    Total move out charges almost $8000

    After living at VERT for 3 years.... The building itself has some positives, especially the maintenance team-- Sebastian in particular was always professional, fast, and genuinely helpful throughout our entire stay. Every positive review is mostly because of him. However, management quality noticeably declined over time. (Rating on Google was 4star when I moved in and now it's at 3.5) Communication became increasingly difficult toward the end of our tenancy, and the move-out process was far more stressful and confusing than it needed to be. Staff just abruptly stopped communicating with us toward the end and then BOOM: We ultimately received a final move-out statement exceeding $7,000 after moving out roughly two months before lease expiration, including a devastating lease termination-related charge that was never clearly communicated or explained during the move-out coordination process. If they had it in the contract we would have not made the early move out. We are currently disputing several of the charges, (including utility charges that they decided to casually triple) that appear inconsistent with ordinary wear and tear after a 3-year tenancy. Glad I took pictures of how I left the place and asked the 3rd party utility bill provider for the final bill statement which proves that they just want to bill us the highest amount possible on the way out. Not sure if it's personal of if it's just pure greed. Either way, it's just disappointing. Besides that, the hallway carpets were often dirty, dog waste enforcement around the property was inconsistent, and the front entrance frequently smelled unpleasant. Over the years, the overall atmosphere and management experience noticeably changed from when we first moved in. I will always remember the first management staff which was absolutely amazing and professional, especially Katelyn. Unfortunately they changed management staff every single year in those 3 years I lived there.

    If I could I would give them zero star!!!! I completed application couple of months ago to move there, didn't receive email or even phone call after a lot of times that I tried to contact their management, finally moved to another appartement complex!! Was charged $500 for deposit fee for apartment I never moved in, it was hassle disputing that! And now I received email saying since you moved out!!you need to pay $25!! Move out from where?! I never move in!! Horrible customer service! Horrible! Nobody answer your call or even email! Horrible! Why should I pay $25?! Why?! There are a lot of good complex around that area! Just don't move to vert!

    Avoid. Go to the Q. Most things are in a state of disrepair, despite service requests. Expect a lot of the gym machines to not work. The bicycle room was nonfunctional the entire year I was there, as was the community fire pit. The gate on the garage was broken for months. Cars have been broken into and even literally stolen--the security cameras will not be available for your review. Getting an EV spot will take months, despite what you're told when you're signing the lease. Though plenty of non-EV cars chronically assigned to charging spots. Street in front of the building is almost always littered with trash. Staff turn over is huge--everyone from the handyman to security to the management has quit. Current management is spread very thin. Morale is low. As a cherry on top, will steal your security deposit and then ignore your emails. (Emails frequently go ignored.) It's a shame because this place used to be good. Now the company is just milking it for as much profit as it can make. Photo of a roach in one of the apartments attached.

    Brandi, Will, and Brandon were exceptional during the move in process. The building always smells amazing and is super clean. Vert takes modern living to a whole new level, it's like staying at a resort and the management team is fabulous. Quick to respond to anything you might need and super friendly.

    Vert Management is the WORST! Don't Live Here! (Unless You Enjoy Trash) Trying to find a decent place to live? Look ELSEWHERE! I lived at Vert for 3 years. The management is an absolute joke, and the building turned into a total dump. Here's why you should avoid Vert at all costs, especially if Graystar is still managing it: Living in a Garbage Dump: The "Welcome Wagon" of Stench: Imagine homeless people using the building as a shelter. Not only were they in the parking garage (thanks to the always-broken door), but they even managed to sneak into vacant units! Halls of Horror: Vomit lingering for 7 days? Check. Dog poop a daily hallway surprise? Absolutely. Residents treating the halls like personal garbage dumps? You betcha! Management? Nowhere to be found, it took them 7 days to clean. (PICTURES ATTACHED) Trashy Streets: The street outside was consistently overflowing with garbage. Complaining to management was like talking to a brick wall - their only response was a never-ending "we're working on it." Security Concerns? More Like Security Shenanigans: Sleeping on the Job Security Guards: These guards seemed more comfortable napping in the lobby than patrolling the building. Master Key Mishap: How else can you explain homeless people waltzing into occupied units and using the facilities? Management that Makes You Want to Pull Your Hair Out: Deposit Bandits: Beware of illegal charges! They tried to withhold money from my security deposit for carpet cleaning and painting, which is illegal after 3 years (which, guess what, I lived there for!). The Return of the Deposit - Maybe: California law says they have 21 days to return your deposit. Vert? 8 weeks and counting, with a healthy dose of empty promises from Brandon, Will, and Brandy. Live with Dignity, Not in Disarray This place could have been decent, but terrible management turned it into a nightmare. Do yourself a favor and find a place that respects its tenants. Stay far, far away from Vert, especially if Graystar is still calling the shots.

The building also has a really nice gym, which has been a huge plus for me. It's convenient, clean, and well-maintained. The neighbors are friendly, and the overall community feels welcoming. One of the biggest reasons I've enjoyed living here so much is because of Danny and Stephanie. They're always helpful, responsive, and truly care about the people who live here. They don't make you feel like just another tenant -- they treat you like family. Anytime something needs attention or an issue comes up, they handle it very quickly and efficiently. It's reassuring knowing management actually cares and takes action right away. I'm really grateful to call this place home and would definitely recommend it to anyone looking to live in the area.

Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer.
