Avalon continues to be disappointing. Here are some reasons why... -The pest control does not exist as ant and other pests are epidemic. We have not seen an exterminator for 6 weeks! -The landscaper makes infrequent appearances as well making the grass over grown in the back, which does not help with pest control. -Safety is a concern. I had the local sheriff's department ring my bell recently looking for a resident who had a warrant. -Maintenance takes a long time to fix anything because they are short staffed. -Management is rude and does not give a sh** about the renters. -MTAA railroad track noise is horrendous! -No one follows the rules at the pool making it unbearable to enjoy. (management sent an email but really does nothing about it) -The smell of pot smoking is constant. This is a non smoking community but management does nothing, except send an email. One positive is the location is convenient! Overall, I would highly suggest you look elsewhere. This community is way overpriced! read more

I'm leaving this review so that others do not end up in the same situation we found ourselves in at the Avalon GC. I have previously only used Yelp to support and bolster local businesses - this is the first time I'm using it to warn others. We lived here for a little over two years. We had to break our lease and move out early because, point-blank, I did not feel safe living here. The criminal activity is palpable - we have witnessed federal investigations, arrests, and criminal activity (e.g., graffiti on property). For reference, I lived in New York City for almost 10 years, and never saw this much crime in a concentrated area. After MANY attempts to reach out to management (I had to leave reviews, contact corporate, and customer care and got the run-around many times), I was told by the property manager that "crime is the police's responsibility, not ours." And there is your root cause, folks. When management truly believes that making people feel safe in their homes and investing in reasonable deterrents is not their responsibility, you get what we have seen over the past two years. No one asked management to enforce the law, nor have we asked for them to prevent unforeseeable crime. What we asked for, as a bare minimum, was some element of transparency and/or communication with management about the state of the neighborhood's security after seeing US Marshals, the FBI, and graffiti on garage doors alleging drug activity (separate, unrelated occurrences all within two years). This property asks for a lot of money every month in rent, but they 1) refuse to take any responsibility for instilling any confidence in residents that they are mindful of their security, and 2) obscure their management team so that the property management team are de facto ghosts - unreachable, and at times, without a name (yes, we were told that we could not know the name of the more senior management member when we wanted to discuss the implications of breaking our lease). When I inquired about the state of security in the neighborhood, I learned that this property does NOT perform any level of background checks on incoming residents (something that comparable properties do, and will provide information about), nor would they ever turn anyone away if a violent history had been discovered. Do with that as you will (also note that proposed and passed laws regarding housing discrimination on the basis of criminal history are currently only effective in New York City, and therefore do not apply in Nassau county. New York State's law does not list individuals with criminal histories as a protected class). It also bears noting that after each of the incidents of seeing federal law enforcement outside of our home, we looked up the activity on the Department of Justice website - the first time, they were arresting someone who had been convicted on violent crimes and the second time, it was someone who had a public record of gun violence. There is a lot I can say about the complete lack of management and incredible apathy the management staff shows about issues on their property, but I think at this point pictures say more than my words could. I have attached photos of things I saw outside of my own door in LESS than two years. All I can say is this: this neighborhood is not cheap. And it isn't insane to think that you'll have some kind of piece of mind when you're paying this much money to live somewhere. You won't get that here. There are plenty of similar buildings in Mineola and other comparable towns in Nassau County, with easy commuter access, that will at least demonstrate some degree of care for the residents' safety and be willing to communicate openly with residents paying rent. I recently viewed the property while looking for an apartment. I liked the outdoor look, amenities and the location, but was not happy with some of the appearance of the entrances and hallways to the apartment buildings. They are in need of some TLC. There was chipped paint on a lot of the doors and the building needed overall paint and clean-up. I feel the price of the apartments should include much better maintenance. I feel this could impact a decision as a potential tenant. read more

