Ever since the Q was built, it immediately caught my attention; the modern architecture, the fresh design and unique colors stand above the already outdated and monotonous buildings all over the valley. The Q truly broke the mold. So, I knew I needed to move, but I was not 100% sure I would do it just yet, but the building tour changed my mind. The building is literally exactly the same as the pictures, it is beautiful and impressive clean. I could not find one single piece of paper everywhere I looked during the tour, the entire place was impecable. My unit is like it was just built, it looks brand new and very modern, it is also equipped with top notch appliances and a home automation system. On top of that, the amenities are all around the place, and they are amazing. Well, right after the tour, I jumped in immediately and just a week later I'm a happy tenant. The leasing process is flawless, they kept in touch with me every single day and guided me throughout the entire process. They even helped me with the moving company, utilities set up and with everything I actually needed to get completed before moving in. The personnel have been very helpful, respectful and professional. Not to mention the valet parking team, those guys are amazing. Everybody makes you feel like you are welcomed home. Something very important to me, I noticed that the tenants keep it quiet, which is an indication of the quality of life everybody here is looking for and expecting from you to respect. Reasons Not to Move Into The Q Variel Apartments I never wanted to write a review like this, but after more than six months at The Q Variel apartments, the repeated lack of responsiveness, follow through, and basic care from management left me feeling like we were on our own anytime something went wrong. Issue after issue went unanswered, unaddressed, or dismissed, and over time it became clear that resident concerns were simply not treated as a priority. I held off on posting this because I genuinely hoped things would improve, but they didn't and future residents deserve to know what living here was actually like for us before making a decision they may regret. What follows is a detailed, honest account of the experiences we personally had during our stay. #1 Electric Vehicle Charging is a nightmare The valet does not actually charge your car, even though you still have to pay for valet service. The chargers in the valet area are underground, and there is no cell reception, so the smart chargers often can't connect and don't work properly. In over six months of living here, we have not successfully charged our car ONCE in this comple When we asked management what we were supposed to do, their response was that we could pay extra to park in the guest parking and use the chargers there. In other words, we'd need to pay more to access working chargers. There are only about 6 chargers in valet for 40+ Teslas plus other EV's using the building, so even if everything worked perfectly, access would still be extremely limited. #2 Major Privacy Issues + Disrespectful Management Behavior The living room blinds are practically see-through, which means anyone walking by can look straight into your apartment, especially at night with lights on. There is almost no privacy in your main living area. We installed simple bamboo sticks on our balcony to create privacy, and instead of discussing it with us, Felipe (the manager) entered our apartment without our consent to "inspect an issue related with our dryer" Afterwards, management billed us over $700 in fees and multiple emails threatening legal actions just for trying to create basic privacy that the apartment itself fails to provide. #3 Terrible Sleep: Light Leaks Through Blinds & You Can't Replace Them The bedroom blinds allow a huge amount of sunlight in the moment the sun rises. They're not blackout at all, and you cannot install your own blackout blinds, so you're forced to deal with poor sleep every morning. Every day around 6 AM, the garbage trucks arrive and are unbelievably loud. Combined with the light leaking through the blinds, getting uninterrupted rest here is nearly impossible. #4 The Dryer System Is a Complete Failure The dryers in the building have no proper ventilation, forcing you to do extremely tiny loads. Maintenance once told us our load was "too big" when we had three towels inside. Our dryer has stopped working over 12 times in 6 months. Each time, maintenance resets it, blames us, and tells us to "do smaller loads," even though the machines clearly cannot handle normal use. #5 Unprofessional, Rude, and Dismissive Management Most interactions with management are unpleasant. Emails go unanswered for weeks, questions get brushed off, and any issue you bring up is handled with irritation instead of care. #6 No explanation behind utility charges Each month, we receive a utility charge without any breakdown of how the amount was calculated or what our actual usage was. One month, we were away for the entire month, barely using the apartment at all and still received high utility charges. We asked management multiple times for a usage breakdown or explanation and were told they would get back to us. We never received that breakdown. So far, we have been expected to simply accept the charges without any transparency. #7 Maintenance Often Marks Jobs as "Completed" Without Fixing Anything Maintenance tickets are frequently closed without