The management is friendly. On the first day when I moved in, repair requests like a hole in the wall and a broken blinder were fixed immediately (the place was not really ready to move in). Landscaping is well taken care by the village's HOA management. The units were built in early '70s. So you can hear your upstairs neighbors walking, talking, and taking showers; and the other way around too. Once a downstairs neighbor said, she can hear her upstairs neighbor peeing. And if you live upstairs and when your downstairs neighbor cooks, smell comes through the vent hole and the wall; no doubt, you will know what they're cooking for meal. After hours, your entertainment unit volume needs to turn down a lot lower so that you don't disturb your neighbors. Or you might want to try a pair of personal headphones. During summer, most of the student neighbors and their friends use pools past closing hour, 10 PM. Security can get there no faster than 30 minutes.

Yes, it's centrally located but that does come with congestion & all day traffic noise from the Blvd. My unit backs to the alley so there's also dump trucks, barking dogs, bums picking thru trash, cars driving thru, random people talking in the alley & shopping carts rattling over the potholes. Tonights treat...2 straight hours of live mariachi from a party at the house across the alley. In addition to all this, the complex is currently under renovation, so from 7:30am to about 3pm Mon-Fri there is drilling, hammering & scraping. If you aren't home during the day, great! If you work from home, it's a challenge & VERY distracting. I know it's temporary, but I wish I had been told beforehand. I've been here 2-3 weeks & cops have been called twice. Once for a late night domestic disturbance & again for a neighbor that was found dead. Watching a body being loading into a van isn't a welcoming site for any new tenant:( I'm sure it was all a random coincidence/fluke this all happen RIGHT when I moved in , but still sucked & was very off putting. That being said, there is an after hour patrol to call for any issue that arise (safety or noise) Apt is advertised with off street parking, but you'll be added to a lengthy wait list. Don't expect to get off that list anytime soon. I asked a neighbor & they'd been on the list for several MONTHS. You will be parking on the busy Blvd & if you get home late at night, you will be doing some walking back to the complex. Rose, the property manager seems VERY nice & responsive to emails. I've never met her in person due to their Covid restrictions/limited office hours. I also was not able to physically walk thru the unit until AFTER I signed the lease. Something I probably won't do again. The maintenance guys are also quick to respond. I had an issue with the contractors blasting music during the day, even after I asked them to turn it down. Put in a maintenance request & the issue was taken care of quickly. Overall, I would not recommend living here if you desire peace & quiet & the convenience of immediate off street parking. The units living room/kitchen has a bit of an off lay out. It's cozy & not much counter space.. You'll need to be creative with storage. However, if central location is your ONLY priority this might be the right place for you. There's a grocery store, laundry mat & a pretty good taco shop right next door. Restaurants, shops & stores are a short drive away. You are close to the 52, 5, 805 & 163 freeways, which is a BIG plus.

Now they don't even treat you with respect. The thing with old houses is that they are prone to having problems, no matter how much you try to refurbish them. In my three years here, I faced a pest infestation in which little bugs crawled into the apartment through cracks in the sliding doors. Weeks when my windows were sealed and taped shut because the landlord wanted to repaint the entire neighborhood. And when a hole was literally drilled into the wall of my apartment by mistake because the staff wanted to reinstall new stairs on the exterior of the walls. I tolerated all of it. On Monday, 3/9/2026, at 2pm, a notice to enter my apartment was posted at my door and sent to my email. Apparently, they spotted leaks in the pipes and would need to enter my apartment to fix the issue. According to the California statute, they are required to give a 24-hour notice in advance for maintenance work and to enter your dwelling. The work is to start at 8:30 AM the next day. Not even a full 24 hours later. And wouldn't you know it, I was woken up early in the morning by the manager banging loudly on my door, trying to come into my apartment, despite having posted a notice on my door stating this was an unacceptable practice. The landlord was argumentative and unapologetic about the whole ordeal. When I said, "If you're not going to treat your tenants with respect and like people with lives and a schedule, I'm not going to stay living here anymore," she responded with, " So what? I don't care!" Following the emergency repair work, a hole of approximately one square foot was left exposed on the exterior of the building for an extended period, from approximately March 10, 2026, until April 9, 2026. The issue was not addressed until after I complained to property staff on April 8, 2026, regarding the lack of attention to the exposed opening, which appeared to directly expose portions of the apartment's floorboard or structural area. The delayed response raised serious concerns about the property's attentiveness to maintenance conditions that could affect the safety, security, and habitability of the unit. I was also caught off guard and angered by the manner in which management addressed the source of the plumbing issue. When I raised the possibility of compensation after the March 9 incident, Ms. Carrillo implied that damage to the bathtub, which may have contributed to the leak, was caused by me. I found this implication inappropriate and unprofessional. I have prior documentation from my move-in records showing that damage to the tub existed at the time I took possession of the unit. As a result, the suggestion that I caused the damage was not only unsupported, but also deeply frustrating given the documented condition of the apartment at move-in. Taken together, these incidents reflect a broader pattern of poor communication, inadequate notice, lack of transparency, and insufficient attentiveness to residents' rights and living conditions. My peace and quiet enjoyment of the premises were disrupted with little regard for my personal schedule, responsibilities, or right to privacy in my dwelling. The people who own and work on this property don't respect their tenants anymore and only care about taking your rent money. They see the people of this neighborhood as obstacles that need to be moved out of the way asap so they can finish their jobs crudely and efficiently. Now home doesn't even feel like home, somewhere you feel safe and secure. I will not be renewing my lease.

