The Vert came high recommended from friend that was a former tenant. I spoke with Will over the phone and let him know about my interest in tour once I move back to California next month. He was extreme helpful and knowledgeable about the building. He was able to walk me though the website to see the units/layouts and amenities before my arrival. He was also able to answer all of my questions not only about leasing, but where eat and what do in the surrounding area. Was one of the first residents in the apartment, but after the change in management everything turned upside down. Till now I have not received my security deposit balance. It's been two years going on 3. There's not even a phone number that's reachable anymore. Calling and emailing is a waste of time. You get a link, but the link doesn't work. In short, you don't get your security deposit back. Update: After updating my address I got an email from Vert: "we will update your forwarding address and reach out to the accounting team". This is was last June, frankly the continued lack of communication and accountability in handling this matter is deeply disappointing and reflects poorly--if not disgracefully--on the professionalism and work ethic of the management team. read more

If you are thinking about living in this community, I urge you to look elsewhere. While the staff are friendly and amenities are nice, once you decide to leave the community they will neither answer your calls or emails. Especially when it comes to your final bill. I lived in this community for 3 years and was mostly satisfied but when I was given my final statement for utilities where I once paid $5-$10 a month on gas (cooking once a week for mealprep and never turned on the heat - its LA), they gave me my final bill totaling over $600 of gas in one month. In what world, especially Southern California, can one spend over $600 worth of gas? In one month my monthly gas went from $9.79 to $622.02. I asked about the considerable difference in price and now they won't pick up their phone, won't answer emails and continue to pass me around to numerous points of contact within Greystar and Conservice with no resolution. If this review can help someone avoid the mistake of living in this community then I have done my friends and neighbors a great service. read more

After living at VERT for 3 years.... The building itself has some positives, especially the maintenance team-- Sebastian in particular was always professional, fast, and genuinely helpful throughout our entire stay. Every positive review is mostly because of him. However, management quality noticeably declined over time. (Rating on Google was 4star when I moved in and now it's at 3.5) Communication became increasingly difficult toward the end of our tenancy, and the move-out process was far more stressful and confusing than it needed to be. Staff just abruptly stopped communicating with us toward the end and then BOOM: We ultimately received a final move-out statement exceeding $7,000 after moving out roughly two months before lease expiration, including a devastating lease termination-related charge that was never clearly communicated or explained during the move-out coordination process. If they had it in the contract we would have not made the early move out. We are currently disputing several of the charges, (including utility charges that they decided to casually triple) that appear inconsistent with ordinary wear and tear after a 3-year tenancy. Glad I took pictures of how I left the place and asked the 3rd party utility bill provider for the final bill statement which proves that they just want to bill us the highest amount possible on the way out. Not sure if it's personal of if it's just pure greed. Either way, it's just disappointing. Besides that, the hallway carpets were often dirty, dog waste enforcement around the property was inconsistent, and the front entrance frequently smelled unpleasant. Over the years, the overall atmosphere and management experience noticeably changed from when we first moved in. I will always remember the first management staff which was absolutely amazing and professional, especially Katelyn. Fire every staff member and hire people from Chick-fil-A. The leasing office staff is unorganized, they don't answer their emails and they don't answer the phone. The old tenants will leave hateful evil notes on your car and literally harass you every day and security will support this. So the old tenants will use security to target you. She's actually responsible for the parking problem when I receive four different parking spots from the leasing office during my first two weeks here. Which led to security and the maintenance guy harassing me in the parking lot. Both Jamie and Angel are gaslighters. She told me that a task would be completed within 30 minutes. Of course it wasn't completed. I was told Monday, Tuesday and Wednesday that the task will be completed the following day and of course it was not. Wednesday Jamie claimed that it was actually gonna be completed by the end of the day, which was never done. Then when I went to the office in person on Thursday, she proceeded to gaslight me as if she never gave me an ETA. Keep in mind I never asked for ETA Monday, Tuesday or Wednesday. These people just gave