Recently the parking garage has had multiple car break ins. I have also been seeing roaches in the hallways. Carpet in the hallways is not regularly cleaned and therefore have old stains. This is unacceptable for an apartment complex that charges such a high premium to live here. Pictures attached are proof of two different days and floors in which I have spotted roaches in hallways. Also parking garage door has been not working for over a month. This was after a car was stolen from the parking garage! Hopefully this review will cause Hanover Rice Village to invest in cleanliness of their property and give the residents the living conditions that they are supposedly charging for! read more

I'm not sure where to even start with this review. I would first like to mention that any attempts to remove my genuine review (which I know is common with this place) will be met with swift legal action, as I was a tenant here for almost 4 years and recently moved out. This is an honest testimonial of my experience with this outdated, poorly managed apartment complex. When first moving in during COVID-19 times, my experience was overall okay. I moved here to be close to Rice University, in which I am now an alumni. I had very little experience renting at the time and thought all the damaged, outdated appliances and horrible gym were typical of apartment complexes. However, as the years went on, I found out from hearsay that other apartment complexes actually have a buzz-up system that works, a reasonably sized package room, and washer+dryers that would not rip holes into my clothes. Hanover Rice Village has NONE of these. Their gym has very little equipment and you can barely get a full body workout in without heading to the gym across the street. Their package room is always stuffed to the brim, with very little organization. When organization does happen, it is a single front desk staff spending over an hour in there mid-day, blocking residents from reaching their packages easily. Their front office staff never responds to emails, except when you threaten to call or go down to talk with them. If you try to call, you are directed to a call-person no matter the time of day and no matter if the front staff is literally downstairs, in the office. The call-person tells you that you'll get a call back, which comes more than 1 day later at horribly inconvenient times. Additionally, I had two separate cars broken into on two separate occasions while parking in Hanover Rice Village's parking garage. The first time, dozens of cars were broken into, including mine. Both my driver and passenger windows were cracked and instead of offering their residents any financial support, they simply call and encourage us to use an affiliated company to fix our windows, out of our own pocket. The second time, I had just gotten a new car, and over ONE HUNDRED cars were broken into. My windows, once again, were cracked. And just like last time, they employ staff to call us offering an affiliated company for us to pay ourselves, to get our windows fixed. Let me remind everyone that Hanover Rice Village promised a safe, secure place to park our cars. I was parked on the 3rd floor and my car still was not safe. This was because they took weeks to fix the garage door and employed an unreliable security company to guard the front gate. They employed a single security guard who was always on his phone, walking around, and basically doing anything other than watching who goes into the parking garage. It might have even been an inside job, because how were over 100 cars hit in one night, when there was a security guard on duty?? Absolutely disgusting and ridiculous actions throughout this entire situation from Hanover Rice Village's management. Another horrible experience that happened on the grounds of Hanover Rice Village occurred after we had shelled out over $4000 to move out a few months early. A random person with the same first name as my boyfriend and co-renter left a bad review stating something along the lines of $4000 being an egregious amount to charge for rent. I'm not sure who he is and we are not affiliated with this random reviewer in any way. However, after seeing this review, Hanover Rice Village staff apparently combed through every single resident, found every resident with the first name Jacob, and gave all of them a call asking about the bad review. One of these people they called was indeed my boyfriend, Jacob, who was extremely confused and very put off by the waste of resources for staff to participate in this tedious and petty task. If you get a bad review, how about improving your services? How about updating your complex and appliances? Instead of wasting your time calling residents and passive aggressively harassing them? They are now attempting to charge us for over $1000 in damages after leaving, because they had to "replace" the carpet and stove top. The "damage" they are claiming I left is wear and tear, which inevitably increases with the length of time a tenant lives there. After 4 years, there will indeed be more wear and tear, but that does not legally constitute any charges for us. They simply want residents moving out to pay for their renovations and upgrades that we never got to enjoy. Absolutely not. Do NOT live here. Look around the Rice Village area for another company. This place is absolutely horrible. We're at a new complex in another large Texan city and WOW the difference is massive. To actually have appliances that work and staff that answers emails is a huge game-changer. If you want to live comfortably without worry of constant egregious fees, I would NOT recommend this complex. read more

I have really loved living here. I am only moving because I now need to be in a different part of town. This is a very respectful, calm community of people, nestled at the heart of Rice Village. I can walk to anything I need, be it a hair or nail appointment, great restaurants and coffee shops, the beautiful Rice U trail, and more. I really appreciate the super helpful and kind staff. Once, I even lost my keys and Mr. Juan from the maintenance team was so dedicated and helpful in recovering it. Any maintenance request is immediately addressed, and the building is always clean. I appreciate the commitment to cleaning the gym, the carpet on every level, the front doors, etc. It incentives you, in turn, to be a respectful member of the community. This is not a "party" place. The staff is always friendly, and they pay attention to details with holiday decor, fun activities, and occasional friendly reminders to the community. I wish I could live here forever! read more