Like a lot of reviews here, safety was a serious concern. I saw multiple raids on apartments over my years at the location. At another time I was interviewed by cops who were walking all over the location asking about reported gun shots. Also you can look up one of the raids and find that is was someone who committed 3 murders over the past years.....not great Simply put, safety is a serious issue here and is not being addressed. I spoke with management (took weeks to actually be able to speak with someone) and they were rather dismissive about my concerns. There are plenty of apartments in the area with similar price points. I have been a tenant at Avalon Garden City for a little over a year, in two different units (one in the main complex and one on Ellington). I moved my family here from NYC during COVID and things have been excellent so far. It feels safe despite being very central with a bunch of big box stores around, and it's nice being so close to the highway. There have been minor issues with the two units we've rented (e.g., broken dryer, outlets not working), but the maintenance guys always respond quickly and get things back in working order within a few days - shout out to Rich, Omar and Rishi for coming through for us the handful of times things have gone sideways. Vinnie and his team have also been great with communication. Your mileage will vary with the units you get, so be sure to visit to check out the noise level and condition, but overall it is a quality place to raise a family. We would recommend it to other young families looking to transition out of the city. read more

I'm personally a fan of Avalon living but this particular property is an absolute disaster from so many angles. I urge anyone planning on moving to this property to read this carefully first.. 1. PAID PARKING? - My biggest gripe, I paid for a "reserved" parking spot for my vehicle and AT LEAST 7 different times (i sent pictures to the management in real time) over a year and a half there were cars parked in the spot. The signs that say they will tow you away are nonsense, they do absolutely zero about it. It happens when it's snowing, when it's raining, and when the spot is most needed. My girlfriend has gone into the leasing office and was actually threatened that if she leaves her car in front of the car in our spot that SHE would be towed. If you find yourself living in this disastrous property do not pay for parking. 2. POORLY BUILT - It's hard to believe they would build this property so poorly. Doors close by themselves and everything is falling apart. The ground under the washer and dryer is not stable and more than twice there were tremendous leaks going down into the main bathroom completely browning the ceiling and making for an unsafe environment. 3. RUGS - You will get there, you will ask for new ones, they will tell you "No", then they will charge you for your rugs on the way out. And what's worse? There are rugs covering every single area of the apartment except for the kitchen area where the fridge is located. So you literally have to eat at your table and if you drop food off your table it's on to a RUG! Disgusting. 4. MAINTENANCE - Nice guys, I like them but yeah thanks to the way the buildings on this property were built there are some tasks maintenance will simply refuse to do. For example: The light you turn on as soon as you walk into your apartment is oddly located above a staircase making it difficult to change and it's very high up. When my bulb blew (why not use led bulbs so they DON'T BLOW?) but when mine went I called maintenance to change it and when he got to my apartment he said "I'm sorry I don't have the right ladder to change that bulb". I said but this light needs to work it's attached to the first switch you hit when you walk in we need to be able to turn the light on! He replied "Buy a lamp i'm not climbing up there and risking injury". BUY A LAMP REALLY? 5. INSANE RENT INCREASES - Don't believe the hype with all the sale on new residents talk - at this property they will draw you in at a comfortable price for a 10 or 12 month lease and once you are nice and settled in when your lease renews they will bang you over the head for an additional $400 + per month! I kid you not, and you get left saying "do i move" "do i stay" and to me this should be illegal, but it's not apparently - they can do what they want and they do. There is more like terrible experiences with the property management, arguments, threats, etc.. But how much more do you need when you are spending money to live in a "luxury apartment" seriously? I felt bad speaking my peace but I don't feel I am doing the world a justice in letting people get fooled into moving into this place without a clear understanding of what happened to ME. read more

Just a follow up from my last review.... Called customer service AGAIN to see if someone would come and fix our maintenance issues, and still NO ACCOUNTABILITY. A district manager named Daniel, I was told exists who I can speak with. However, they "cannot" give me his direct phone number, nor CC me on an email to him because it is an "internal system". And I am told it is my responsibility to follow up with customer service if I don't hear from "Daniel." I waited 45 minutes each time i call to have this resolved. Plus, they encouraged me to pay my rent online, but then charged me a $75 CONVENIENCE fee each time I paid by credit card. Bull. Bull. Bull. Scam Scam Scma. I teach strategy so I understand this is how a big corporation shirks accountability and squeezes more money out of people. AVOID AVALON. ESPECIALLY AVALON GARDEN CITY. read more

