On 8/2015 we went to The Avenue to lease an apartment.We met Rigo Zavala and he showed us some available apartments. We then decided to lease an apartment (unit 3106). It has 3 beds, 2 baths, 2 car side by side garage.Total monthly lease was $1829. The move in date was 9/8, 2015.We paid our $525 (all in cash), and we paid it quickly with no delay to show our seriousness.In addition we immediately provided to them all supporting documents.They also sent us an electronic lease agreement, that we signed right away. Again! No delay! Before we moved in, two times I went there and met Rigo Zavala to make sure that that we did not need more documents before we moved in and he told me that everything was "okay", "ready to go", and "all set." Glad to hear that,I started packing everything up, got the apartment insurance (paid it quickly as well), contacted AT&T, and Ambit to tell them about our moving plans.SUDDENLY FUN BEGAN! On 9/1, Rigo Zavala called us and said that we could not move in to the 3106 apartment unit! The reason was the current tenant renewed the apartment, which was he said at first month to month.(Really?)Then he corrected that they renewed it for one more year.He said they came to him for renewal one week before we signed the lease agreement (was that possible?).He said that he forgot to put it in the system!(Really?) He then offered us another apartment unit which was more expensive and had 2 beds only!WHAT THE HECK IS GOING ON? We signed the lease agreement, paid $525, kept asking him if he needed more documents, we were so excited to move in to the damn Avenue! Is that their standard practice? Offer downgrades to tenants, and make them pay more after they made mistakes? We went AUGUST, but now because of their MISTAKES we were told we had to accept more expensive SEPTEMBER prices.Was that a joke?We didn't think so!When this happened, we had to ask Rigo Zavala to go to manager Bethany Ehret.She came across as don't care,and even forced us to accept the downgrade for the same rent as 3106! She gave no apologies!How could corporate trust Bethany Ehret for the position of Property Manager?At this point we said we had ENOUGH !We want to make this VERY CLEAR! We committed ourselves to being there to the point, that we already had our current lease terminated! Now we end up hearing this, and we literally HAD NO PLACE TO GO!Because of their mistake, they almost made us HOMELESS!Then we asked for full refund. At first they told us we'd only get back $525 minus the application fees or $350. We said WHAT? YOU made the mistake not us, and now you want to hold back the application fees. Since we were not at fault we wanted our $525.and after some debate Bethany Ehret finally agreed. Now the real "fun" started! Rigo Zavala said that it will take 30 days to get refund from cooperate. On 9/17, we called Rigo Zavala asking for status of $525, because since 9/1 till 9/17 (MORE THAN 2 WEEKS!), still we had not gotten our money yet!Rigo Zavala said that he has already called me (really?) and that I called him back (really?).Rigo Zavala said that he called me to my cell that had been deactivated after we moved to Texas last year! What kind of lie was this?As we didn't have enough inconsistency already, Rigo Zavala told corporate to send the refund to the wrong address. We had to correct him SEVERAL TIMES, and Rigo Zavala still seemed as though he did not get it!We were very much deeply disappointed, and upset with Rigo Zavala for screwing up everything, and not doing the job professionally. He now adds this onto everything else. We had no other option but sent emails to Mr Dvorhees and Mr Peter Engleman. They sent Mr Richard to solve the issue.Per conversations with him, we had arranged that someone from The Avenues' staff would bring the check to us.Mr. Richard even flew in from out of town to tell them personally what we agreed on. Bringing the check was the least that they could do.We had done so much to comply with their requirements! Forget all of that. Rigo Zavala and Bethany Ehret unilaterally decided to refuse to bring us the check, as directed by Mr. Richard.Rigo Zavala told us that he had our check and that we would have to go there to pick it up and if we didn't we'd have to wait little while longer because he was going to mail it to us.We said WHAT!At this point, we had enough of getting ABUSED and of almost getting THROWN OUT onto the street.We decided to call the Police, and have them witnessed the exchange of check. When Bethany Ehret seen me there with the Police, she turned to Shauna and said "Great minds think alike."What was that supposed to mean?Did it mean that if they brought the check to us they would call the police on us?Do yourself a favor watch out for RIGO ZAVALA and BETHANY EHRET, DO NOT TRUST THEM!If I COULD GIVE 10 MINUS STARS, I WOULD! All we got from them was inaccurate information, arrogant attitude, abused, thrown out onto the street, and the police.STAY AWAY FROM THEM!!! read more

