I have to say I am pretty surprised at all of the negative reviews here. I have never encountered any problems throughout my residency here. The location is ideal for shopping and easy access to the freeways. I love my apartment and have to say whenever I had any issues Charlotte the maintenance tech has always been the one to fix them. Well.. drove from SF to check this place out, we had an appointment at 3pm (confirmed on the phone). We get there and are left waiting 10mn without any type of acknowledgement, together with a number of other people. Eventually we are told that they didn't have us on the books! Without any apology or even apologetic attitude we left and nobody even said goodbye or offered to reschedule! I work in the industry and there is no excuse for such behavior. I guess I should be thankful because I understood that I would NEVER like living here and having to deal with this type of service long term. read more

I lived here for awhile and I can tell you that Tiffanie, the old manager, acted in a disgusting manner. Her communications were rude and shockingly ignorant. She, like many of them, were very nice at first, but living there after awhile just became annoying once things came up and we actually had to deal with the office. The price was jacked up significantly twice and we were OUT. The new management for the next year wasn't much better at all, so there's no redemption there. Poorly done maintenance work, doors that stick, lights outside not replaced....The new office hours made things impossible for those of us that work, yet want to pick up our UPS packages. read more

I am writing a Yelp review at 7AM because the fire alarm went off at just after 6:30AM this morning and it wasn't even in MY building at AVALON! They have three buildings onsite in San Bruno. If you've ever heard the fire alarms here, they are piercing and ear shattering. This is not an isolated incident. The alarms have gone off multiple times during the week and I've only been here over a month. Front desk staff is nice, but it doesn't make up for the hearing loss you're going to get from living here. read more

Lived here for two years. Apartments are ok, but the rent is high and keeps getting higher. Management is not good, the pool is freezing in the winter despite we complained several times and there is no security in or outside the building. Residents steal everything they can get their hands on and Avalon takes no responsibility for any loss or damage of property or for any criminal activity in the property. There is a crazy woman who moved into one of the buildings that keeps damaging people's plants and harassing the tenants and again management won't do anything to evict her. I you move here demand an increase of security! More voices are louder than one! read more

I've been living as Avalon San Bruno for 1 year. The place is amazing. The location is fantastic with Hooters, Bart, Lucky, Best Buy, BevMo, Target and many restaurants in a walkable distance. The staff is very helpful and friendly, especially Jen and Nancy. I really enjoy living here. This is a fantastic community. Pros: +Lots of units with different floor plans. +Excellent, open-concept layouts with grown-up-sized appliances (lots of apts in SF have diet-sized stoves and refrigerators) +Staff, staff, staff! We lived there through a complete turnover of office and maintenance staff (except Ashwa, maintenance extraordinaire as evidenced by other reviews, whom I believe was there the entire time). Every single member of Avalon's team here is highly professional and obsessed with tenant satisfaction, on a level I've never seen from any similarly sized apartment management company. These people were friends that we were either sad to see leave, or sad to say goodbye to. +Surprisingly and wonderfully transportation accessible. Thanks to BART, Muni Metro, and a plethora of bus lines, the entire city is conveniently at your fingertips here. +By SF standards, very reasonable rental rates with large floor plans. We had no idea about several of the above points when we chose to move to Avalon San Bruno; it really was the rent and square footage that got us there. +Insanely responsive team attending to maintenance and service issues. I had a dripping valve once, that the maintenance supervisor seriously offered to return from a camping trip in Santa Cruz to address. +Unusually neighborly community - I remember one night, we had a fire alarm (the ONLY time this ever happened in three years, I promise) in the wee hours, and there were folks having playtime with their canines, some neighbors went in together and split pizzas from the shop across the street, etc... it was somewhat moving to see neighbors banding together in an adverse time like that. Very expensive place to live for a very small space. It took us 1 & 1/2 month to get the access keys to the pool & gym. The hallways are dirty for a luxury apartment. It smells like a wet dog. This was Archstone when we lived here...very bad, cold, noisy and TINY rooms. Was 2000/mo for a one bedroom in the 'bad' area, far from the office. We stayed 6 weeks and left. Everything was SUPPOSEDLY in order with management who agreed we could break the lease. This was advertised as pet friendly and you have to fill out extensive information on your pet, which we did. Then one evening, the cat apparently sneaked out as the front door was briefly open and wandered through the hallways. I called security as soon as I noticed he was gone but no one started looking except me. Since it was a closed in area, just hallways, I was sure I would find him. The next morning I asked the office and no one knew anything about a missing cat so I went to the shelter and there he was! Fifty dollars later, I asked what happened at the desk since they had the cat's description but was then told someone had found a cat and called the shelter...the cat got ill somehow and died a few weeks later. I had had a knee operation and while we were moving out, the 'walker', on loan from the hospital was STOLEN - in the room! Even your parking space was not safe because large groups of questionable young men were always roaming the garage, taking up much of the gym and pool area, and carrying their loud music with them. They sent me a large bill for 'breaking the lease' and 'damages' later... read more

