I attended a community physical activity program sponsored by few of the residents . I am surprised of the village cute little recreational facility in the back of it's main office. Beside the basketball court, it has tennis court and dog run park. It has a good breeze where we settled ... just what we needed for the whole hour . Wow! Where do I start. I couldn't agree more. Management past and present 2024 SUCKS! No one seems to know how to run and office. Bob Friedrich and his staff, disclosed other personal tenants information without there authorization to myself and my husband. At the current moment we have been continued to be HARASSED by glen oaks village owners inc. by management and Bob Friedrich (owner). They are withholding our lease agreement that was signed in there office for 2 year term and 3 checks which includes rent, lease deposit and garage payment. This is a rent stabalize apartment in which we have proof of living when my father in law was alive. Because of there poor mistakes and incompetence of management they want to terminate our lease agreement, by way is being documented with civil court. I will be seeking to SUE Glen Oaks Management Inc, including BOB FRIEDRICH for "INVASION OF PRIVACY" disclosing personal information and will have these tenants come foward to take action. I have ENOUGH proof to disclose. I will also seek, the attention on eyewitness news and provide all the information and call them out, as a BAD LANDLORD! Where to start??!! They do not deserve any stars!! Management is very poor. If you have a complaint, they do nothing to help you and blame you instead. You have to be a racist, white Republican to get any help. They have House Rules, but they are never followed. It doesn't matter if you live downstairs or upstairs, you still hear everything going on. People walk heavy and don't have carpeting or area rugs (which is a requirement according to the Rules). Management says if you have an issue to call Security, they don't want to hear it. Security comes, makes a report and nothing changes. It's all a sham. And the head of Security is another one who hands you bull and nothing happens. There's also nepotism. Gina, in Management, is married to Ziggy who runs Groundskeeping. Ziggy and his team are the worst. If they don't like you, they don't do anything to make your courtyard look good. They mow once a week and the grass doesn't even get to grow. They mow and don't clean up after. They blow the grass around and spray the dirt up on your porch. The trees are rarely trimmed, etc. Yet, other courtyards look pristine. The workers have no clue what they're doing. Then they sit in their carts in your courtyard and give you looks when you pass by. Maintenance workers are also extremely incompetent. They come into your home and treat you like dirt. They don't know what they're doing and can't seem to figure out what the problem is. With the exception of one or two who are friendly, they all have an attitude problem. Then they walk all over your lawn instead of using the pathways. You can't have anything nice in this place! The place is animal-friendly. Unfortunately, 95% of the people who have a dog or cat have no courtesy and act like their animal can have the run of the place. They walk them (and themselves) on people's lawns; they let them run loose around courtyards without leashing them; and you have people who don't even live in your courtyard coming into yours and letting their animal do their business there. You have to watch where you walk because these people don't have the decency to clean up after their animals...AND GOVO DOES NOTHING ABOUT IT!!! read more

Please do not rent any of the glen oaks apartments. They say it's under glen oaks management. I was 37 weeks pregnant when our lease got expired. I begged to both the management and the landlord to help us extend the stay for 2 or 3 weeks more. They did not give one extra day. It was really difficult to move with all the stuff to another place during that time. 245-18 77crescent apartment 2, please do not rent that apartment. The landlord did not even give us the full security deposit back saying that they need to do painting as some of the paint was gone when we took off the curtain in the bedroom. read more

I agreed with previous.I live here for more than 16 years and Management here SUCKS. I live on the first floor,and walls and floors here are very thin. My upstairs neighbor doesn't have a carpet as required by this coop rules. I can hear everything from upstairs apartment.Floors here are so old that I hear every squeak from upstairs apartment.I know when they home or gone because I hear them walking,running,objects rolling and falling on the floor, furniture moving,objects drugging,dog barking and some noises that I don't even have explanations for. Starting in May my upstairs neighbor start coming home any time between 2 and 4AM and making a LOT of very LOUD noises.I tried to talk to him telling him that I cannot sleep to no avail. So,in the middle of July I started to complain to the Management. And I was told to call security.They have security here 24h. Security Guard came here 3times at 4AM,and I invite him inside to hear what I am hearing. Still Management would not do anything.And they rules is for every apartment to have a thick carpet or pay$250.00 per month for non compliance. They rules is to have a carpet inspection in 10 business days after this and then another inspection ,and after that Shareholder was given 60 days to comply,if not complying the case to legal.This is what written on they rules. In real life it's completely different story.It took more than few email exchanged And my visit to the office for management to move. In the middle of August I started recording what is going on on my phone And sending that recording to the Management.And they have a different excuses like its just squeaking of the floor or noises are LOUD but not EXCESSIVE!!!!! This all was drugging till November.My neighbor fail both inspection because he didn't have a carpet and was given 60 days to comply.So in the end of January it's suppose to go legal.Management now asked for another month, telling me if he is not going to comply,it will go legal. My neighbor put cheap thin rug on the floor just to pass inspection. And I still hearing EVERY move from his apartment. Around 20 of February I was told that he didn't pass inspection and need improvement,he didn't improve ANYTHING. And 5 days later he MIRACULOUSLY did everything right and Management fulfilled they obligation. NOISES are STILL continue waking me up in the middle of the night and very early in the morning. I still sending my recording to Management with no response. You can draw your own conclusions from this very long story. read more

