Onsite owners are impossible to get along with..lots of people breaking the rules..& the stuff floating in the water..had to get my own internet, because it wouldn't work on my site...& let's not forget about the cable..( if your site has cable)...btw...cable isn't even digital.. it's analog, always had to use my antenna..some of the long term residents aggressive & unfriendly... read more

It suddenly makes sense why the park is nearly empty. Extremely rude "management". Lady walked up and was already angry before even talking to us. Only thing wrong was we had a screen room up that simply didn't attach to the awning. It's freestanding which didn't meet their rules for some reason. It was set up and tied down appropriately. We had it to keep the baby out of the sun. Keep in mind it had been up all day without question. They drove but multiple times. Then she requested we move guest vehicles. That's very reasonable. Then barely described where to park them and said oh don't worry about it. They're literally here for dinner only. She only introduced herself when I asked her name and who she was. Apparently, she told some guy we got in her face. I have plenty of witnesses that can say that wasn't true. So he comes over to start more issues. He didn't want to give his name or any information. Finally said he was one of the 3 part owners but refused to give info. Needless to say, awesome park and land but totally not worth dealing with this drama. We have been camping many places and never had anything like this happen. Start a conversation professional and things will go better for us all. Thanks for ruining our trip when we would have been happy to accommodate. I refuse to stay here again. Beware. read more

Beautiful quiet place! On the water just off the highway. Quick drive the Navarre or Pensacola Beach.

We came to visit some friends staying at this RV park, considering it for our own future camping trip. However, within just 10 minutes of arriving, a rude woman--who didn't even identify herself--approached my wife in an aggressive and confrontational manner. I won't get into all the details, but let's just say it quickly became clear why this campground is so empty. Shortly after, a man--who gave conflicting stories about who he was--confronted our friend who was camping there. He claimed we had gotten in the woman's face, which was completely false. Apparently, she had called him to escalate the situation with an exaggerated version of events. Overall, the management here clearly lacks professionalism, people skills, and any sense of customer service. Based on our experience and the many other negative recent reviews, it seems this is not an isolated issue. We will absolutely not be staying here or recommending this place to anyone. read more

Loved, loved, loved this park. Wendy, the hostess is the sweetest and Jim is right on the spot helping you get your camper parked right the first time. Very clean and personal park, not like those gigantic corporate run parks. Cute little pool, clean restrooms and shower house, water front, kayak launch ..... just the whole package. And they obviously appreciate their veterans with all the flags. I had to give them one of my Seabee flag which turned out that Wendy's dad was also and it was flying road side by the next morning. That was a personal touch for me above and beyond expectations. They have a few "tight" rules, which were no problem and is probably what keeps the park looking and feeling so good. Did I mention I loved this place?!? I highly recommend and would do again in an instance. Thanks Avalon Landing RV Park for making me and my clan feel like kin. We are locals and planned to stay here while we waited to close on our new home. We booked for one week, but were not allowed to pick our site. We were told only one vehicle could be at site and that they did have overflow parking but it was on a red dirt road outside of the park. Right away I noticed multiple cars at most of the other sites. You are not allowed to have any external canopies and we were placed in a location where there was absolutely no shade. Even with our awning out there was zero shade until the sun went down. The park had many vacant spots that had shade and it's July in Florida so you would think that would be a consideration. It felt like everyone was placed in same area on top of each other. Why wouldn't you spread everyone out? We have a 2025 motor home so it's not like we showed up with a home made camper that needed to be hidden. Rules stated that all children under the age of 18 must be accompanied by an adult EVERYWHERE to include riding their bike. We get the part of children being supervised but we have an 11 and 15 year old. We didn't even bother to bring the bikes out and also felt like we couldn't really let the kids do anything outside the camper because of this rule. We did not see any other children in the park so maybe we didn't get the memo. We were also there during 4th of July weekend which was shocking so I would venture to say this is not a kid friendly place at all. This caused a lot of stress on us and we decided to leave a day early and go setup shop elsewhere. I would not recommend this place unless you're just looking for a spot to park your RV and that's it. On a positive note, it is super close to interstate for those that need a convenient drive to Milton/Pensacola. read more

This RV campground is a hidden gem. There is more space between camp sites than at others and the cleanest and nicest shower rooms that I have ever seen at a campground. We liked the path you can walk around the area and over a small steam. We stayed at one of the off steam sites and it was nice and quiet. WiFi is not for streaming or gaming but good and strong for checking mail and writing this review. read more