We've lived at Hanover Rice Village for 18 months and have had a great experience. If needed, maintenance arrives almost immediately and is always courteous. The amenities are well cared for. The staff is sweet and always going out of their way to plan special events, show resident appreciation and care. I first thought this was a very nice place. Then I moved in and the problems began. Multiple car breaks in the garage occurred and damages resulted to many residents cars including mine. The top floor to the parking garage never shuts securely to random people are constantly entering the property that shouldn't be. The landlord doesn't respond resident portal maintenance requests anymore to COVID, so hopefully you are handy. They apparently are only responding to emergencies as a result of COVID, which apparently mold growing is not one such emergency. So hopefully you like your ceilings damp and with a bunch of mold. If this sounds like something you want to do, go for it otherwise take your money and go to another Hanover anywhere else. Don't live here. They will take your deposit and still request more after for BS and threaten to send you to collections. Not to mention way too expensive for what it is. Don't recommend. Also, if you're considering apartment 150, do not. Your headboard will share a wall with an Italian restaurant's dishwashing closet and they will keep you up 7 days a week with mariachi music and dishes hitting the wall. Good luck. read more

Nice building, nice amenities, nice location. There is an area for improvement however: Helpfulness of staff in Leasing Office - I found repeatedly that some of the people down there (Patrick & Ryan I believe) were always super helpful and really bent over backward to help me with requests I had from time to time. However once I asked another person (female, don't know here name) down there to borrow a wrench... she said they didn't have one. I then asked if she could please have the maintenance guy swing by my apartment... it was a 2 minute job, I just needed to tighten up two bolts. She said I had to put in a work order for this simple request, and that since it is not a maintenance issue, she can't guarantee if or when he would come buy. Finally she suggested that I go buy a wrench at the local hardware store. Seriously? "Luxury" apartment building that is supposed to have great service, and this person is being a petty bureaucrat and giving me a hard time? C'mon. There are two types of people in the customer service world... the kind whose default mindset is YES and they figure out how to get it done (Patrick, Ryan), and then there are those with a NO mindset... they don't truly want to help, they just want to exercise some power over you, quote technicalities, assign you homework, etc. This is the kind we see at government agencies (e.g. DMV, IRS, etc.)... but I was disappointed to see this bureaucratic attitude here at HRV. read more

I was lucky to call this place home for 4 years. Over my time here, the building went through a couple of managers. The current manager, Crystal Egan, is an example of how big of a difference having a great property manager can make. She is alweys professional, effective, and goes above and beyond to help. Hanover Rice Village was always a nice lace to live but it went through a tremendous change for the better under Crystal's management. Would definitely recommend to anyone looking for a great place to live in Houston. read more

I have lived at Hanover twice over the last 7 years. Each time I left because they raised the rent an enormous amount ($1500/mo this last time) for existing tenants while bringing new ones in at a much lower rate. I knew there would be price increases but that's ridiculous! They weren't open to discussion and were blatant in their lack of interest in retaining good customers. Was told "You are paying for the rice village location and we can replace you as a customer easily". I also had my car stolen from the "supposedly" secure parking garage along with many others. Hanover management did not make any attempt to participate in the support, cooperation with police, review of video footage or communication with me regarding. I feel strongly there's an inside connection. I found out today there was recently mass vandalism to cars in the garage. Tenants are own their own. As a single woman I thought I was staying in a secure location. I am glad I moved out a few months ago! read more

Wow! I was blown away the minute I walked in he door. This property has every single amenity and needs checked off before you take the elevators up to your apartment home. Rice Village is an extremely desired neighborhood, since recently relocating to Houston I can appreciate the convenience of having a wide selection of casual to fine dining within minutes of home. Hanover lives up to their reputation of exceptional service with beautiful interiors located in the most desired areas of the city. It's not going to be difficult selecting my next apartment after viewing the competition. Since its doors opened, this has been an appealing property. After a few years, apartment communities can begin to look a bit dated. Since property manager Crystal Egan started here, she has been on a mission to restore this property's unique public courtyard and interior amenities. This is a huge undertaking but with Crystal overseeing these projects, I am confident that this property will look as good as new for many years to come. On move in day we walk into the unit infested with roaches! We get offered a new unit & obviously take it. On move in day it had a FOUL cat smell. We were informed they'd take care of it NEVER did. The changed the carpet and that was it. Then RATS first week in & we were told we'd have to take care of it. Then MORE rats. The entire unit was infested with RATS & they did nothing. DO NOT LIVE HERE! Worst experience ever. read more