First, let me start out by saying what a beautiful and well-kept property. Great location by Pearland Town Center. There's also HEB grocery store, coffee shop, restaurants and pretty much anything you need. The apartments are modern-looking apartments, and overall, very impressive. Let's not forget about the beautiful pool, children's play area, and the generously equipped gym, business center, and a lounge area when you want a change of scenery. Not to mention onsite maintenance staff. The landscaping simply beautiful. The best part is the staff though. From the time you walk into the I was greeted with a warm welcome. That is very important to me, first impressions are everything and they did not disappoint. Rigo the leasing agent was enthusiastic extremely professional, welcoming, positive, knowledgeable. I was nervous but he made me feel so comfortable. Rigo talk about events that they give their residents throughout the year. I truly felt like I was part of family. I cannot make it more clear how amazing he truly is. Also, I met leasing agent Narra who was as friendly helpful as Rigo. She was very patient in answering all my questions before and after the lease signing. Last, but not lease the face of this community Bethany McCormack. When I say after speaking to her staff, I can truly see why they are amazing, and it is because of Bethany. She is very professional!! After talking to her and I can truly say it is nice and refreshen to know how much she cares about her staff and take pride in this property. I fell in love with this property because of all the things that if offers and of most of all the staff. Bethany I am looking forward to living here. After talking to Bethany, I knew I needed to be a part of 'The Avenues Apartment'. Of the many places I've toured in the area, this leasing staff was the friendliest and most open to my many questions without putting pressure to sign right away. All I can say from the time I walk in the doors it was Bethany and her staff that had me at HELLO. read more

Peter and the crew of mechanical technicians, landscape sculptors, and problem solvers immediately helped me believe that a 'sense of community' is a [palpable] component of the 'Avenues at Shadow Creek Ranch' style; their service ethic is contagious. For parents wondering about the safety of developing mobile independence in their kiddos, both inside and outside of this gated community, the winding concrete pathways leading to the schools, coffee shops, and retail businesses are safe; our elementary and high school kiddos get to school via bike and scooter, respectively. Mr Willie and his crew are a dynamite force safe-guarding [and ensuring] our 5th grade daughter's crossing of the street. Nah, he isn't employed by the Avenues, but he does his job so close to us (and the school), that he feels part of it. read more

One of the best communities to live in Pearland TX. I have lived here for almost 4 years. This place is super clean, extremely peaceful and quiet with excellent neighbors. The staff here is amazing and super helpful. Whenever there is a maintenance issue with my apartment it is quickly taken care of. Even emergencies in the middle of the night are addressed promptly. ​ We have residents events about once a quarter usually by the pool where they provide free food, drinks, and give aways like gift cards, and a bunch of prizes. The property manager Bethany is superb and knows almost everyone by name. She's the best and her staff is amazing. I highly recommended you consider The Avenues as your next home. I just wanted to share how wonderful the staff is here, but especially the maintenance people. Today I submitted 2 requests at 7am approximately -- Not urgent, just an air filter replacement and bathroom tub caulking. I said it was no rush, when time permits. I always say No rush when time permits because I figure there are way more important things that may need their help. Isaias and Jose were at my door by 10am. I was super shocked, as I work from home, and figured it would be at least the afternoon or tomorrow. They were kind, professional and in and out in less than 10-12minutes. I have been living at The Avenues for quite some time now, and it has been nothing but a pleasure. The office staff are all so sweet, and attentive to whatever I ask or need fixed in my unit. They are almost like family now for as long as I have been here. The property is well maintained, and quiet for those of you that love a quiet property. The maintenance crew are the absolute best, because my service request are answered very quickly when something in my unit needs their attention. If you're having second thoughts about moving here then don't, you will not be disappointed. Another plus is it is in a great location of all school ages, elementary, junior high, and high school. I've been living at Avenues at Shadow Creek for about 6 months. This is a great place to live. The environment feels safe, the residents are great, and the staff has been wonderful. They really care about the people that live here. They go out of their way to make you feel at home and comfortable. I've had a couple of maintenance issues, like a dryer that quit, and the maintenance team fixed it the same day, in just a few hours. It is close to lots of shopping, but out of the way just enough to be quiet. Access to the Shadow Creek trail system is a plus as it has been great for running and biking. Shopping is within walking distance. I don't think I could find a better place to stay. read more

Rigo & Narda are amazing! They always have helped me and are so kind! From the moment I leased the property, I was welcomed to the hugs I received as I moved out. I enjoyed feeling like a part of the this community by these leasing specialists! Love the property! It is well kept! Rhonda provides great service as well! Bethany is an amazing property manager. This is a great location if you want to be close to the city without being in the city. The staff is very responsible and nice. The community is safe. They respond to maintenance calls very fast. They're always doing something in the community like food trucks and Santa Claus for the kids. It's a little on the expensive side but you really get what you pay for so I don't mind. read more

Continually impressed with the staff. Yesterday morning I put in an online request for service as my frig was making a noise. When I got home work I found the frig was fixed. I figured it would take a couple visits over a couple days to find the problem and solve it but it was done in a matter of hours. This is typical of the Avenues team lead by Bethany. This community is really a hidden gem in Pearland. The units are very modern as far as technology goes and the general design is both attractive and functional. The dog park on-site is really good quality and the staff is extremely responsive to requests. I enjoy living here both for the amenities and the location. They keep the grounds clean and well-kempt. read more