actually resolving the issue. Some repairs last a day or two before breaking again. #8 Serious safety concern, building fire alarm left unreported by management We recently experienced a building-wide safety issue that was extremely concerning. The building smoke alarm went off with the entire hallway filled with smoke, the alarm continued ringing for about 20 minutes with no response or communication from management. After seeing no visible action or communication being taken, we decided to call the fire department ourselves. When we spoke with them, they informed us that NO ONE had contacted them at all about the alarm. This means management not only failed to show up or address the situation, but also failed to notify local authorities about a potential fire hazard I understand that no building is perfect, but unfortunately, the combination of persistent issues and the lack of support made it impossible for us to feel at home here. I moved out on 5-3-26 and the company says I moved out 5-6-26. I left the apartment immaculate and they refuse to give me back a proper refund of my key/security deposit of $1,125. They are charging me for days I was not there. They had no one to do a final inspection on SUNDAY when I moved out and told me to leave keys on the counter before I left which I did. They decided to charge me rent for 3 extra days because they did the final inspection on 5-6-26. I am asking them to please look at this again. I have pictures of empty apartment date stamped 5-3-26 along with a receipt from Lugg showing they moved my stuff out that day along with a new lease for where I moved on the same day. I hope they will take a second look. The Q was great to live at but this is unacceptable. read more

Lived here for almost 2 years noting but awful service , management simple don't care . Had some ants problem manager told me to go to Home Depot and buy ant traps cause there is nothing they can do about it . Another time sink was draining slowly nothing major I made request nobody show up's in morning and my son went to sleep and I don't want them to wake him up so I called to reschedule was rudely refused manager that treat me to let them inside immediately or I'll be responsible for damages just awful . Now I don't have ac since Friday , they finally send guy on Tuesday after checking it he just left and nobody explained to me anything ac still not working. I've followed up and was told parts was ordered and there is no eta . Just terrible service think twice before moving here . read more

It pains me to write this because I enjoy the staff and aesthetically the building is beautiful. However, the stay has not been enjoyable for the last several months now. Our power has went out at least 10 times, water leaked through our kitchen ceiling, and the ev chargers hardly ever work. Currently, none of the chargers are working. My wife and I work from home so the power going out is a serious headache. When the water leaked through the roof, maintenance brought by a dehumidifier that had to continue running in our kitchen for 4 days. It was loud and our LADWP was substantially higher. I have to drive 15 minutes away to use an ev charger now. Lastly, when we moved in November 2023, we informed the previous staff that our flooring was coming up in a certain area. We were told that it could not be fixed. By June of this year, that flooring had become a safety hazard. Thanks to the current manager, Phillipe, he urged that our floor be fixed and it finally was. Again, we love the staff here but this building is not in good shape and my family and I are not enjoying our stay anymore. read more

I see that I am not the only one complaining about this. I live across the street and have been experiencing extreme noise from the mobile car washers. I've spoken to a few neighbors and they already let Motif management know about this. I will be contacting Q management ASAP. This is not acceptable. Because the 2 apartment buildings are side by side, the motors from car washers are amplified and the sound is terrible. We have little children and they keep waking up due to the noise. There is a van right now with a very loud motor and the guy said that management from Q said they could this during business hours. This is NOT legal. This is a residential area, not a car wash. There is a reason they don't allow car washes to be built next to residential areas. Absolutely terrible if Q is in fact allowing this. At least 3 other neighbors from Motif and a friend from the Q are considering our legal options. This is NOT acceptable. read more

I moved into the The Q variel back in 2020,it was all nice at first until you see the management true colors. (THE NEW MANAGER BLAKE IS NICE) but YESICA RIVAS is the DEVIL & she'll hide in the office & contact u through email. And don't expect to get your deposit back!! I stayed in 3 different units there & ALL 3 had AC problems.especially the LOFTS! I begged them to fix my LOFT AC in Unit 710 & of course I was ignored! I paid my rent 2-3 months ahead & in the end YESICA still treated me bad. I WONDER IF THE OWNER KNOWS YESICA RUN AWAY THE GOOD RESIDENTS WITH HER HORRIBLE ATTITUDE! DO NOT MOVE THERE! Officially moved-in! So far, I don't have anything but great things to say about this property. Gretel was the one who first introduced us to this property, she gave us a tour, answered all of our million questions & helped make the application