water issues. Garage fills up with water and my apartment is getting mold with humidity levels of 60%+. Maintainace is typically okay but when I brought this issue up suddenly they were extremely rude and took days to get to my apartment then gaslighted me that I don't know what mold issue and the humidity is from lack of air when my apartment was 70 degrees. Management hasn't returned calls and refuse to have licensed professionals check. read more

Very disappointed in how this property is maintained. Although I am not a tenant, I am a frequent customer of the various retail establishments on the ground floor, including the sandwich shop, the brunch place, and the mailbox/shipping store. Recently, someone placed a porta -potty in the retail parking lot where people walk. I have seen vagrants using it, and the other day it was tipped over on its side, with urine and other chemicals leaking out where people walk. Today, all that urine and chemicals are still there. It's vile and disgusting, not indicative of a nice place to frequent. My hope is that they maintain the residential side of the building better, for the sake of the people who live there. read more

This might be my third review for this building. I have lived here for about 9 years and although it may still be better than what else is out there, the service and quality have declined considerably from when I first moved in. For example, I wanted to cot at someone directly about the lack of attention the dog park is getting and how it is covered in feces, but I had to resort to yelp, as nobody ever seems to be in the office any more, and if they are, they might send a little email which hardly anybody reads. Caution! I was a victim of a set up in the parking structure. I was in line to exit and the car ahead of me was having trouble at the paystation with no attendant. I hopped out of my car leaving my purse on the seat and my car door open. While I was helping her someone jumped in and stole my purse with my keys, wallet and phone from behind me. Luckily my car was still on so I could drive it through the gate to get home. I tried calling the Avalon management and they only have voicemail. There was no call button on the gate to get help. Late on a Sunday night I left my keys in the slot to open my mailbox. Jose came knocking at my door first thing 5 AM Monday morning with my keys. Do not move here. I have been living in my unit for the last 13 months. There has been non stop construction, the dog yard is unusable because of how muddy and poorly maintained it is, and getting ahold of anyone in the building is a nightmare. They've lost all aspect of human interaction and make you go through an app just to talk to someone. Furthermore, after paying over $4,109.00 a month for 13 months while dealing with nothing but constant construction noise, they offered to renew my lease at a RAISED rate of $4255.00. after I declined and decided to move out, they have listed the unit for $$3,463/mo for the same lease term. I would like to take this opportunity to edit my former review of Avalon Encino and commend AvalonBay and their Leasing Staff for all of the vast improvements recently made. It speaks volumes to be heard, but exceeds expectations when action is swiftly taken, for which we are utmost appreciative. My former review was extremely candid and I do want to apologize for its unruly context and explain why this edit is important. Over the past 45 days, the Encino Team consisting of May, George and Chris have listened to many resident concerns plaguing our "home." Such as... * Resident email updates have been regular, and on point for regarding anything at all affecting noise, undue stress on our pets, common areas and fire alarms. Thank you. *Upgrades to the foyer tiles, are now brand new. They look spectacular and exactly would you would find in a luxury apartment. Thank you. *Spoiler alert upgrades to our elevators, FOB system and other common areas- very much appreciated *A special shout-out to the Avalon cleaning lady who helps keep trash at bay and the common areas smelling so fresh and nice. There are so many people who don't appreciate what she does (we all see that trash on P2- like someone dumps their entire car, amazon packages and wine by the boxe in that one tiny bin? I will say something as soon as I catch them- oh my goodness). Thank you cleaning staff for always smiling no matter how dirty residents get! * Security cameras- We have been assured they are being added and they have followed up on all the above - unsure of status but it does appear crime has lessened in Encino as a whole. * We still have some pretty loud neighbors upstairs but thanks to May, and Team, they helped mediate and diffuse situations. I have been a resident for 7 years at Avalon Encino and while every community is not perfect Avalon included, I do have to say that Avalon has since stepped up its A game since the tires were stolen off of my car. New security cameras have been installed all throughout the community, new fobs issued to every resident, and thus far it seems to be a secure system that has been put in place. And most importantly as a resident I feel safe as compared to before. As to how effective only time can tell. read more

We have lived at the Avalon Encino for 2 years and it has been a wonderful experience. The staff truly care about their residents. They are accommodating, gracious, and hardworking. Aksana and David are great! They not only do their job well, but are also kind and friendly. The maintenance team is at the top of their game. George is genuinely kind and hardworking. They never take more than a day to complete a request. The community is clean and well cared for. I have lived in 11 different apartment buildings and this is my favorite in every way. The location is also amazing with plenty of stores, shops, parks, restaurants in walking distance. There is also easy access to the 101 and 405 highway. The building has a beautiful and clean pool and a great gym. Oh and the dog park is the best dog park I have ever seen in an apartment community. I really can't say enough about this building! We moved into a house, but if we hadn't been ready for a single family home, I definitely would've stayed at the Avalon for even longer! It's not just an apartment building; it is more like a building of high quality condos and the residents add to this vibe. I think this is also due to the great staff and their dedication to making the building feel like a well cared for home for even short term residents. Overall my experience living at the Avalon Encino was really good. The units are spacious and well-designed, and there are many places to walk to in the area. When I first signed the lease back in Sept 2019, I thought I was getting decent value for money, but with the ongoing pandemic, the once available amenities (gym, pool, roof deck etc.) have either closed and/or re-opened at a very limited capacity. This is not Avalon's fault, but I think that the prices of the apartments should reflect these changes. I do have to say though that the staff on property were amazing, especially George! Whenever I had any kind of maintenance issue, George was there in a flash and always with a smile on his face. I am very grateful that I could count on him to help me when needed! read more