I think it's really unfortunate that Arnold wrote what he wrote about the team, originally. I'm a resident that gets active emails about the yelp reviews. And I think it's sad that the team that has been so phenomenal with me - Jameelah, Rachel, Ryan, and Patrick have had the best reviews & that's why I chose to live here. They have been nothing but great and have made the building nothing but beautiful. I really hope that Arnold's review is not a direct reflection of what they contribute to how great this building is. I'm really sorry that this is something that's on the internet but I have to be honest this is been the best experience I've ever lived in and I've also lived all over the country and I can't express how great of a customer service experience this has been. Final straw... Fruit fly infestation! (doesn't that sound like Marvin Zindler?! Long time Houston residents get it!) I keep a clean apartment (I have a cleaning lady, trash is stored in a covered waste bin and emptied regularly, I have no pets - i.e. no pet food laying out) but I am swatting at fruit flies while I write this and I have killed about 6 today so far... Yeah disgusting... Living over a coffee bar (Fellini) and in the same building as a Zoe's Kitchen is convenient, but the incessant fire alarms (caused by the first floor restaurants) and now the fruit flies, a bit too much. I am a long time resident. In the past, I wrote a positive review. However, I had to retract it. Currently, there is no after hours security. Management quietly dismissed the private security company without letting residents know. What happens if there is an emergency once the staff leaves? What if i have a noisy neighbor at 2 am? What if I lock my self out my apartment and the leasing hours are over? God forbid an actual emergency happens? Also, the front door has been broken for a month -- which allows anyone to enter the building at any time. How hard is it to fix a door? You pay a premium to live in in this building but they don't even provide adequate security. Renters beware. I can't wait for my lease to end. read more

This place thinks WAY TOO highly of itself. I have lived here for several years. They promised to change out the carpet hallway for wood when I first moved in. It was one of the reasons I signed the lease. I hate carpet. They never contacted me after that and I was always bugging them to get it done. Finally, it was explained to me that the flooring was discontinued so there was nothing they could do. Tough sh*t basically. However, no matter what you clean the "wood" floor with, they will never be clean. There is this weird film on them and the second anything touches the floor, it leaves a mark. I asked for recommendations on cleaner and nothing works- not even plain water. If anyone knows how to get the floor clean, please let me know. Multiple years and I'm still cleaning it everyday, because you can see where you walk. There is a vent pipe over my bathtub that continually dumbs black flecks of stuff into the tub that I am always cleaning. I had maintenance check it out- they flushed it out and the problem is they can't cover it up, so the problem continues. They force you to walk a mile and journey to the first floor to recycle your "must be broken down" boxes. You will be fined if you leave them in the dirty trash room that is also a mile away- no warning. I can hear my upstairs neighbor's dog bark and pounce every. single. day. I know where the dog and it's owner is at all times. I wake up to it. I am unable to get a second access fob unless I have another person co-sign my lease. That is ridiculous. Imagine what a pain it is for me to have to run around and go get my partner and let them into my apartment. I should be allowed to have two: one for me, and one for a guest. Why am I given 2 keys? This is my home, and I feel as if I am being treated like a prisoner myself. The gym is pathetic for the price of rent. For the longest time, wipes were out and the water filter had to be changed on the water machine. I had to complain to management when machines were not working. You will smell weed in the halls. That is a guarantee. Every day I come home from work I smell it. You will see cockroaches. I saw two live roaches this week on my upper floor. I was just notified of some serious crime in the parking garage which isn't surprising since there are always cars with no parking sticker in the garage. This is unacceptable. Cars being stolen and vandalized?!? I am paying for security and peace of mind for such a high rent. They never do surveillance on the garage and when they do check, they will email you first about doing a sweep. Rent is going up and up and quality has hit rock bottom. It's just not worth it. I love living here. The location can not be beat. The amenities are nice and the current staff is excellent (and I have been here longer than some of them) . It's super close to Rice University and the Texas Medical Center. My gym is literally across the street - I wouldn't go if I didn't live so close. I have been here for more than 5 years and every time I think of moving I decide against it. The company makes it fun to live here - the resident activities are great (at least pre-covid), they created a package room that is secure and open to residents all times of day, and they have made the garage more safe to park in with a gate that makes it hard for non residents to enter. I doubt I will find a better place the suits me right now. read more