process seamless. You can tell she genuinely wants her clients to find the perfect home, which is nice because it's not easy finding people that cares these days. Huge shout it to Gretel! I met Will (property manager) during our move-in orientation. Awesome guy, helped make the process quick and effective. Moving day is never a fun process, but he definitely helped make this one of the easiest moves I've ever had. I've dealt with some poor management in the past at other "Luxury" apartments. Our time at the Q was awful. I will say, everyone at the front desk, valet and maintenance are wonderful. The amenities are great. However - throughout our entire lease, we dealt with constant partying, screaming, and music blasting from the unit below us. Our furniture was quite literally shaking from how loud their music would get. We submitted many, many noise complaints in the middle of the night, yet nothing was ever done about it, leaving us to suffer through endless sleepless nights from 10 pm - 6 am every day. If you're looking for a peaceful place to live, stay away from the Q. Or just hope that your neighbors aren't as awful and inconsiderate as ours were. I have never left a review for a company because I know people work really hard and reputation is really big in the world, but I've never wanted to leave an apartment complex so bad. I have lived in this apartment complex for 2.5 years and at first it was wonderful. However, after ongoing issues and mismanagement, I regret that decision. I will say this, front desk. Fantastic. Our dryer has broken three times, and our dishwasher twice. Maintenance "fixes" the issue by swapping in used appliances from other units rather than providing real solutions, oh and don't expect ANYONE to let you know what's going on. Management, especially Phelipe, has made living here incredibly frustrating. After a recent property inspection, I was told to remove my bike from my balcony. I personally spoke with Phelipe, who said I was 'okay' until the weekend to move it. Despite this, I received an email demanding immediate removal. Will, another staff member, assured me I had until through the weekend, but yet after look at our bank statements a month later...I still got CHARGED A LARGE FEE. When I confronted management, they blamed they would need to talk to corporate--though they had no issue charging my card without corporate approval. Phelipe then refused to refund me saying it was 'unapproved'. I have tried to get in contact with him for a month now, sending multiple emails. After conversations with Will letting him know we still haven't been reached out to by Phelipe the response was "I know..."... which made it clear to me that this is something intentional. Additionally, we found multiple billing errors, including being charged for three parking spots (there's two of us). When we asked about it, management said they'll "look into it" but also tjat rates had increased (without informing us). They promised a refund, but instead, we looked again and were CHARGED AGAIN FOR ANOTHER SPOT, and rather than returning the money to our credit card, they applied a credit to our account. Incompetence is the only word I would use. But the only time this management team pays attention is when negative reviews because it "affects their leasing rates." Communication is nonexistent, accountability is a joke, and professionalism is severely lacking. If you're looking for a place to live, save yourself the headache--there are far better options out there. read more

With everything new you'll occasionally have a couple of hiccups. Strangely, we're about two months in and this been such a pleasant experience thus far. Harvey, the assistant property manager, stepped in and assisted with a lot of different things and questions that I may have had as a tenant. Her follow up is impeccable. She remembers things that I completely forgot about - definitely an asset. I truly just wish the gym was open but I know that Covid plays a major factor in that. I normally never give reviews, but I really feel it's time to share my experience living here at The Q Variel. This will be a GREAT review. I've been here since it opened. Lovely development, very well maintained. However, during the first 2 years I endured tremendous disruption of the quiet use of my apt due to the upstairs neighbors. Although I complained a hundred times... literally... nothing was ever done. I was at my wits end, ready to sue the neighbor, write a scathingly bad review and move out. Then we had another management change and Voila! Everything changed for the waaay better. I cannot say enough about our Manager Blake and Asst Mgrs Adrian and Will. Instead of losing a great tenant.. ( me) , Blake helped facilitate my move to a new apt. Blake listens, cares, and is the height of professionalism. Same goes for Adrian and Will. I am happy to say that because of Blake and Adrian, I am now a 1000% very happy resident here at The Q Variel. What is even better is the fact that we have our great concierge team of Christina and Gohar. They are very courteous, professional, and helpful to everyone who walks thru the lobby doors, be it residents, Amazon driver, Uber delivery, whoever. My parting comment is that we need to see some WOMEN in management as well. I'll be watching to see how soon Gohar is moved up the ladder. Updating my review again... We have not had simple doggy bags in the dog area for almost a month now, the maintenance crew is forced to clean up so much feces because management never orders bags in time. It would be so easy for a manager to run down to the store and grab a box of bags. Not to mention we are less than half a mile from Petsmart. Its a very simple fix but i guess its too much hassle for for the owner or managers to worry about. They would rather have their cleaning crew pick it up on the daily. Also the dog run in this building is not irrigated so it reeks morning, day and night. Truly just feel bad for the maintenance crew that has to clean up this buildings many mistakes on the daily. Just one of multiple circumstances that management/ownership has just been straight up careless. read more