me ETA that they never follow through on. The leasing office and the staff is the worst problem with this property. They don't communicate with each other. Avoid. Go to the Q. Most things are in a state of disrepair, despite service requests. Expect a lot of the gym machines to not work. The bicycle room was nonfunctional the entire year I was there, as was the community fire pit. The gate on the garage was broken for months. Cars have been broken into and even literally stolen--the security cameras will not be available for your review. Getting an EV spot will take months, despite what you're told when you're signing the lease. Though plenty of non-EV cars chronically assigned to charging spots. Street in front of the building is almost always littered with trash. Staff turn over is huge--everyone from the handyman to security to the management has quit. Current management is spread very thin. Morale is low. As a cherry on top, will steal your security deposit and then ignore your emails. (Emails frequently go ignored.) Don't let the move-in special lure you in- it's a bait and switch. The last month has been an absolutely nightmare dealing with Vert. Upon applying; you are expected to pay the security deposit (which I did), but if you pull-out for whatever reason, you will spend at least a month begging for your deposit money back. The property manager, Angel, is completely checked out. He lacks integrity and follow-through. After being "approved", the requirements kept changing. The overall process should have been seamless, but it was sloppy and felt like a scam. I was told I would be able to move-in by a specific date, and the date kept changing because I had to practically stalk Angel to get some answers. It took me going up to Vert three times, just to get him to do his job, his excuse was "I have reports due". I've lived all over the US, this has been by-far the worst experience I've ever had with an apartment community. GreyStar is too big to be negligent of Vert's bad behavior. Moving is already stressful enough, Vert's lack of professionalism and care is a prime example of how bad things have gotten with the apartment market in LA. read more

At first, they seem charming. Their buildings shine, their ads sparkle, and their prices appear--at least online--to be reasonable. But once you sign a lease, the mask falls away. Suddenly, the true costs appear: fees for trash, pest control, utilities, packages, even "insurance checks"--none of them optional, all of them hidden. Rent that once seemed fair turns into a bill heavy. Even the Federal Trade Commission and the Colorado Attorney General have taken them to court, accusing Greystar of tricking renters with fake prices and "junk fees." And California, never shy about drama, has filed a class-action lawsuit of its own, saying Greystar broke the Honest Pricing Act by advertising rent that didn't include all the costs. Tenants' stories only prove the point: In Oakland, someone was charged $1,000 after moving out--even after a spotless inspection. This Vert has a very aggressive management in Texas; the employees can't really do anything; I keep getting charged unfair fees for unreasonable purposes, and it is very unreasonable because it's something that takes up a lot of time to deal with; and they're very rude and passive aggressive about it; the office staff in Texas never provides their name; and the staff in the front office gives you the silent treatment; very unprofessional guided by corporate staff in Texas. Also: 1) The water may be contaminated due to Rocketdyne facilities contaminating water; I've heard people complain about headaches and infections in their mouth. 2) Emailing customer service is very passive aggressive for petty things you'd think they'd learn to resolve with good communication. The management is an absolute joke, and the building turned into a total dump. Here's why you should avoid Vert at all costs, especially if Graystar is still managing it: Living in a Garbage Dump: The "Welcome Wagon" of Stench: Imagine homeless people using the building as a shelter. Not only were they in the parking garage (thanks to the always-broken door), but they even managed to sneak into vacant units! Halls of Horror: Vomit lingering for 7 days? Check. I have been living here for the past 6 months, i moved in November and so far i have not seen anything that might annoy me or disturb my peace of mind. Leasing office is responsive Brandi is very helpful all other people are nice too. I haven't had any issue, the place always smells nice especially when you walk in the reception area. It is quiet and neat. Had a clog in the shower and maintenance team came and fixed it according to schedule. I like this community because it is neither too huge nor very small. Security guys are always there and are super nice. I am satisfied snd looking forward to renew my lease but i dont know if they will be increasing the rent. The trash in front of the building is a major issue. furniture and trash sit in the middle of the street literally for weeks before any of the management from the apartments do anything about it. . Dumping is illegal so there really needs to be some type of system put into place that stops people from doing that . As much as these buildings charge for rent