Despite multiple attempts to contact them and request a simple review of the lease and identification used, I've been met with complete silence. No returned calls, no assistance, no resolution. I've also contacted the credit reporting agency, but they refuse to help unless I can somehow "prove" I don't owe a debt for a place I've never been. How does one prove they haven't lived somewhere they've never visited? All I've asked is for Cortland to verify the original lease agreement--surely the ID used will show it's not me. The lack of accountability and willingness to fix what is clearly a case of mistaken identity--or possibly fraud--is appalling. I would strongly caution anyone against doing business with this company. If they're this careless with sensitive personal information, imagine how they treat actual residents.

This is not a local Texas apartment--it's owned by greedy corporate companies that don't care about you at all. Move in: we got into our unit and found a roach infestation. See photos for proof. It took weeks for the apartment to properly address it. They didn't want to address it until we threatened to break the lease for giving us an apartment that was unlivable. During: prepare for constant bug infestations. The apartments are old and have a lot of little cracks for ants, roaches, and other critters to get in. They don't do much to address it. Furthermore, they nickel and dime you for everything. Have too much garbage that you left for trash valet? They will charge you for trash valet but won't collect your garbage. Leave your can out after trash valet picks up your trash? $25 fine. I've seen cars randomly being towed out of the parking lot even though there are a million spaces open. If you have maintenance issues, it takes a while and multiple times before they address things properly. Oh, and they will randomly change your electricity provider for the entire complex without telling you, leaving you with a huge electricity termination bill from your previous provider. Since the apartments are old and not well insulated, prepare to pay $200/month for electricity and still have an 80 degree apartment. Move out: did you know you'll get a bill for almost $1000 when you move out? That's right--they'll not charge you for your current new electricity until AFTER you've moved out and will accumulate all your electricity for months, to be paid when you leave! (And that was only for maybe 2-3 months of electricity! Imagine that!) And they won't give you any notice they're not charging your electricity! And they'll charge you for utilities you already paid for! Best of all, there is a clause in your contract saying you waive rights to participate in a class action lawsuit by signing with them! I've lived in multiple apartments but this one takes the cake in how awfully they treat you, especially on move out. If you ask them to explain what the heck the charges are about, they ignore you! This place is not doing well. They have apartments that just aren't getting filled and have changed management companies. Towards the end of our lease, we were getting multiple emails asking us to refer people to their complex for a little money off your rent. They also use annoying Henry the AI assistant who doesn't do anything, and decreased their office hours "to better assist our community" by being less available. Save yourself the money and don't come here--if you need a 2 bedroom place and are a high quality renter who always pays rent on time and doesn't have any credit issues, do yourselves a favor and rent from a nice, local Texas house owner who will treat you well. Avoid this place at all costs because they will NOT treat you well.

The quality of the units are poor, many cracks in the bathrooms. What pushed this experience completely over the edge was management changing our electricity plan without properly asking us for permission, which ended up causing us to get hit with a termination fee from the existing provider. Communication overall was terrible. Emails and calls would go unanswered for days or weeks, and it constantly felt like tenants were treated as inconveniences instead of people. The entire experience was stressful, exhausting, and honestly made me never want to live in an apartment complex again. I would absolutely not recommend this place to anyone looking for a well-managed or respectful living environment. Go for a single family home instead. The gym equipment, and the air conditioning units are showing their age. Parking is difficult partly because people with garages use them for storage. Getting them to answer the phone when you call is like playing the lottery. These apartments are filled with mold in the carpet and on the windows/doors. They will "clean" the carpet but it's so worn down they need to be changed. The AC system is so old and outdated they aren't clean at all and will drip into other apartments. They have this smell to them and have some kind of goop coming from the bottom of where the vent is,it's absolutely disgusting. They will put a deodorizer to mask the smell but not fix the problem so you will have to repeat the process. They just paint over and water damage or mold spots so you wouldn't know until your health changes. They are infested with roaches, silverfish and earwigs. It doesn't matter how much you clean. The safety risk is that there is no type of police on the premises. There have been many occasions of police entering for other reasons such as there have been 2 gun incidents none which were reported to us residents at the time. There has been a car chase in the complex as well. Also people going through your car and taking your belongings if you do not lock it at night. This is supposed to be a "gated community " and Luxury Far from it. People having arguments and fights all hours of the night in the parking lot and let's not forget no parking. People who have garages, do not park their car inside they will keep multiple cars in the parking spaces. People walk dogs without leashes scary for people who have small children. The garbage is over flowing and it takes a while for it to be cleaned up. If you know you have that much garbage it probably would be a good idea to get extra dumpster! This brings families of raccoons at night and possums while trying to throw out your trash and trying not to get rabies. The construction that has gone on for the past 2 years is horrific they will plug their power tools into your patio and your light inside your apartment will flicker great if you're working from home like I was. Your electric bill with extra and according to the office it does not go to your bill but it sure does. It has been done to multiple resident and we all saw an increase in our bill.