We had been looking forward to coming here for over a year, finally had the chance. Check in was ok, no gates for baby or pups. OK, we can work with this. I asked about a screen room and it was told to me it is ok. My son made it with his wife and kids too and got set up. LOVE the water view from the site, calm and relaxing. Saturday, sunny and grandson was outside so decided to put up screen room and run fan to keep him cool and shaded. They told me at check in be careful with them because it is windy, ok tied it down. Enjoyed the day. Friends came to have Tacos and Enchiladas with us for dinner. As serving dinner inside some older woman came just walking onto the campsite and asked who's RV. I said mine, she started in on this (pointing at screen room) is not allowed and it was in the paperwork to not have them. I asked who she was and she started in about she works here. OK, Why not introduce yourself and say the screen room is not the type that is allowed. I would have asked what type is and they could have said so. THEN she started in on my guests not registered and we have to move all these cars to the red dirt road and go pay for the guests? I told her we were told to park here as they are OUR cars she's pointing to. The 2 trucks of our dinner guests we can move, she said "only 2?" I said yes and they are only here to join us for tacos. Nobody is staying. Then she asked where we are getting tacos??? I am making them inside. Well then they dont have to move the vehicles and she left. Next thing I know the old guy that was in the check in house was behind my RV blowing up at my guests and son about the screen room. Of course I came out and he said we got in the woman's face. All 8 of us informed him nobody got in her face but she started just yelling at us from the minute she walked on our site. I told him the lady that checked me in said the screen room was fine. He said he was there at check in and they did not. After arguing with me when I said I would take it down he clarified a screen room attaches to the awning. I told him I was not aware a bought screen room was not a screen room that was approved. I also told him he could have nicely came over and told us that the type of screen room they were referring to was attached to the awning. He continued on saying he is just doing what his boss told him to do. My son then asked for the owners information. He then changed his story to he is one of the owners. (Which is it, doing what boss said or he's owner?). I started taking down screen room then my 13 year old informed me that she was the person following her around asking where her camper is and where she belongs. My granddaughter refused to give her information having no clue who this person is just following her around. Nobody should just follow a child around without being polite and introducing herself so the guests do not feel unsafe. Smart girl to not give info to someone she doesn't know. So, I took down the screen room, had dinner and now understand why the campground is ALMOST EMPTY ALL the time. One guy said this was the most he's seen here in 4 months. Saturday at a campground in Florida and maybe 25-30% occupied. If there is this much vacancy there is a reason. ESPECIALLY if it is located on the water! Vacancies speak for themselves. You should not treat guests like that. Mutual respect goes a long way. We camp in groups of 4 RV's per campground and wouldn't send anyone here. Losing business right and left. A beautiful little park. So peaceful. They escort and assist you as you pull in. There are two sections and some of the turns inside are tight, but the staff are very helpful. On-site amenities include rental canoes. Great location to visit Pensacola and the beaches on the Gulf. Great place to stay and enjoy. read more

From the website and other photos the place looks very nice however we had an unusual experience with this RV Park attempting to make a reservation. We called and asked for five nights and during the conversation asked for a site number and were told we would be in 60-79. We asked for a site number and were told "we don't do that." We then asked if 67-79 would be OK since 60-66 appear on top of the bathrooms. "We don't do that and our bathrooms are hardly used"; so while on the call we cancelled. The next day we say the three day deposit of $177 pending on our charge. I called back and was told things that indicated we caused all this such as "You cancelled", "You wanted a specific site" (we only asked for 67-79 to try to accommodate their policy), "You...." this and "You...." that and so on. Their was zero acceptance that perhaps they could have done better. She told me they cancelled it right after the phone call and I'd see it on my statement in a few days and "if you want a photo of the reversal I'll send it to you" like I didn't trust her. Though this place looks very nice we will avoid it. We were totally polite on the call while she was restrained at times and surly at others. read more

FAMILIES and VETERANS STAY AWAY! This was our second time here, the first was pleasant. They don't provide you extra parking for any additional vehicles and want you to park outside the park in a road that is almost guaranteed to get your car broken into. Regardless of the breed of dog they don't care about service dogs, if it looks mean they don't want you there! Ignorance! They say it's ok if you have paper work, but their attitude is not in accordance with those statements. It's overpriced compared to other parks. They say you can park on the grass, but it obviously is only directed to people with families and larger dogs, others can park on the grass no problem. Like the guy next to us when we got here (half his truck for two days) and the pic shows another one. Do not waste your money if you fit the above categories, go somewhere else! read more

Just moved out of our house Milton to head to Seattle. Stayed here for 4 nights in site 42 on the water. Nice view and an extremely clean park. Staff were pleasant. The bath house/laundry facility was a perk. The machines are fast. The dryers dried each load in one cycle. Water pressure for the showers was really strong. Our 3 dogs liked the walks around the facility. Convenient access from the highway. Reasons for 4/5 stars: 1) A lot of sand on the waterfront sites 2) fire ants everywhere 3) road noise from the highway 4) a thimble sized pool 5) extra fee for additional children We would stay here again read more

We are new to the RV world and the staff were extremely knowledgeable and guided us easily into a back up slot along the water. We met 3 staff members while we were there and they were all very pleasant and helpful. We liked the option of filling our propane onsite. My four year old liked the bridge and we enjoyed the relaxing environment. Only stayed one night, but it was enjoyable! read more

What a great place to stay. The staff is extremely friendly and courteous. The park is very well maintained. I definitely recommend a water front space because the beautiful river view. All the spaces are paved and very level with a grass yard, concrete pad the length of the space, and a pinic table. The park easily accommodated our 45 foot Prevost Bus with a tow car. read more

Extremely pleasant and accommodating staff. Slots of large gravel, bordered by concrete curbing. Conveniently placed, well-maintained utilities, including cable. Many tow vehicles park on the access loop due to limited slot length. Unfenced dog yard is also water retention basin; would benefit from a bag dispenser. Overnighted in a rainstorm, so did not visit the bathhouses. I'd be happy to return here when in the area. read more

Rip-off alert! Wont rent their dozen+ open lots for a monthly rate. But, will rent them for a weekly rate of twice the monthly rate. Acted like they had nothing available for the month until I told them I had driven thru and seen many many open lots. Then they played ring around the rosey. But, they would "take my reservation for the weekly rate" ($1000, instead of $500) . Office lady let's a small amount of power go to her head. She was talking very snide. read more

Small place in two parts. On the water and next to a ecological preserve. Lady at desk and guy who guided me to my site were both very nice and friendly. Some long-term people but they have all their stuff neat and their areas well decorated and cared for. Level gravel pad with concrete pad next to it with picnic table. Could not get logged on to wifi but didn't try more than once. Very quiet area, long-term people were friendly and talkative. Wish they would fence off a small area for a dog run to let your dog off leash for a bit. Would definitely stay again. read more

Nice park if you are looking for kayak access to the estuary, but is right next to a busy road that makes the area a bit noisy. They offer a separate campground area to the east that is farther from the road and it may be more quiet. read more