The Q has been HELL living here. It was around 8:36am . I left for the gym as I usually do. When I came back from the gym, that's when my fiancé started asking question about her handbag. Not thinking anything of it. She left and went to work. That's when I begin to look, because something felt off. Not only were her bags was missing my work phone and tablet and other expensive items were missing. It didn't make since because I know for a fact that I locked the door. All of the apartments here has smart lock. So you can checked time stamps on who's leaving and who's entering . After reviewing the time stamps. it shows that I left my house at 8:36 am and the door was locked right after that. Then it shows someone else leaving 30mins later. I asked my fiancé did she leave the house in the morning . She said no! She was in the room sleeping with the door closed . We both went down stairs to the manager office and told them we think someone came into our house . We reviewed the cameras together . Our hearts dropped to the floor from what we have saw . The camera showed me leaving and locking the door behind me . 30mins later this 6'7 300 pound white male leaving our place with all of our things. I completely lost it . That's when things really went left because the cameras doesn't show him entering my place. Only leaving. Management was completely speechless, and they didn't know how this person got into my penthouse. I live on the seventh floor, the only way to get to my place. You have to go through concierge and then they will call you to see if it's OK to let that person up. ... At least I thought. They were completely useless. Me being ex army ranger I did my own research. I start asking questions. I knew Valet sees everyone, so I describe this guy to Valet to see if they seen him . Without knowing he broke into my home . Right away they recognized him. They said he looked suspicious because they were all talking about him and they never seen him before . I asked who let him up. They said Susie from concierge let him up. oh, I immediately went to Concierge and ask Susie about this guy. She confirmed that she did, indeed let this person up. I asked her why she said he was here to visit someone. I said bullshit thats when she realized she did something wrong and stopped talking. So I went back to management and said you guys let a complete stranger into the building. We once again reviewed the cameras. But still no-one can understand how he enter my apartment without going through the front door. When the police arrived, I realized that the intruder entered through the roof top. I live in a two-story penthouse, where I have a private rooftop and way to get on the roof of the building is with a special key fob that only maintenance have . The craziest thing about this is that this criminal was in my place the whole time upstairs while I was there and waited till I left. My fiancé was in the room sleeping with the door closed while all of this was going on. Thank God my kids was not there. The suspect was a male Caucasian about 6'2 heavy set wearing a LA baseball cap. He has a tribe tattoo on his right leg. He also had a weapon. Even though I lived on the 7th floor and my unite has a private roof top terrace . I would have never thought someone would be able enter through the roof top. till this day the apartment hasn't done anything. No apology no nothing. None of my neighbors knew the about this. The management keep this a secret. This guy stole Chanel bags, tablets, cell phones etc and ran up almost $10,000 on our credit cards. Me being ex army Ranger I took this personal because I knew the police in the apartment building wasn't going to do anything. So I went looking for this guy and eventually I found him. You can imagine what happened next. This apartment has no security at all. The fact that I live on the seventh floor and have to install cameras on my rooftop is insane. I have to keep guns in my place. I cannot wait to leave this place. My family and I don't feel safe at the Q. I will be contacting the Fair Housing department and HUD. I've been a resident at the Q for a year. The customer service I've received from the team has always been professional. I've only encountered issues with my washer/dryer and noise from footsteps but nothing egregious. These issues have always been addressed and fixed promptly with a respectful phone call or email. I enjoy the friendly nature of the concierge. It's like a breath of fresh air after returning home from work. I appreciate they adhere to the policy regarding the pool and hot tub hours. Although, I'd like to stay all night, it's in the best interest of all residents to have quiet time hours. read more