The Glen Oaks management sucks, the very rule unprofessional, and they have an abuse with aging people over charging for maintenance. Right now they have me like I didn't pay the month of November when they cashed the check and I got proof their company cash the check of course they have the audacity to also charge late fee. Glen Oaks village personnel don't have the knowledge to do the work they're supposed to do that's what I see. Some of their workers are management volunteer People so you get what you pay for. Soon I will be calling 7on your side and again 311 complaints until they fix their error this be going on since November. I all had place several complaints so I also see this error as retaliation for the complains that I placed in 311 and through the Mayor's office. read more

I recommend all the reviewers that had bad experiences submit a complaint to the NYC Attorney General with all your documentation. Glen Oaks management is so focused on the trivial matters that items such as updating the roll with the City to show that ownership has changed are never done. I only came to realize this when I did not receive my STAR credit to help cover the cost of a special assessment. Glen Oaks of course tried to say it was the city's fault. The city said they have no record of me or even the previous owner's name on the unit. I had to stay on the phone for 4 hours with the city to try to rectify the problem. When I called Glen Oaks and said this is unacceptable and this needed to be corrected before I pay any special assessment, the answer was it doesn't matter that the city roll is not updated the taxes need to be paid. I will be fighting this all the way to court if I have to. Glen Oaks needs to get an overhaul of the whole management team. read more

Glen Oaks is the best Coop community in NYC. The maintenance is pretty low compared to other coops and is zoned for one the best school districts in Queens. Glen Oaks has two express bus routes (QM6 and QM8) and one local bus (Q46) that runs through the neighborhood. The neighborhood is safe and is patrolled by the 105th precinct and private Glen Oaks security. You are allowed to build out your attics or open up a basement in your coop. You can also build balconies, patios and management is flexible with most modifications. Pets are also allowed. The neighborhood also has several playgrounds, basketball courts, little league and recreation rooms that you can rent for your events. This is a great neighborhood and hopefully with the Coop strict screening process it stays that way! read more

I live here and proud of it this is the best coop in queens by far. When we were looking for houses, we wanted to buy a place where the place was flexible. Glen oaks allows you to build an attic and plus lately they have allowed people to build and entire floor!! They allow pets. Amazing benefits lots of park space, basketball courts and shopping centers! They have a very strict coop interview and only take the best of the best! I would buy another place here if I could! Safest place I've ever been. Most of the people are friendly, rent is fair market value and the community comes with so many perks that it makes living in NYC comfortable again. This place is one lie and one inconvenience after another. Today I called to reschedule an appointment that was missed for the 4th time. They missed it 3x in a row but this time the nasty receptionist couldn't handle a phone call without an attitude so she put an even nastier Maintinence worker on the phone who all of a sudden doesn't do repairs on the job we request. Funny they did when we called the 1st 3x and even scheduled 3 appointments to do it. They caused a leak in my ceiling 2x and never came back to repair the damages either. We called for a broken bathroom window which they replaced and never came back to repair either. All you get is an attitude from the office as if you don't pay their salaries. Basically stole my $400. I went to see an apartment in early December the realtor told me if I like it I should send him $400 which is the sublet fee to hold the apartment. The apartment is a bit small to my liking but I liked the idea of $3 parking per month anyway I sent the $400 and the realtor sent me a link to the application forms, rules and lease. A week later I gave the required documents to the realtor and he made he signed the lease and dated January 1st eventhough they didnt approved me as yet I informed him that my rent is due on the 20th so I'll move in then he said we can do the 15th. Didn't hear anything until I texted him on the week of the 10th asking how's everything going with the apartment then the following Wednesday the 13th I'm told I have to create a Skype account to do an interview so I can move in the next day. I mentioned to the realtor that I'm unable to do an interview between the hours of 10-3 because I work in Healthcare and I'll have patients; he let me speak to the manager which was no help all she said was do it on your lunch break and I told her I don't have lunch breaks. After that the realtor constantly texting and calling me asking for a day I can do the interview I just got tired of repeating myself that I work Monday to Friday and the earliest I get off is at 3 on Fridays and they're not doing interviews after 3 so there's no point for me to go back and forth so I stopped answering him , he texted me saying that they'll report me to the credit bureau for not responding. I then texted him asked for my $400 back which is the new tenant sublet annual fee and the realtor told me to forget about the $400 because they're out January and have to find someone for February. read more