each month, it cost nothing for them to buy a large trash bin that will sit in the BACK of the building or in the cul-de-sac that is specifically for people to dump their old furniture. I am giving them 4 stars because I can't do 3.5. Literally this would've been the perfect community (and 5 stars) if it wasn't for the insane amounts of noise. DO NOT (whatever you do) move on the side of the building by the dog parks. I don't care if they offer you free rent. You will hear dogs (so.many.dogs) screeching/barking/howling/fighting at all hours of the day and night. When we moved in, I didn't hear a single dog. Little did we know, Vert backs up to another complex (that would open right after we moved in), so there's TWO dog parks facing each other. It made working from home (or ENJOYING being at home) miserable. It really started to get to me mentally. It was SO much noise. All the time. I would leave during the day randomly to take walks in between meetings (or sit in my car) just for some peace and quiet..absurd when you look at how much our rent was. We actually heard a few neighbors argue on their balconies multiple times to tell other people to keep theirs dogs quiet. You might think, well at least we had quiet weekends! Nothing prepared me for our neighbors. I swear these people ran a wrestling club or a speakeasy out of their apartment because I've never heard that much noise 24 hours a day. Do they even sleep? Are they constantly remodeling? Is there 42 people living in the apartment? Who knows! Now for the parking structure..Vert corners another complex, and also their parking lot. If you live on that side (once you see the building, you'll know what I mean), you will hear people doing donuts in the parking lot in the middle of the day (trying to set off other car alarms). It's quite wonderful with the dogs barking outside, too! Anyway, as long as you have quiet neighbors, live on the top floor, and don't live anywhere near the dog park or parking structure, I think you'll love it here. read more

As I read the reviews I find myself questioning the five star reviews and wondering if they might still be in the honeymoon phase of living here. I lived at the Vert for three years and am relieved to be able to finally break away from this dump. Don't bother bringing your concerns to management unless you want to get smoke blown up your ass. Complain about feeling unsafe and being harassed by other occupants in the building? Vert's response: oh you know we can't really control other peoples actions or behaviors. Maybe you should call the police. Complain about how the building is not a smoke free environment as advertised? Vert's response: oh well you know can you show us which apartments are smoking we can't really go much without that information. (Even though like clockwork the same people are out on their balconies smoking and throwing the cigarette butts around the complex) Complain about unsafe environment such as tenants walking around with a NOS tank, blood splatters on the outside sidewalk, seeing tenants harassing other building neighbors to the point they feel unsafe. Vert's response: oh well you know we can't really do anything about what is happening outside. Complain about how there was a death in the community bathroom and we weren't informed. Vert's response: oh well you know not everyone likes to receive emails also that was a maintenance worker from another company. I can keep going, but the response is always the same. From the broken garage gate that's been getting fixed for the last three years. To all the dog shit and piss you find in the hallways that they miraculously are going to start implementing weekly cleaning unfortunately their machine is broken. This dump always happens to have the right things to say when you have an issue just so they can get you off their asses. Don't worry Vert, I know... it's not your problem it's the other neighboring apartments, it's a broken machine, it's the parts that have been ordered but there is a delay. Must feel good to always keep your hands clean by deflecting your issues to another target. Be accountable and take action. Make future residents that want to call this home feel welcomed by being proactive and working on solutions to your deficits. The staff are stuck up, management is just as bad, for what I'm paying at this building I'd expect quality and a welcoming atmosphere. Don't bother pressing management for change either. Mentioning how you've noticed long time tenants leaving and empty apartments as of recent seems to be a trigger point. Quick to go on the defensive and make you feel like you don't know what you're talking about because they don't have any of those issues. Good riddance Vert. I can't believe its been nearly a year since this review, and I'm sorry to say nothing seems to have changed. I vacated this place at the end of July 2022, and unsurprisingly they illegally withheld my deposit over bogus cleaning and painting charges. I sued them in small claims court and won a triple damages judgement, and they still haven't paid more than 30 days after the court order! Look up my case 22VESC01841 in the LA court docket to see for yourself. In my opinion, this is the kind of nonsense you can expect if you rent here. Don't say nobody warned you. P.S.
