    We've lived here for over 3 years and, for the most part, have really enjoyed it. The model we…read morechose (I think there are 5-6 of various sizes/prices) has 2 large bedrooms, overlooks the "lake", has a good sized kitchen, and almost always has a nice breeze blowing thru the patio. Moving from out of town, we looked at a few of the other apartment complexes before choosing but it was a no-brainer after seeing this place. Also, there is never a shortage of parking spaces, which can't be appreciated unless you've lived in a place where it's an issue. The apartments came under new management last year and since then it really seems like the customer service at the main office has really improved. After three years here, plus another seven or so elsewhere, we're pretty tired of apartment life and will be buying a house soon, but I'd definitely recommend this place to anyone considering it. As all renters want to know, I'll update this review after we move out to let you know how easy or difficult it was to get our deposits back. Here's hoping!

They gave us portable AC units, which they already have on standby (never a good sign). There is always some weird odor when we enter as well. Sometimes it smells like cigarettes. Also, there are so many unnecessary rules. Plus, the gym is so run-down. Everything in there is basically falling apart. Anyway, that's all. I would not recommend it. This was only our first month as well.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.

Despite multiple attempts to contact them and request a simple review of the lease and identification used, I've been met with complete silence. No returned calls, no assistance, no resolution. I've also contacted the credit reporting agency, but they refuse to help unless I can somehow "prove" I don't owe a debt for a place I've never been. How does one prove they haven't lived somewhere they've never visited? All I've asked is for Cortland to verify the original lease agreement--surely the ID used will show it's not me. The lack of accountability and willingness to fix what is clearly a case of mistaken identity--or possibly fraud--is appalling. I would strongly caution anyone against doing business with this company. If they're this careless with sensitive personal information, imagine how they treat actual residents.

We ended up only staying for 9 weeks and therefore paid over $4,500 for an empty apartment... obviously we accepted this risk so this isn't my big complaint just painting a picture. The utility bills, base utility charges and fees were outrageous - close to $1,000 for 9 weeks! For the last 12 days we actually lived there, our utility/fees bill was over $400! The bill actually states "vacant electric" and "vacant service" for $158 of the $400 total. We left the unit immaculate and did receive our deposit back, but this is ridiculous. Our home in Louisiana is 3 times the size of the apartment we rented and our utility bills are not this high. I have nothing positive to say about Cortland's policies or management. They do not enforce the rules related to garbage, parked clunker cars, acceptable dog breeds, or cleaning up after pets. We saw the garbage piled up over 8' feet high at the container every weekend which was gross. We continually saw other residents not cleaning up after their pets and even noticed a resident with a Pitbull which is on the list of unaccepted breeds at the complex. Considering how expensive the complex is to rent an apartment, I expected better.