If daily privacy from neighbors is important, a condo downtown, in Bay Ho, or Clairemont might be a better fit.

It gets power washed and additionally had new flooring installed in the entrance. The laundry room has a lock and is well maintained. Both the washers and dryers take card making it very convenient. The landscaping is the best on the block. The apartment itself has beautiful flooring, updated amenities, and an inviting color scheme.

Anytime we have a service request or apartment-related concern, she has been quick (within the same day) to respond and take care of the issue. We also have frequent carpet and apartment cleanings, which is very nice. During one of San Diego's (rare) rain storms, our apartment had a dripping of water inside. Within 24 hours, management was on top of it and had a crew taking care of the issue. We both really feel well taken care of and happy living here. There is a great neighborly dynamic here and it really is the best way to live within this beautiful city. Upon exit, my unit now is now available for $3,500+ San Diego Rent is already very expensive- and a $500 increase in 1.5 years is insane. So- just be aware that this complex may not be your long-term solution. 2) ANTS I have no idea WHY but we always got SOO many ants. I am a very clean person and I'd place traps and spray. But they were relentless. They weren't even kitchen ants going after food either, I'm talking like coming out of outlets in of my living room to crawl all the way to the master bedroom to crawl beneath the carpet 3) Carpet The carpet in my unit was awful, They also expect upon move out to do a Carpet Cleaning Service (like rent a Rug doctor or hire professionals). This carpet straight up needed to be REPLACED before I even moved in, it was so worn down and a sorry excuse for carpet. 4) You're not getting that Security Deposit Back I think we paid $700 for the deposit and got back $300. They charged me for what I would assume would be normal wear-and tear. But no, we were charged for re-painting the apartment (including the ceilings-?) despite them explicitly stating we are not allowed to paint the apartment. There were literally so many layers of paint on the walls as is, that every time you would bump into the wall it would leave a mark. We went through and washed down all the walls and wiped off more paint than expected.. The Good: 1) Bedrooms are spacious and great if you had to have roommates since each bedroom gets their own "master" bathroom. I could easily see 4 students or 2 couples splitting the house to make it more financially manageable. 2) The area is tough to beat for being so close to amenities. 3) Maintenance folks were chill and responsive. They didn't rat on us for having animals either 4) I always felt safe here. Except for the one time a homeless person was sleeping on my doorstep.

Simply put, this place is externally infested with rodents. Have been emailing management for a…read moremonth. Their response is the same- they will increase bait stations to help lower the amount of rats. However, several weeks later, the number of rats have not decreased. They mostly come out at dusk or early mornings, & it is particularly distressful when you have pets who then freak out when four or more rats are scurrying across the sidewalk. My neighbors have also told me it's a situation for them when the rats come out during their walks with the dogs. They will literally "jump" from one side of the walkway to the other into the bushes. Most recently, the rats started to appear in the daytime. On my way to work I was able to snap a picture & send it to management to ask them to please dispose of a rat on the sidewalk that appeared to be dying. Management has not responded to my requests on how they can measure efficacy of the bait stations and/or number of bait stations in the area to improve the situation. Until one sends photos, the emails get ignored or there is a delay in response. I am taking the time to write this review to motivate management to take action & for interested tenants to be aware & mindful of the current rodent infestation. I have never been in a complex where I had to watch where my feet were going in case I get an influx of rats when I go onto the walkway. Rats carry disease, including leptospirosis. (Pre-Covid 19 there was an influx of rats in the Hillcrest area, so it's a thing). This is not only an issue of sanitation, but a public health concern. The reason I still gave this place at least 3 stars is that when I first moved in, there were many problems w/ my apartment, but both management & maintenance worked with me. I am grateful to maintenance who has had to come out for the emergencies. I liked some of the staff I met in person - as they really tried to help with my transition to this place. Within two weeks of moving in, my toilet broke, the dryer broke, two bathroom sink leaks occurred, and there were an influx of spiders. I had to use the toilet in another unit across the way- even in the middle of the night. The timing really sucked- as it was New Year's Eve, and I had guests over. So we all had to take our "walk of shame" to another toilet. I had to use the dryer in another apartment, while carrying my clothes in the rain - since mine was broken. Again, a lot to deal with when just moving in. Management apologized and said that the apartment had been abandoned for at least two months. While it had previously been cleaned, it was apparently dirty as I got on my hands and knees and scrubbed the floor four times. When they saw how dirty the floor was (again I sent them a picture), they agreed to waive the cleaning fee upon move-out & gave me a small credit. Since that time, they have helped schedule an indoor pest control to come. However, the first time it was "scheduled," it didn't make the books even though I had moved all of my items & emptied all my cabinets and closets as instructed. It was super inconvenient that I had to do all that, as it made my apartment very cluttered and not a pleasant living space. (Not exactly what you want to be doing on a weekday after a long day of work). They finally were able to reschedule it, but again I had to keep reminding & confirming the appointment- it's a lot of work to move and re-clean an apartment to prepare it for indoor pest control. In summary, this apartment complex feels like Stranger Things. You never know what monsters or critters are actually in these old walls, and on the outside, there are rodents scurrying about - carrying who knows what disease- with no repercussions. I hope Management takes this review seriously & decides to take more pro-active steps to combat the rats & provide a cleaner & sanitary living environment.