From the initial move in to our last day (today), we were incredibly impressed with the service and staff. BIG MISTAKE, Drug lords live there, garbage is always an issue, pipes froze, air conditioning leaking Freon for 4 years and leaking the entire time. They raised our rent to $4478 but when we said we were moving the new price for someone new was $4392. WTHECK. They hide all the bad reviews. Biggest waste of money and the management could careless. I've written two previous reviews as well as my mom in hopes to make future tenants aware of what their experience would be like living at the Avalon Garden City Don't be fooled by the smoke and mirrors! For example, I've left a couple of reviews and a lot of e-mails asking to speak with someone else from upper management as my contact is rude and aggressive and still have not had someone reach out (it has been months!)! Nice buildings, but for the price, Avalon falls way short. When they first built the place, they did not properly insulate the sprinkler pipes, so these burst for many tenants and caused a lot of damages and grief. The carpeting is poor quality and unsustainable for deep cleaning. The overpriced amenities fees give you a pool that opens late and closes too early in season, faulty or non working barbecue grills, a pool restroom with no soap or dryer, and no place to sit anywhere on the grounds for 9 months out of the year. And there are security problems: Broken and unlit streetlights, broken and unlit walkways lights, and insufficient security cameras on the grounds. All this has resulted in vehicle break ins and grand larceny. They need a security patrolling at night. read more

For a huge company, Avalon has no clue how to run a web site. I went on the site and saw a link for Affordable housing at Garden city- and a flyer came up and I fit into the category for the income requirement so I applied! what a joke!!!! The link was a mistake and the flyer attached to the website was also a mistake!!! No one caught this! Talk about a scam and false advertising. today, I receive my denial letter from Avalon Westbury- How stupid are these folks? That application was for the scam ad I saw for Garden City. We moved in over 2 years ago and could not be happier. We started out in a beautiful one bedroom and upgraded to an amazing three bedroom. The apartments have all upgraded, stainless steel appliances, beautiful decor and outstanding layouts. Beyond all of beauty of the apartments and property is the caring, informative and helpful staff. If ever there is an issue, it is dealt with immediately. We looked at many different apartments before selecting this one and we could not be more pleased to call Avalon Garden City our home. read more

Stay away unless you are very rich. The management team is only money oriented. The rents here was raised $350 to $600 a month. For $4000 we would have a 2 bed 2 bath with a loft that has noisy plumbing, cheap cabinets, a hot water system that only works if the heat or a/c is not running. Save you money and find another location. Just not worth the price they want. read more

Not worth it at all!! My husband and I moved in oct 2012 one bedroom for $2200. The following year they raised the rent to $2800!!! Completely unheard of! How dare they raise the rent that much!! Not to mention the leasing office staff is very unacommodating. Cabinets In the apartment kept breaking-- very cheap. Water pressure is very low! Hot water is very temperamental, noisy neighbors... And many more gripes! Not to mention absolutely ZERO closet space. So we had to rent a garage for $100 a month just to have a place for storage. Totally not worth it. Yes very pretty and modern, but please don't waste your money!! There are much prettier places elsewhere! read more

My wife and I loved living in the Avalon Garden City apartments. Moving there from the City saved us a lot of money and we were able to get a lot more space. Garden City is the perfect place to commute to and from the City. Lots of restaurants and beautiful parks. As far as Avalon GC apartments, they were reasonably priced and very well managed. Never had any problems. Very quiet, great neighbors and excellent amenities. The pool in the summer is well maintained. The grounds are always manicured and fresh flowers year around. Inside of the apartment was well constructed. Overall a great experience. If you check it out, ask for Lindsay Kraft. The whole staff is great but she went above and beyond to make sure we were happy. read more

do not rent from avalon. they will try to rip you off even if you do not rent from them. they try bullying you with their reservation fee.

What you must know before you rent. The once "inactive" train line that runs predominately behind the town homes is VERY ACTIVE. The MTA is using that track for training and positioning of materials for the third-track project. The amount of noise is deafening. Usually 6 days a week from 7am till 5pm. Also the occasional 2am positioning of rail cars. Running diesel engines that vibrate the windows are common. Mostly the noise is large machinery lifting long rails up and dropping them into open rail cars creating thunderous crashes or pulling the rails from the rail cars with screeching scraping sounds. Avalon management has been less than upfront with many things in this regard. They have had zero communication with us tenants. They are not actively working with the MTA (confirmed with the MTA Public Relations head) to be an advocate for us. A representative from Avalon would not answer or comment as to why they haven't been advocates for us or tried to monitor the situation at all. He also refused to answer if they are warning potential renters of the situation. He kept repeating, "sorry you feel that way". I find it disgraceful in a situation where most are now working from home and the noise is so bad you cannot participate in conference calls...not to mention daily headaches from the constant noise. The track is less than 30 feet from the back of the town homes. I had requested a sound engineer to take decibel readings as they seem in violation of what is allowed in a residential area. Avalon will not tell you the truth, they have no empathy for the situation and will do nothing about helping and most disgraceful - they will not warn you before you sign the lease. I specifically asked to be let out of my lease early they made a very small concession that still required thousands of dollars in penalty. Talk to the people living in the town homes before you consider renting. The MTA has confirmed that this work will only intensify more and continue for a long time. read more