Absolutely terrible experience. Did not have hot water for 6 months in the apartment. Fire alarm GOES OFF at 2-4am once a week (ONCE A WEEK!). If you have an apartment along Ventura, you will hear EVERY SINGLE CAR that drives by, the double-pane windows do nothing. When I moved out George told me that no matter how clean the apartment is, Avalon still sends you a cleaning bill. There is no lobby, there is no community manager (they use the one from Woodland Hills), and the Encino number does not work. Stay away - only the most desperate live here. read more

I was told when I moved in that I had one of the best apartments because of the island in the middle of the kitchen and the view of the Boulevard. It was important to me that after I moved my mother and father to California, I also provided them with the style of living in which they were accustomed. The Avalon Encino provided us that and we are grateful. I recommend it to all high profile personalities seeking housing because ultimately, the safety of my family trumps (no pun) all else. I have never experienced such an air tight ship. There is even a private floor with an outside deck! *****READ THIS BEFORE CONSIDERING THIS APARTMENT***** I normally do not write reviews expect for extreme circumstances but I strongly feel that I had to write one for this apartment complex. I do not understand how this place is considered "luxury apartments". They charge a lot more for rent then neighboring complexes but do nothing to be considered luxury. The elevator breaks down on a consistent basis making it a hassle for people that have parking on the bottom level of the underground parking structure and living on the 4th floor. That's 7 flights of stairs to walk up and down! It probably is out of order 3-4 times a month and for longer than 2 day periods at a time. Shopping carts are left everywhere and the complex does not seem to be taken well care of, especially for "luxury" apartments. Our A/C has been broken for over 3 weeks and still no fix. We put in more than 3 service calls and the best they did was bring in a portable unit. It has been a hot month with temperatures going over 100 degrees most of the time, especially since we live on the top floor. Most nights, I have to sleep in the living room because the A/C only cools a certain area. I don't even want to imagine what why electricity bill is going to be. They just don't seem to care about their tenants. Even the property manager said that something would be done immediately and that they would find a way to take care of us for the inconvenience but it's been about a month with nothing. WORST PART. My car got broken into while parked in the "secure" parking garage and over $1,000 worth of property was taken from my car. The only response I got was that I have to file a police report. This doesn't seem to be an isolated incident either and property management isn't doing anything to improve it. It is also impossible to get in contact with anyone without getting transferred more than 3 times. I've been living here for about 6 months and it has been the WORST EXPERIENCE. I am counting down the days to rid of this terrible place. Like one of the previous reviewers: "this place is not cared after properly, terribly insecure, plagued by car break-ins and thefts, falling apart, and over priced. Only been here a VERY short while but here's my review regardless. I used to live at the (rather oversized) Orsini in downtown so I've become accustomed to luxury amenities and retarded management. With that in mind I was looking for a smaller apartment complex with some amenities but with better management and a more tightly knit community. Looked at a whole bunch of places in the Encino, North Hollywood and Westwood area and nothing really even came close as being as affordable and nice as Avalon Encino. The community here is excellent with extremely friendly residents and a lot of them have super cute dogs. The upkeep is also great so the pet-friendly policy doesn't affect the building. Lots of guest parking. Conveniently located near Starbucks, Ralphs (both are across the street), dry cleaners, car washes, banks, Trader Joes, Arclight cinemas and 24 hour fitness (plus loads of restaurants and bars). Chipotle, Rosti and UPS are located on the first floor of the building. The apartments themselves are great with a mix of hardwood and carpet. Washer and dryer, dish washer, microwave and fridge are included. Lots of cabinet space. They offer 1, 2 and 3 BR apartments.The gym has machines and free weights but is still limited for those looking to get an intense workout. Pool area is nice and is situated right next to a jacuzzi. I wish the apartments were better sound proofed as I like to run my audio/video equipment as loud as possible without disturbing my neighbors...to which end, I'm sure I'll be getting a few visits from courtesy desk. Anyway, they also have a loading zone with shopping carts so it's super easy to move in. Management is very helpful and professional. They took care of everything that I needed in a timely manner. BTW don't let the exceptions negate the validity of the generality. There are always mixed reviews when it comes to apartment complexes so I recommend to not be discouraged if you're coming on yelp to get a heads up on an apartment and find nothing by negative feedback. I have not moved into Avalon Encino (yet!!) as my current lease isn't up yet, but after seeing/talking to/going on tours at 6 other comparable apartment sites around the Encino/Sherman Oaks/Noho area, I have to say that the leasing office (Ashley and George) are exceptional and have made my decision to move to Avalon Encino easy to make. The service from the leasing office is fantastic (which is important for future needs as a tenant), and I do understand that rates right now are crazy everywhere, but the building itself is well kept and the floor plans are great compared to what I've seen elsewhere. Even though we may not use amenities as often we think we will initially, the fact that Avalon Encino has them, and it's in great condition for when I am ready to use it.. is noteworthy. Can't wait to move in as soon as my lease is up at my current spot! read more