This is the worse place to live!!! I do not even know where to start. The maintenance fee always goes up and maintenance do nothing. People leave things such as garbage and junk outside and maintenance will go past it for days without picking it up. When you call the office they have a nasty attitude and take forever to get back to you. The village recently replaced all our windows with brand new ones and the work was horrible. I can feel the cold from outside. When we told them about it all they could say was that they didn't see anything. The worse part is that they take forever to do repairs but meanwhile Ill see them driving around or parked in the drive way just sitting around doing nothing. When they actually do work its at 8am when people who work the night shift are sleeping. In winter they never put salt on the side walks and when they do its around 11 am when people have already fallen on their way to work. My family and I live on the first floor, so this means we can hear everything from our upstairs neighbor ( I MEAN EVERYTHING!!!) the floors are so old I can hear every creak, I can hear every call they make, every fight they have and every time they have sex. The co-op tells us to report anything but they wont help us if the neighbors retaliates. Reporting them would just piss them off!!! I don't understand why Glen Oaks have so many rules but wont go around to see if people are actually following the rules. Living here is horrible and I feel bad my family lives in horrible conditions and now I see why all the apartments are empty in the village. I have convinced several people including coworkers from buying these co-ops and I feel I have done my part in rescuing these people. I had a few people come by and experience it for themselves. The Glen Oaks Apartments are .. no ... just no... They will drive around in their cars and go carts around the neighborhood, putting in flowers and whatnot to make the outside look pretty whilst they treat the people that live in their apartments like pure sh. For starters, if you call the management or maintenance teams, the receptionists are INCREDIBLY RUDE. Then once you finally get past them and get ahold of the shareholders, surprise surprise, they are even more rude. No one is asking them to be loving, but having an attitude and being nasty to a tenant who genuinely has a question is inexcusable. The least they could do is give the workers some training on how to politely converse with people. The shareholders I spoke to their names start with an M and an I, just nasty, beware, it'll ruin your day. They don't really get involved in anything, it only seems like they will so that people will move in, but in reality they don't do anything. If you call them for even a health hazard, along with some class A attitude, they will basically tell you its not their responsibility and that they won't get involved. Good luck. read more

Began renting here mid-last year. So far so good. Rent is low-average prices for the queens area. There is definitely a piece of mind knowing is a structure to rentals and everyone is bound pretty much by the same rules so a landlord can't screw you over without answering to the board. There is usually always parking in our area. Always feel safe and secure seeing the patrol car every 20 minutes or so. Biggest complaint was the paperwork required for the application process. Apparently the most recent pay stub, job offer letter and bank statement wasn't enough. The board apparently needs employment verification signed from your boss from the last 0-45 days. I needed more for here to rent than I did when I needed to apply for a mortgage. read more

I haved lived here for greater then 10 years. It is a safe neighborhood with private patrolling security. It has several children's playgrounds , tennis courts , basketball courts and baseball field. It has a beautiful dog park as well as its local to highways and public transportation . The crime rate is low and they allow pets . The maintenance fees are low comparatively . You are allowed to obtain permits for remodeling as well as dormering or making a finished basement. Even sunrooms are permitted. You do need to be able to be Cooperative , communicative and patient, as there are times of discourse living so close to your neighbors . The cost of housing is expensive Everywhere in the 5 boroughs but if your willing to remodel you can get a great deal here. It is in walking distance to shopping and there are private garages to rent, although there is quite a long wait list. There are express buses to Manhattan or to subway if you do commute . There are some struggles getting snow cleared as the village covers a large area . it eventually all gets done but for blizzards expect to lend a helping hand as it can take near a week to get plowed out. They are not allowed to assist in shoveling out cars so plan on using public transportation .If you purchase a downstairs apt , ensure upstairs is carpeted as mandated prior to you moving in, as noise could be very unsettling. It is a family and pet friendly community that hosts an annual fall festival and dog Halloween costume parties . There's plenty of grass out back for kids to play. I love it here. read more

I bought an apartment about 2 years ago, after selling my home on Long Island. It was an investment in one of the best run co-ops in Queens. Glen Oaks is a self governing co-op run by a board of directors, who all live in this community. The monthly maintenance is very reasonable considering the prime location and what you get. The maintenance personnel are very friendly and helpful if you should ever need them. They do a wonderful job in keeping the Co-op functioning. We just had a record snow storm, and within 2 days, all the streets were plowed. I know I made the right decision moving here. So much so, that I just helped my son purchase a 3 1/2 room for himself. read more