BEWARE!!! Do not rent from this company they will rip you off!! Apartment is nasty and pipes is always breaking and flooding other people apartments. Always loud music and people is smoking by the front door. I use to live here and I do not recommend it to anyone. Other tenant are always leaving there stove on with gas on by mistake so they entire building usually smell like gas this would cause the fire department to come and knock on your door and keep you up side the entire day. The staff in the office is 2 faced. They tell you something and do the opposite. They could care less about long time residents. They are never in the office or available. The property is not kept up the standards from when it open 4 years ago. I was a resident for 3 1/2 years. They raise your rent every year. The pool is nice in the summer but is not well kept. There is garbage around the dumpsters. Dog dropping through out the development. The Maintance crew is great very attentive. It's just property manager that is not very accommodating. Always on the defensive. My wife called the office once because there was a strange van in front of our driveway and instead of the office coming to investigate she was told to call the police I would not recommend renting here at all. We were there only it fit our needs at the time. Very transient community very shady people coming and going throughout all hours. There was a stabbing after we first moved in one of the buildings due to a drug issue. For the amount of money they charge it should have gated complex with security but they don't. There's an evection that probably happens once to twice a month. Walls are very thin you can hear everything that your neighbors are doing. Just wouldn't recommend it. read more

I moved into my apartment the middle of October 2015 and can't wait to get out! 1. Carpets smell, I mean really bad. They clean them so when you move in they look ok, but after they dry stains come out and the smell starts. Especially when it's humid out. I did complain and the sprayed deodorant, but it did not help. I also pointed out a pet stain in my loft and they did nothing about it. With such cheap carpet they should replace it every time there is a new tenant. 2. Hallways smell. Seams that they have a know problem with sprinkler pipes freezing and bursting causing major water damage every year, yet they don't clean up properly or warn tenants. I saw 2 apartment totally ruined. Water was gushing out into hallway. The put a plastic tarp where you could see the condensation on carpet for over a week and never cleaned or replaced it. 3. Even though the lease states you can have no personal items in hallways. They allow people to leave shoes, plants, doormats, wreaths, etc...It looks like a college dorm! I did call to complain and they sent a generic email, but never came to my building to see how bad it looks and never told the violators to remove the belongings. 4. No water pressure in shower 5. draws in bathroom cabinets don't pull out right because they are cheap. Thought it was just my apartment, but when I spoke to other tenants they said the same thing. 6. Garbage all by the dumpsters. Every morning when I go to put my garbage in the dumpster I have to climb over bags that are just thrown on the ground. 7. Management allows tenants to use garages for storage. Some people have so much stuff in them or use them as workshops I worry if there ever was a fire! 8. It has been almost 2 weeks that the alarm has been going off in the lobby of the building. If there was ever a real emergency nobody would know. 9. Lastly, I am the only tenant in my apartment, but I have a dog that my adult daughter takes care of when I am out of town. I called to request an front door fob so she can enter the building. Management gave me such a fight and said for security purposes they could not give me another for. This was funny because when they had work men repairing the water damaged apartments they had the front door opened all day for a week when anyone could have come in or out. After yelling they finally agreed to give me another fob, but charged me an extra $25.00! read more

Avalon has a reputation for being more of a turnover location than a long term residence. If you don't do your research you will be considerably frustrated with their consistent rent hikes at the end of each leasing period. Given it's location it is understandable why the rent is significantly higher (nothing compared to their Great Neck location though) While I do not agree with their rent price hustle- I can always move. We just really happen to like it here. The units are all new and clean, and newer staff members are way more approachable and accommodating than previous. A few little things tend to happen that a resident paying for the luxury that's advertised might find frustrating, but in my experience as long as you raise the concern, the staff will respond in kind. Their pet friendly policy is great too. It's becoming increasingly difficult to find a location as nice as this that allows pets. My wife and I have been at this location for 2 going on 3 years... If it is within your budget I do highly recommend this location. read more
