    will never rent from this management company again. moved into our current home with them in April…read more2022. first of all the pictures on trulia were misleading. theres an attached garage and it was said to have 3 rooms 2 bath. come to find out the garage was converted to bedroom so there's actually no garage - meaning we have to pay for a storage unit on top of this outrageous rent. we are military so we came from out of town and moved in without seeing it first (lesson learned). was told it was ready for move in - we arrive to a house cleaned with bare minimum effort; trash all in the back yard, dirty floors, bugs everywhere. the house was built in like the 60s or 70s and it shows. it's close to falling apart. huge open crevices near windows and walls, and holes so big behind the oven that we had to use that foaming cracks insulating spray to try to close all the openings. no wonder theres so many bugs trying to come in, plus we get lots of lizards in the house. biggest bug problem was German Cockroaches. there were HUNDREDS. infestation. i begged to be let out of the lease and have our deposit back. so unfair for us to be taken advantage of like that. only way we could leave was to pay the fee for breaking the lease which we could not afford to do after paying deposit and rent prior to moving in. so first they let us move into a nightmare house and then want us to pay them to leave it. A JOKE. nobody was taking me seriously about the condition of the house, nobody reaching back out to me, GM dodging phone calls. i had to show up at their office UNANNOUNCED and in tears to have anyone listen to me, AND THEN it was insinuated that WE brought the cockroaches into the house LOL. like i said, we are military. when we arrived none of our stuff even had arrived to the house until days after my initial complaints and pictures of cockroaches everywhere. finally, they have some low budget pest control company come out to the house where he placed a bug bomb and called it a day. if you know anything about german cockroaches you would know a bug bomb like that is only going to kill roaches that are out and about and push them further into hiding. after that we went out of pocket to have Orkin come fume our house and we have continued to use their services (highly recommend Orkin), but of course it sucks we have to pay out of our own pockets for pest control that makes me feel comfortable staying at this house. we did not even stay here the first 2 weeks of moving here because it was so bad. GM said he would look into having our first month rent prorated because we were not staying here, but of course, it was never mentioned again after that. at this point i am so tired of dealing with this house and this company that we are just going to try to make it until the end of our lease and kiss this house and company goodbye forever. this house should have never been put on the market without proper maintenance and i pray for the person gullible enough to move in next.

When the leasing agent I originally leased from left I was upset but I have to say that after she and I spoke for the first time I was happier then I was to being with. I wasn't treated like just some tenant she took the time to actually get to know me. If I need to reach out to her she is always available or gets back to me very quickly. I really feel "at home" and I look forward to staying here and knowing she is here is a comfort. I do have to say she is definitely an asset to your company and your tenants

They need…read moreone person to oversee the whole process and they don't do that, the person who answers the phone is nice but more than likely the information they have is in accurate. You have to call the contractor they see his scheduled, more than likely the subcontractor has no idea about it. Then you have to follow up to make sure they approve the quote, then you have to follow up with the subcontractor to make sure he's received the approval. Many times the subcontractor will not do the job, but it will show in their computer that they are scheduled. Bad information is handed off between individuals within the company. You must stay on top of the process, the ball gets dropped many times. They sent one sub to take out part of our shower a month ago and we're still waiting for someone to repair it. Dealing with a corporation that's headquartered on the other side of the country is literally a nightmare. Save yourself headaches and do not rent from Progress Residential.

    Rizzetta & Company has people at it, namely Denise Shreaves, who lack understanding of the very…read morestatutes they're tasked to monitor and enforce. Shreaves, who doesn't live in my community, "patrols" in a golf cart taking teams of photos of houses, gleefully attempting to tag them with any possible violation she can find. She threatens fines including for claims on non-existent violations. For a specific example, while the ordinance says a tree within 5' of the sidewalk satisfies, she ignores that and punts the decision to "the CDD" but unhelpfully shares no contact information to resolve the issue she created. Her emails also disappear, creating a new thread, each time you email. She's impossible to reach by phone. Foundation ally the company claims "35 years of experience" with a website thrown up in 2019. (Right.) HOAs reading these reviews: Be warned! This company is a menace and your community members will not be happy with them.

    Communication is horrible. Rizzetta will send notice of violation and penalties but will not…read morerespond to certified letters asking for clarification. The homeowner is guilty, end of story. Pay the fine or else. Rizzetta staff retaliate for questioning them. I was informed of a violation. I requested proof. No proof provided. Shortly after requesting proof, I was notified of another violation...without proof. Rizzetta isn't interested in working with homeowners of the community. They appear to only be interested in having power over the community.