I had the pleasure of touring with Ms. Kim Jezek. I came in without formally reserving a tour (had…read moreanother tour prior and didn't know how long that would have lasted) and upon walking in, I was immediately greeted by Ms. Jezek. She was assisting another person, but was very friendly and even offered me water as I waited. The lobby is beautifully decorated and it's cool to know they have a Christmas decorating section. The gym was very nice with a stair climber. As Ms. Jezek became available, she maintained her friendliness and was very down-to-earth. I was originally interested in the E floorplan, but there wasn't any available to tour. She showed me the upgraded F floorplan with SS appliances and granite countertops. She explained the differences and comparisons of F to E units. The upgraded F was very nice and almost perfect minus the price. Upon getting back to the office, Ms. Jezek went above and beyond even explaining some D/C/B floorplans. Sadly, most units have either white or black appliances and it's a gamble on which you could receive. I explained to her that my prior apt, San Marin in Austin was an older apt had white appliances that I despise. I just cannot go back to white appliances - they are ugly and outdated, and mines at San Marin felt like they were from the 80s. *Anyways off of that sidenote* Ms. Jezek did not assume that my last apt was low income due to the older appliances. She was very understanding and searched for units that had a newer finish with the right price. Ms. Jezek even showed me the actual unit. The unit was beautiful, spacious, and bright. The attached garage was a real treat. The grounds appeared to be lovely with its foliage, and tall trees, and I didn't see any exposing trash littered throughout. There are some things I'd have to consider such as living near children. I saw children's toys in the adjacent unit across from the unit I toured. That was one turn-off since I WFM and prefer quietness over screams. Another thing is the lack of parking around the unit considering most of them were numbered (reserved). I wasn't much interested in having valet trash service again, had it at Valencia Place in Houston. The apt complex may be older, but the curb appeal is very beautiful. It's in a prime location especially if you shop in CL. I'll have to deliberate further with Ms. Jezek before my final decision.

Our A/C also went out last summer and it took about a week in the middle of summer to get it fixed. This year our dryer doesn't want to work and it has taken maintenance roughly a month to try to fix the dryer. It's been a pain having to dry clothes in the apartment especially since we will get fined if we line dry it on our patio. The apartments also decided to charge for the pool which is ridiculous in my opinion. It's only a dollar, but after living here for 2 years and having to go through rent increases then this. It's just not ideal. We also got an email from the complex telling us that we were parked in a reserved spot (even-though we were not) that is not reserved for anyone but that we could park there for $25 a month if we wanted...it's not a covered spot either. It just says reserved. They try to do events and stuff and honestly this place could be worse but I have not been very excited to live here this passed year. Then when moving out, we had them walk through the apartment to let us know what was wrong with the place. They said everything looked good and that we shouldn't be charged for anything. Then after moving out we got charged hundreds of dollars for the old carpet that they hadn't even had cleaned before we moved in. Very shady business and they try to undermine you and get you at every turn. Do not recommend them if you can avoid it.