This is our second year here, and the place has changed dramatically over the last six months. These last months we had vandalism in the parking lot, smokers in the common areas and in their balconies facing the pool, I've seen a homeless person sleeping in the shared kitchen/billard room in the first floor, and funky plumbing smells in the halls. The ceiling of the parking lot has turned from a safe family area where kids practice their bike riding and people walk their dogs to a a teen hangout where they leave junk, broken bottles and even vomits. If you are considering an apartment here please talk with residents before making your decision, I have a couple of friends in the building and we all share these toughts, and we are all waiting for our leases to end to leave Hanover. The main problem with this apartment complex is management: they seem to deliberately ignore any issues tenants bring to their attention. My partner and I moved here only a couple of months ago, we have since sent emails, reached out by phone, and visited the leasing office in person to discuss a few issues we are having in our apartment.... the response is complete silence!! The building in and of itself is great and has great potential, but the level of care leaves a lot to be desired. read more

Excellent apartment complex. I read all the negative reviews and let me give you my insights: 1. Walls being too thin: rent a detached house if you cannot stand listening to your neighbors, all complexes are this way. 2. Pests: I've found some but they fumigate right away, their maintenance is efficient! 3. Noise in the courtyard: rent a place facing the pool, you have to give it some thought! 4. Materials in the Apt being cheap: not true, come visit mine whenever you want, I will show you what a nice furnished and decorated place looks like. Don't be cheap and expect your place to look wonderful! 5. Pool being noisy: not true, I actually think the pool is a little "too" quiet for my taste. 6. Management being bad: I have felt like home since day one. If you don't like something, complain and they will get it done. 7. Vandalism: it happened once and it got taken care of. 8. Business center not functional: we just got two brand new apple pcs and a printer that had paper. 9. No coffee in building: there is a Fellini Cafe opened 7am to 10pm with an internal walkway from Hanover for rainy and cold days. Don't be cheap! The only thing I don't like is the package room, I wish they adopted an Amazon Hub soon... rather than that it is a good place to call home. read more

I moved in here last week, as a sublet through Oakwood corporate housing. I have a number of beefs with this place. Like another person said, the units are painted with horrible dark colors. I am in a north facing unit with only 2 windows and no deck or patio. It is like being locked in a dungeon. And don't let the pic fool you. The floors that look like wood are sleezy, slick Pergo. Unit echoes like a bowling alley. And one can hear toilets flushing in other units. I've stayed in classy high end apartments and this isn't one of them. So dark, except at night when the floodlights from Benjy's parking lot and the construction site across the street shine in all night. The cheap blinds have holes in them where the cords are routed, so light blasts all night through the bedroom window. Asked Oakwood to correct this, and somebody came in and used tacks to put some black fabric over part of the window, just larger than an oversized dish rag, smaller than the window itself. Unbelievably tacky. . It's like, a mile to the car or the trash chute. I made 5 trips unloading the car yesterday after shopping rounds. Trying to work remotely in the unit, and went downstairs yesterday to the "business center" to use printer. The snotty office person bluntly informed me that "we are a paperless community" so no printer. Also needed scanner but it appears we are a scanner-less community, also. She said I could email my personal documents to her, and she would print. Like, no way. So my husband has to do all of this for us at his office. No sauna, no community tea/ coffee center. All this service for $5k per month. Next time I can do better at Motel 6. read more

Hanover Rice Village - Dayytime in the bat cave - Apartments Near Me - Houston, Texas

We tried staying here in a furnished corporate apartment and only lasted a few weeks. Our unit overlooked the courtyard which is apparently a gathering place for every shrieking child in Houston. Parents dine at Punk's and the taco place and let their children run wild screaming and shrieking in the courtyard from 2pm to 10pm nightly. We were on the 4th floor and the noise was overwhelming. The walls and floors are super thin, it sounded like a herd of elephants lived above us. A lot of nurses from MD Anderson live here, so your neighbors may have very odd hours. The person above us seemed to be most active from 2am-5am every day. Nothing like trying to sleep with someone stampeding back and forth over your head. The building has a terrible odor from the fake scents they pump into the hallways and common areas- so bad for your lungs- and every time I used the gym none of the TV's on the machines worked. Additionally, this must be one of the worst designed buildings of all time as there are only 3 elevators, none of which were anywhere near my unit. It was at least a 1/4 mile walk from my unit to the elevator, or the trash shoot or the mailroom. None of these locations are near each other either. Everything is incredibly far apart and the design is astonishingly poor. The finishes in the units are also incredibly cheap. The floors are uneven and the appliances are junk. We decided to move out and pay double for a unit at South Hampton. Worth it just for the peace and quiet. Move ANYWHERE else. read more
