    This place is terrible. They will steal from your car and management does not care!! This happens on the weekly!!!!! Ridiculous. Rent is sky high and it's very very unsafe to live here. If you want to rent a place here think again. Look at the photos they stole our rims off our car

    Urine and chemicals where customers walk.

    Very disappointed in how this property is maintained. Although I am not a tenant, I am a frequent customer of the various retail establishments on the ground floor, including the sandwich shop, the brunch place, and the mailbox/shipping store. Recently, someone placed a porta -potty in the retail parking lot where people walk. I have seen vagrants using it, and the other day it was tipped over on its side, with urine and other chemicals leaking out where people walk. Today, all that urine and chemicals are still there. It's vile and disgusting, not indicative of a nice place to frequent. My hope is that they maintain the residential side of the building better, for the sake of the people who live there.

    Avoid Avalon Encino apartments. Severe mold issues persist for months without resolution. Management attempted eviction unless we signed a liability release. Their neglect for tenants' health is appalling. Not recommended.

    Avalon damaged my buddies vehicle and offered him a $80 car wash. Total bodywork came up to $13,000 + but only offered a car wash. What a joke. Here is the convo attached.

    This might be my third review for this building. I have lived here for about 9 years and although it may still be better than what else is out there, the service and quality have declined considerably from when I first moved in. For example, I wanted to cot at someone directly about the lack of attention the dog park is getting and how it is covered in feces, but I had to resort to yelp, as nobody ever seems to be in the office any more, and if they are, they might send a little email which hardly anybody reads. These pics are from today, within my first 5 steps into the dog park, right in front of the camera, which is obviously useless. Sad.

    Follow up request 3 weeks later where I still have received no information and my case keeps getting closed with no resolve.

    Wanted to update this to give credit where credit is due and offer a sincere thank you to Nieves specifically who went above and beyond to rectify the situation and address my concerns. I'm glad there is someone in the office who is easy to talk to and accommodating.

This place looks nice when you tour it, but actually living here was a completely different story. Our unit itself was awful. The carpet was terrible quality and had glue residue all throughout it that you could literally feel every time you walked on it. We also had a chronic bug problem, mostly ants but other bugs too, and there seemed to be some kind of ongoing water leak issue that was never actually resolved. But the worst part by far was Essex. The security deposit seems low, which might make this place seem more appealing, but be careful because they will find ways to take it. We left the apartment in excellent condition after one year and they still kept our security deposit for bogus charges that clearly went beyond normal wear and tear. And this is not just me being bitter. Essex is literally dealing with a huge lawsuit over this exact kind of thing. The lawsuit says they wrongfully withheld tenants' security deposits, used vague or unsupported move-out charges, and even used people's deposits for utility charges (which is exactly what happened to us). Also, the monthly cost here is misleading. It's not just rent plus gas and electric. Every single month they tack on random extra charges that add over $200 on top of your base rent, so what you think you're paying is not even close to what you actually end up paying. They also raised our rent by $200 when our lease ended, and then later listed the unit for less, which tells you everything you need to know. And once you move in, good luck getting help from anyone. No one responded. Ever. Not "slow to respond." Not "not helpful." Literally no one responded. Once you sign the lease, they do not care. It also felt unsafe. If you live in one of the loft units, other residents can come up onto your rooftop area, which happened to us more than once. That is insane and such an obvious security issue, and management did absolutely nothing. There were also constant quality-of-life issues. The building is poorly insulated, so we could smell cigarette smoke from neighboring apartments inside our own unit. The bugs would get even worse when it rained. The parking garage was disgusting and neglected, with neighbors trashing their parking spot for months. There was broken glass, garbage, and spilled food all over the place. I literally stepped on glass and stepped in a McFlurry mess because that's how nasty it got. The one good thing I can say is that Juan was amazing. He was helpful, professional, and the only person there who seemed to actually care. Other than that, this place is trash. Poor unit quality, hidden monthly charges, deposit issues, zero response from management, and serious safety problems. Do not be fooled by the tour or the lower security deposit. Living here was a nightmare and I would never recommend it to anyone.

I leased an apartment without seeing it and tried to see it that same week, she told me I couldn't because it wasn't ready, so I asked if I could see the community , she was against that as well. She didn't mean any of the timelines that she gave me in regards to my lease agreement and scheduled appointments to see the property - and she failed to communicate the changes, l had to reach out to find out about anything that may have changed. So I asked her if we could have more open communication (in the nicest way possible) -- she got really upset with me for saying that and told me I should "withdraw my application" if I had so many questions and concerns.. she then told me she was going to hang up on me ?! After that I was going to report her to her higher up - but as I said before she has all these great reviews, so I have her the benefit of the doubt and assumed for the sake of good energy going into my lease that maybe she was having a bad day. I then reached out via email to tell her how I felt, she never responded until the next day saying it no longer appeared I qualified... and then she ghosted me - literally after that she ignored me for OVER a week. I called, I emailed, i have 8 unanswered emails. I called from different numbers. She'll use the excuse she was out of office but I gave her well enough time to get in contact with me. She THEN FINALLY wrote me back and told me that I need to give her $3,596 THAT DAY or my lease would be withdrawn! She said it was company policy that a week after an apartment is leased they need all the fees paid! But it had been over a week since she told me it didn't look like I qualified! I asked if I could give her $1200 and I could pay her the rest next week when I get paid and technically since I'm JUST finding out I'm approved and she JUST charged me the holding fee that day. My week had just begun TODAY. and she told me no, if she does that for me she's have to do it for everyone (like my case isn't different?!) I simply withdrew my application, who wants to live under a general manager like that. In all honestly I believe she did this all to me on purpose to try to get me to withdraw my application. She's spiteful and a terrible communicator, I have never been my life been treated that way by management.

    Five-Star Review for Donavan, Our Apartment Manager…read more My family and I had the pleasure of living in several apartments over the years, but our experience in our last home at White Oak Garden was by far the best and a big reason for that was Donnavan, our apartment manager. From the moment we moved in, Donnavan was incredibly kind and welcoming. He always greeted us with a smile and took the time to ask how we were doing or if there was anything he could help with. It made us feel truly cared for and part of a community. Maintenance requests were handled promptly, and the building was always clean and well-kept, both inside and out. His dedication and professionalism made a big difference in our daily lives. While we've enjoyed other places we've lived, this last apartment felt the most like home. Donnavan and his team created an environment where we felt comfortable, supported, and valued.

I recommended a few of my friends to the apartment and they moved in and the first thing they all said was how amazing Donnovan is. Thanks for everything!!
