This apartment complex is for you if you are fine with: - poisons being sprayed all over the common green space areas where children play and people and dogs walk; - "landscapers" mercilessly mutilating what could be beautiful trees and flowering shrubs into small lumps; - the super loud sound of leaf blowers; - alarms going off for months without maintenance doing anything about it and them acting like you are the problem for asking them to fix the alarm and make the horrendous noise stop; - maintenance not communicating about the work they did, nor seeking clarification with you about the work that needs to be done, nor when they will be in your apartment doing the work, and then maintenance accusing you of being disrespectful for requesting clear communication; - automatic toxic room "fresheners" in the fitness rooms (I had so been looking forward to using them but did not want to breathe the toxins); - crazy loud HVAC units constantly blasting noise making you feel like you are in a non-stop giant engine room in your own home; - ridiculously bright light pollution that is hard to block out at night and visually assaults you when you look out your windows or open your door; there is no reason for such a multitude of super bright, white lights and it is a waste of electricity. When I moved in, there were several things broken in my apartment and things that still needed to be cleaned. Over the first month, maintenance was responsive and did the repairs and cleaning (like the ceiling fan that I could not reach to clean was caked in thick dirt and dust and grease, and the bathroom fan did not work because the painters sprayed the bumpy ceiling paint spray all over it), but they left all the dirt and debris for me to clean up. I never had that experience before where maintenance workers expected me to clean up their mess. It would be useful for them to have a checklist to go through before a tenant moves in to make sure that everything is working and clean. Other than that, the location is good. Visually the aesthetics of the buildings are okay. There is plenty of parking. I like that there are many trees around and I can go for long walks in the neighborhood. I like that they plant flowers at different locations there. The price is expensive but bearable.

They are very considerate and make sure to take off their shoes so as not to track any dirt into our home. Lastly, the location is great. I have been a resident here for 16 years and have used the pool every year it has been open. Over…read moretime, it seems that new rules are being added each season, but the most recent change is particularly concerning. Residents are now being told that it is a Massachusetts state law that everyone must leave the entire pool area whenever the lifeguard takes a break. During these breaks, all residents are required to wait outside the gate for approximately 10-15 minutes until the lifeguard returns. In previous years, the rule was simply that swimmers had to exit the pool and remain clear of the water while the lifeguard was away. At no point during the past 16 years has there been a requirement for all residents to leave the pool enclosure entirely. I have reviewed information from Mass.gov and other sources and have not found any state law requiring all patrons to leave the entire pool area during a lifeguard break. If this policy is based on a specific state regulation, I would appreciate being provided with the exact citation or source. My concern is not only whether this rule is being accurately represented, but also why a policy that is now described as mandatory was never enforced or communicated in previous years. If this is a local policy rather than a state requirement, residents should be informed accordingly. I respectfully request clarification regarding the legal basis for this rule and the reasoning behind its implementation.

It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak. It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated. They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit -- in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!?? How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage. I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home? Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs. So let's be VERY serious -- there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home. These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment. I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away. The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this.

Fortunately, he was able to come the next day and replaced all four springs ( 2 on each door ), inspected, adjusted and lubricated rollers and pulley system. Jake then showed me that the gears that drive the chain system on top of the motor ( manufactured in 1999 ) were wearing and will need to be replaced in the future. I appreciated that he didn't try to up-sell me in doing the repair now, but rather said when it breaks, to call him ( he said the gear assembly could last months or even a year or two ). Tri-Boro Garage Doors is a small, locally owned company from Northborough. Jake may not have a fleet of fancy ( or expensive trucks ), but he is insured, experienced, honest, reasonably priced and has number of very positive reviews ( mine now included ). Given my experience, I wouldn't hesitate to recommend Tri-Boro Garage Doors and will definitely contact Jake when I need my garage door serviced.