My girlfriend and I have lived here for a year and am moving out at the end of next month due to an increase in rent and just an intrinsic desire to change scenery. Avalon San Bruno has been a wonderful home for us. We genuinely love it here -- the staff is extremely helpful and nice, the apartments are high-end and comfortable, maintenance requests and paying rent is all done through an online portal and couldn't be easier. The clubhouse area is what really shines here, amenities-wise. We use the gym, cardio room, and pool almost every day and are going to seriously miss it when we move. It's the only apartment I've toured around the area where the pool is actually big enough to use for exercise. The fireplace lounge upstairs and the little community library and office spaces downstairs are nice-to-have as well. Location is extremely convenient -- most everything you could need is within walking distance either across the street or down the block. I can walk out the door and get my hair cut or go loiter reading magazines at Barnes & Noble, and I swear to God there's 5 Starbucks within a mile radius. BART is a short walk through/around the mall (I can be out my door and into downtown San Francisco in about 30 minutes start to finish), CalTrain's less than a mile down the road. Be forewarned that this is NOT a location that will appeal to everybody. The airport is super close (I can see a huge portion of it from my balcony, which I think is pretty cool) and the jet noise is loud/frequent. My girlfriend and I are able to block it out as background noise -- but if you're someone who can't do that, consider this your warning. It can be loud here. Jack's Restaurant and the Mall are across the street, both of which are sources of crowds and noise. Again, I am able to block it out completely and consider it a nice reminder that I'm surrounded by civilization and human beings, but if you're the sort of person that is annoyed by this, you should probably look elsewhere. Closing your balcony door helps too (we almost never do this because the weather's pleasant enough to keep it open all the time). Also: San Bruno's still a bit foggy and grey compared to a few miles south, but it's definitely not bad. Community-wise, people are generally pleasant (a few are really exceptionally nice) and leave each other alone (I don't know any of my next-door neighbors... I'm cool with it). Lots of cute kids and doggies around too. Don't believe the average Yelp score here. People are more likely to leave an angry review than a glowing review. Yes, it sucks that rent hikes up every year and forces people out, but that's a rampant problem in the Bay Area in general. I'm moving out for that reason, but I don't hold it against this apartment complex. In terms of living, Avalon San Bruno has been really excellent and we're both going to miss the hell out of it when we move. TL;DR: PROS + Staff is rad + Apartments are really nice; Washer + Dryer in the unit + Broken stuff gets fixed quick + INDOOR LAP POOL and HOT TUB -- never seen this anywhere else + Relatively mid-size weight room. Big cardio room. + Clean, cozy clubhouse. + Signs of civilization abound. White noise aplenty. + Location is extremely convenient (quick access to BART, stores, restaurants, literally five Starbucks) + Doggies CONS - Rent hikes at the end of your lease - Noise from airport and local businesses (again, this isn't a con for me but may be for you) - At certain times of the day, the clubhouse can get busy - Pigeons (they'll hang netting over your balcony if you want which keeps them off, but for those who decline this, the struggle is real) - The occasional gray and fog of San Bruno - $35 dollar extra fee if you want to pay your rent with a credit card read more

I am currently renting a 2 bed 2 bath apartment at Avalon San Bruno. Here's a summary of my experience: Overall most staff are very friendly and welcoming. Elliot and Jill in particular go out of their way to make people feel comfortable. But I had a very terrible experience with the new general manager Jerika. Highly unprofessional and rude when my husband and I went in to discuss the lease renewal terms. She behaved as if we were living there on charity and did not treat us with even a modicum of respect.Of late, we are also noticing security and maintenance lapses. I live in Building 1 on the 4th floor and our hallway carpet was disgusting. After repeated complaints for over a year, they are finally redoing the carpets this year. Although you're not supposed to smoke in the hallway, we continuously find that our stairwells and exit hallways reek of cigar stench. There was a break-in at the apartment and we only came to know about it via a generic security email a week later. There were no specifics on what happened and how they will address this issue to prevent such occurrences in future. For a place that makes exorbitant rent hikes, the maintenance and security standards are quite poor. I would recommend getting a tour of the floor and hallway of your potential new apartment to gauge the surroundings and your neighbors before making the decision to move in read more

If you want a $500 increase in your rent every year, then Avalon, San Bruno is the place for you!!! They don't care if you've been a loyal customer for a couple years and if you kept the apartment in mint condition. All they look at is 'market price' and they won't blink to increase your rent based on that. I'm so disappointed at Avalon management! read more

Wonderful and caring staff. Lovely apartments (building three) and well-designed community. Close to public transit. Only downside is it is close to the airport, so you do get the airplane noise pollution, but it hasn't bothered me in terms of waking me up at night or anything. Have been here a month, but this is already one of my most positive living experiences. read more

worst ever. I am a current resident here. there were 6 car brak ins in a 3 gate secured garage and instead of apologizing the company said it was my fault for leaving my car exposed with valuables. I pay 100 extra for a secure spot in garage. And they don't even feel that they could od something better instead they blame it on us . such greedy mentality and the office is the worst. I moved here in October 2015, and the staff was very helpful throughout and after the moving process (my main point of contact was Rachel). I moved into building #3, which is newer than the other two and has slightly better amenities (newer appliances, gas stove instead of electric, etc). The maintenance staff has been very prompt (you can call or leave a request on the website). My work requires access to both SF proper and the airport, and the BART station is an easy 12-15 minute walk, which is fairly convenient. There's also a nice mall within walking distance, which is nice for quick errands and going to the movies. My apartment was clean and had very few issues upon moving in (but the maintenance staff fixed them very quickly). The only downside is that the cost is higher than I'd like, but there are few locations with all the amenities that I was looking for, so I didn't have a lot of options. I will consider renewing my lease, depending on whether or not my rent stays the same. read more

Place looks good on the outside and total rubbish when you live there. Like they say, don't judge a book by its cover....
